Ashley Square can take shape in the Cathedral District Downtown. The city issued a permit Nov. 12 for NEI General Contracting Inc. of Ocoee to build the 120unit senior housing community at 650 N. Newnan St. Blue Sky Communities of Tampa is the developer and PQH Group Design Inc. of Jacksonville is the architect for the 168,260-square-foot project for older adults. Breeze Homes, a subsidiary of Corner Lot Development Group, is ready to sell 268 “affordable, attainable” homes in five singlefamily housing developments throughout Jacksonville, all of which opened last month. Corner Lot Director of Operations Michael O’Neal, controller for Breeze Homes, said homes in four of the developments will sell for $200,000 or less. Homes in the fifth development are priced in the mid-$200,000s. Four of the developments have homes that are sold or are under contract. Nine Mile Creek has 50 singlefamily lots at 5809 Trout River Blvd. in Northwest Jacksonville. Five homes have sold at an average price of $186,000, O’Neal said. Another 14 are under contract and under construction. Sizes range from 1,365 square feet with three bedrooms and two baths to 1,752 square feet with four bedrooms and two and a half baths. Margaret’s Landing has 60 lots at 2525 Dunn Ave. in North Jacksonville. Three homes sold at an average price of $186,500, with 13 under contract. Those homes are slightly smaller, ranging from 1,200 to 1,500 square feet. Camfield Landing is in Southwest Jacksonville at 8835 Hipps Road. The 29-lot development has seven homes under contract. They range from 1,451 to 1,648 square feet. Walker’s Ridge is at 9775 103rd St. on the Westside. The 112-lot development is under construction, with the goal of opening

The deed shows the buyer as 4073 Philips Hwy LLC and Sherry L. Franklin of St. Augustine. Jeffrey Dunham manages the LLC. The property is at 4051 and 4073 Philips Highway. Addison Commercial Real Estate Inc. President Duke Addison said Nov. 9 he brokered the sale. The buildings total 68,391 square feet, meaning they sold for $98 a square foot. Addison said the property is fully leased and anchored by Village Bread Co., Lutheran Social Services of Florida Inc. and other tenants.
