The Downtown Development Review Board will consider two Brooklyn projects at its next meeting Aug. 20. Landscape architect Joe Loretta seeks conceptual approval for a mixed-use development called The Hub Brooklyn, proposed at southwest Riverside Avenue and Forest Street. The application shows it could include two food vendor buildings, outdoor courtyard seating and a design studio with two rooftops for special events. While it does not specify the food ven-
dor tenants, plans show they could be a coffee shop and street taco shop. “The HUB is a quaint gathering place composed of open courtyards and covered patios,” a description of the project reads. “It’s a place to meet friends for coffee and artisanal fare, a refuge from the office grind, a spot to refresh after walking the Emerald Trail, perhaps cocktails and al fresco before the evening’s big event.” The site is 0.21 acres. The building is projected to be two floors and about 11,000 square feet. Superior Construction Company Southeast LLC owns the property.

Developers are moving ahead with a disputed San Marco apartment community now that a Florida administrative law judge recommended in favor of the project. Harbert Realty Services Vice President of Development Bill Ware said Aug. 11 that architectural designs for the 133-unit Park Place at San Marco will be ready for internal review in a few days and will be submitted to the city by early September. “We had a relatively high level of confidence that (the recommendation) would come out in our favor. It wasn’t a surprise, per se, but we’re glad to have it behind us,” Ware said. Administrative Law Judge Francine Ffolkes entered the recommendation Aug. 10 after a final hearing in the complaint, which alleged the project’s proposed building height and density violate the San Marco neighborhood’s overlay provisions set in the city Land Development Code. The issue was whether a small scale development amendment to the city’s future land use map of the city’s 2030 Comprehensive Plan adopted by Ordinance 2019750-E on Feb. 25 is “in compliance” as defined by state law. San Marco-based Corner Lot Development Group, led by Andy Allen, and Birmingham, Alabama-based Harbert Realty want to develop the 2.87-acre project at 2137 Hendricks Ave. The project is proposed on a section of South Jacksonville Presbyterian Church property. AMC Theatres to reopen Aug. 20 AMC Theatres plans to reopen its Regency 24 and Orange Park 24 cinemas Aug. 20. It’s part of plans announced Aug. 13 to open more than 100 theaters. On Aug. 20, all tickets will be 15 cents as part of its “Movies in 2020 at 1920 Prices” promotion. Films include “Beauty and the Beast,” “Black Panther,” “Bloodshot,” The Goonies” and more. Starting Aug. 21, the classic films, including “Inception: 10th Anniversary Event,” will be $5. Tickets to new releases will be at regular admission prices. Guests and workers are required to wear protective masks. The Yulee AMC is scheduled to reopen Sept. 3.
