any things happen throughout the year and one of them now firmly embedded in the South African FM calendar is the FM Expo, now in it’s fifth year and growing with each event. The exhibitors are growing each year and we are proud of the fact that the visitors come back each year and bring more of their colleagues and associates along as well. If you are visiting the Expo we hope that you get benefit from your time at Gallagher and that you gain both information on what is available, but also knowledge and the benefit on sharing with others in the industry. One of these is Deelkraal Wildlife Reserve, a stunning Waterberg home to a large and diverse population of wildlife, including Buffalo and the rare Sable, Roan & Tsessebe antelopes. They have recently acquired the Polaris Ranger utility side X side vehicles to work on

the farm. Rachel Hughes, Deelkraal assistant GM, says that the team is very satisfied with the performance of the Polaris machines. “They are powerful, reliable and hard-working. Also, even over the most difficult terrain, they provide a smooth and secure ride,” she says. The environment is rugged and the Polaris machines are used to

take guests on game drives, hunting, and for general chores around this ecologically diverse 2000 hectare reserve. Another important feature is that with the Polaris true AWD advantage, all four wheels engage automatically when the vehicle needs more forward traction and reverts back to 2WD when it does not require this. www.smithpower.co.za n

Award for City Power

J

ohannesburg’s City Power has scooped the award for Africa’s Power Utility of the Year award was won by Johannesburg City Power, the Company’s solar-water heating programme was a major reason for the utility receiving the awardin recognition of the success with this initiative. The George Airport solar plant also won an award and north of the border both Sierra Leone and Uganda also won. Sierra

Leone for Kandeh Yumkella for their Sustainable Energy for All. Uganda’s National Water and Sewerage Corporation won the Utility of the Year award for the second year in a row. City Power had fitted solarwater geysers in about 70 000 low-income households around Johannesburg over a period of three years. The project generated 20 000 job opportunities and was one of the biggest projects of its kind in Africa. “The award is an affirmation of the hard work done

by the City Power team and this accolade galvanises us to work harder to provide our customers with the superior service they deserve,” said City Power MD Sicelo Xulu. The George Airport solar plant, which won the Energy/Water Efficiency Project of the Year award, is owned and operated by Airports Company South Africa. The solar photovoltaic plant would meet about 41% of the energy demand of the airport. n

FM breakfast, a success

M magazine and Expo recently held another of it’s breakfast meetings, this time near OR Tambo. The event was well attended with over 50 delegates attending. The main

theme of the event was the preservation of two important resources, water and electricity. The two speakers, Andre de Klerk from Eskom and Warren Gray from Solid Green Consulting were the speakers and they gave

some great advice, information and understanding as to where we are with the resources and what the future holds. We will be featuring more on this subject in the next edition of FM Magazine. n

t our recent breakfast meeting we focussed on the problems of our resources such as water and electricity and hot on the heals of that discussion the Water Research Commission has suggested that South Africa could be short of 1.1-billion cubic metres of water by 2035. This is according to their CEO Dhesigen Naidoo. The country would require an estimated two-billion cubic metres of

“Across Africa, solar is the solution for powering rural communities, because it is cost effective and does not need to be connected to a grid to power an isolated geographic area. The wave of solar adoptions might be one of the most important initiatives in African power right now,” she said. n

Middelburg Mall’s water wise initiatives include conserving drinking water by making use of two boreholes on-site that supply

separate water tanks which are then used for irrigation of the gardens and external cleaning of the building. “Conserving water is particularly important at Middelburg Mall. The recent drought affecting many parts of South Africa is a reminder that preserving this precious resource is a top priority,” Tammadge adds. In addition to water and energy saving measures, the centre has broadened its focus to include recycling. All waste products are

carefully sorted and those that are recyclable are sent for recycling. Shoppers can also do their bit to help keep our planet greener by making use of Middelburg Mall’s on-site electronic waste recycling bin. “When it comes to being more environmentally friendly, it’s all the ‘little bits’ carried out by everyone in the community that add up to make a big difference,” says Tammadge. n Jun / Jul 2016 FM

TECHNOLOGY IS POISED FOR GROWTH

Today, building owners and facility managers are using Building Management Systems (BMS) in ways that could only be dreamed of in the past, and the demand for the technology is poised for growth. In fact, the global commercial BMS market is predicted to double between 2013 and 2021, according to a November 2013 report by Navigant Research, highlighting the anticipated increase of adoption of BMS technology.

I

t’s not surprising that the BMS has become an essential tool for many facility managers. An advanced BMS serves as the command and control centre for the facility. Information pours in from all parts of the building: settings, current readings, and alarms from occupied spaces and from inside complex equipment. An open BMS not only controls Heating Ventilation Air-Conditioning (HVAC) equipment from a variety of manufacturers, but also connects to the lighting, security, fire, and other systems, putting even more power at the fingertips of building managers. In South Africa, there is an increase in interest in integrated, feature rich BMS, largely due to the ever-increasing cost of electricity. Enhanced functionality within BMS can assist companies to monitor and manage their energy consumption more effectively. Importantly, it can reduce their energy consumption. This is particularly relevant when considering that buildings use about 40% of global energy. Today’s BMS is delivering in ways that seemed out of reach even a few short years ago. For example, in 2012, “The Future of BMS” survey from the Building Efficiency Panel, a group of more than 3,000 building owners, operators, contractors, and equipment specifiers, less than 25 percent were using such basic BMS features as energy demand limiting, which cuts back on nonessential loads to reduce building demand. Advanced features were used even less

often. The issue wasn’t with BMS technology — in the same survey, 71 percent of respondents said that their BMS was keeping up with technological developments. Rather, the challenge was in taking advantage of the capabilities of the BMS. The primary users of BMS simply don’t have the time, staff, budget, and resources to become experts in the technology; their resources are focused on actually managing their facilities. The BMS is now more accessible and harnesses the power of advanced analytics and data collection with a focus on more sophisticated and user-friendly interfaces and data visualisation. We are seeing the trend of integration into more third-party systems and devices. In addition, data collection and analysis is enabling companies to make predictions and base decisions on this information, delivering additional value. We are also seeing an increase in plug and play devices, further improving interconnectivity. This all forms part of the Machine 2 Machine (M2M) and Internet of Things (IoT) movement where data is extracted and communicated via the Internet. It is these advancements in BMS that have unleashed the insights into building performance that enable even further reductions in energy use and operational costs, while still delivering a comfortable and safe environment. n Neil Cameron, Johnson Controls Building Efficiency

LIGHTEN UP

The dominant contributor to the operating costs in commercial buildings is the lighting systems, along with the heating, ventilation and air conditioning (HVAC) systems. While it is certainly easier to include ways of reducing energy consumption while planning and building new develo pments, retrofitting could go a long way in cutting operating costs in existing buildings.

ighting and HVAC systems account for more than 60% of a typical commercial building’s total energy consumption and according to information released by Eskom’s Integrated Demand Management (IDM) programme, lighting accounts for 18% of electricity use in the commercial sector and 26% in the industrial sector. While bringing down a building’s utility bill is usually the main motivation for facilities managers to take energy saving measures, it has become an industry trend to lessen a development’s carbon foot print. Another benefit when measuring energy use, is the incorporation of lighting systems that includes digital technology into the controls. These systems usually tie into the integrated building systems allowing for total control and automatic adjustments for optimal use. While new installations are easier to manage and plan, retrofitting existing building might offer a slightly bigger challenge. This is where a lighting consultant is vital as simply removing fittings can be risky. Retrofitting is basically the replacement of components in the lighting system with energy efficient counterparts. Upgrading older buildings can be as simple as replacing old, inefficient lighting – the aesthetic benefit will be instant along with the return on investment. Proper ligting can also play a role in creating a more productive working environment for those working in the building (be it employees, customers or visitors). The newer generation lighting solutions offer a variety of brightness levels, colours and more leading to a better work environment.

In its IDM report, Eskom states that outdated lighting technologies are still widespread in South Africa. “Energy use can be reduced by 50% if energy-efficient technologies are embraced as an electricity smart business norm,” it states in its IDM overview. New generation lighting systems use less electricity and technology has created products with a longer lifespan. The use of light-emitting diode (or LEDs for short) has taken over the industrial and commercial lighting market. Wikipedia describes a LED as a “two-lead semiconductor light source.” LEDs have a high light output to energy ratio and an impressive lifespan. Bulb retrofits could last roughly 25 000 hours, but a purpose-built LED luminaire could offer more than 50 000 hours. According to Philips Color Kinetics, LEDs lighting can be five times more energy-efficient than incandescent and halogen sources (while being friendlier to the environment). LEDs can be installed in heat-sensitive areas as they do not emit infrared radiation or harmful UV rays. According to GE Lighting’s The Insider’s Guide to Reaching New Heights in Building Efficiency (a e-book in a PDF format which can be downloaded from www.gelighting. com) there are several reasons why facilities managers should consider upgrading their buildings with LEDs. The first is obviously energy-efficiency (especially in buildings where lighting is on for extended periods of time. “LED fixtures can aim light hemispherically, or in specific directions, unlike conventional bulbs that emit light (and wasted energy) spherically in all directions.”

LED systems can reduce labour spent on replacing bulbs due to their extended life in commercial and industrial environments thus bringing Down maintenance costs. LEDs are breakage resistant and largely immune to vibration and other impacts (which works well in industrial environments). LED systems emit 100% brightness immediately, with no restrike delay. Up until 20 years ago, commercial buildings were mostly fitted with fluorescent lighting that provided more light per unit of electricity than incandescent ones. Today, compact fluorescent lamps (CFLs) are used to replace single incandescent lamps and is up to 75% more energy efficient and last years longer (more information on this can be found at www.sustainable.org.za). Eskom encourages facilities managers to look at replacing: incandescent lamps with CFLs; fluorescent T-12s with T-8s; conventional (electromagnetic) ballasts with electronic ballasts; 400W metal halides with 360W metal halides (in cases where a reduction in light levels is acceptable); high-intensity discharge lamps with metal halides or high pressure sodium lamps; and conventional control gear with electronic control gear - the switch to electronic high-frequency ballasts can lead to an increase of 30% to 40% in system efficiency (http://eskomidm.co.za).

When upgrading a facility or adding a new section to an existing building, a mix of lighting solutions is often used. South African company, LED Lighting SA, has undertaken the mass light fitting rollout of the Cape Town Civic Centre. The project, which will be completed in August, was complex. A significant challenge was that the main fitting in the office tower had to be retrofitted into an existing housing which also acted as a vent for the incumbent

HVAC system. “The electrical contractor needed to install 14 000 units in a short time frame and collaboration with the contractor ensured that our team understood the different concerns and possible issues that could arise in the installation process,” explains LED Lighting SA national sales and marketing manager Shawn Godfrey. The city required a full Dali daylight harvesting and occupancy control system that could be installed with ease and operate independently with no central BMS. The remainder of the installation required a direct SWAP of traditional technology fittings for new LED offering (including recessed inlays, downlighns, high bays, parking garage fittings and back-of-house replacement fixtures. “The main objectives of the project were to reduce the electricity consumption and fluorescent tube maintenance overhead of the building,” says Godfrey, adding that the main retrofit product was kitted with a Dali plug-and-play cable, a 220V push connector and a mounting jig system to speed up the installation process. The daylight harvesting and occupancy sensor design allowed install-and-walk-away set-up.

“Where specific deviations from standard lighting were required,” explains Godfrey, “individual fittings were adjusted from the floor using remote control technology.” The city’s facilities personnel will be able to continue to remotely adjust light levels going forward to cater for movement of partitions or whatever other eventualities may arise. Godfrey says that this major overhaul of the lighting within the Civic Centre, combined with the correct average lighting levels, has made a massive impact to many areas that had become gloomy under the old, dimmed light fittings. “The main retrofit now consumes only 35W of power and the extra daylight harvesting and occupancy sensors further reduce the overall consumption.” n

ARE YOU RISKING IT ALL ON SECURITY? The trend in the security industry is a definite move towards networked devices that can seamlessly integrate with a commercial building’s business management system (BMS), offering facilities managers a customized solution that ultimately results in beter security and less liability.

B

eing responsible for the management of a commercial building means providing security to the tenants and/ or employees as well as the equipment and supplies of these businesses. South Africa’s increasing crime rate adds another layer of pressure on facilities managers to offer a complete line of office building security solutions. “Taking a holistic approach to security and integrating the various aspects into your Business Management System (BMS) is not only viable, but allows the facilities manager to actually make use of the data collected to his or her benefit,” says Cliff Hocking from Wilconox Facilities Management Services. “Technology is advancing at a rapid rate allowing various systems to integrate and offering many added benefits to the users.”

“The volume of data is doubling every two years and thanks to cloud storage technology, we are no longer limited by having to store data on the premise,” Hocking says. Most commercial buildings or industrial facilities have an existing BMS (or building automation system (BAS)) in place to control the lighting, HVAC (heating, ventilation and air conditioning) and power systems, fire systems and security systems. This can go as far as including plumbing, electrical, water, elevators, fire safety, telecommunications, elevators, etc. A BMS is a powerful tool that consists of hardware and software solutions that are internet-enabled. While these systems assists facilities managers in the day-to-day smooth running of a building, it is also used for conserving energy, lowering operating

costs and analytical reporting. BMS systems are now also equipped with inbuilt features that include communication via email or SMS and are generally easy to operate by those with a basic computer knowledge. The BMS can now link into or integrate into security systems such as access control, closed-circuit television (CCTV) systems, motion detectors and alarms (including fire alarms). This integration provides for the streamlining of operations (operators can trained and empowered to perform more effectively). With an integrated system, it is possible for an operator to control an entire facility from a single networked computer. Using this workstation, the building operator can manage access control, surveillance; but also the lighting and air conditioning. Security personnel can monitor the building live or via recorded media and open or close doors.


In other words, a proper security system integrated into a BMS streamlines the operation, allows for a reduced wage bill when it comes to training and staff members employed, and allows the user to adapt to the changing use of the tenants and building itself. The question is, how comprehensive a security plan should one have in place? While the cost of the security measures needed may be a concern, it really does depend on the nature of the facility and those conducting business within it. Within an office building, tenants will probably at the very least have a basic alarm system in place within their offices, however, proper security also pertains to the outside of the building and the areas providing access to the main building.

Alarming facts With South Africa’s escalating crime statistics, it has become common practice for commercial ventures to invest in a detailed security system to protect their tenants. Commercial or office parks renting to multiple tenants generally have a security strategy in place that links basic office security (including intrusion detection via an alarm system), access control, CCTV as well as emergency contingency plans (in case of fire) together. The days of employing a lone security guard and having people sign in and out of a visitors’ book is history. Tenants and company assets has to be protected and this means that employees and visitors must be monitored to ensure that there is no abnormal behaviour that could lead to a dangerous situation. Looking for ways to continuously improve and upgrade building security should be high on the agenda of any facilities manager no matter how big or small the building is. Consultants can be hired to conduct a thorough security analysis of the commercial

property. When choosing a consultant, make sure that these professionals have an established background in providing reliable, effective security solutions tailored to meet the organizational requirements of the property it is housed in.

Access control Where access to a building or a property is limited or controlled, security management measures can be implemented in different ways. Access control systems simply means that all tenants and visitors are routed through a single control area before admission is granted. The control point can be as lowtech (a simple sign-in) or as high-tech (like fingerprint- or retina scans) as necessary.

Most common use is access cards (which are basically just electronic keys) that are swiped through a reader positioned outside a door, turnstile or gate. If the card is swiped and accepted the door opens. Identification tag systems are an increasingly popular tool in many businesses. Laminated photo identification cards are inexpensive to produce and update. It identifies the employee, his title and authorized work area to a security guard. It is also identification method to reproduce by fraudsters. A Biometric fingerprint reader can add an additional layer of security (and offer a log of hours clocked if the data is collated), eliminating the risk of cards or codes being passed on or getting lost.

Video imaging does the same, a photo of the employee is stored with the employees information (anything can be captured from phone numbers, work hours to emergency contacts and health issues) and if the image matches the door opens.

Surveillance Possibly the most common security tools are CCTV systems. Integrating access control and a CCTV system is common practice – an integrated access and CCTV system include one software solution and lower set-up costs as only one system is purchased. The jumps in technology has made surveillance affordable and relatively easy to install on almost any scale. Them most common form of surveillance is the use of cameras to monitor specific areas of a company’s property or building. Signals from the camera is fed back to a central monitoring post, where security personnel watches for criminal or abnormal activity. This monitoring can take place in a central point inside the company or from a remote control room situated at a dedicated security company. These systems should be running twenty-four hours a day, every day. The drawback is that while CCTV can be an effective deterrent and investigative tool, it only works as well as the guard or employee that monitors it. Small, hidden cameras, panic buttons that raise alarm and summon security when pressed, can also be used. It might be a good way to deter theft or to monitor what employees are actually doing during work hours, it is important to note that employees have to be informed that they are being filmed. Employees have a right to privacy and while companies have a right to monitor the common areas of the workplace legitimately, they have to be careful to to cross the line. In extreme circumstances where theft does occur, camera views or video can studied as part of an investigation. One of the largest roll-outs in CCTV must be the recent R843-million security upgrade by the Transnet National Ports Authority (TNPA). The high-tech port security system conforms with the port’s own integrated security management systems. The upgraded security system will be rolled out at TNPA’s Johannesburg head office and across its eight South African ports (nine sites in total). Durban was the first port to be upgraded in February. The new CCTV system will be integrated between all nine sites and will see double the

original number of cameras - 2 100 high-definition cameras – used across the nine sites. Long-range cameras will used to monitor all port channel entrances and outer anchorages. The system will make use of thermal imaging (making it easier to see at night and to find stowaways) and license plate recognition. One company which has dramatically improved the efficiency of its flagship IP video management software, is Cathexis Technologies. Its CathexisVision software now uses far less hardware resources. “While camera manufacturers are pushing camera resolutions (and associated bandwidth) higher and higher, the demand for processing power is increasing at a rapid rate,” says business development and marketing director, Gus Brecher, in a recent statement. “We have taken cognizance of these developments.” The software facilitates the ability to manage more cameras from recording servers. Testing on selected hardware has seen the software function seamlessly with well over 1000 HD cameras with bandwidths over 1.5GB/s on a single recording server.

Alarm systems Alarm systems are the most common office security tool and come in two forms. Those that sound a loud siren when movement from an unauthorized person is detected and those that trigger a silent alarm sent directly to a security company which then responds with armed guards. Loud siren alarms are useful in low-crime areas, but usually inadequate in high rise buildings or high-crime areas (they tend to be ignored by

passersby who are used to hearing alarms go off). A silent alarm is preferable as it also allows for a greater chance of actually apprehending the intruders. One security expert recommends silent alarms for offices or premises when the occupants are not there such as after hours. When people are at work on the premises, it is better to have a loud siren to deter the trespassers and warn occupants. You don’t want a confrontation between armed response security personnel and trespassers or burglars where office staff can get caught in the middle. Where cash or high value items are held on the premises, armed robbery is a real risk and to this end armed response reacting on silent alarms is a necessity. Choose your security company carefully, make sure the response team is trained to provide armed response in a civilian environment. Alarm systems should cover all doors and windows and work with motion sensors that detect movement. There are a myriad of systems available for example glass sensors that are triggered when a window is broken or audio alerts that allow the security company to listed (or see via video) what is occurring at the site. Doors and windows should be closed and locked as a security measure. Hallways and offices should be open and have no nooks where an intruder could hide – it should be well-lit, even after hours, when employees might be working alone. Detectors and motion lights are available for the outside of a building. Shrubs and bushes should be trimmed back so that intruders cannot lurk there.

Security personnel Using security guards is a popular choice for basic commercial building security. Guards can be used in two ways: to monitor the entrance or access point of a building (or front desk of a company) or to patrol the property.

Guards are generally well-trained and should adhere to industry standards. They are a representation of your organization as they often greet visitors and generally provide directions. Guards are seldom armed and their purpose is to deter, detect, observe and report. Large office parks and high-rise buildings are usually patrolled by guards (which may or may not be armed depending on the nature of the organization). Again, the alarm is only as good as the security personnel attached to it.

Parking areas Underground parking can be a security risk, especially for employees working late. Parking areas tend to be an afterthought, but should be monitored with the rest of the building. Good lighting is vital as shadows and concrete columns create hiding places for criminals to lurk. The entire parking garage, including walls, Floors and the support columns should be painted with reflective or enamel paint to reflect light. Lighting should be bright and offer wide coverage. There should be panic buttons, security guards or emergency phones available. Signage should be easy to read and exits should be marked clearly.

Cyber attacks Finally once the security management system is in place, the BMS itself should be protected. One of the emerging trends for 2016 is hackers targeting building management systems. As the systems are on a network (IP-based and web enabled) and dependent on software, it is vulnerable to cyber attacks. Update software regularly and apply security patches as they become available. Further basic steps that should be taken include changing default passwords, using complex passwords and securing web interfaces (install firewalls and limit access). Only the minimum amount of staff should be granted access to the BMS . Back up information regularly and develop a data recovery plan. n

SANDTON PUTS BEST FOOT FORWARD TO BECOME MORE PEDESTRIAN FRIENDLY Sandton Central is taking a significant step into the future by becoming more people-friendly in keeping with leading cities worldwide.

outh Africa’s business capital is increasing its walkability and, at the same time, boosting the economic, health and environmental benefits for the many people who live, work, visit, run businesses and have real estate investments in the financial hub. This is having remarkable knock-on effects, with many of Sandton Central’s new buildings responding with exciting new designs to welcome people on foot. Traditionally, many of Sandton’s buildings’ main access points, regardless of how you arrived, were through parkades. Now, Sandton is seeing a new generation of innovative commercial properties with welcoming streetlevel entrances that invite pedestrians in. Elaine Jack, City Improvement District Manager of the Sandton Central Management District (SCMD), which manages the public urban spaces of South Africa’s cosmopolitan financial hub, comments: “Much of Sandton’s road infrastructure was developed with only

vehicles in mind, typical of the development of its time. Today, however, it is increasingly recognized that walkability is an important part of sustainable urban design.” Walkability is influenced by the quality and width of pavements, footpaths and other accessibility features that give pedestrians right of way. It is also influenced by safety and how accessible buildings are to people on foot. Beyond the environmental and health benefits of a walkable city, there are also many economic benefits. Better walkability can promote tourism and increase property value. It can also result in cost savings to both individuals and the community, more efficient land use and increase the liveability in the area, as well as economic benefits from improved public health and economic development. Jack adds: “Better walkability makes cities more appealing to people and to businesses.”

Improvements that add to the walkability of Sandton Central can be seen mushrooming all around the city. Among the most visible are the latest changes underway around the Sandton Gautrain Station that connect vibrant street-fronted retail with people on foot. In fact, by bringing commuters right into the very heart of Sandton Central, the Gautrain has played a major role in growing pedestrianisation. West Street’s pavements were improved for last year’s EcoMobility World Festival, hosted by the City of Johannesburg and held in Sandton. Now, these pavements are getting an additional makeover that will significantly improve access for pedestrians. Situated above and adjacent to the Sandton Gautrain Station, Kgoro Central is a new mixed-use development that creates a pedestrian and bicycle friendly environment with urban planning and design that supports a pedestrian-centric milieu. This smart and green development includes wide,


demarcated walkways, cycle paths and facilities, desirable activated public space for 24/7 living, and a healthy lifestyle in open and safe surrounds. It is aligned with public transport to enable people to flow more freely, be exposed to greater choices, and connect in new ways. Already, the outer face of the station has come to life with new coffee shops, eateries and shops. Improvements to the adjacent pavement will make them superbly accessible with a wide pedestrian zone of 5.2 metres in most areas – a massive improvement on the small strip of pavement that were there until recently. Becoming more connected with the city, Sandton City added a new pedestrianfriendly entrance with its Protea Court expansion. The new entrance opens up to the corner of Rivonia Road and Sandton Drive and provides welcoming connection point for the increasing street-level interaction in the area. In addition, the next generation of premium quality office buildings in Sandton Central are also being designed to welcome pedestrians. Discovery is set to move to a new resource-efficient, cost-effective and environmentally-sustainable 87,000sqm global head office in 2018, developed in joint venture by Growthpoint Properties and Zenprop Property Holdings. The 2016/04/19 1:53 PM developers are delivering a purpose-

designed, ground-breaking green building at the gateway to Sandton Central, on the corner of Rivonia Road and Katherine Street, diagonally opposite Sandton City and a short walk away from the Sandton Gautrain Station. The building also meets Discovery’s brief to create an inviting space for its employees to do their best, and features a striking street entrance to welcome pedestrians in. Another prominent example is Abland’s Alice Lane development, which will open out onto West Street and Alice Lane. THE ENVIRONMENT OR THE ENVIRONMENT? We focus a lot on the Environment; we have targets to meet, numbers to report on and fines to avoid, all in a good cause. Don’t get me wrong here, I’m not knocking it. Far from it because, whilst I am not a full-on Greenie, I have been doing green things from a time when to do so openly was almost career suicide. By John Bowen.

he important thing for me though is the environment with a small e, the working environment. From the first day that I had responsibility for a facilities management team I tried to make what we did as a team first and foremost about making the workplace somewhere that people could come to and give their best. Into the bin went the landlord style of scheduled maintenance and instead we spent our money on things that mattered to the people who worked in our buildings. That focus wasn’t just confined to the fabric and interior of the buildings either; we changed our approach to the grounds as well, again thinking about the working environment and our impact on our neighbours. Now this all involved spending money, but we actually spent less than had been allocated for our predecessors, mainly by working smarter. Along the way we did a lot of things for the Environment with a big E too, but much of what did there was made a lot easier because we had happier people who saw what we had done for them and were generally more on-side for green initiatives. Later, when green schemes were common, similar tactics turned around the workforce at a building where there was widespread abuse of, for example, recycling bins; everything was getting put into the nearest bin (if you were lucky, a lot just went onto the floor). These were problems that line management should have resolved, not the FM team, but in nine months we transformed attitudes.
