Two speculative warehouses planned for NorthPoint

Pattillo Industrial Real Estate says it plans to start construction in the first quarter.

Pattillo Industrial Real Estate is permitting two speculative buildings in NorthPoint Industrial Park in North Jacksonville.

NorthPoint Building 7 is designed as a 314,900-squarefoot building at 3397 Port Jacksonville Parkway.

NorthPoint Building 9 is a 351,520-square-foot building on about 27 acres at 3559 Port Jacksonville Parkway.

NorthPoint is along Port Jacksonville Parkway between New Berlin Road and Alta Drive.

Pattillo Vice President Peter Anderson said Nov. 6 the company is permitting the buildings speculatively.

He hopes to start construction in the first quarter. The total investment in each building is about $20 million.

RESTAURANT NOTES Starbucks in Middleburg: Starbucks wants to build a 2,500-square-foot coffee shop and drive-thru on 1.38 acres at 1795 Blanding Blvd. in Middleburg. North Florida Land Partnership LLC of Neptune Beach is the landowner. Seattle-based Starbucks Corp. is the developer. Bowman Consulting of Melbourne is the civil engineer.

L&L Hawaiian Grill to Baymeadows: L&L Hawaiian Grill will open at 8380 Baymeadows Road, No. 4, in Centurion Square in the Baymeadows area. It leased 1,610 square feet of space. Landlord International Management Co. expects it will open in December or January. Focused on Hawaiian comfort food, L&L Hawaiian opened in 2017 in Argyle Village Shopping Center at southwest Blanding Boulevard and Interstate 295. L&L Hawaiian is based in Honolulu and the Argyle store was the first East Coast franchise. Menu items include barbecue chicken, pork with cabbage and Spam musubi and Spam saimin.

Whataburger to Atlantic North and Oakleaf: The city issued mobility fee calculation and concurrency reservation certificates for Whataburger to build a 3,745-square-foot, 68-seat restaurant on 1.25 acres in Atlantic North at northwest Atlantic and Kernan boulevards. Halff Associates Inc. is the civil engineer. Whataburger also plans a restaurant on 1.61 acres at northeast Old Middleburg Road South and Argyle Forest Boulevard in Oakleaf Corner.

Larry’s Giant Subs in Westside: The city issued a permit Oct. 27 for The Shrout Companies Inc. to build a 2,322-square-foot restaurant and drive-thru for Larry’s Giant Subs on 2.3 acres at 5857 Roosevelt Blvd. in West Jacksonville at a cost of $230,000.

Waffle House in Baldwin: The city is reviewing a permit application for Waffle House to renovate its Baldwin restaurant at 1066 U.S. 301 at a cost of $450,000.

Ellianos to Cedar Hills: The city issued mobility fee calculation and concurrency reservation certificates for a 700-squarefoot drive-thru Ellianos Coffee Co. shop at 3726 Blanding Blvd. in the Cedar Hills Shopping Center. Gmuer Engineering LLC of Gainesville is the civil engineer. The menu includes coffee beverages, bagels, breakfast sandwiches, muffins and cookies.

“We want to keep product on the shelf,” he said. “The market has been steadily absorbing space.”

As with industrial properties around the area, the growth of online retail is a factor.

“The e-commerce surge is impacting industrial real estate, causing a reshuffle of many companies’ distribution channels,” Anderson said.

Anderson said NorthPoint 9 is designed for a single tenant and NorthPoint 7 can be two tenants.

NorthPoint Industrial Park is designed for 11 buildings.

Among its current tenants are TRUAire Industries Inc., at Building 12A, and The Hillman Group, which is expanding Building 4.

Atlanta-based Stone Mountain Industrial Park Inc., a Pattillo affiliate, owns the 362acre NorthPoint. NorthPoint is a master-planned development at Alta Drive and Interstate 295.

The park is within 5 miles of Jacksonville International Airport and 3 miles of the Jacksonville Port Authority Blount Island Marine Terminal.

The vacancy rate in the North Jacksonville industrial submarket is about 13-16% in the third quarter, according to brokers’ reports.

Southern Seafood in Arlington: The city issued a permit Nov. 6 for Stateline Contractors Inc. to build-out the 2,400-square-foot former Nopalera Express restaurant at 8818 Atlantic Blvd. for Southern Seafood and Chicken Kitchen Inc. at a cost of $75,000.

RETAIL NOTE Trulieve to Baymeadows: The city issued a permit Nov. 6 for Trulieve Dispensary to build out a 3,000-square-foot location at 8355 Baymeadows Road, completing the tenant space at Baymeadows Corner. Commercial Restaurant and Retail Construction is the contractor for the $160,000 project. It is planned between Firehouse Subs and T-Mobile.

Regency Centers Corp. reported lower third-quarter earnings last week, but the Jacksonville-based shopping center developer said trends are improving for its retail tenants as they recover from COVID-19-related shutdowns.

“We are encouraged by our meaningful progress as demonstrated by increasing cash collections and productive tenant discussions over the past few months. As of the end of October, we collected 86% of third-quarter rent,” CEO Lisa Palmer said in Regency’s Nov. 6 conference call with analysts.

By comparison, Regency reported second-quarter rent collections of 72% a month after the quarter ended.

“As tenants are able to reopen, even with capacity restrictions, they gain the visibility they need to start paying their rent or to enter into a deferral plan that both they and we can feel confident in,” Palmer said.

“We’re signing new leases in categories such as grocery, banks, beauty, restaurants and medical. Some of these leases were originated pre-COVID, but we’re also executing new deals that were initiated well into the pandemic,” he said.

Publix’s adjusted earnings rose 44% to $836.2 million, or $1.20 a share.

Publix also said its stock price increased from $54.35 on Aug. 1 to $57.95 on Nov. 1.

The stock is not publicly traded and is made available for sale only to employees. Its price is determined by independent appraisals five times a year.

Publix has more than 225,000 employees, with 1,253 stores in seven Southeastern states.

The company’s annual report said it had about 194,000 shareholders of record, which includes former employees.

“Lumber markets provided a nice boost to third quarter earnings, but our team did a great job of increasing volumes to ensure that we took advantage of the stronger markets,” CEO Paul Boynton said in Rayonier AM’s conference call.

“Pulp markets are just beginning to show signs of recovery, and we remain poised to capitalize on them. In other segments like newsprint and corporate, we remain focused on controlling costs and improving our cash,” he said.

Fidelity earnings boosted by refinancing Fidelity National Financial Inc. last week reported a big increase in thirdquarter earnings, as the Jacksonvillebased title insurance company benefited from increases in mortgage refinancings.

Fidelity’s adjusted earnings from continuing operations of $1.48 a share were 38 cents higher than last year’s third quarter and 23 cents higher than the consensus forecast of analysts, according to Zacks Investment Research.

“We are very pleased with our third quarter results in which we experienced sequential improvement every month in closed orders per day,” Chairman Bill Foley said in a news release.

“We benefited from the delayed spring selling season and sustained momentum in refinance. During the third quarter, refinance opened and closed orders on a daily basis increased 83% and 87%, respectively,” he said.

Fidelity’s revenue rose almost 33% to $2.98 billion after the company acquired annuity and life insurance company F&G in June. Even without F&G, title insurance revenue rose 12.7% to $2.46 billion.

F&G produced $442 million in revenue in the quarter, and Fidelity also recorded revenue from investment income.

Black Knight earnings up slightly; revenue rises On Nov. 9, Black Knight Inc. reported third-quarter adjusted earnings of 52 cents a share, a penny higher than last year.

The Jacksonville-based mortgage technology company spun off from Fidelity said revenue rose 4.5% in the quarter to $312.6 million.

“The core fundamentals of our business remain strong and we continue to

execute on our strategy to drive revenue growth by adding new clients, expanding relationships with existing clients, delivering innovative solutions and pursuing strategic acquisitions,” CEO Anthony Jabbour said in Black Knight’s conference call with analysts.

Building sale helps FRP Holdings earnings FRP Holdings Inc. last week reported a third-quarter profit mainly because of the sale of a building in Baltimore.

The Jacksonville-based real estate development company reported earnings of $5.46 million, or 57 cents a share, after recognizing $5.7 million in gains on the sale of the industrial building and 87 acres of land in Fort Myers.

FRP said in a news release its remaining assets are performing well despite the pandemic.

“We had no issues with tenants paying rent and do not expect to. We had some concerns regarding our office tenants, but every tenant is currently paying rent and the only issue we had with back rent is one tenant who owes $6,500 for the month of April,” it said.

Chesapeake Utilities buys Western Natural Gas Chesapeake Utilities Corp. last week said it acquired Western Natural Gas Co. in Jacksonville.

Although Chesapeake is publicly traded, the company said in a Nov. 4 news release that terms of the deal were not publicly disclosed.

But on the same day it announced the acquisition, Chesapeake reported its third-quarter earnings and said in that release it acquired assets of Western for about $6.7 million.

Western was a family-owned company that provided propane service to about 4,000 residential and commercial customers in Northeast Florida, selling about 1 million gallons of propane a year, Chesapeake said.

Sharp Energy, Chesapeake’s propane subsidiary, acquired Western.

“This is an important acquisition for our company as it enables Sharp Energy to immediately expand the availability of its propane operations into Florida and build upon our existing propane footprint,” Chesapeake CEO Jeff Householder said in the news release.

Delaware-based Chesapeake provides natural gas, propane and electricity in the mid-Atlantic states, Florida and Ohio.

McCall Group executive Brad Glass builds on family construction legacy The University of North Florida graduate learned contracting from his father at The Auchter Company.

Glass said he worked on the City Hall at St. James Building restoration in 1997, a joint venture with Perry-McCall.

Glass said he’s thankful to be with The McCall Group and continues to share his family’s Auchter legacy with his two daughters, Julia and Emily.

“I’m proud when I drive my kids around downtown and point out the towers and buildings we built,” he said.

He said that since he started at Auchter, the work of the contractor has evolved into a start-tofinish role in development rather than just bid-and-build.

“The savvy developers out there understand that the contractor can really be their best friend and partner in these jobs,” Glass said.

Glass said The McCall Group and other firms often are hired before a project architect is named and works as a “negotiated partner” with the developer to budget a project as it’s designed.

That process can prevent cost overruns and provide guidance

on what’s feasible to build on a particular site.

“You wouldn’t believe how many times I’m out there looking for land when a developer is trying to find the property, budgeting it, having an architect come in and say ‘here’s what you could put on this property,’ ” Glass said.

“We’re really involved early in the process.”

Among its current projects, Perry-McCall is a co-contractor in the $145 million Wolfson Children’s Critical Care Tower and the Baptist Arrival Tower Downtown, partnering with DPR Construction.

Even with the COVID-19 slowdown, Glass said The McCall Group is “in the mix” pursuing more than $2 billion predominantly in Florida projects.

Glass has a “chase list” in Northeast Florida of more than $1 billion spread over 25 projects, including many in Downtown Jacksonville.

His goal is to land at least 25% of that work.

Glass said he is talking to Jacksonville Jaguars owner Shad Khan’s development company, Iguana

Investments Florida LLC. The McCall Group wants to bid on Khan’s proposed $450 million Lot J mixed-use project that is a partnership with the city and The Cordish Companies.

Perry-McCall also is in early talks with the Museum of Science and History on its proposal to move to the Downtown Northbank with an $80 million to $90 million facility and with The District, the $600 million mixed-use development by Dallas-based Preston Hollow on the Southbank.

Glass said The McCall Group is “heavily involved” in an unnamed multinational manufacturing company’s plan for a $40 million Downtown facility code-named Project Academy by city economic development officials.

“We were fortunate to have a very solid backlog of work going into (the pandemic),” Glass said.

“I’m seeing some very big work being talked about.”

“I remember he said it doesn’t matter if you’re selling pencils or you’re selling construction, they’re hiring you.”

Former Jacksonville Mayor and Gate Petroleum Co. CEO John Peyton first worked with Glass in the late 1990s when Auchter led renovations of the Ponte Vedra Inn & Club, a Gate holding.

“Brad’s family has touched just about every significant construction project in Jacksonville,” Peyton said. “It’s quite a legacy of commercial construction in our city.”

Auchter, founded in 1929 by George D. Auchter, was responsible for some of Jacksonville’s most recognizable structures before it shut down in late 2007 from financial strain because of the Great Recession.

It built the Independent Life tower, now the Wells Fargo Center, in 1977; the Times-Union building at 1 Riverside Ave. in 1967; and The Jacksonville Landing in 1987.

s a boy, Brad Glass had a ground-floor and often rooftop perspective to the construction of Jacksonville’s modern Downtown skyline.

Glass said his father, Bill Glass, always was inspecting blueprints and renderings at the family table, an unofficial satellite office for Jacksonville contractor The Auchter Company.

“We never could use our dining room table because it always had plans all over it. My dad worked day and night — a really hard worker,” Glass said.

Glass, 53, brought his 12 years of construction sales experience at Auchter to The McCall Group of Companies in 2017 as executive vice president of development, recruited by Perry-McCall Construction Inc. CEO Wayne McCall.

The group comprises PerryMcCall, Elkins Construction LLC and Parrish McCall.

Glass said he’s the only executive at the contracting firm dedicated to sales and marketing.

Glass didn’t immediately join Auchter after graduating from the University of North Florida in 1989. He didn’t want his peers to say “he took the easy path” going to work for his father.

Instead, Glass sold pharmaceuticals for six years, splitting the time between Abbott U.S. and Pfizer subsidiary Parke-Davis and Co. In 1995, his father asked him to make the transition to construction sales for Auchter, two years after Bill Glass had bought out the company’s stockholders.

“I told my dad I didn’t know anything about construction, but he told me it doesn’t matter.

FreemanWhite: Shaping the health care spaces of the future The company acquired

FreemanWhite President Chris Morales said the repeal of the certificate of need laws in Florida last year has resulted in the possibility of more design, engineering and construction work for the company in the state.

lot changed for Fr e e m a n W h i te when Jacksonvillebased Haskell purchased it in 2014.

The Charlotte-based company was a consulting and design firm, focused solely on health care.

Haskell, an architecture, engineering, construction and consulting firm, saw an opportunity to purchase FreemanWhite and expand it to become a full-service, health care construction, design, architecture, engineering and consulting firm.

FreemanWhite’s website says it is the health care industry’s “first truly integrated, single-source planning, design and construction firm.”

“We have a substantial increase in the depth of resources that we have accessible to us as a result of the acquisition,” said FreemanWhite President Chris Morales.

“Prior to the acquisition, we were a design and consulting company. Now we are the center of excellence for health care architecture, engineering and construction.”

FreemanWhite, established 128 years ago, remains based in Charlotte with offices in Jacksonville, San Diego and Brentwood, Tennessee. It employs 75 people across the four offices.

It does business across the country with health systems in California, Florida, Texas, New Jersey, Louisiana and other states.

Locally, it served as the architect of several structures for Baptist Health, including the Baptist MD Anderson Cancer Center and the Wolfson Children’s Critical Care Tower on the Downtown Southbank, which is the second

largest project on this issue’s Top Construction list.

Michael Aubin, president of Wolfson Children’s Hospital, said FreemanWhite is helping make the new tower “unlike anything that has been seen before.”

Aubin said it will incorporate natural light in every room, spacious patient suites and the latest equipment.

“We are working with FreemanWhite to create one of the most innovative neonatal and pediatric intensive care medical facilities in the world,” he said.

“Every aspect of the Wolfson Children’s Critical Care Tower was primarily designed with children and families in mind.”

Nationally, FreemanWhite has worked with Baylor University Medical Center, Carolinas Medical Center, Emory University Hospital and Orlando Health.

“We have a heavy concentration and focus in the Southeast by virtue of the fact that Haskell is located in Jacksonville,” Morales said.

Morales said the company has grown in the past several years, thanks to its ability to function in a design-build capacity.

“We’ve focused our efforts in supporting integrated project delivery,” he said.

Following the repeal of the certificate of need laws in Florida last year, Morales said health systems want to expand their footprints more often, resulting in the possibility of more design, engineering and construction work for FreemanWhite in the state.

There are other factors shaping health care development. Morales said the pandemic forced the company to work with its clients across the country to respond to

the crisis.

FreemanWhite helped a client in Bergen County, New Jersey, an early hot spot for the virus, retrofit and adapt an existing facility to treat COVID-19 patients.

“We had clients who were located in the Southwest and Texas who hadn’t seen an immediate surge so we were able to bring lessons from the clients who had been affected greatly to the clients who were still preparing,” Morales said.

As the pandemic kept nonemergent patients out of the hospital, the use of telehealth increased.

Morales said his firm will consider the trend when designing health care spaces in the future.

Hospital systems also are looking for ways to construct and design new facilities more costeffectively to help lower the over-

all costs of care, Morales said.

“That continues to shape the industry,” he said.

Morales, 44, has been with FreemanWhite since 1999. He is based in the Charlotte office.

He said working through the COVID-19 pandemic turned out to be one of the most rewarding and informative experiences of his career.

“Health care is ever-changing,” he said. “It remains as dynamic an industry as it’s ever been. The work we do with health partners matters. We’re helping people and we’re helping providers deliver care to their patients where they need it the most, and for me that is meaningful work and that keeps me motivated.”

The 43-year-old firm provides construction engineering and inspection, environmental services and surveying and mapping supporting land development, public works and transportation projects for the private sector and federal and state government agencies.

Even with its decades of expansion, the firm retains its founders’ philosophy, said ETM Vice President Tyler Mathews.

That keeps the company, “local, boutique and client focused,” he said.

After a developer acquires property, a firm like ETM is the next partner needed for a project.

“We get involved when somebody wants to take a piece of land to the market,” Mathews said.

The firm works with landowners, real estate brokers, land use attorneys and bankers to help add value to the property, he said.

Established by three real estate developers, the firm has grown to about 250 partners and employees with headquarters in Jacksonville and offices in Gainesville, Lake Mary and Palm Coast.

Mathews, 30, is the son of N. Hugh Mathews, who joined ETM in 1986 and was named CEO in 2013.

Projects aren’t classified as much by physical size as by complexity. The firm works with some of the largest landowners in the state, but much of its work is done on smaller footprints, like the Daily’s convenience store and gas station being developed Downtown.

“We’ve been involved in Nocatee since it was a pencil sketch 20 years ago,” Mathews said of ETM’s largest project to date.

The smaller projects, like Daily’s Downtown, can be just as, if

not more, complex, with issues such as state transportation permits, stormwater mitigation and utilities infrastructure, he said.

Business at ETM reflects real estate development trends, whether that’s on the upward or downward trend.

The firm faced challenges when the real estate bubble burst to bring on the Great Recession of 2007-09.

Mathews said building permit applications in Northeast Florida fell from about 18,000 a year to about 3,000.

Real estate development essentially came to a halt and ETM had no choice but to temporarily downsize its workforce.

“When nobody needs your services, it’s hard to stay in business,” Mathews said.

Even without its landholder and developer clients, the firm weathered the recession because by that time it had diversified its client base to include public sec-

tor projects.

When the private sector was soft, ETM worked on state and federal transportation and other government projects, such as work for the city and JEA. That market is more recession-proof, Mathews said.

The current challenge is the COVID-19 pandemic, but it’s nothing like the recession 13 years ago.

“In ‘08, people told us to put the pencil down and stop working,” Mathews said.

“Now, everybody took a six- to 12-week pause. A lot of our clients went into a holding pattern, but the market stayed healthy.”

Single-family development and apartment construction continues, along with the strong commercial real estate market fueled by the many warehouse and e-commerce distribution projects in Jacksonville.

Mathews said there still is uncertainty in the market, with

national administration changes and how those might affect interest rates.

The coronavirus might change the commercial real estate market and that’s another factor, with companies discovering that people can work remotely instead of in the traditional setting.

“The office market is odd.

People are trying to figure out the future,” Mathews said.

Even with the continuing COVID-19 considerations, ETM anticipates a positive trend for the local real estate development market.

“Our business is reliant on growth. We’re fortunate to be in a city that’s been growing for 40 years,” Mathews said.

“We live here. It’s home. We’re bullish on Jacksonville and how it will compete nationally and globally.”
