I hope that you had a wonderful holiday and made great memories with your family and friends. I also want to say a big thank you to those who took the time to provide feedback on the company survey. Your comments are invaluable and will be shared at the annual awards along with some changes that we have been working on over the last several months. I’m happy to share that there weren’t any big surprises. Most of the constructive comments centered around three topics: our commission plan for agents in the $2-4MM production range, our client fee structure in the lower price points (particularly how much we co-op) and providing more support and education for teams. I was very touched by your feedback on the things we do well. Your top comments focused around our positive and uplifting culture, professionalism, support (we have your back!) our Brand and the strength and integrity it commands, charitable outreach, and new and experienced agent training and coaching. Each of these qualities sets us apart and describes who we are at our core. We will continue to build upon them in 2020 with some new initiatives. I look forward to sharing a lot more at our Forever Agent, Forever Brand Annual Awards celebration on February 11! Each of you are very special to me and I value your input, thank you again! Real Estate Reviews…Not just for experienced Realtors! "I ran into a familiar face at Publix in late October. I had met him through my mom about a year and a half prior and he knew that I had been nearing the end of college. I told him that I was getting into real estate and to keep me in mind. I told my mom I saw him and she mentioned that she thought she saw him and his wife were building in a new community. I looked them up and discovered that their current home was not for sale. We had just discussed real estate reviews in an office meeting, and I knew that this couple had a sister that lived in the same neighborhood, so I decided to do a review for both of their properties. If for nothing else, for the experience of putting one together and an opportunity to learn more about that neighborhood. I had them printed and bound and delivered them in person. I followed up to answer questions and we set up a time to meet. They were very willing to give me my first listing! As it turns out the sister was looking to move as well and after I began the first listing process, she reached out for a meeting and as a result I’ve also listed her home! When I first started in January of 2019, I began taking classes immediately. During these courses, we learned the importance of using AutoFlow to be able to stay in touch with our sphere of influence as their Trusted Advisor. At first, I didn't think I could come up with a list of 50 people to start the program but as I started to write down family, friends and business associates, the list grew! Today, I have over 65 addresses on the program including over 150 emails on AutoFlow without any additional cost.

As a result of AutoFlow, I have received 4 listings and two more are coming! At least once a week, I receive a phone call from someone on my list asking me about the value of their home, to thank me for the marketing material they received in the mail, or to discuss their real estate plans. I find that AutoFlow is significant as an advertising tool to relay information that you are a Trusted Advisor and that the value far exceeds the cost per month. I highly recommend it!

If they are moving to the area with a new position, they also have to provide us their offer letter. We run a criminal background check and a credit check. Their credit score needs to be 600 or above. If they meet all these requirements we move on to ordering the lease.

Look at your marketing through the eyes of your client. Your printed and online marketing materials should be polished and professional. Don’t use alluring or provocative photography in advertising, on the Web or on your business cards. Concentrate on your professional proficiency rather than personal information in advertisements, webpages, business social media and business cards.

This is an election year…it’s a good idea to stay away from political posts and commentary on your personal and business social media accounts. You never know the opinion of your clients and do not want to offend anyone.

Keep it positive - there is enough negativity in the world! If you are unsure if something is inappropriate…it probably is.

Each year Kathy and Steve Coletti of the Fleming Island office volunteer to assist with folding and distributing donation bags in Eagle Harbor to support the food drive. This holiday they found themselves short on helpers since both of their children have moved out of the nest, so Kathy reached out to her Fleming Island team and asked if anyone had a student that needed to earn volunteer hours. Cyndy Bufford’s daughter, Chelsea, came through and helped them to fold and distribute over 4,000 bags. As Kathy put it, “It’s not fun, it’s very repetitive and I am so proud of this high school freshman for spending approximately 75 hours over her holiday vacation to make a difference! She is an inspiration and has made it possible for us to help The Food Pantry of Green Cove Springs again this year.” Thank you Chelsea and the Coletti’s for making a huge difference in our community!
