A LETTER FROM THE PRESIDENT On March 24th, more than 240 leading professionals from Jacksonville’s commercial real estate industry gathered to network and celebrate the achievements of our colleagues and peers for a very productive 2021. The event was held at the beautiful Prime F. Osborn III Convention Center Grand Lobby. Awards Committee Chair Julie Hargrove, Chapter Executive Director Lauren Davis, and their Awards Committee planned and executed a fantastic event once again. Awards were presented to individuals, companies and projects in recognition of their successes and contributions to the industry, chapter, and community. Categories included Developer of the Year, Office Broker of the Year, Industrial Broker of the Year, Office Lease of the Year, Office Sale of the Year, Industrial Lease of the Year, Industrial Sale of the Year, Construction Projects of the Year, Land Sale of the year, Design of the Year and Renovation of the Year. This year’s winner is Julie Hargrove. Julie is a market manager for Armstrong Flooring and Awards Chair. Julie has been at the helm of this extremely important annual event for five years and continues to do an excellent job. It takes a lot of volunteers and staff to put on the event, but she has led the committee every step of the way.

Strategic Sites – Clifford Commercial The Distinguished Service Award recognizes an associate member who provides significant service to the Chapter for one year or over a period of years. This year’s winner is Katie Kirchner. Katie is a partner and real estate broker with Strategic Sites and last year’s VP of Public Affairs. As a dedicated volunteer, Katie has worked tirelessly to support the organization. In addition to serving in her role for Public Affairs, Katie is very active in participating at a board level in many other areas for the Chapter. What do you enjoy most about your work? Outside of the people I have the privilege to meet and work with, the most rewarding thing is watching a company grow and knowing you had a small part. In lieu of being a direct employee or physically laying the bricks of their new building, banking has allowed me to help companies turn their visions into reality. It is incredibly rewarding and ripples across our entire community.
would you be doing? Doing what I do now but more time for golf and travel. What do you enjoy most about your work? I love seeing a ground up industrial development from start to finish. It is a great feeling to drive by a building that creates jobs/goods for the community and know I played a small part in making it happen. What do you least enjoy about your work? It is difficult to get away sometimes….so good thing I like it.

Moving to a new city and starting from scratch right before my first son was born. If you could talk to your 17-year-old self, what advice would give them? Don’t stress over what you can’t control. Also, whatever is important to you at 17 probably won’t be on your radar as an adult. Tell us something not many people know about you: I have never seen a Star Wars movie, but someone calls me Skywalker at least once a month.
What do you least enjoy about your work? The ‘Red Tape’ that comes with having a profession in a highly regulated industry. Where were you born? Clearwater, Florida. Where did you go to school? Florida State University. Tell us about your family. I am recently married to my beautiful wife, Snow. We have two overly energetic, rescue dogs and spoil our many nieces and nephews whenever we can. How long have you been in Jacksonville? 10 years How long have you been in the real estate industry? I have been in commercial banking since 2009. If you won the lottery tomorrow, where would we find you and what would you be doing? The real question is if you could find me! We would be travelling all over the world getting settled just long enough to experience the culture before moving to the next dart on the map.

What was your first or worst job? At an early age, my father encouraged my brother and I to become certified as soccer referees. I would finish a match and change from my team uniform into my referee uniform for another match across the park. My age didn’t seem to deter confrontation from some parents though! What is your greatest personal and/ or business accomplishment? Not being local to Jacksonville and being “young” in an industry that, at times, views youth as a detriment created a challenge in establishing myself. I am extremely proud of my ability to integrate, build, and become a trusted resource for my network of peers, colleagues and clients I now call friends. If you could talk to your 17-yearold self, what advice would give them? There is always a way to change perspective to find appreciation. Tell us something not many people know about you: I am mostly vegetarian.

The VanTrust team had another solid year in 2021 as they continue to be one of the most effective and reputable developers in the state, being highly active in both the industrial and office markets. If you won the lottery tomorrow, where would we find you and what would you be doing? I would be on an extended vacation, but then I would be back in the office, ready to work and hopefully giving back to my community in a more meaningful way than I could prior to my win.
Estate Capital are currently investing $40 million in Downtown. When JWB’s current projects are built to completion, their total investment in Downtown will be about $475 million! JWB’s impressive resume of Downtown projects include the Federal Reserve Building, the Baptist Convention Building, the Porter House Mansion, and Johnson Commons – to name a few. These projects will help bolster Downtown’s vitality, enhance the inventory of restored historic properties, and assist in creating a vibrant, concentrated, and walkable Downtown for all.
What do you enjoy most about your work? I love finding solutions to problems and I love the diversity of people I work with. Each client has a different specialty or business, so I am constantly learning about new industries and concepts.
The Dr. Lew Klechak Award recognizes individuals who have made outstanding contributions resulting in a significant impact on the continued development of downtown Jacksonville.
In addition to his development efforts, Alex promotes Downtown through engaging electric scooter tours where he shares the Downtown story and educates interested parties on current and upcoming projects that are shaping our city center.
Dr. Lew Klechak was first honored with this award in his name for his vision and unselfish devotion for over 15 years to the revitalization of the downtown area while he was Chairman of the Downtown Development Authority (DDA). Since then, many noteworthy individuals have been awarded the same honor, given by the Downtown Investment Authority. This year, the DIA awarded Alex Sifakis, JWB Real Estate Capital the 2022 Klechak Award.
Taking his support for Downtown even further, Alex recently spearheaded Build Up Downtown (BUD), a privately funded, nonprofit organization facilitating and advocating for preservation, smart development, and great public spaces within Downtown. BUD aims to be a resource of support for the DIA and DVI to reinforce Downtown as the City’s unique epicenter for business, history, culture, education, and entertainment.

How long have you been in the real estate industry? 2003, I worked for a few local, commercial developers prior to joining the Strategic Sites team in 2011.
Where were you born? Bethesda, Maryland. Where did you go to school? University of North Florida. Tell us about your family. Justin and I have two smart, beautiful, independent girls – Samantha is 13 and Morgan is 7. How long have you been in Jacksonville? My family moved from Maryland to Jacksonville in 1990. I grew up in Jacksonville and in the beach communities. Northeast Florida has changed so dramatically over the past 30 years, it is exciting to be a part of the growth.
What was your first or worst job? Babysitting. I was not blessed with the virtue of patience. If you could talk to your 17-year-old self, what advice would give them? Stay true to yourself, strong in your moral compass and stand up for what is right. Life is tough, stay your course and surround yourself with people who push you to be and do better.

The 2021 NAIOP Lifetime Achievement Award was presented to John Carey in recognition of his nearly 40 years of leadership and accomplishment in the commercial real estate industry. Known for his vision, clarity, toughness, and integrity, John delivered some of our area’s most significant real estate developments. He is a fixture in the Northeast Florida community and real estate industry, leading

John and his family moved to Jacksonville in 1998 and he began working with The St. Joe Company. When St. Joe spun off their railroad assets the following year, John was tapped to lead the new organization. John built Flagler Development Company from scratch into a statewide commercial real estate powerhouse. More importantly, John emerged as a great leader of people and a champion of delivering a quality product. Following his time with Flagler, John founded Whitehall Real Estate Partners, and in 2016 was hired to open the Florida office of VanTrust Real Estate. Since this time, John and his team grew VanTrust’s influence
all over the state and emerged as a leading developer of office and industrial properties. VanTrust remains one of Northeast Florida’s most active and successful real estate developers. Given all of his professional accomplishments, John is best known for his true sense of character, handling things with integrity, fairness and class. John has also always focused on giving, supporting and being part of the community, particularly through the foundations of the YMCA and Catholic Charities. His impact on all of those he has worked with and all those close to him is undeniably positive, impactful, and long-lasting.

Florida is the only state that still charges this tax to businesses.
While 2021 was a challenging year, NAIOP Northeast Florida’s advocacy for our membership and industry continued to push forward.
Although the 2022 Chapter Leadership & Legislative Trip to Washington D.C. was canceled, we were fortunate that several members of our Board were able to meet personally with key legislators in Tallahassee. We have held several meetings with Florida State Senators and House Representatives this year to discuss issues important to our membership and the industry overall. We are closely aligned with several legislators, and we continue to work directly with NAIOP of Florida Lobbyist Chris Carmody to make sure our voices are heard.
NAIOP Northeast Florida and NAIOP of Florida continue to advocate for a decrease in the business rent sales tax. With the major reduction in the business rent tax adopted during the 2021 legislative session, there has not been a major appetite to further reduce the tax during the 2022 legislative session. The 2022 tax package does not have a reduction in BRT. This was expected, given 2021’s major reduction. However, we are hopeful that this tax will continue to decrease incrementally over the next several years until the tax is eliminated.
