Breakfast-themed EggBoy opens in Atlantic Beach

EggBoy, a new breakfast and lunch concept, opened April 16 in Atlantic Beach.

It is the first location for the fastcasual restaurant, which specializes in breakfast sandwiches.

The 1,200-square-foot store, which is built to look like a New York City bodega, is at 1241 Mayport Road.

It has limited indoor and outdoor seating.

EggBoy is a sister company of Talla-

hassee-based Canopy Road Café. Brothers Nick and Zachary Presti, in partnership with Canopy Road Café CEO and co-founder Brad Buckenheimer, came up with the EggBoy concept.

The EggBoy menu features sandwiches, pastries, specialty coffees and tea.

Prices are $8 to $13.

Food items are made from scratch and bread is baked in Jacksonville. It is open daily from 6:30 a.m. to 2:30 p.m.

Salem: Jaguars stadium deal possible by mid-May

City Council President Ron Salem says he is hoping the framework for a deal to upgrade the Jacksonville Jaguars’ stadium will be in the Council’s hands by mid-May and that full Council meetings on the deal can begin in early June.

At the April 23 Council meeting, Salem said he and Mayor Donna Deegan’s office plan to hold five or six community meetings to gather public input on the stadium deal once it is delivered.

He expects those meetings to take two weeks, during which time the Council’s auditors and its independent attorney will review the terms of the deal.

The Jaguars unveiled plans for their “Stadium of the Future” in mid-2023.

Bank Stadium with new features such as a roof membrane that protects seating areas from sun and rain, a mirrored exterior surface and a wraparound concourse.

The team has estimated the cost of the stadium improvements at $1.4 billion, which it hopes to split with the city.

The Jaguars initially requested that the city pay for both the renovations and a surrounding dining and entertainment district.

City officials have said the district is no longer part of the negotiations.

Former CSX President and CEO Jim Foote dies

Former CSX Corp. President and CEO Jim Foote died April 16 at age 70.

Foote, who retired in 2022, was succeeded by current CSX CEO Joe Hinrichs.

Hinrichs credited Foote with leading the company through challenging times.

Foote joined CSX as COO in October 2017 and was elevated to CEO two months later upon the death of Hunter Harrison.

“All that happened very suddenly,” Hinrichs said. “He didn’t come here expecting to be CEO. That was a surprise to him and everyone else.”

Besides implementing a new operating system for the railroad started by

Harrison, Foote also had to deal with the impact of the coronavirus pandemic on CSX and the entire economy, Hinrichs said.

Foote had a large role in recruiting Hinrichs to succeed him in September 2022, despite Hinrichs having no experience in the railroad industry after a career in the auto industry.

Costco proposes adding gas station at Town Center

The 12-pump station with 24 positions would be built in the membership club’s parking lot near the lake area.

Costco Wholesale Corp. proposes to add a members-only gas station on the parking lot at its Town Center warehouse club.

Costco wants to add 12 fuel pumps with 24 fueling stations, a fuel kiosk enclosure, curbing and landscape islands.

The company applied April 18 to the St. Johns River Water Management District for a minor permit modification to allow the gas station at its site at 4901 Gate Parkway.

The city also is reviewing civil engineering plans.

Thomas Engineering Group of Tampa is the civil engineer.

Costco built the warehouse, which totals about 164,000 square feet, in 2000.

The warehouse comprises a 152,777-square-foot enclosed store along with canopies and loading areas. The civil engineering plans say the store is 143,463 square feet.

Costco owns 13.91 acres. The gas station would take up about 1.29 acres, according to the Thomas Engineering Group project narrative.

Costco is at northeast Butler Boulevard

and Gate Parkway. The site for the gas station is between the building and The Markets at Town Center, near the kayak launch on the lake behind REI.

Markets at Town Center ownership built the launch in 2021 for use by REI and West Marine for outdoor gear and by other tenants, such as Nordstrom Rack, for staff meetings and training.

The civil engineering plans show that parking spaces will be removed for the gas facility, which includes underground fuel tanks and the canopy and fuel facility.

St. Johns Town Center is at northwest Butler Boulevard and Interstate 295.

Costco is based in Issaquah, Washington.

Costco paid almost $4.5 million for the property in June 2020 from the Skinner family, which sold property for development of St. Johns Town Center.

Costco built its first Jacksonville store in 2000 on the almost 14-acre site in Town Center.

The next two were built with gas stations.

The membership warehouse chain opened its second Jacksonville location in February 2018 on about 16 acres at 8000 Parramore Road, off I-295 and south of Collins Road, about 20 miles west of the Gate Parkway store.

Soccer organization considering closed Sears at Regency for stadium

Jacksonville City Council member Ken Amaro confirmed April 18 that an ownership group working to bring professional soccer to Northeast Florida is considering the closed Sears site at Regency Square Mall for development of a new stadium facility.

Sporting Club Jacksonville, previously called JAXUSL, is part of the United Soccer League. Plans for Sporting Club Jacksonville include men’s and women’s teams. It says its name will commonly be abbreviated to “Sporting JAX.”

“I know it is a fact that the USL folks want to get the Sears portion,” said Amaro, whose District 1 includes the Regency area.

“It’s public knowledge that the USL wants to put a franchise there and acquire the Sears property. Where it stands, I don’t know, Amaro said.

Action News Jax reporter Ben Becker first reported late April 17 that the site of the Regency Square Mall could soon be torn down to make way for a major retail redevelopment, including a soccer stadium.

Becker said multiple sources told Action News Jax that a Jacksonville-based ownership group, which includes Florida Gators veteran Tim Tebow, is aiming to build a soccer stadium at the site.

According to Action News Jax, Steve Livingstone, president and CEO of Sporting JAX, responded to the potential plans for the soccer stadium, saying:

“Our priority is focused on identifying the right location to develop world-class facilities for our men’s and women’s pro soccer teams. We’re evaluating several sites in Northeast Florida and will share more details as they are

Sporting Club Jacksonville says its goal is to operate a men’s professional USL Championship Club, a women’s professional USL Super League Club and a USL Youth Academy.

It is working to develop a 15,000-capacity community stadium and training facilities to host the clubs in Northeast Florida.

The ownership group, led by majority stakeholder Ricky Caplin, includes Tebow, former Jacksonville Jaguars running back

Fred Taylor and Livingstone. Caplin said in December the location of the club’s stadium had not been determined.

“I think we have it narrowed down to our final two sites,” he said.

THE SEARS SITE Transformco Properties, based in a Chicago suburb, is marketing the former Sears property and is marketing many of its other properties nationwide.

Sears Holdings Corp. filed for Chapter 11 bankruptcy protection Oct. 15, 2018.

Sears Chairman Eddie Lampert won the bid to buy the Sears Holding Corp. assets. Through Transform Dove Holdco LLC, he

bought the Regency and Orange Park Sears stores Feb. 11, 2019.

Through TF Jacksonville FL LLC, Lampert paid $4.1 million for the almost 200,000-squarefoot Regency store at 9501 Arlington Expressway. It closed in 2016.

The Shopping Center Group Partner and Executive Vice President Stephanie McCullough and Senior Vice President Kelly Pulignano are the Jacksonville representatives.

TSCG has had no comment other than to confirm it represents Transformco. Transformco could not be reached for comment April 18.

The TSCG brochure says the 18.38-acre property comprises the two-story former Sears

department store totaling 133,542 square feet and the adjacent Sears Auto building, about 15,688 square feet.

The Duval County Property Appraiser lists the building at roughly 200,000 square feet.

It was built in 1981 at the western end of Regency Square Mall.

The brochure says the Sears property spans more than 344 feet of frontage along the Arlington Expressway.

MALL UNDER CONTRACT

Lake City-based Blackwater Development LLC announced

Oct. 16, 2023, that it has a contract to buy the mall. Blackwater Development did not confirm April 18 that Sporting JAX will redevelop it.

“There are no plans for the soccer team to be on the Regency Square Mall site that Blackwater Development has under contract,” said Rurmell McGee, president of

Blackwater Development.

In October 2023, McGee said he expected the sale could close in the third quarter of 2024, which would be July-September.

“We are currently early in the initial phase of the due diligence process. Our primary objective at this juncture is to conduct a thorough assessment of the property and determine the project’s feasibility,” McGee said then.

EXTENSIVE FINES

The 57-year-old mall has few tenants left and owners have faced extensive code-compliance fines.

Regency Realty LLC paid $13 million for the bulk of the 1.4 million-square-foot mall Feb. 14, 2014.

The buyers were Regency Mall Realty LLC (45%), Regency CH

LLC (45%) and Regency Nassim LLC (10%).

Property records show the group now owns almost 74 acres and about 980,200 square feet of retail space at the mall.

‘THIS IS REAL’

“The seriousness of this is real. The sincerity of this is real,” Amaro said of the Sporting JAX interest.

“To my knowledge, a lot of money has been invested already to try to make it happen,” he said.

“They really see Regency as where this is supposed to be.”

Amaro said that he and the Deegan administration “think that what is envisioned is transformative and is needed for this very important piece of real estate.”

Amaro said he reached out to Namdar for the status of the sale.

Council advances Lofts at Southbank

Developers of the project that includes apartments and selfstorage units also awarded a $6 million interest-only loan.

The Jacksonville City Council voted April 23 to advance developer plans for The Lofts at Southbank, despite stiff opposition from nearby residents over the inclusion of several hundred self-storage units.

On split votes, Council advanced legislation for the 10-story mixed-use development that sandwiches four floors of self-storage amid multifamily units and space for retail, restaurants and offices.

The $38.8 million project is planned at southwest Prudential Drive and Hendricks Avenue at the site of a closed restaurant.

The Council:

Voted 11-8 to approve Ordinance 2024-0152, which rezones the property to Planned Unit Development.

Johnson and Chris Miller voted yes.

Voted 16-3 to approve Ordinance 2024-0272, which provides a $6 million interestonly loan to develop affordable housing as part of the project.

Plans call for 75 units to be reserved for households making at or below 60% of area median income and five units making at or below 120% of AMI, with the remaining 20 units being market rate. The city would provide the loan at 1% interest for 18 years.

PROJECT OPPOSITION

As has occurred before, numerous residents turned out to oppose the project. They argued that self-storage is not a permitted use under the Downtown overlay of zoning regulations and is not needed in the area because of the close proximity of other self-storage operations in permitted locations.

DIA approves amended resolution to keep Laura Street Trio talks alive

The Downtown Investment Authority voted April 17 to approve a resolution to allow the developer hoping to restore the Laura Street Trio a chance to return with a new proposal after rejecting his most recent proposal, but only after wordsmithing by DIA staff.

The vote was 5-0 with board member Micah Heavener abstaining.

The resolution stipulates DIA is rejecting a proposal from Steve Atkins, principal of SouthEast Development Group, after negotiations hit a stalemate March 29 to redevelop the Florida Life Insurance, Bisbee and Marble Bank buildings that comprise the Trio at northeast Laura and Forsyth streets.

It included a Capital One loan with an unconditional guarantee by the city,

Matt Carlucci said. “Don’t support developers all the time, support the people.”

Council member Nick Howland expressed a different view, saying he believed that voting against the project would “incentivize developers to ignore community concerns.”

City documents list the developer as Jacksonville-based Vestcor through Lofts at Southbank Ltd. The architect is Group 4 Design Inc. The contractor is Summit Contracting Group.

Owners are listed as G.I.S. Holdings of Atlanta, A. Walter Hirshberg Family Trust and Karen Hirshberg.

The self-storage portion of the project would be a CubeSmart facility.

Application withdrawn for planned animal processing plant

The agent for the property owner seeking a zoning exception to build an animal processing facility in Northwest Jacksonville withdrew the application April 18 at a Jacksonville Planning Commission meeting after dozens of area residents voiced opposition to the project.

The commission voted unanimously to honor the withdrawal request.

It also voted unanimously to waive bylaws that require a written request to withdraw applications for exceptions, variances and waivers to the city’s zoning code.

The project still needs approval from the DDRB to keep moving toward fruition.

On April 11, the board deferred conceptual approval of the development, citing concerns over its aesthetics.

The deferral allowed the developer to return with a new design.

That design will need to undergo two reviews, one for conceptual approval and the other for final design approval.

“We’re not here to make people unhappy or upset,” applicant Andre Bahri of Prestige Properties told the commission.

Bahri is the agent for Detroit-based Whitaker Estates Management LLC, owner of the 7709 Woodley Road property west of New Kings Road.

The plant is connected to Apna Bazar, which offers Indian, Bangladeshi, Pakistani, South Indian, Middle Eastern and English foods in its full-service grocery store at 11173 Beach Blvd.

The grocer’s products include halal meats, which are processed in accordance with Islamic law.

Before Bahri’s withdrawal, a staff report recommended denying the application, saying “the intensity and scale of the project is not consistent with the intent of the (Jacksonville) 2045 Comprehensive Plan.”

St. Johns OKs $5.5M plan to buy WGV property

The property is owned by World Golf Village Foundation Inc. around the closed World Golf Hall of Fame building.

The St. Johns County Board of Commissioners voted 4-1 on April 16 to buy the property owned by World Golf Village Foundation Inc. at World Golf Village for $5.5 million.

The 36.7-acre purchase includes the PGA Tour Productions building, surrounding walkways, the lake at the heart of

the complex and parking lots. The sale includes machinery, equipment, fixtures, furniture, office equipment, and other tangible personal property.

St. Johns County already owns the building that housed the closed World Golf Hall of Fame museum. It also contains an IMAX Theater, which remains open.

The commission agreed to lease the IMAX Theater and PGA Tour Productions building to the foundation through March 2025.

The World Golf Foundation announced in July 2022 it would close the St. Augustine Hall of Fame and relocate it to its original home in Pinehurst, North Carolina. The museum shut down Sept. 1, 2023.

The Hall of Fame was founded

in Pinehurst in 1974 and moved to St. Augustine in 1998 as the centerpiece of the World Golf Village resort community, at International Golf Parkway west of Interstate 95.

PGA Tour Productions plans to relocate from its 32,329-squarefoot building at World Golf Village to the PGA Tour headquarters in Ponte Vedra Beach at the end of 2024.

After the announcement, the county’s proposal says it saw the change as “an exceptional chance to influence the transformation of these properties in accordance with the community’s aspirations and requirements.”

County Administrator Joy Andrews told the commission that money for the library was unspent.

Two appraisals were performed, according to county documents.

In a July 2022 statement, World Golf Hall of Fame CEO Greg McLaughlin expressed gratitude for the decadeslong arrangement with St. Johns County. McLaughlin also is chairman of the World Golf Foundation.

“The Hall of Fame has the utmost appreciation for the support it has received from the state of Florida – as well as the North-

east Florida community – over the past two-plus decades,” he said.

District 5 Commissioner Henry Dean, who supports the acquisition, called the site “a blank canvas” that will allow the county to work with businesses to develop the land with input from residents over time.

The area around the closed Hall of Fame has multiple owners. Four of the five buildings in front of the Hall are owned by WGV Commercial LLC and one is owned by Reverb Church Inc.

The county owns the nearby convention center and hotel property on the site and its parking lot.

A public hearing will be held on the above mentioned day and time at the City of Jacksonville Council Chambers, City Hall - St. James Building, 117 West Duval Street, 1st Floor, Jacksonville, Florida 32202, before the full City Council of the City of Jacksonville, Florida, (“City Council”) to consider the elements of a petition (“Petition”) filed by EPG JAX, LLC (“Petitioner”), to consider the adoption of Ordinance 2024-246, establishing a community development district to be known as the Kings Creek I Community Development District (“District”), as authorized and provided for in Chapter 190, Florida Statutes. A copy of the Petition is available for public inspection in the Office of Legislative Services, located on the 4th Floor of City Hall, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday. Interested parties may appear at the meetings and be heard at the public hearing with respect to the proposed ordinance.

The information presented at the meetings and hearing will be used to afford the Petitioner, landowners, any affected units of local government, and the general public, a fair and adequate opportunity to appear and present oral and written comments regarding the establishment of the District. If adopted, the ordinance will establish the District, name its initial Board of Supervisors, grant the District the right to exercise the additional power described in Section 190.012(2)(a) and (d) related to parks and facilities for recreational uses, and educational uses and security, and designate the land to be serviced by the District.

The land area proposed to be served by the District is generally located southwest of Lem Turner Road and bisected by Braddock Road. The District will comprise approximately 1,198.18 acres of land. The boundaries of the lands proposed to be served by the District are outlined in the map depicted in this notice. The Petitioner has proposed that the District will construct or acquire certain infrastructure improvements in order to serve the land within the District. By way of information, a community development district is a local unit of special purpose government authorized by statute to ensure the provision of infrastructure to serve community developments subject to state and local regulatory requirements governing the lawful use and development of the property. Establishment of a district pursuant to Chapter 190, Florida Statutes, is not a development order under Chapter 380, Florida Statutes. All planning, permitting and other regulatory requirements pertaining to development within the land area will be in accordance with general and special law.

The City Council will conduct the public hearing in accordance with Section 190.005, Florida Statutes, and determine whether to establish the District by ordinance. The purpose of the public hearing is to consider whether the petition meets the six factors listed in Section 190.005(1)(e), Florida Statutes

A statement of estimated regulatory costs (“SERC”) was prepared by Inframark, LLC, in compliance with Section 120.541, Florida Statutes, as required by Section 190.005, Florida Statutes. The complete text of the SERC is contained as Exhibit H to the Petition. By way of summary, the SERC indicates the type of individuals and entities most likely to be affected by the ordinance are the landowners within the District. The SERC estimates that establishment and enforcement costs to the above-described entities will be modest; and, that there will be little to no negative impact on state and local revenues from the establishment of the District. Further, the SERC provides that future property owners within the District will be affected by the proposed ordinance to the extent that the District issues debt for the construction of infrastructure and undertakes operation and maintenance responsibility of that infrastructure. Finally, the SERC concludes that the establishment would have no negative impact on small business and that the City of Jacksonville is not a “small city” as defined by Section 120.52, Florida Statutes Interested persons are advised that, if a person decides to appeal any decision made by the City Council with respect to any matter considered at a hearing, he or she will need a record of the proceedings, and that, for such purpose, he or she may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based.

Dallas-based FB Society is renovating the Town Center restaurant into its American tavern concept.

The city issued a permit April 17 for the conversion of Ida Claire at Town Center into a sister concept, Whiskey Cake Kitchen & Bar. Ida Claire closed March 10 after Dallas-based FB Society, parent of both restaurant concepts, confirmed Jan. 24 that Ida Claire will become Whiskey Cake.

“We are planning to renovate the Airstream to make an ideal place to sip a craft cocktail and create new stories,” said FB Society Chief Brand Officer Rae Phillips-Luther on April 16.

Phillips-Luther expects to open Whiskey Cake in midsummer and keep Ida Claire General Manager Jabari Simpson and many of the 60 to 80 existing employees. Accelerated Construction Services, with offices in Orlando and Texas, is the contractor for the $890,000 interior and exte-

rior remodeling of the more than 6,700-square-foot property at 10209 River Coast Drive. It will have 314 seats, including 62 on the patio. Private dining is available for 42 seats, or 84 standing.

Whataburger to renovate Applebee’s on 103rd Street

Whataburger is preparing to renovate a closed Applebee’s restaurant at 6251 103rd St. in West Jacksonville at an estimated project cost of $2 million.

The city is reviewing a building-permit application for owner Silvercreek Group LLC of Manvel, Texas, to renovate the 4,705-square-foot building and add a drive-thru.

The Applebee’s was built in 1995, property records show. Sevan Engineering and Seven Design Solutions, both of Downers Grove, Illinois, are the civil engineer and architect.

In September, Sevan MultiSite Solutions of Downers Grove submitted civil engineering plans for the restaurant and double-drive-thru.

The review followed a JEA service availability request in June 2023 that showed a 76-seat, 5,000-square-foot restaurant and drive-thru.

Panda House, a drive-thru Chinese-themed restaurant, is closing its location at 2700 Post St. The last day is April 30.

Panda House at 7643 Gate Parkway has different owners

and remains open.

The closing was announced on a flyer at the restaurant.

Panda House has been open for 20 years, it said.

Management plans to stay open until the last day but warned customers that they may not have all items on the menu.

Flame Broiler opens double drive-thru

Flame Broiler opened its first double drive-thru restaurant

April 19 at 6682 103rd St.

The Korean rice bowl concept is in the former Ying’s Takee Outee space east of Interstate 295 south of the Walmart Supercenter.

It is the fifth Jacksonville Flame Broiler location owned by franchisee Jackie Grzebin.

The rice bowls are made with non-GMO white or brown rice, charbroiled beef, chicken or tofu. The dishes include blanched vegetables with a choice of mild or jalapeño hot sauce.

There are more than 180 Flame Broiler restaurants in Arizona, California, Florida, Nevada, North Carolina and Oklahoma, according to its website.

Hours are 10 a.m. to 10 p.m.

The first quarter of 2024 versus the first quarter of 2023 showed a 28.3% increase in permitting over last year’s first quarter.

“I’ve heard several builders telling me they felt we are finally returning to a more normalized building cycle like where it was in 2019,” said Jessie Spradley, NEFBA executive officer.

A NEFBA survey of builders found industry confidence at 51%, up from 31% in December 2022.

There is still a housing shortage from the lasting effects of the 2008 recession and the unstable markets and supply chain interruptions during the 2020 coronavirus pandemic.

STILL DOABLE

Jacksonville, compared with the rest of the state and even the Southeast region, is still one of the most affordable large metro housing markets, Dubin said.

He cites the steady increase in closings, pending sales and increased inventory as signs of a strong market.

Even with interest rates in the high 6% to low 7% range, homes priced from $350,000 to $450,000 are still doable for firsttime buyers, Dubin said.

“They will be better off purchasing a home rather than renting, as long as their credit allows them to do that, because their payments can be the same or less than a rental,” he said.

The year started with 4.5 months of inventory in January, 3.7 months in February and 3.1 months in March.

While on the decline, it is not like the lack of inventory in 2021 when it was common to see less than one month of inventory in the six-county market of Duval, Baker, Clay, Nassau, Putnam and St. Johns counties, according to NEFAR real estate data.

At that time, a listing may have lasted two weeks before there was a contract on a property, the data showed.

Ideally, a housing supply of four to six months typically achieves an equilibrium between buyers and sellers in the market.

Much over that, it becomes a buyer’s market, Dubin said.

In today’s market, buyers may save money by buying new construction.

“More and more people are finding a better opportunity to buy directly from the builder because (builders) are buying down rates so that they are actually lower than somebody trying to sell a resale,” Dubin said.

Spradley said new construction buyers are taking on the passedalong costs of county fees.

The impact fees can add $20,000 to the price of a new home, he said.

would be cut steadily in 2024.

They are now hedging those bets, said Brad Bailey, owner and president of Elite Lending Service in Jacksonville.

Rates for a fixed-rate 30-year mortgage have recently been in the low 7% range, he said.

“We saw some improvement but not quite enough to get us below 7%. But at least it is moving in our favor,” Bailey said.

The days of the 3%-4% rates were an anomaly that won’t likely be repeated, Bailey said.

The federal government bought bonds to create artificially low rates. The pandemic also contributed to lower rates for a time.

“The great part about low interest rates is that they really

increased the buying power for lower-income and lower-middle-income families,” he said.

“There is a big difference in buying a house at 3.5% and 7.5%. It can be very limiting on what you can afford.”

HOME AFFORDABILITY

On the downside, the Home Affordability Index is declining. This means fewer buyers can afford to buy.

The NEFAR data showed that as of March, the index was 66.5.

Ideally, that number should be 100 or above. NEFAR describes the index as the “measurement of whether a typical family earns enough to qualify for a mortgage on a typical

home, based on current interest rates, median income and median home prices. A higher number means greater affordability. “This index measures affordability factors for all homebuyers making a 20% down payment. An index of 100 is defined as the point where a median-income family has the exact amount of income needed to purchase a median-priced existing home. An index value over 100 means that the family has more than enough income, while a value below 100 means that a family doesn’t have enough income to qualify for a mortgage loan,” the NEFAR report said.

Also, Spradley said some of those who would like to sell or buy

feel trapped by the good fortune of having purchased when rates were low.

No matter their current needs or desires, giving up a 3% or 4% loan is hard to justify.

“It’s a frozen market,” Spradley said.

“Folks who traditionally would be ready to take that leap into their ‘move up home’ and out of their ‘starter home,’ are locked in at that mortgage rate. They are staying in their starter home. So that means that first-time buyers are having a hard time finding that entry-level home.”

Online outdoor gear retailer GORUCK on path to expansion

The company founded by a U.S. Army Special Forces soldier and his CIA partner says its sales grew 41.6% last year.

A Jacksonville Beach-based company grounded in U.S. Army Special Forces training is expanding its scope.

GORUCK, an e-commerce retailer that sells outdoor gear, footwear and clothing, is moving into a larger building it will renovate and lease a mile north of its current headquarters.

It will move in Jacksonville Beach from leased space it has outgrown on the first floor of the FaverGray building at 415 Pablo Ave. N. to 390 16th Ave. S.

It intends to start renovations soon and move in by year-end.

“In an effort to accommodate our talented staff and expanding infrastructure, we searched to expand our space with the intent to keep our headquarters in Jacksonville Beach,” co-founder Emily McCarthy said in a statement April 17.

McCarthy said the company has a strong connection to this Beaches community and has enjoyed close proximity to the beach and parks.

“Everything we do, especially rucking, is rooted in getting outside more with others. These were important factors in determining where we wanted to move our headquarters. We look forward to being a few blocks from the beach,” she said.

The company, which has 50 employees and continues to hire, said it is growing significantly.

As a private company, it did not disclose sales but said they grew by 41.6% last year.

STARTED OVERSEAS, MOVED HOME TO JACKSONVILLE

GORUCK.com says that founder and CEO Jason McCarthy enlisted in the U.S. Army after 9/11 and served in the 10th Special Forces Group in 200608.

In 2008, when McCarthy was in the U.S. Army Special Forces and Emily McCarthy was in the CIA, the couple started the company out of her house in “wartorn West Africa.”

“The goal was pretty simple: build a rucksack with life or death quality standards,” the site says.

Rucking basically is the action of walking and movement with weight on your back.

The company’s rucksacks are designed for everyday carry, rucking and traveling.

A company representative said in a statement that the McCarthys are Jacksonville locals and graduates of The Bolles School.

It said that soon after starting the company, while living abroad

and in Washington, D.C., the couple moved back to Jacksonville, which they call home.

“After running the business out of a Neptune Beach home and then a small storefront at the

Beaches Town Center for several years, GORUCK lucked into operating out of the FaverGray building in Jacksonville Beach for the past decade,” the representative said.

GORUCK was founded in 2008 by Jason McCarthy and his wife, Emily. He was in the U.S. Army Special Forces and she was in the CIA living in “war-torn West Africa.”

The $7 GORUCK spearhead patch pays homage to the company’s special forces roots.

“Now that GORUCK has outgrown that space, the McCarthys have found another great location at the Beaches to continue to invest in the local community.”

TERMS OF THE DEAL

GLTA Properties LLC of Ponte Vedra Beach sold the office building at 390 16th Ave. S. in Jacksonville Beach to an investment group, 390 16th Avenue LLC, based in Daytona Beach.

Michael Walther is the manager of 360 16th Avenue LCC, which paid $2.525 million April 8 for the two-story, 10,536-square-foot building that was developed in 2006 on 0.65 acre.

Walther and Jason McCarthy are the managers of Goruck Holdings LLC, which was registered with the state in March 2011 with an address in Daytona Beach. It moved the corporate address to Jacksonville Beach as of 2014.

McCarthy is CEO and Walther is a minority owner.

A company representative said in the statement that the owners of 390 16th Ave. S. are longtime friends of the company, “who are supportive of our business expansion and desire to remain headquartered in Jacksonville Beach.”

Strategic Sites Clifford Commercial of Jacksonville Beach brokered the transaction for the buyer and the seller. Kate Clifford is the founder, broker and owner. Clifford said the 16th Avenue South building will be completely renovated to a “motivational modern space that represents the energy and philosophy of the firm.” Clifford said the property had several prior lives to include an office for the Coyote Logistics firm, University of Florida Women’s Health and most recently Beach House Center for Recovery, which has moved to a larger space at 75 S. 12th St. in Jacksonville Beach.

WHAT’S NEXT FOR THE BUILDING

The first priority is to ensure the structural soundness of the building “as we intend for it to be the long-term GORUCK HQ,” the representative said. “This will include some foundation and exterior maintenance and repairs first, and then we will shift our focus to the first floor where we will have an open floor plan for our product team,

which includes R&D design, along with merchandising, sewing and repairs.”

The company said it initially will make minimal renovations on the second floor so its other departments can move in as soon as possible to occupy the upstairs office.

It says its open floor plan ensures it can design, build and test every product before it is sent for production.

The company has not contracted yet with an architect or contractor.

FTC: Tapestry-Capri merger harms employees

Tapestry employs more than 600 at a Jacksonville warehouse.

The Federal Trade Commission filed a lawsuit April 22 to block Tapestry Inc.’s $8.5 billion acquisition of Capri Holdings Ltd., saying it would not only hurt consumers but also the companies’ employees.

New York-based Tapestry’s operations include a 1.05 million-square-foot facility at the Jacksonville International Tradeport near Jacksonville International Airport. The warehouse distributes Coach brand products in North America.

When the companies announced their planned merger in August, Tapestry said it had 430 employees at the distribution center plus 200 temporary employees, which can triple during the peak holiday season.

Besides Coach, Tapestry sells goods under the Stuart Weitzman and Kate Spade brands.

London-based Capri sells goods under the Versace, Jimmy Choo and Michael Kors brands.

The FTC said in a news release the merger would give Tapestry “a dominant share of the ‘accessible luxury’ handbag market, a term coined by Tapestry to describe quality leather and craftsmanship handbags at an affordable price.”

It also said the companies combined employ 33,000 people worldwide and the merger would affect competition for employees.

“This deal threatens to deprive consumers of the competition for affordable handbags, while hourly workers stand to lose the benefits of higher wages and more favorable workplace conditions,” said Henry Liu, director of the FTC’s Bureau of Competition, in the release.

Both Tapestry and Capri issued statements defending the deal and saying they will continue to press to complete the merger.

“Tapestry has a strong record of not only innovating for consumers but also providing industry-leading wages and benefits

for our employees. The combined company will continue to set the bar for both consumer and employee experiences,” the company said.

Both companies reported April 15 that the European Commission and the Fair Trade Commission of Japan had approved the merger.

Tapestry reported sales of $6.66 billion in the fiscal year ended July 1, 2023, and said the addition of Capri would increase annual sales to more than $12 billion.

J&J Vision sales drop in first quarter

Johnson & Johnson reported sales at its Jacksonville-based vision care products business fell in the first quarter, but it expects a rebound for the rest of 2024.

Total vision sales fell 3.3% to $1.258 billion, with sales of contact lenses dropping 4.6% to $910 million.

Sales of surgical products for vision rose slightly.

Johnson & Johnson Vision makes contact lenses at its Jacksonville headquarters and at a second manufacturing facility in Ireland. The surgical products are made in other plants.

In parent company Johnson & Johnson’s April 16 conference call with analysts, Tim Schmid, worldwide chairman of the company’s MedTech businesses, said he was not concerned about the first quarter performance.

“There has been some noise specifically in relation to our Vision business. But please rest assured, we are extremely confident in the underlying health of our Vision portfolio,” he said, according to a company transcript of the call.

“This is a business that grew 6.6% last year, and we expect it to grow in a high single-digit percentage this year.”

The lower first-quarter results were caused by stocking issues, Schmid said.

“The Q1 performance was predominantly driven by a contraction of U.S. distributor inventory in contact lenses,” he said.

“As we have mentioned in the

past, we had some variability in terms of our supply, which resulted in changes within distributor inventory.”

Schmid said the key to Johnson & Johnson’s contact lens business growth is gaining market share of new users while protecting its customer base.

“If we look at sequential share gains across the contact lens business, we are seeing sequential gains, which should bode well for continued performance for the remainder of the year,” he said.

Johnson & Johnson reported total first-quarter sales rose 2.3% to $21.4 billion.

The New Jersey-based medical products giant’s adjusted earnings rose by 30 cents a share to $2.71.

Lake City bank agrees to buy Watson Mortgage

Lake City-based First Federal Bank announced April 18 it agreed to buy Watson Mortgage Corp., the home lending subsidiary of Jacksonville-based Watson Realty Corp.

Watson Realty, founded in 1965, formed the mortgage company in 1994. According to a story by HousingWire, citing statistics from mortgage data firm Modex, Watson Mortgage originated about $78 million in loans last year.

First Federal originated about $435 million in mortgage loans, it said.

First Federal, with $3.9 billion in assets, has 25 branches

in North and Central Florida and South Carolina. It also has mortgage operations centers in Jacksonville and three other cities.

The bank said it will transition the Watson Mortgage platform to the First Federal brand within a few months of closing.

Terms of the deal were not announced.

GEE Group targets growth, acquisitions

Jacksonville-based staffing company GEE Group Inc. said April 22 after a review of strategic alternatives, the company will focus on growing through acquisitions.

GEE Group engaged investment banking firm DC Advisory in December to assist with its review, suggesting the company could be up for sale. GEE Group had been targeted by activist investors to consider new strategies.

“After extensive evaluation and deliberation, the Board determined the ongoing execution of the Company’s strategic plan for internal growth coupled with an accelerated program for strategic acquisitions is the best way to maximize value for shareholders at this time,” GEE Group said in a news release.

CEO Derek Dewan said in the release the company has a strong balance sheet with no debt.

“Regarding our capital allocation, we expect to utilize excess cash to follow through on DC Advisory’s recommendation to

make strategic acquisitions with a mix of consideration, except for the use of GEE’s stock in any manner that disadvantages shareholders,” he said.

Dewan has a history of building staffing companies. He was CEO of Jacksonville-based MPS Group Inc., which grew into a major corporation that was sold to Adecco Group for $1.3 billion in 2010.

Dewan has been CEO of GEE Group since its acquired Jacksonville-based Scribe Solutions Inc. in 2015, which was run by Dewan.

GEE Group then moved its headquarters from the Chicago area to Jacksonville in 2018.

“Despite the present macroeconomic challenges and industry specific headwinds, we remain confident about our long-term business and operating strategy,” Dewan said in the news release.

Analyst sees headwinds limiting Regency’s stock

Mizuho Securities analyst Haendel St. Juste has a positive view of Regency Centers Corp. but doesn’t expect to see big gains in the Jacksonville-based shopping developer’s stock in the near term.

“We believe Regency has one of the highest-quality portfolios in Shopping Centers, anchored by defensive tenants in favorable demographics, supported by one of the best balance sheets in the space,” St. Juste said in an initiation report April 17 on Regency.

He also said the stock’s performance has lagged Regency’s peers, which could suggest an attractive entry point for investors. However, he expects macro trends to hold the stock back.

“Despite a number of key positives, we believe the lack of clear and present catalysts and a difficult macro for REITs (especially longer-duration) will likely limit the stock’s near-term performance,” he said.

St. Juste rated Regency “neutral” with a total return opportunity of 10%, with the stock trading at $57.29 at the time of his report.
