note from christy Dear Team, Last week’s Business Meeting featuring Jon Gordon was exactly what Linda and I needed. Sometimes life is tough and lately that has been the case for our family. Linda and I were so touched by the emails, texts, and comments so many of you sent and said to us expressing that you, too, needed Jon’s shot of energy and positivity. So that we keep his message in front of us throughout this holiday season, below is a recap of a few of the points that stood out most to me:

There are three keys to success: 1. Start with Love. If you don’t love what you do you won’t ever be great at it. This business can be tough, we work with a lot of people who are dealing with different emotions, we face rejection and disappointment on a regular basis. But we also enjoy great triumph when we are able to help our clients achieve their dream of homeownership…there is no other feeling like it! 2. Serve Others. When you serve others you learn and grow…be intentional about it, plan for it just as you would any other part of your day. 3. Care. Put we before me and remember that it is the little things that put a smile on someone’s face and show you care.

The REthink Council was at it again on October 10th with “Maximizing Your Digital Footprint.” Mattamy Homes was our main sponsor, along with Riverside Homes and Andy Reynolds Homes. They hosted the gathering at the beautiful Rivertown Community. We’d like to give a Big thanks to the REthink Council, led by Metro Offices Broker Josh Cohen, and also to the 100+ agents that showed up to learn how we keep going that extra mile for our clients. In the context of becoming the Forever Agent with the Forever Brand, it is important to understand and utilize the digital resources available to you. Many of these marketing components are “set it and forget it.” The work is done for you, other than the follow up which is essential. This allows you to set your focus on what matters most: your relationship with your clients.

ADWERX: Our listings continue to receive the extra web, social, and mobile app exposure

during the first 7 days of marketing, when that splash is so important. The key takeaway is to add your seller’s email address so they will see the ads more often.

WAZE: Our listings are now rotating through 55,000 impressions per month with pins and

banner ads. Waze is the most widely used traffic app that will also drive more traffic to our open houses. A large percentage of usage is local traffic looking for the best route. What great impressions for our listings!

RISMedia: The premium version for Autoflow agents will be turned on in early November. This will allow for more frequent and targeted social media posts and a dedicated rss feed to agent websites with real estate content.

CLOSING TIPS As opportunities for real estate transactions expand across county and state lines, the frequency of mail-away closings increase. Here are some tips that can help you avoid delays: • Inform your closing agent of the need to mail documents as soon as possible. This will allow them to coordinate the document preparation and signing process with the lender. • Provide your closing agent with a physical address and the best phone number for each party involved in the transaction. Most overnight delivery services will not deliver to a P.O. Box. • Be aware that lenders have specific closing practices that may differ from local customs. Not all lenders allow documents to be signed in advance of the closing date, and some require that the documents be signed in the presence of an attorney or title officer. • Allow sufficient turnaround time for the documents to be signed. In order to disburse funds on a transaction, your closing agent may require the original documents to be in their possession. Typically,the minimum time required to send and receive documents is three business days.

Per the terms of the lease, Florida Network Property Management hires a locksmith to re-key all of the locks and charge the tenant’s security deposit. • Check county property records to confirm the ownership of a property before you go to a listing appointment or approach a for-sale-byowner listing. • Always let someone know where you are going and when you will be back; leave the name and phone number of the client you are meeting.

• Never list a property as “vacant” in MLS remarks. This is an open invitation to criminals. • Show properties before dark when possible. If you must show a property after dark, turn on all lights as you go through the home.

• If you think it may be some time before a property sells (and you may, therefore, be showing it often), get acquainted with a few of the immediate neighbors. You will feel better knowing they know your vehicle, and they will feel better about the stranger (you) who frequently visits their neighborhood.

• Be familiar with the area so you know the location of the nearest police station. Drive there immediately if you feel you are in danger. • When showing a property, always leave the front door unlocked for a quick exit while you and the client are inside. As you enter each room, stand near the door. • It is better to lock your purse in the car trunk before you arrive. Carry only non-valuable business items (except for your cell phone), and do not wear expensive jewelry. • Park at the curb in front of the property rather than in the driveway. You will attract much more attention running and screaming to the curb area. It is much easier to escape in your vehicle if you don’t have to back out of a driveway. Besides, parked in a driveway, another vehicle could purposefully or accidentally block you.
