fter four years of planning, searching for a location, name changes and renovations, Joaquin “Joe” Baez and his wife, Maryn, opened Lemonstreet Brewing Co. last week in the Rail Yard District, west of Downtown. Baez signed a lease in March for a 20,000-square-foot building at 2100 Dennis St. With more space than he needed, Baez installed two bocce ball courts, dart boards, several seating areas and a projector for eventual media use. Baez invested $1.1 million to start the brewery.

The building was a former book bindery, paper manufacturer and warehouse space. “This place was an old warehouse in disarray, and it took forever for us to get it into shape. Plus, we were doing it,” Baez said. “We’ve put in a lot of sweat equity into it to save money because we couldn’t afford to do this if we didn’t.” Baez said he will offer “just about everything,” with a focus on lagers and beers with lower alcohol content. The tap list ranges from 2.5% alcohol by volume to 5.5%, but Baez said he’s fermenting a 10% imperial Russian stout, which will

Two Arlington church properties are slated for a $16.5 million conversion for grades 3-8 and a high school for Global Outreach Charter Academy Inc. The deal also indicates that the former Belk store at nearby Regency Square Mall might be put to use by its new owner. Global Outreach Charter Academy Inc. plans to open a high school next year at the former Calvary Hill Baptist Church property in Arlington. Global Outreach, through Regency Charter Property LLC, bought the property at 1211 Lee Road from Calvary Hill Baptist Church Inc. on Sept. 13 for $450,000. The 5-acre site has a two-story, 29,127-square-foot building built in 1974. The church acquired the property in 1994. Church representatives did not return calls for comment. On the same day it bought the Calvary Hill property, Regency Charter Property LLC also bought the Impact Church of Jacksonville Inc. property at 8985 Lone Star Road for $6.1 million. The Impact Church property comprises 15.8 acres with a 63,463-square-foot, two-story building constructed in 2001. It is adjacent to Arlingwood Park. Church representatives did not return calls. Town hall on East San Marco plans East San Marco, the Publix Super Markets Inc.-anchored shopping center that first surfaced in 2002, will be the topic of a town hall meeting Thursday with developer Regency Centers. “We’re all set to show what we’ve been working on with Publix and the local stakeholders,” said Eric Davidson, Regency Centers senior manager of communications. East San Marco is proposed on vacant land at 1532 Atlantic Blvd. The San Marco Preservation Society will host the event at 6 p.m. at Southside Baptist Church at 1435 Atlantic Blvd. The free event is open to the public.
