We step inside Taniya Nayak’s stunning Fort Lauderdale condo to talk to her about her approachable take on interior design, her personal style, and how to make any space feel effortless.
How do you balance good design with functionality? To me, functionality is a huge factor when it comes to good design. In fact, it’s one of my most important criteria. My space here in South Florida is small, I need it to be functional. Ask yourself what is most important to you when you walk in that space. Perhaps it’s a wow moment with automated shades that reveal your beautiful view when you arrive. Or a layout that caters to entertaining or relaxing. In our condo, I opted for both. Striking a balance between relaxation and entertainment was a big one for us.
What are small things you can do to make any room feel larger? A big misconception is small space, small furniture—wrong! Go as large as you can but still make sure you have ample space for flow. The larger the rug, the larger the room feels. If you are able to lay it out in a drawing, be sure there’s at least 2 to 3 feet of walking space between everything.
What makes a space look effortless? It’s funny, I have a saying on the wall of my design firm, written in chalk, that says, ”It takes a lot of effort to make a space look effortless.” It’s important to me that a space is livable, not a museum. That means comfortable durable fabrics, texture, great art that speaks to who you are, and most importantly, a space that works with your lifestyle. How do you make interior design more approachable to new homeowners? Google image search the most random design styles like rustic glam or eclectic beach boho, whatever you type, something will come up. Start to gather some looks together. The more you look, the more excited you’ll feel about the design direction you are going in. Even if you are working with a designer, I promise, we love it when clients have an idea of what they want.

Did South Florida inspire any of the design choices for your condo? 100%! We have a true mid-century modern style architecture and a fabulous view that overlooks the water and the sunset. I tried to keep the color palette soft and muted to always keep the view as the star. But being in South Florida, I wanted bright colorful Cuban-inspired art to liven it up. South Florida along with my Boston roots had everything to do with making this place calm yet urban, muted with pops of color, and peaceful yet still the perfect entertaining spot!
What made you choose Fort Lauderdale as home for your newest residence? Being a full-time Boston resident, it gets cold! Fort Lauderdale is the perfect location to escape the weather and land in paradise in only three short hours. I have wonderful neighbors and friends in the area and we also have our favorite restaurants (Greek Island Taverna and Cafe Seville) now nearby. It truly has become my home away from home
Is there a specific design style that you gravitate to when designing your personal living space? I call it livable luxury. Be comfortable. Put your feet up. Be proud of your home.
What emerging design trends excite you the most? I am loving this new rust-red color. I ordered my bed from Arhaus Furniture, which turned me on to the color. I’m seeing it more in marbles now as well. I am also fangirling over the mullioned mirror look to bring a more urban style into our very beach-forward condo. I got antiqued mirrors encased in a black metal frame from Riverbend Home and we hung them on the wall in a grid to resemble an antiqued window that you’d see in the meat-packing district of NYC or the old seaport area of Boston. The purpose was to grab the view of the intercoastal and make the space feel larger, but also add a little grit which I needed to have! What can I say, I’m still a Boston girl.

Sam DeBianchi, featured agent on Million Dollar Listing Miami and founder of DeBianchi Real Estate, talks South Florida’s vacation home takeover and what you should look for in your first investment property. How has the rise of short-term vacation rentals transformed the South Florida real estate market? Is it a good time to invest? The rise of short-term vacation rentals truly has transformed the South Florida real estate market. Years ago, people only looked at luxury properties from the perspective of a full-time resident, but now, they see it as a property they can live in when they want to and rent out during the times they don’t—and sometimes even make a nice profit. There’s always an opportunity in real estate, no matter what market, but whether or not something is an “investment” depends on the property itself. My questions when analyzing properties are What am I buying it for? What’s its ability to make rental income? And if I’m buying for a long-term play, where will this property be in the next 5-10 years based on trends? What are the hottest South Florida neighborhoods to invest in? In the current market, every area seems to be on fire. It’s really coming down to the price point a buyer wants to stay within. I always like to invest close to the beach and downtown. Fort Lauderdale is changing and evolving so rapidly, now is definitely the time to buy close to this radius. This would include areas like Las Olas Isles, Colee Hammock, Victoria Park, and Fort Lauderdale Beach.

What emerging trends do you see for ultra-luxury vacation rental properties? When selling luxury real estate, I see more and more buyers wanting to know what the areas rent for and what the area demands on a short-term basis, especially with all my New York buyers who are unsure of exactly how much time they’ll be spending here. Buyers want the ability to have options with the properties they purchase, and I think real estate agents have to be more educated on the topic of short-term and long-term (annual) investing as a whole. What tips do you have for someone investing in their first short-term rental?

Never trust an advertisement stating a property is a “great investment”. Run your own numbers and make sure it is in fact a “great investment”. Secondly, know all your costs. This includes your water, electricity, and cable, but also your replacement costs of furniture, normal wear and tear, and management fees if you don’t plan on managing the property yourself. Lastly, property management with short-term rentals isn’t just managing the property, but also the people. If you do decide you’re going to manage your property yourself, take a class on property management and hospitality so you know what you’re really getting yourself into.
How does DeBianchi Real Estate innovate the way luxury investment properties are bought and sold? I don’t think there is necessarily any “innovative” way on how properties are bought and sold, but rather, there seem to be newer trends happening. For example, there are companies that now allow for co-ownerships of homes. I’m also seeing more friends and partners purchase real estate together— some for the sheer desire to share a luxury vacation home together, and others for the money-making aspect.

JACKIE KNABBEN Architectural and Lifestyle Photographer Jackie Knabben has traveled the world, capturing lifestyle, interior, and architectural images for luxury hotels. With a keen eye for details and love of Mid-Century Modern design, her Miami home office is as an energizing collaboration between her and her husband’s distinct tastes.
How does your home office complement your line of work? Working with photography, I am a very visual individual, and thus my home office is filled with mid-century items, plants, and my husband’s guitars on the wall. It comes together as a cozy room build for creativity. How does it function with the rest of your house? My home office is in the perfect location—beside the living room, but away from our bedroom. I want the work environment to have its own high-energy feel, combining well with the living room’s décor and color scheme, but it also has a physical and sensorial distance from the bedroom, where the energy should be light and non-stimulant for a better night’s sleep. What elements reflect your personal style? The Mid-Century details such as our desk lamp, a vintage vinyl player, and a Marshall speaker are traits of my personality. As mentioned above, the home office is also shared with my husband and his guitars, which morphs into this musical-vintage-Mid-Modern ambiance. It’s quite cool and inspiring. What are your top tips for creating a space that’s inspiring to work in? Find a style that speaks to you and fill it up with tokens of love. The pressures of work affect us all in different ways. It is important to curate a work environment that brings you peace and calm, while still infusing positivity and creativity into your work. Personally, I love gold tones contrasting with black and off-white, and having plants to bring in bright green into the mix.

Built on his family’s half-acre property, PJ’s home “office” is as unique as the furniture he produces in it.
How does your home office complement your line of work? I believe that my property is a living, evolving organism. Aside from a 30’x30’ detached garage, I have a few multipurpose shipping containers and a shed that are constantly being repositioned to suit my needs. Stacks of slabs and equipment need space … but I also want to be able to throw a Frisbee with my kids and play hide-and-seek. What elements reflect your personal style? I am a mess and yet I can say with confidence that, while it seems unorganized and a bit scattered, I am extremely productive. I make 3 deliveries (on average) per month. For being a guy that works solo. salvages logs with a crane, slabs them on a sawmill, and creates unique pieces from scratch, I’ll allow myself to be a bit messy. What’s your favorite part about working from home? My favorite part about working from home is when I’m slammed with tasks, covered in sawdust, and I hear a tiny voice from the back patio saying “dada come play!”, I can make a choice. The fact that I am fortunate enough to be able to make a choice is everything. Long story short: I almost always choose to play for a while before getting back to work. What are your top tips for creating a space that’s inspiring to work in? I’ve often found that inspiration needs to be as natural as possible. If you feel that an idea is being forced, it’s probably not something you’re going to be proud of when it’s finished. It’d be quite hypocritical of me to tell you to keep your space clean and organized, but I can understand and appreciate the benefits of doing so. DANNA AND SHIRA Professional Home Organizers Danna, an interior designer, and Shira, a pediatric pathologist are two halves of OrganizeDwell, a boutique organizing business dedicated to creating beautiful and functional solutions. Their Scandinavian-style home office follows the clean, minimal approach they employ in their clients’ spaces.
How does it function with the rest of your house? The office is located in a den that is central to the home. Right by the main entrance with a window overlooking the front patio. The double French doors provide enough privacy yet they allow plenty of natural light in and a great view of the main common areas of the home. We also picked a lighting fixture that provides lots of light, using daylight bulbs, and installed a dimmer for when working late nights or super early mornings and need to keep it cozy. What elements reflect your personal style? I love finding the perfect balance between minimal, yet, cozy. That is why we’re so drawn to Scandinavian elements of design; Clean simple lines, minimalism, and functionality that does not sacrifice beauty. What are your top tips for creating a space that’s inspiring to work in? Choose neutral colors for the main elements of the space, add your favorite colors in the small details. Proper storage is a must—having things contained and accessible will ensure productivity and calmness. Do not compromise on comfort for aesthetics or vice versa. Spend time shopping for your office chair, it’s not easy to source one that is both aesthetically pleasing and comfortable, but it is such an important piece of the puzzle and should not be rushed in or compromised. What Makes a House a Home?
For me, a house becomes a home when you add personal touches. My goal is to make my home feel comfortable and have an ease to it— my family’s home on the coast of Delaware is where I feel truly at ease. So to make my Charleston house feel like home, I’ve decorated it with pictures of family and friends, pieces given to me by my mom, and of course some Sewing Down South crab pillows to remind me of home. I definitely see arts and crafts-inspired decor becoming more popular. I think this is because everyone wants to bring personal, one-of-akind pieces into their homes, and what better way to do that than to use something crafted and handmade? During the pandemic, I think people really started to get back to crafting and saw the value and joy it can bring. My favorite hand-sewn piece at home is probably a pillow that I originally made to give away as a gift to a friend. It has a bow detail on it that at the time was a very difficult thing for me to sew. When I finished the pillow I was so proud of myself for figuring it out, that I had to keep the pillow for myself. It’s my favorite piece because whenever I see it I remember how I felt after making it, and it reminds me how far I’ve come in my sewing since then. (Don’t worry, I made another one for my friend and they loved it just as much as the one I kept for myself.)
