First Baptist Church hired CBRE Jacksonville to help market and sell 11.29 acres of its Downtown campus, the commercial real estate firm announced Dec. 5 in a news release. First Baptist Senior Pastor Heath Lambert unveiled a plan Sept. 8 to downsize its 13.7-acre campus in the Downtown core in response to declining church attendance and a growing multimillion-dollar maintenance bill on its aging 1.5 million-square-foot property. and one of three real estate brokers from the firm working on the sale. In a phone interview, he said CBRE will seek a single buyer for the property. Barakat said the only change from Lambert’s original announcement is two of the site’s smaller buildings are under contract and won’t be part of the sale. Barakat declined to say which company or entity has a contract on the parcels, but said those structures amount to about 5,000 square feet. The Bearded Pig BBQ announced Dec. 4 it would add a second location in Jacksonville Beach by summer. It will take over the former Atlantic Coast Bank at 1700 S. Third St., across Florida A1A from Hugue-

The restaurant will be similar to the restaurant’s original location in San Marco, which serves barbecue food in a fast-casual setting. It will serve beer and wine along with offering a full liquor bar. Owner Michael Schmidt said it

will seat 150 customers indoors and outdoors. It will have a children’s play area. If approved Jan. 13 by the Jacksonville Beach Planning Commission, construction will begin soon after with a goal of opening by summer. Schmidt said he had been looking for a location at the Beaches but had

M Shack will close its Riverside location Dec. 7, but the space won’t be vacant long. Another Broken Egg Cafe franchise owner James Buckner said he looked across Jacksonville for a space to open the breakfast-brunchlunch chain, but the M Shack location at 1021 Margaret St. couldn’t be beat. “It’s just what we’re looking for in a location,” Buckner said. “It’s got a fully functioning bar, a kitchen the size we need, the square footage. If you could think of an ideal situation, that was it.” Buckner approached M Shack owners Matthew and David Medure to take over the space. Matthew Medure said it made “good sense” to close the M Shack restaurant and turn the space over to Buckner. The brothers will open Midtown Table at Gateway Village at Town Center in January, which Matthew Medure said contributed to SEE BROKEN EGG, PAGE 2

Innovation Park lands Paycor, Army Corps of Engineers Colliers International Northeast Florida announced Dec. 3 that Paycor leased 33,696 square feet of space in Innovation Park, an office complex at 6735 and 6737 Southpoint Drive S. Colliers also said the Army Corps of Engineers leased 5,659 square feet. Both leases are in 6735 Southpoint Drive S. Paycor is a payroll and human resources firm with an address on its website in Greystone Business Park. The leases increase occupancy to 85% since the property was vacated by CSX Corp. in March 2018.
