note from christy I absolutely love listening to music, everything from classic rock to pop and country. Many of us have a genre of music that calms, relaxes, motivates, inspires or energizes us. We all need that “thing” that takes us away from the daily grind. For some of us it may be reading, working out, music, meditation or faith. Often, we lean in on all of the above to help us reset. I listen to music to decompress at the end of the day and even to get my thoughts in sync before business meetings and presentations. While I love the sound of the music itself, it is more often the lyrics that inspire my thoughts. There is a song that keeps popping up on my playlist and the lyrics are stuck in my mind (my daughter informed me that that is called an earworm…it really is, look it up!). Titled Living, the song by Dierks Bentley reminds me to keep everything in perspective. Life is fast-paced, highly digital, sometimes unfair and stressful at times. I encourage each of you to slow everything down just a notch or two. Enjoy each moment, each day and each interaction you have with the people in your lives. One of the lyrics in Living that I love is, “Got a heart full of grateful for all you’ve been given.” Live each day to its fullest and make each day count! I’m grateful for each of you!

ReThink Recap On July 28th, The Rethink Council hosted the “New Homes Bring New Opportunities” training session. Agents learned trends and strategies for success in all areas of new home sales and construction, strategies for representing builders, developers, new home buyers, and the benefits of becoming a Certified New Home Specialist™ and Residential Construction Certified™. The event was co-sponsored by Prosperity Home Mortgage and Riverside Homes. Over 100 agents attended the class and were provided lunch and 3 hours of CE credits towards their license renewal. The Rethink Council is working on another event for the last quarter of 2019. The Daily Ninja Nine Habits for Success in “Giving” not “Selling” The Business 1.

Write your daily gratitudes. Take some time each morning to write a list of the things you are grateful for today. Being in a space of gratitude creates great framework for the day.

2.

Show up! Stop opening your email first. Resist the addiction. Instead, do one hour of productive work first. Work “on” your business in the morning. Work “in” your business in the afternoon.

3.

Write two personal notes. People love receiving personal handwritten notes. Make it a daily practice. Write notes about anything – thank you notes, just checking in notes, birthday cards –anything goes!

4.

Focus on your Hot List daily. Stay in touch with those folks who are about to buy or sell now or in the very near future. Think, “Who can I write a contract with this week?”

5.

Focus on your Warm List daily. Make sure to stay in touch with the people who are interested in buying or selling but aren’t ready to pull the trigger just yet.

6.

Focus on your customer service calls weekly. Transaction follow ups are very important in getting referrals and repeat business.

7.

Schedule two real estate reviews this week. Schedule a time to sit down with two people in your sphere of influence to simply give them an update on the value of their home in today’s market.

8.

Schedule 50 live contacts this week.

9.

Update your database and look for property matches weekly. Check the MLS frequently and make sure you are on top of new listings that match your clients’ needs!

TITLE TIPS

We are excited to bring you and your clients our new 101% financing option with no mortgage insurance! The 101% allows for buyers to not only have no down payment but also have 1% extra to help towards closing costs. The loan is structured as a 97% first mortgage and a 4% second and the second mortgage has the same rate as the first mortgage (it’s usually higher) and is interest only for the entire 30 year period. That keeps the payments reasonable for buyers and gives them the flexibility to pay the second mortgage down at their own pace. Here are the highlights of what the product offers – • • • • • •

Available up to the conforming limit of $484,350 Credit scores starting at 660 Eligible to all clients who are within 140% of the area median income Properties must be 1-unit, single family homes or condos Primary residences only Not restricted to first time buyers

If the property inspection turns up some items that need to be repaired or replaced, be careful as to how any amendment to the contract is drafted. If the Sellers decide to provide the Buyer with a credit for repairs instead of actually making the requested repairs, the amendment to the contract should be worded in a way in which the Lender will not balk at this contractual change. Generally speaking, if the Lender sees that the Seller is providing credits for repairs, then they will more often than not, require proof that they are complete with either an appraiser’s or licensed contractor’s certification. In order to avoid this, any Seller’s credits should be reflected on a general amendment to the Contract and should be labeled generically as, “Seller’s credit”. This will likely not cause the Lender to delay the closing. Please consult with GTS prior to drafting and/or presenting the amendment to the Buyer and Seller so that we can review the language and make sure that it won’t affect your closing.

Reminder to contact RELOCATION to register a customer who may be relocating in or out of Northeast Florida with their employer, so that Relocation is aware of the agent’s relationship with customer in case Relocation receives a referral agreement for that customer.

• Making sure the lights are on throughout the house to show that they are in working order. • Standing in one corner of the room, taking pictures of the floor, walls and ceiling. Then going to the other corner and taking the same pictures. Making sure the doors are open and shut so you see both sides. • In the bathrooms, we take pictures of the faucets, sinks, base of the bath tub, shower heads, toilets -inside and out and under the sinks. • We ask the owner to provide 12 AC filters for each unit. When walking through the house with the tenant, we show them how to change the filters AND that there are 12 filters for the next 12 months. We have proof the filters were there when the tenant moves in because of the pictures. • The kitchen, no matter what size, will have the most pictures. We take pictures with cupboards open and closed, the outside of the appliances- head on and at an angle to see the sheen. The inside of the appliances showing the cleanliness. Also making sure to have the serial numbers in case something breaks. • Pictures of the garage which include the floors, garage opener make and model, sprinkler system set, water softener and level of salt at time of move in. • We walk around the house taking pictures of the lawn and exterior of the house. This shows us the screens, condition of the exterior including shrubs and grass. During the term of the lease, we save these pictures in the cloud. If we have any questions of the condition of the house after the mid term walk through then we can reference the pictures. They really come in to play after the tenant moves out. We have saved owners hundreds of dollars based on our before and after photos.

2019 Survey of Consumer Expectations (SCE) Ho The Federal Reserve Bank (The Fed) recently released its 2019 SCE Housing Survey. The survey reported that 65 percent of Americans believe home ownership is a good financial investment. Since 2014, the percentage has increased by over nine percent. The Fed’s survey also showed that when the results are broken down by age, education, income, or region of the country, more than 55 percent of Americans in each category see home ownership as a good investment. This is in alignment with the recent Gallup survey of Americans (shown above), which revealed that real estate was their number one choice for the best long-term investment when compared to stocks, savings accounts or gold. Americans’ belief in residential real estate as a good financial investment continues to grow as the housing market returns to normalcy.
