The Skinner homestead is in review for apartments and town houses; the 30-acre San Jose property could be sold to RangeWater Real Estate by year-end.
The Skinner family homestead in the San Jose area, which was the original Meadowbrook Farms dairy land, is under contract for sale by year-end for redevelopment into apartments and town houses. City records show the 29.51acre site at 6765 St. Augustine Road is in city review for development into 280 apartments and 100 townhouses by RangeWater Real Estate. Skinner III The property, at St. Augustine Road and Old Kings Road South, comprises several single-family houses and other structures. Skinner family representative A.C. “Chip” Skinner III said Sept. 9 the developer is in permitting and hopes to be in a position to complete the sale by the end of the year. RangeWater had no comment. The Skinner family has property under contract in the Seven Pines development at southeast Butler Boulevard and Interstate 295 for apartments. Family representative A.C. “Chip” Skinner III said Sept. 9 it is the first multifamily project on the property, previously known as the Southeast Quadrant. Through Sawmill Timber LLC, the family intends to sell about 10 acres for development of 300 apartment units. Skinner said the property sale could close by year-end, pending permitting approvals. A conceptual site plan shows that Spectrum Companies plans 280 apartments and 20 town house units. SEE BUTLER, PAGE 2
THE SKINNER HOMESTEAD The 29.51-acre site at 6765 St. Augustine Road is in city review for development. The property comprises two parcels owned by Skinner/Jones family members.
Homes and town houses are proposed along Powers Avenue. About 74.2 acres of Skinner property is slated for single-family and multifamily town house development along Powers Avenue. The July 9, 2021, site plan shows that Lennar Homes LLC of Miami is the developer of the infill project. The city enacted Ordinances 2021-0407 and 0408 on Sept. 14 to rezone the site and change the land use of the vacant property, which is across Powers Avenue from Samuel W. Wolfson School for Advanced Studies. Plans show 130 single-family homes and 337 town houses. The multifamily portion comprises 46 buildings.

Imeson Park Building B sells for $50.8 million Kansas City-based VanTrust Real Estate sold its Imeson Park Building B for $50,832,000 to a group controlled by David Miller, CEO of Hawksbay LLC. The 552,720-square-foot building is under construction at 10501 Cold Storage Road in North Jacksonville. It is expected to be completed next month. It is part of the 156-acre master-planned industrial business park. Guy and Seda Preston of Colliers International represented the buyer in the transaction. LaRose Industries LLC leases 315,000 square feet in the building, and 236,000 square feet is available for lease.
