Becknell Industrial bought 103 acres at Westlake Industrial Park for expansion, almost doubling its acreage there. Matt Hubert, senior vice president of leasing and development, said Feb. 16 by email that Becknell bought the property “to continue growing our footprint in the Jacksonville market.” He said Becknell plans to develop three buildings totaling about 955,000 square feet of space. Plans will be shared through its marketing team, Guy Preston and Seda Preston at Colliers International. He said Becknell previously bought three parcels totaling about 150 net developable acres. Becknell Industrial, based near Chicago, paid $6.06 million for the 103 acres, which carry 1.2 million square feet of development rights. Becknell bought the property Feb. 12 through Westlake 24 Industrial Venture LLC. It bought the land from Norfolk Southern, through Westlake Land Management Inc., of Norfolk, Virginia. Westlake is along Pritchard Road, west of Interstate 295.
Hubert said the purchase, known as Lot 24, is along Pritchard Road in the southwest area of Westlake. The lot is south of Becknell’s Lot 33 purchase and west of its Lot 21 property. Hubert The purchase expands Becknell’s holdings in Westlake to about 250 net developable acres, Hubert said. Hubert said Becknell has completed a 185,250-square-foot facility leased to Cardinal Health Services. He said Becknell has two more sites graded and prepared for development of several buildings totaling more than 1.5 million square feet. Guy Preston and Seda Preston brokered the sale. The Hillman Group is ready to renovate and expand the warehouse it leases in North Jacksonville. The city issued a permit Feb. 10 for Dana B. Kenyon Co. to renovate the 96,523-square-foot Hillman warehouse at 3650 Port Jacksonville Parkway at a project cost of almost $2.28 million. Dana B. Kenyon Co. also is building the foundation for the 95,523-square-foot expansion in NorthPoint Industrial Park. The city issued the foundation permit Dec. 3 at a project cost of $710,374. Hillman Group provides hardware products to more than 25,000 customers, including Lowe’s, The Home Depot, Tractor Supply Co., Ace Hardware and Walmart. The expansion doubles the square footage to about 190,000 with a total investment of $8.45 million. That comprises $7.25 million in real estate improvements and $1.2 million in machinery, equipment, furniture and fixtures over the next two years. The Jacksonville City Council signed off Nov. 24 on a $200,000 property tax incentive for the expansion. It provides Hillman a five-year Recapture Enhanced Value Grant at 50% for the $8.45 million investment. Hillman said it will create 50 jobs at an average annual salary of $30,000 plus benefits. Coleman Movers warehouse sold for $6.68M IP Capital Partners LLC sold a Northwest Jacksonville warehouse to The Ninigret Group L.C. for $6.675 million. Property records show the 110,451-square-foot warehouse was built in 1967 on 12.39 acres at 1200 Ellis Road N. A Nov. 20 Crexi commercial real estate report says Coleman American Moving Services has a lease on the property through year-end 2031. IP, based in Boca Raton, sold the property Feb. 8 through SCIP 1200 LLC. The Ninigret Group website says it is a Salt Lake City-based diversified real estate company.
