As the city completes demolition of The Jacksonville Landing, some of the Downtown riverfront shopping center’s former tenants have found a new home at Regency Square Mall. That includes First Coast Cookies, a new venture for Michelle Rhoades, owner of Hana & Her Sister jewelry. Instead of reopening that business at Regency, she chose to set up First Coast Cookies in Regency’s food court. Coastal Cookies didn’t plan to reopen elsewhere after the Landing closed, so Rhoades made an offer on their cookie equipment. She bought the equipment and in November, opened at Regency. As the 32-year-old Landing closed in on its final days in operation in May, Rhoades spoke with the owners of Coastal Cookies, which was one of the Landing’s original tenants. She saw how successful the store was and wanted to start her own. The Regency store opened Nov. 23. First Coast Cookies sells cookies, cookie cakes, hot dogs and coffee. Prices range from $2.75 for a quarter-pound of cookies to $11 for a pound. “When I was in the jewelry industry, it was great,” Rhoades said. “It brought people joy, but SEE LANDING, PAGE 2

Prospect ends Cecil interest Hillwood says the 1.2 million-square-foot distribution center prospect “eliminated AllianceFlorida from consideration.” Developer Hillwood told the city Dec. 30 that a prospect eliminated AllianceFlorida at Cecil Commerce Center from consideration for an up to 1.2 millionsquare-foot distribution center. Dallas-based Hillwood, the city’s master developer of the West Jacksonville business park, said in its required quarterly report that it received and responded in mid-July to a broker’s request for proposals. The broker represented a prospect interested in a build-to-suit warehouse/distribution facility comprising 1.1 million to 1.2 million square feet of space. “By the end of the reporting period, Hillwood had learned that the prospect had eliminated AllianceFlorida from consideration,” said the third-quarter report, covering July 1-Sept. 30. Hillwood did not identify the prospect. The prospect had been in play for awhile at AllianceFlorida, which is in west Jacksonville south of Interstate 10, along Cecil SEE MATHIS, PAGE 2
Foundation permit for Florida Blue garage The city issued a permit Jan. 2 for Danis Builders LLC to construct the foundation for Florida Blue’s $22.5 million parking garage in Brooklyn. Danis will build the 869-space, four-level garage on 2.3 acres at 800 Forest St. The foundation cost is $862,000. The city agreed to transfer ownership of the $3.17 million Forest Street property to Florida Blue at no cost by Dec. 31, but that was delayed because of title issues. The insurer also will receive a $3.5 million completion grant to build the garage. Construction is expected to begin by Jan. 9 and be completed by Sept. 9.
