hen bankrupt Stein Mart Inc. closed its stores in October, real estate brokers predicted the six Jacksonville spaces would be attractive to retailers that include gyms, supermarkets, furniture stores and other shopping uses. They are starting to land tenants.
Plans surfaced for the closed Stein Mart at 13475 Atlantic Blvd. in Harbour Village to become Crunch Fitness, and the vacant store in Point Meadows is slated for lease to Bailey’s Health & Fitness. Landlord Sleiman Enterprises COO Michael McNaughton said July 5 that the 32,000-squarefoot Point Meadows location at 10915 Baymeadows Road has been leased to Bailey’s. The Downtown Investment Authority will likely file legislation with City Council in August for a $114 million incentives package for Jacksonville Jaguars owner Shad Khan’s plan to build a Four Seasons hotel on the riverfront south of TIAA Bank Field. The DIA board voted 8-0 on July 7 to support the deal with Khan development company Iguana Investments Florida LLC for the estimated $321 million project. It also includes an office building and rebuilt public marina. After the vote, Jaguars President Mark Lamping told reporters if the deal gets through Council, “there’s no doubt we’ll have a Four Seasons in Jacksonville.” Khan agreed to a minimum $301,057,548 private investment in the 176-room Four Seasons hotel with 25 for-sale luxury condominiums and a 157,027-square-foot, six-story Class-A office building. The taxpayer contributions include a 20-year, 75% Recapture Enhanced Value Grant up to $47,683,955; a $25,834,887 project completion grant; and a 4.77acre portion of the former Kids Kampus park parcel appraised by the DIA at $12,466,772. The DIA board’s vote also issued a 30-day notice of deposition for the Kids Kampus land — the proposed hotel site. DIA CEO Lori Boyer said she will file a bill with Council if the disposition does not produce other credible offers for the property.
