BJ’s could be looking at Beachwalk

Live Oak Contracting is overseeing construction of the project. Chance Partners LLC broke ground on another multifamily project down the road in September 2018. The 284-unit San Marco Promenade is on 17.3 acres at Philips Highway and River Oaks Road. It’s expected
BJ’s Wholesale Club could be opening at the Beachwalk development in Northern St. Johns County. The Prosser Inc. civil engineering firm asked JEA, Jacksonville’s power utility, about the availability of electric, water, sewer and reuse services to serve the BJ’s Wholesale Club at Beachwalk. The 3,000-acre masterplanned Beachwalk community is in development north of County Road 210 between Interstate 95 and U.S. 1. JEA serves that area. It would be the first membership wholesale club in St. Johns County. St. Johns County Director of Economic Development Melissa Glasgow said she heard about a prospective wholesale club at Beachwalk but has not seen a definitive plan and could not confirm BJ’s Wholesale Club’s interest. She looks forward to the possibility. “We don’t have one,” she said about a wholesale club in Northern St. Johns County, which has attracted residential development.

When it’s complete, the two-building, 486-unit San Marco Crossing will be an “anchor for revitalization for all of Philips Highway,” District 5 City Council member LeAnna Cumber said Thursday at the project’s groundbreaking. The apartments will be built on 8.89 acres on two blocks bounded by Olevia Street, Mitchell Avenue, Philips Highway and Perry Place. Bertha Street runs between the two parcels of land. It is off of Interstate 95. Phase A of the $69.2 million project is set to be complete by year-end 2020, said Jeff Rosen, principal at Chance Partners. It will include a four-story building with 290 market-rate units along Philips Highway and a four-level parking garage.

Phase B will be another four-story building with 196 units and a four-level parking garage. It will be complete six months after Phase A. The project is in an opportunity zone, designated by the Tax Cuts and Job Acts of 2017, offering developers tax benefits when they make long-term investments within designated census tracts.
It would be the first membership wholesale club in St. Johns County.
Brooklyn Place construction permits The city issued permits Tuesday for construction of Brooklyn Place along Riverside Avenue, where Panera Bread, Chipotle and Bento Asian Kitchen + Sushi will lease space. Bay to Bay Properties LLC is the contractor for the two buildings and a dumpster enclosure on 1½ acres at a cost of $1.78 million. The Ferber Co., which is developing the site, said in June construction would be completed for tenant openings by summer 2020. In addition to the restaurants, there’s also a 1,520-square-foot retail space. Brooklyn Place is next to Brooklyn Station, anchored by The Fresh Market.
