AUTOFLOW How does it work? • The Company sends 3 marketing pieces per month, two hard copies (postcard and/or mailer) and one eCard. • You provide the database (households) you’d like to set up on AutoFlow–a minimum of 50 households which must include you. There is no maximum. • The Company deploys the marketing collateral which is branded to you. It’s that easy! • You can update your AutoFlow database once per quarter. • You’ll be billed $2.00 per month per household through Accounting. • To participate in the program, you must have a valid credit card on file.

Price Appreciation – The home appreciation rate will continue to rise in 2018, but not at the double-digit pace we have seen the past few years. Homeowners can expect to see appreciation rates in the range of four to seven percent in 2018, as lack of supply will continue to drive prices higher throughout Northeast Florida.

Advice for Sellers – Buyers are looking for updated, properly priced homes in move-in condition, particularly in areas that are competing with new construction. Most buyers have trouble seeing through a home that is filled with knickknacks, family photos and loud colors. Homes that are staged by a professional spend an average of 73 percent less time on the market and command more price per square foot.

Smart Home Technology – Security systems, lighting, thermostats, sprinkler controls and voice activation have gone mainstream as American households continue to adopt smart home technology. When considering improvements to your home, consult with me, your trusted real estate advisor, to find out which will give you the biggest bang for your buck!

LOW INVENTORY PUSHES HOME PRICES HIGHER According to CoreLogic’s latest Home Price Index, prices appreciated by 6.9 percent year-over-year from December 2016 to December 2017 on a national level. This marks the fifth month in a row with at least a 6.9 percent increase.

DUVAL COUNTY “The number of homes for sale has remained very low. Job growth lowered the unemployment rate to 4.1 percent by year’s end, the lowest level in 17 years. Rising income and consumer confidence has increased the number of prospective homebuyers. The net result of rising demand and limited for-sale inventory is a continued appreciation in home prices.” This is great news for homeowners who have gained an average of nearly $15,000 in equity in their homes over the last year! Homeowners who have been on the fence as to whether or not to sell will be pleasantly surprised to find out that they now have an even larger profit to help cover a down payment on their dream home.

The Luxury Market Nationally, the luxury market has moved more toward a normal market in many areas. “The luxury real estate market led the general housing market out of the global recession, and during that explosive upswing, we saw some of the largest year-overyear price gains ever; now we are simply seeing a return to a more typical pricing and sales paradigm – especially for single-family-detached properties,” according to Diane Hartley of the Institute for Luxury Home Marketing. WITH MORTGAGE RATES CLIMBING, IT’S TIME FOR SELLERS TO ACT If you have been on the fence about selling your home, the recent movement in interest rates may be the decisive factor you are looking for.

The consequence? Higher rates mean a smaller pool of potential homebuyers, leading to less demand and possible downward pressure on home values.

As average rates on 30-year fixed loans inch higher— 4.28 percent as of March 16, up from 3.84 percent in early January - house hunters lose purchasing power. The “1 Percent Rule” tells us that for every 1 percent increase in mortgage rates, a buyer loses 10 percent of their purchasing power. In many cases, buyers simply will not qualify for the same size loan.

IT PAYS TO BE ‘UP FRONT’ WITH HOME IMPROVEMENTS “Curb appeal” — the aesthetic impact that house hunters feel when they see a house from the street— is a well-established factor for attracting potential buyers. It’s no wonder those remodeling projects that influence first impressions are providing the greatest return on investment for homeowners. That’s the conclusion reached by Remodeling magazine in its 2018 Cost vs. Value Report, which assesses return on investment (ROI) for 21 popular home improvement projects. For instance, when it comes to “upscale” projects, a new garage door leads all projects with a 98.3 percent ROI, followed by vinyl window replacement (74.3 percent), wood window replacement (69.5 percent), and a fiberglass

grand entrance (67.6 percent). In the “midrange” project category, a manufactured stone veneer led the list with 97.1 percent ROI. A new steel entry door brings 91.3 percent, a deck addition comes in at 82.8 percent, and a minor kitchen remodel returns 81.1 percent. In the “upscale” category, a master suite addition brought the lowest ROI at 48.3 percent. In the “midrange” category, backyard patio improvements demonstrated the lowest ROI at 47.6 percent. PAYING MORTGAGE INSURANCE? PRICE APPRECIATION MIGHT PAY OFF FOR YOU If you’ve owned a home in Northeast Florida for even just a few years, you’ve seen the market value of your property surge. Good for building equity, but also good for anyone who is currently paying private mortgage insurance (PMI) on their loan. Rules require that anyone who buys their home with less than 20 percent down to pay PMI - a monthly cost that can add up to big bucks over time. Depending on how much your home’s value has appreciated, however, your loan-to-value ratio may have since dipped below that 80 percent threshold, making it possible to get your lender to cancel the PMI fee. Here are some eligibility standards for removing PMI

if you have a conventional loan (rules for FHA loans are different): • 80 percent loan-to-value based on original value. Removal by request. • 78 percent loan-to-value based on original value.
