The city is reviewing a building permit application and plans for Related Group’s proposed 326-unit RD River City Brewery apartments on the Downtown Southbank at a job cost of $70.84 million. Plans prepared by engineering and planning firm GAI Consultants Inc. include drainage, demolition and the master site plans for the Miami-based developer’s proposed replacement for the former River City Brewing Co. restaurant. Related Group told Downtown Investment Authority and city officials that it estimates the total project investment at 835 Museum Circle to be $99.16 million. The plans show an eight-story apartment complex with a 511-space attached parking garage. The GAI documents say 470 parking spaces will be for apartment residents, 11 Americans with Disabilities Act accessible spaces and 30 reserved for the adjacent Museum of Science and History. There are 62 bicycle spaces. MSA Architects Inc. is listed on the project’s online city permit portal page. The plans show space for a future stand-alone restaurant on a parcel east of the apartments facing St. Johns River Park and Friendship Fountain. Related Group is developing the project through RD River City Brewery LLC, according to the permit. SEE APARTMENTS, PAGE 2
TD Bank proceeding with 3 renovation projects TD Bank is renovating its Gate Parkway and Downtown Southbank properties and preparing a new operations center. Vericon Construction Co. LLC of Orlando will renovate the 1,746-square-foot former Synovus Bank building at 1326 Prudential Drive at a project cost of $555,624.. TD Bank also is renovating its space at 9715 Gate Parkway N. The city issued a permit Nov. 1 for ICS Builders Inc. to alter the space at a cost of $475,000. The building is TD Bank’s Jacksonville leadership offices. And TD Bank is preparing space for a new operations center in Deerwood North at 4600 Touchton Road E. The city issued a permit Oct. 4 for Ajax Building to renovate the space at a cost of $4.8 million. The bank targets spring 2022 for occupancy.

The website shows 26 Foxtail Coffee locations, most in Central Florida. There are six roasted coffee varieties for purchase on the website. The company uses Arabica coffee beans, native to Yemen and Ethiopia, but are grown in several countries around the world. The company says the beans it purchases are grown by farmers who respect the environment and pay fair wages. Regency Centers broke ground on East San Marco on Feb. 16, 2021, after 20 years of planning, economic downturns and partnership changes. It will be anchored by a 60,000-squarefoot Publix Supermarkets Inc. store. Orange Theory Fitness was announced as one of its first tenants. Construction is expected to be completed in mid-2022.

The proposed O&M Assessments as stated include collection costs and/or early payment discounts, which Duval County (“County”) may impose on assessments that are collected on the County tax bill. Moreover, pursuant to Section 197.3632(4), Florida Statutes, the lien amount shall serve as the “maximum rate” authorized by law for O&M Assessments, such that no assessment hearing shall be held or notice provided in future years unless the assessments are proposed to be increased or another criterion within Section 197.3632(4), Florida Statutes, is met. Note that the O&M Assessments do not include any debt service assessments previously levied by the District and due to be collected for Fiscal Year 2021/2022. For Fiscal Year 2021/2022, the District intends to have the County tax collector collect the assessments imposed on certain developed property, and will directly collect the assessments imposed on the remaining benefitted property by sending out a bill prior to, or during, November 2021. It is important to pay your assessment because failure to pay will cause a tax certificate to be issued against the property which may result in loss of title, or for direct billed assessments, may result in a foreclosure action, which also may result in a loss of title. The District’s decision to collect assessments on the tax roll or by direct billing does not preclude the District from later electing to collect those or other assessments in a different manner at a future time.
