SEVEN PINES DEAL Pavilion Health Services Inc., which buys and holds properties for Baptist Health facilities, paid $10 million Oct. 26 for property within the Seven Pines development at southeast Butler Boulevard and Interstate 295.

Baptist Health appears to be planning a medical facolity in the Skinner family’s Seven Pines development at southeast Butler Boulevard and Interstate 295. Pavilion Health Services Inc., which buys and holds properties for Baptist Health facilities, paid $10 million Oct. 26 for property within the development. It bought the land from Sawmill Timber LLC. Sawmill member Edward Skinner Jones said Pavilion bought 10 acres. “The first sale in Seven Pines Village Center will be a Baptist Health center,” Jones said. Baptist Health did not have details. “We can confirm the purchase of the property,” it said in a statement. The deed covenants and restrictions said the use of the purchased property is restricted to the development and

operation of medical facilities and commercial offices of no more than 120,000 square feet of space. The medical facilities included but are not limited to “medical offices, ambulatory surgery center, supplemental, multispecialty clinic or imaging center.” The agreement for sale and purchase was dated March 22, 2021. The Village Center property is designed for food, commercial, entertainment, hotels and other uses. Atlanta developer Jeff Fuqua had 67 acres there under contract to develop a food hall, grocery store, movie theater, apartments, hotels and event space, but the contract expired in 2020. The Skinners are selling land within the 1,063-acre Seven Pines property. SEE MATHIS, PAGE 2

The city issued a permit Nov. 2 for the interior renovation of the former Native Sun Natural Foods Market in Baymeadows for the Forever Vets Animal Hospital clinic and boarding. Equity Builders of Florida LLC is the contractor for the $346,466 renovation of 19,129 square feet, comprising a ground floor and mezzanine of office and conference space and an employee lounge. JAA Architecture is the architect. The former Native Sun Natural Foods Market sold for $2 million Dec. 16, 2020, to SDG Pet Properties LLC, led by Forever Vets Animal Hospital owner Dr. Shashi Galipalli. Native Sun owner Aaron Gottlieb sold the property at 11030 Baymeadows Road through EAG Holdings LLC. The 19,724-square-foot building sits on 1.83 acres at Baymeadows Road and Interstate 295. Forever Vets is a veterinary chain. Forevervets.com shows eight locations in Northeast Florida. The Native Sun chain closed in August 2019, citing an overcrowded grocery market. Native Sun reopened its Jacksonville Beach store.

Beach House Apartments sold for $67.3 million Beach House Apartments in Jacksonville Beach sold for $67.3 million Oct. 26, reflecting a unit price of $295,175. BR Beach House DST sold the 228-unit property, completed in 2010, to investment firm KKR and multifamily management company RPM Living Investments. The property, at 1300 Shetter Ave., is near the Jacksonville Beach Police Station and city athletic complex. The deed and mortgage were recorded Nov. 2 with the Duval County Clerk of Courts. New York City-based Bluerock Real Estate sold the property through BR Beach House DST. KKR bought it through KRE B House Owner LLC.
