Dear Team, It was so much fun celebrating your 2019 achievements with you this morning at our Annual Awards Meeting! Over the last six months we have assessed the competitive landscape for each of our lines of business. In brokerage, we specifically looked at where we lost some good agents and what we found is that we are great at selecting talent and helping agents grow their business, but just as a newer agent is about to escalate and become highly productive, typically in the $2-4MM range, some are lured away with the promise of a higher split AND full support. Now we know that you guys are smarter than that. You recognize that there is no way to offer a “cap” or 100% without sacrificing support, training, coaching and marketing support among other things. You also know that higher splits do not translate into higher net income…it is the combination of support, expenses, the cost of your time and split that results in higher net income. With that said, we also recognize when we need to make some changes. We shared the new plans this morning and each of your brokers will schedule a meeting with you to transition over to the new plan if it is better for you. In some cases, for agents that are already at a high split, your current plan may be best for you. Keeping great agents in all phases of their career makes sense and makes us all stronger, giving us more market share, more brand awareness through marketing and signs in yards and greater access to resources that benefit each of you. So how are we doing this? Our new average split will be just over 81% which means that 81¢ of every dollar received in brokerage is paid directly to our agents with only 19¢ out of every dollar left over to pay for all of the things that you’ve made clear are important to you. Clearly, that isn’t possible. Two things make this possible: a small increase in our fees and greater use of our Core Services. Our goal with these changes is to provide the absolute best level of service where we can both take advantage of economies of scale (Core Services) to reduce expenses and pay you at a level that is highly competitive in the marketplace. Nearly 80% of consumers desire the full service we offer with brokerage, mortgage, property management, relocation and title and we are uniquely positioned to provide them with exceptional service and extremely competitive pricing…a win-win! As I look across the industry, I have never been prouder of you nor more committed to our strength and resolve to focus on relationships amid a competitive field that is in a mad scramble to the bottom to be the cheapest option. We place a higher value on you, our Brand and the level of performance we bring as real estate advisors for our clients. Many of us got into this business to help people. Chasm I want to make it very clear who we are…and who we are not. There are two main types of companies with other hybrids in between: High Value Model and Discount Model. From the principles on which we were founded in 1988: “To Raise the Level of Professionalism in Real Estate”; to the decision to do the right thing and remain Single Agents back in 2008 when the state decided that Transaction Brokerage was the way to go to lower liability; to our business model of hiring the right people, paying you well AND providing the support that helps you win more listings and buyers at a lower cost to you. All of this culminates in a higher level of service to your clients.

The other extreme is the “100%” or “cap” companies. They hire as many people as are willing to hang a license and offer a higher split, but the agent is responsible for all expenses, receives less support, lesser competitive advantage and little to no brand credibility. The scary thing is that this means that there are thousands of agents in our marketplace with varying degrees of education and one broker for all of them. To clarify, we’ve put together a chart with just of the few major differences between the two models. I’m not saying that one is right and one is wrong, but I am saying that we have no desire to become a discount model. Our clients and each of you deserve better. VALUE BUSINESS MODEL

One Broker for over 1,000 Realtors or Competing Brokers. Transaction Broker: single agency is too much “risk” 100% or “Cap” where they bank on you paying loads of fees and not making the cap. Research it, buy it, learn how to use it yourself and have to stay on top of trends to remain competitive.

E&O: we hire the attorney at a reduced cost and participate in claims costs. We even offer the opportunity to have the deductible waived if certain published criteria are met. Bottom Line: 85% of consumers choose value. We are a HomeServices company focused on providing value.

Pay for attorney advice on transactions and issues that arise. Not part of the culture and definitely not paid by the company. Transactional focus. Churn and burn and onto the next transaction. Scattered resources without accountability to customers. Teams are the main focus to take some of the leadership responsibilities off of the Team Leader or Broker. Most are recognized as discount firms. Pay for E&O Insurance but you’re on your own to obtain representation in a claim situation where the cost falls solely on you. Bottom Line: 15% of consumers choose the cheapest option.
