I read a lot of business news articles as well but this has been a tough year and I’ve been drawn to this news feed that was founded by a person who was tired of the “barrage of negativity experienced in the mainstream media.” If you haven’t checked it out, it is worth a read! Last week I ran across this story and thought it would make you smile like it did for me: When a stressed-out mom rolled up to a McDonald’s drive-thru to purchase a meal for her children, she realized with dismay on making her order that she’d left her purse at home. But the teenage server at the window didn’t send her away. Wyatt Jones said he’d happily pay for the meal. Brittany Reed was more than grateful. It had already been a long day at soccer practice with her 4 and 7-year-old. Later that night, purse in tow, Brittany drove back to the McDonald’s to give Wyatt his money back. But the Waynesville, Ohio local insisted the meal was on him. Brittany wrote in a Facebook post, “I just want his parents to know how KIND & COMPASSIONATE your son was tonight! He made this stressed out momma pause for a moment and realize this is exactly what we parents are trying to do, raise great humans,” she explained. “Wyatt, do not let this world change your kind heart young man for its people like YOU that will change this world for the better!” Wyatt had shown Brittany such kindness. How to thank him even more? On hearing that he was saving up to buy a car, Brittany began a GoFundMe campaign on his behalf. As of October 1, she’s raised nearly $32,000 for him. FOCUS1ST IS FIRE!

I recently had a consultation with a neighbor who was interested in selling her home. I knew it would be a tough conversation to have, especially when it came to discussing sales price. You see, her home was a new build in 2017 and she spent way more than the average person in upgrades and personalization on the home. So I already knew the price she had in her head was going to be way above what the comps were. Additionally, in mid-August there was another home in my neighborhood with similar specs that went on the market for a lot more money than the comps suggested. We’re talking about $40,000 more than the comps suggested. So here we go: when I presented the FocusFirst Scattergram to my neighbor and I showed her what the sales price should be, she asked me point black: “So why can ‘so-and-so’ list her home for $494,855.” I nodded and replied: “Trust me, I’d love to sell your home for that much. It would not only mean a higher payday for me, but a boost to my own property values. But Anny, the comps just don’t support it. And I’m not that type of Realtor that will paint this unrealistic picture just to get your business.” At that point, we went over the various FocusFirst tables and after being presented with data, she agreed to hire me and listen to my advice on sales price. The home will go live on the market next week and I feel good about how we're positioned in the market. Meanwhile, the overpriced home is still sitting on the market and will continue to sit, making my listing a lot more attractive to Buyers. Long story short: There is definitely a level of confidence in knowing that you have the facts and data needed to make your case. FocusFirst is a critical and essential tool in my business, and when I use it, Sellers are receptive and more open to my advice. It also gives them the confidence that they are working with someone level-headed and whose business is rooted in facts and not emotion.

As Benjamin Franklin once said, “If you fail to plan, you are planning to fail.” Of course, all businesses must have a plan, and it’s

even more important as we navigate the challenges presented to us by the COVID-19 crisis. Could you imagine trying to strategize and execute on your business goals while quickly adapting your business to mitigate health risks? A business plan grounds your year in structure and structure provides the foundation upon which you can more easily iterate and adjust. Some may think it’s odd to complete a business plan in October but there’s a reason for this timing.

Why? Because real estate operates on a 90-day cycle. What you do 90 days before gets paid out 90 days later. This means a lag in business during the fall months will show up in Q1 of the new year. Of course, the post-Halloween lag is understandable: Once the pumpkins are put away and the roasted turkey and twinkling lights come out; the chaos of the holiday season for some translates into putting business on the back burner. But if you jump 90 days ahead, you get to January and February, when the Thanksgiving and holiday lag actually shows up in your business. Unless you have a solid business plan in place. Starting now, no longer think of Jan. 1 as the beginning of the new year. Let’s assume our new “New Year” is Oct. 1 and let’s take the rest of this month to complete your business plan by that date, so we’re fully prepared to combat the usual holiday slowdown. And remember, business planning isn’t all about business; one important aspect of a business plan is your schedule, which you should complete for the entire next year. The first thing to schedule is your vacation and days off – anything that will give you balance. This will ensure that you take the time off you need to recharge and you won’t schedule meetings or Zoom calls during the time you’re supposed to be relaxing. HERE.
