While not identifying the prospect as Amazon.com, developer Hillwood told the city in a required quarterly report that it and a prospective tenant executed a nonbinding term sheet to lease a facility at AllianceFlorida at Cecil Commerce Center. Hillwood, the city’s master developer at the Westside business park, said in its third-quarter report for July 1-Sept. 30 that the tenant lease involves an approximately 280,000-square-foot build-to-suit industrial facility on Parcel F. “On the basis of this term sheet, Hillwood commenced design and permitting work for the proposed building. As of the end of the reporting period, Hillwood and the prospect were engaged in lease negotiations,” Hillwood reported. Parcel F is at southwest POWMIA Memorial Parkway and

We Insure Group buys Southbank property for new HQ Duval County Clerk of Courts. The 12,000-square-foot building, built in 1954, occupies 1 acre at 1430 Prudential Drive. It has 43 parking spaces, according to a brochure that shows the property was listed for $2.2 million. An American Cancer Society spokesman said Dec. 29 the group continues its mission in Jacksonville.
Dennis + Ives project can begin with demolition
Demolition can begin toward creating a brewery, coffee shop, tacos and tequila, social hall and creative office space at Dennis + Ives in the Rail Yard District. The city issued a permit Dec. 21 for Lockwood Quality Demolition to demolish a 42,502-square-foot building at 1505 Dennis St. at a cost of $85,000. It will keep the slabs for reconstruction on top of that footprint. Dennis + Ives is the redevelopment of the former Caribbean Cold Storage property in the industrial district west of Interstate 95 and Downtown. Development partner Trip Stanly said Oct. 28 the first phase starts with demolition on some of the property and converting one of the vacant cold storage warehouses into 28,000 square feet of cre-

Permit issued for RH build-out at Town Center The city issued a permit Dec. 21 for build-out of RH, formerly known as Restoration Hardware, at St. Johns Town Center at a cost of $18 million. Contractor J.E. Dunn Construction Co., of Kansas City, Missouri, is the contractor for the three-story, 48,431-square-foot project at 4831 Village Shops Way. The city issued a permit Aug. 12 for J.E. Dunn Construction to build the foundation at a cost of $150,000 and the structural skeleton is up. The home furnishings retail store will offer a rooftop restaurant and bar. RH is east of the shops that include Tesla and Apple.
