Buying a coffee shop in the middle of a pandemic sounds like a challenge, but Urban Grind Coffee Co. owner Kevin D’Amico had a plan. D’Amico purchased the Downtown coffee shop Oct. 1. It had been closed since March 27 at the start of the pandemic. Going in, he knew the shop wouldn’t be performing as usual. Many Downtown workers still are working remotely, and until they start coming back that won’t change. “We have to just be smart, hunker down, run it the right way,” D’Amico said. “But you know, I figure at some point between now and the spring, this is all going to be over. People are going to come back to work and we’ll be up and running it full blast.” Stacey Goldberg, former owner of the coffee shop, helped with the transition, and her company, St. Augustine-based Screaming Peacock Coffee Company, roasts coffee beans for Urban Grind. Miles Rivers Partners applies to build warehouse The developer estimates a $14 million investment in the speculative 235,200-square-foot building at Crossroads Distribution Center. Miles Rivers Partners LLC applied to the city to build Crossroads Distribution Center Building 300 at a construction cost of more than $5.17 million. Through Crossjax Distribution II LLC, Miles Rivers intends to develop the 235,200-squarefoot center at 6590 Pritchard Road in the Crossroads Distribution Center. The warehouse is planned at southeast Pritchard Road and Interstate 295. The site is in Northwest Jacksonville. Miles Rivers Partners Principal Michael Bradley said previously the building, estimated at a total investment of $14 million, should be completed by the third quarter. The speculative structure can be single or multitenant. Arco Design/Build of Atlanta is shown as the contractor. WRA LLC of Tampa is the civil engineer. Rise buys land for The Julington apartments Rise: A Real Estate Company assembled multiple properties in Mandarin for construction of The Julington, a 260-unit apartment development at 12397 San Jose Blvd. Duval County Clerk of Courts records show that Rise, through Mandarin Properties I LLC, paid $3.4 million for four vacant properties Dec. 11 and another vacant site July 27. Rise bought the properties, totaling 8.67 acres, from separate owners. American Momentum Bank of Tampa is financing the project with a $29.7 million mortgage. Rise Development Vice President Matthew Marshall said previously the total investment will be $46 million.
