note from christy Life Through the Eyes of a Child.
This time of year is magical for me. It always takes me back to fun childhood memories of waiting for Christmas Day to arrive to see whether or not Santa agreed that I had been good that year. These days our daughter Cate gets instant feedback beginning the day after Thanksgiving leading up to Christmas…the feedback comes in the form of Elfie, our Elf on the Shelf who reports back to Santa every night with updates on Cate’s behavior. It is great, but it’s also a lot of work to come up with the crazy pranks that Elfie likes to play. The picture below was taken last Thursday morning. By Friday morning she had driven the corvette into the “tree” and made a real mess in the family room! We all had a good laugh! I love being a parent. And I have to say that being a parent to a young child later in life has also reminded me just how much fun it is to be silly, to color outside of the lines and to try things that I haven’t tried before or haven’t done in a long time. Things like doing cartwheels, painting rocks and placing them around the beach for others to find, and learning to play the guitar with my sidekick, Cate. Life is short so take a moment and reflect on the things that make you happy, then find time to incorporate them into your life if you aren’t already. I am so grateful that I have a career I adore and that I work with people I love and admire.

Real Estate Review Success Story Mike Berry, JD Beaches Office So, I am becoming a believer in Real Estate Reviews. I called a past client and followed Larry Kendall's script...."I have a Real Estate Review that I have prepared (past tense) for your home..." I received an invitation to come by the house. I sat down with my customer and went through the Real Estate Review (6 or 8 minutes) and my client had a few questions. I asked a couple of FORD questions; she told me that she loved her home and had no particular plans to move anytime soon. But she did have a rental home across town that she wanted to sell and that her family wanted to buy a second home in their current subdivision for her adult daughter. So...one visit and I am prepping for a listing and a purchase. Not a bad return for 20 minutes building the Real Estate Review, $4 to print in color, 1 file folder and a 45 minute visit to the house. NETWORK 9: This award recognizes Realtors who achieve 9 pieces of business per quarter and includes opened sales and new listings*. A prize of $1,000 will be awarded at the 2021 Annual Awards Meeting!
ONE TO WON: This award recognizes Realtors who achieve 1 new listing* each and every month of the year. A prize of $1,000 will be awarded at the 2021 Annual Awards Meeting! *Caveat: re-lists do not count in either award category. The Network 9 may sound a lot like Just Do 3, but because the business is spread over a quarter versus each month it smooths the effects of seasonality, making it more achievable. The second award category that is changing is the Top Producer Party. We have not adjusted the qualification since 2012 when we reinstated this award despite the market’s enormous acceleration. For 2020 (awarded in 2021) the qualification will move from $4mm to $5mm to receive the coveted party invitation.

Be sure to make both your lender and the title company aware of any changes in your marital status so that documents can be prepared correctly. 2. change jobs: A job change may result in your loan being denied, particularly if you are taking a lowerpaying position or moving into a different field. Don’t think you’re safe because you’ve received approval earlier in the process. 3. switch banks or move your money: After the lender has verified your funds at one or more institutions, the money should remain there until closing. 4. pay off existing accounts unless your lender requests it: If your Loan Officer advises you to pay off certain bills in order to qualify for the loan, follow that advice. Otherwise, leave your accounts as they are until your closing. 5.make any large purchases: A lender may check your credit or re-verify funds at the last minute, so avoid purchases that could impact your loan approval.

Make the most of your condo opportunities! Effective October 15th, FHA adjusted their rules to allow for more condos to be approved. They made changes to allow for higher rental concentration (up to 50%), more allowable commercial space (up to 35%), and longer approvals once they sign off (now up to 3 years!). They are also allowing for individual unit reviews to allow more flexibility to approve on a per unit basis and not the entire project. These changes are anticipated to add an additional 20,000 – 60,000 condo unit approvals for your buyers! Don’t shy away from FHA!

Application Process with FNPM: We provide a very thorough application process when someone is interested in renting one of our properties. Prospective tenants must make three times the monthly rent in income and prove it by showing us their last three pay stubs. If they are moving to the area with a new position, they also have to provide us their offer letter. We run a criminal background check and a credit check. Their credit score needs to be 600 or above. If they meet all these requirements we move on to ordering the lease.
Relocation encourages you to keep outgoing
referrals top-of-mind and enjoy the “easy” money that they provide to you. For example, when you receive an inquiry from someone outside of Northeast Florida about your listing, just ask them if they would like to interview a prequalified experienced agent to get their current home sold. Or when you’re talking with a FSBO seller, ask them if they are leaving the area and if so, would they like an area information packet about their new city and a referral to a prequalified experienced agent to assist with their homefinding needs there.
