Bacardi USA, the sister distribution company, has leased warehouse space at One Imeson at 1 Imeson Park Blvd. for 20 years, Schuchts Schuchts said. That operation is about 8.5 miles southwest of NorthPoint and 3 miles south of the bottling plant. Schuchts said Bacardi will move in the first quarter from 292,000 square feet at One Imeson into a 351,000-square-foot building at NorthPoint. He said the NorthPoint building, which is under development, has higher ceilings “and a fair amount more efficiency.”

Southern Grounds announced plans April 29 for a location in downtown St. Augustine, with work expected to begin in the next two to three months. Coffee-chain owner Mark Janasik said he, along with McGarvey Residential Communities, will renovate the structure at 36 Granada St., the former Corazon Cinema and Cafe. Interior demolition of the building has begun. It is across the street from the Lightner Museum, two blocks from Flagler College and borders the historic Lincolnville neighborhood. “In our opinion this was irreplaceable real estate that fit with our ‘community based’ approach to site selection,” Janasik said by email. “It’s no secret that St. Augustine is an amazing food town with very talented restaurateurs, chefs and hospitality professionals … We feel the town would appreciate our sustainable approach to our business.” Janasik said the St. Augustine location would include Southern Grounds and a separate concept, Alder & Oak, that would offer local and coastal-inspired woodfired cuisine and Prohibitionstyle cocktails. Alder & Oak will be full-service and open for lunch, but be geared more toward a dinner and evening crowd. Fast-casual Southern Grounds is open from breakfast to dinner.

Bacardi USA plans to move from the One Imeson center into a 351,000-square-foot building at NorthPoint Industrial Park along Port Jacksonville Parkway near New Berlin Road in North Jacksonville.

Bacardi USA is the Project Pineapple that committed to lease a NorthPoint Industrial Park warehouse. Broker Wayne Schuchts, principal with Avison Young in Miami, said May 3 that the rum bottler will move its distribution function from one North Jacksonville development to another. “Bacardi needed more space and more efficiency,” said Schuchts, principal of industrial, land and office leasing. He said Avison Young has represented Bacardi for 15 years. Jacksonville-based Bacardi Bottling Corp. operates at 12200 N. Main St., 6 miles west of the NorthPoint facility. It bottles Bacardi rum-branded products and employs more than 200 people. Bacardi’s many rum flavors include pineapple.

Pickwick Apartments sold for $26 million Canada-based JMJ Property Holdings sold the Pickwick Apartments in Mandarin for $26 million on April 22, according to a Duval County Clerk of Courts deed. Hilltop Pickwick LP, managed by Houston-based Hilltop Residential Investments, bought the property. JMJ sold the property through Pickwick Jax LP. Hilltop secured an $18 million mortgage for the property from First Horizon Bank. The 152-unit apartment community at 3580 Pall Mall Drive was built in 1985. It is south of San Jose Boulevard and Old St. Augustine Road. The property last sold in 2017 for $14.8 million.
