e’ve all had a few crazy weeks, both personally and professionally. As we navigate this unchartered territory together, one thing is certain: within every difficulty lies great opportunity. The strength and fortitude of the human spirit never ceases to amaze me. It becomes very clear very quickly the abundance of strength we possess in times of crisis. I am extremely proud of our team. Each of you have demonstrated great patience, great thought, great empathy and great leadership. The health and welfare of our agents, our employees, our families, our clients and the public at large remain our top priority. Over the last two weeks, it was critical to create a work environment that would not disrupt and actually make transacting business easier and more efficient. As I observed our company and other organizations response to the situation, the playbook we so needed started to come into focus. We know we will be better and stronger both personally and professionally at the end of this road. Below is a list I’ve compiled based on these observations: CARE deeply: they say people do not care how much you know until they know how much you care. I believe care is the most important play in the playbook. Remain CALM: in times of uncertainty and anxiousness, remaining calm is critical. It is easy to let our minds wonder or speculate during these times. Over COMMUNICATE: we are all aware of the importance of communication in everything we do. This has never been more evident than the past 2 weeks for our company and your clients will appreciate you for it too. Call just to check in on them, for buyers and sellers be diligent with updates: they are fearful right now, post uplifting information to demonstrate that business is still happening. COLLABORATE with the team: we may be remote but we are still connected! Post ideas to The Network that are helping you navigate your business, pose questions so that others can jump in and offer ideas and be sure to also post WINS! Inject HUMOR: people have a general need to find a bright side during these difficult times. If we can instill humor, it helps us and others get through the day. CELEBRATE every win: ring that bell! You don’t have to be in the office to do it! I want to see all of your wins posted on The Network so that the whole team can celebrate with you. And the best part is that you lift others up when you let us celebrate you! Expand your COMMUNITY: engage and expand your community. I committed to reaching out to at least 5 people daily simply to see how they were doing. The value and impact of expanding and engaging our respective communities during uncertain times brings our community closer. EDUCATE yourself: use this time to educate and innovate! Isaac Newton discovered Calculus while in quarantine. It’s a great time to read the books and articles that have been piling up or to listen to new podcasts, particularly those that stretch you and make you better at your career. WORK OUT physically and mentally: exercise and meditation are key to reducing stress and filling your body with endorphins which give us a feeling of well-being. There are so many great free workouts that I’m seeing pop up on YouTube and loads of free meditation apps, pick one and try it for something new or go for a run or walk. What is the one thing you would add to your PLAYBOOK? Think about it and add it to your personal list. This phrase was shared with me and inspired me, “All of this will pass, not quickly perhaps, but it will. Let's plan on reemerging with gratitude, humility and love for humanity. We will get through this together.” Wishing you love, health and peace, President and CEO

WHAT'S YOUR STORY? As a team, when it became obvious that COVID-19 was not a short term situation, we knew that we had to work even harder to maintain sales and listings in the pipeline. Otherwise, it could turn into several months without a closing in sight. We actually had six transactions in eight days - two new listings that sold within 24 hours, both with multiple offers - so buyers are TEAM LUPOLE/ALLEN watching inventory to purchase! Both of these realtors® beaches office buyers are cash. One of our listings that had been on the market for 87 days also received a cash offer - we advised the sellers to accept the offer, even though it was just a few thousand dollars short of what they ideally wanted to sell for. We sat down and did the math, showing accepting the offer or holding onto it for possibly several more months and what those costs would be. It was in their favor to sell, and they were anxious to move onto a new home that would meet their current needs, so we contracted their new residence and negotiated some on the price on that one! The other two buyers included a first time home buyer in the upper $400’s, who reached out to Shannon and asked, "should we hold off until COVID-19 is over?" Shannon said "let's go look - interest rates are great.” They went under contract the first day with a home that had just come on the market! Our other buyer was a move-up, as we had contracted their current residence. Scott took this couple to look at several homes, and they also contracted on one that had just hit the market! So we are just trying to be positive with our customers through these unusual times and keep them informed of the out of the ordinary procedures we are dealing with, but making it clear that we are still able to help them buy or sell their home!

Through this uncertainty, I have had people ask me what I think. I tell them my crystal ball is broken, but I would keep your home on the market because we have never had so many people working from/being at home and looking online for homes in Florida. I have had two of my listings go under contract this week, one was sight unseen, and I sold two homes to two different couples that were supposed to get married last weekend. The one couple called me on my listing. I showed it to them and they put an offer in way too low. They thanked me for my time, then kind of dismissed me. I decided that I would text them and ask for their business. They are millennials so I felt the text was the best way to CHRISTINE MATTHAEI communicate to them why I was the best candidate to help them. They texted me the next day to say they would love to sales associate work with me. The following day they went under contract st. augustine office with a beautiful home. I have been fortunate that I have been really busy during this crazy time, but communication is key! Answer the phone when clients call and talk to them. Call your buyers and sellers, it is the Ninja thing to do check on them, it is an easy conversation. They want to hear your voice, everyone is confused and uncertain, but assure them this economic downturn is not from a housing crisis. I make sure they hear my confidence in my voice. All the best,
Christine Matthaei I just watched the second training video for the Let's talk CRM. What a game changer for me! It is worth more than the 2 minutes required to watch! Awesome video! I've also started paying attention to email tracking, looking at how many people are opening the emails I send. The numbers were amazing! In one week I sent 330 emails & 46% were opened. How crazy is that? Over 170 emails opened by my database in 1 week! I’m still working hard on my CRM, better ways to utilize it, and updating information for each client in my database. I cannot believe how much I have underused it. Covid-19 has become a serious game changer for me in how I run my business-not just connecting to clients-but how I utilize the tools the company offers me.

Per the terms of our lease agreement, the tenant is responsible for each repair $150 or less and 100% of the repair if it is the tenants or their guests’ fault. We explain to our tenants that if a light bulb burns out, they will need to purchase the light bulb and replace it themselves. If the tenant calls about the garbage disposal not working and the plumber says it is because the tenant put turkey skin down the disposal (true story), the tenant will pay for the full amount of the repair and new garbage disposal. Major appliances are the owner's responsibility.
