Owners of the historic Seminole Building Downtown applied to the city for a permit to build a rooftop patio on the third floor of the three-story building at 400 N. Hogan St. River City Contractors is the contractor for the $131,182 project, which will create the patio on the roof above the secondfloor. Alex Sifakis, president of the ownership group, said it should be completed in the first quarter. Sifakis said Dec. 8 the patio will create about 800 square feet of outdoor space to complement the interior event space. It could be used for outdoor cocktails, music, photos and other uses. Umbrellas will provide shade. He said it has a “great view of City Hall and James Weldon Johnson Park.” Robbins Design Studio is the architect. Codes-ABC Inc. is handling code compliance. It’s the next step in ownership’s plans to renovate the 111-year-old building for more uses. It is anchored by Sweet Pete’s candy company, which

Jacksonville University is working with the city of Palm Coast to establish a health care education campus in a Community Redevelopment Area and Innovation District within Palm Coast Town Center. Palm Coast City Council is scheduled to vote Dec. 15 on a proposal to approve a $1.5 million grant and a $1 million forgivable loan to the university for the project. “It’s a move toward economic development,” said Matthew Morton, Palm Coast c i ty manager. When the agreement is approved, JU will build-out a Morton 6,000-squarefoot space in an existing building to create classrooms, labs and office space, said Matthew Swanson, JU vice president of finance and business operations. It will be the first campus outside Jacksonville in the institution’s 86-year history. Palm Coast is in Flagler County. The grant and loan also would be used to help provide for 20-30 staff at an average annual salary of $67,000; technology resources; and marketing and recruitment support. Rettner Realty buys another Gateway Village building The developers of an almost 10,000-square-foot retail building at Gateway Village at Town Center sold the property Dec. 4 to Rettner Realty for almost $5.68 million. Jacksonville Gateway Village LLC, led by James E. Loftin Jr. and Chris Morgan of Sidlyd Gateway Village Investors LLC, developed the project on 1.51 acres at 10618 Deerwood Park Blvd. in 2019. Tenants include The Mini Bar Donuts + Coffee, Tropical Smoothie Cafe, Great Clips and Insite Radiology. A year ago, Jacksonville Gateway Village sold three outparcels at Gateway Village at Town Center to Rettner for $10.95 million.
