s we look at the closure of another year, I think it’s safe to say that contractors are back to working at levels prior to the Great Recession. Based on the conversations I’ve had with concrete contractors, most have told me they were busier than they’ve ever been in 2016. A good sign for the future. What Contractors Can Expect From a Trump Administration As our 45th president, Donald Trump will rework American labor and employment law. His stated intent is to make America great again. We can expect a fresh perspective and a return to the basics of business and common sense.
A
Trump administration will quickly act to counter the executive orders that President Barack Obama has used to get around congressional stalemate. It is also likely that we will see an end to excessive regulation by numerous federal agencies. That will certainly include the Department of Labor (DOL) and various related entities, e.g., the Wage and Hour Division and the National Labor Relations Board (NLRB). The positions of DOL and the NLRB on Class Action Waivers will likely be reversed so that employers have a little more certainty in dealing with their workers.
WAGE AND HOUR On the Wage and Hour front, we are likely to see a revision of the new overtime regulation that takes effect on December 1, 2016. President-elect Trump is likely to direct the new Secretary of Labor to reduce the salary minimum for exempt status. It is likely that the salary minimum will be high than at present ($455 per week) but
significantly lower than the new threshold ($913 per week). Expect something around $650 per week or about $34,000 a year in salary. This figure is more modest and in line with prior DOL thinking on this issue.
IMMIGRATION Now for some bad news. Trump is dead set against illegal immigration. This means that the construction industry will be hurt especially hard by anti-immigration efforts. We are likely to see a push to make E-Verify required of all employers nationwide. In addition, the Deferred Action against Childhood Arrivals, or DACA, will probably be scrapped, along with the Obama Administration’s other executive orders protecting illegal immigrants. We are likely to see workplace enforcement ramped up significantly and a return to the multi-agency SWAT style of worksite raids. Audits of I-9 compliance will likely increase, focusing on the new I-9 form that is required to be used by all employers on January 27, 2017. Trump will probably pull back the EEOC’s efforts to require large employers (over 100 employees) to include in their EEO-1 reports substantial payroll information.
PAID SICK LEAVE For those construction employers that are federal contractors, much will be changing. The paid sick leave provision will likely be repealed, as will the higher minimum wage ($10.20 per hour) and gender identity
and sexual orientation discrimination prohibitions. We are likely to see repeal of the Pay Transparency rule providing that an employer may not retaliate against a worker who discusses pay and benefits issues, as well as the Fair Pay and Safe Workplaces rule which requires a federal contractor to disclose any prior legal problems to the contract administrator. Finally, OFCCP’s recent rules regarding employment of veterans and the disabled may be curtailed.
AFFORDABLE CARE ACT And perhaps the best news of all, Trump is determined to get rid of the Affordable Care Act, also known as Obamacare. While the exact mechanism for doing this remains unclear, we can expect a Republican replacement policy fairly quickly. The Republicans are determined to keep the (relatively few) good parts of the current law, such as coverage of pre-existing conditions and dependents until age 26, while repealing the individual and employer mandates, as well as most of the changes to Medicaid and Medicare. Trump has toned down his statements about the ACA, suggesting that he might not favor an outright appeal of the entire ACA. Nonetheless, he intends to do something about the high cost of health care insurance. The Trump administration faces some difficult tasks in the early days of his presidency. Contractors need to watch carefully what happens and be prepared to react accordingly.

more. And the construction manager, of course, says no problem for any of these changes because he will back-charge the concrete contractor. Sound familiar? Evaluating tolerance compatibility at the interface

CHALLENGING THE SYSTEM between concrete and other building systems is challenging because materials, products, and elements that connect to the concrete often have tolerances that differ from those for concrete. Coordinating these different tolerances early in the project reduces problems that can impact quality, cost, and schedule during construction. Assistance for these issues is available, however, in ACI 117.1R-14 "Guide for Tolerance Compatibility in Concrete Construction." Architects and engineers can use the recommendations in this guide to accommodate individual material, product, and element tolerances at their interface with concrete construction. Contractors can use the recommendations in this guide to mitigate tolerance conflicts during the construction phase. The guide strongly recommends a pre-construction tolerance coordination meeting that includes the owner, general contractor, construction manager, architect/ engineer, concrete contractor, and all other subcontractors whose work will interface with concrete construction elements. Attendees should address the anticipated tolerance compatibility questions and conflicts applicable to their work so that tolerance issues are identified and resolved before concrete construction begins. Resolution of tolerance issues after contract award may result in
changes having to be made to the contract terms, which may affect one or more of the parties involved. On most projects, the architect/engineer is responsible for coordinating tolerances for the construction. It is critical that the architect/engineer account for tolerance requirements in the contract documents and develop details that provide for the required clearances and adjustability between concrete and other construction elements. When specific industry standard tolerances do not exist, the architect/engineer should coordinate with individual manufacturers and the general contractors, as required, to develop details that provide for individual and accumulated tolerances. But what information is in ACI 117.1R-14, and how is it presented? The summary of Chapter 5 shows the topics that the reader will find useful. As an example, the Table and accompanying figure show the

tolerances for elevators shafts for both ACI and NEII – National Elevator Industry Inc. (NEII-1). NEII-1 tolerances are tighter than those established by ACI 117, as shown in Table 5.2.1.1. For example, NEII-1 requires a tolerance of ±1 in. for the first 100 feet instead of ±1 in. for the first 83 feet, 4 in. set by ACI 117. The NEII-1 limits the total tolerance for taller structures to ±2 inches., whereas ACI allows a ±6 in. tolerance. This Guide goes further by providing both design and construction strategies for handling the tolerance differences. TECHNOLOGIES A 300,000 square foot expansion of a food processing facility required the contractor to install a high performance floor with minimal construction and control joints.
I
n 2015, Sugar Creek expanded a newly purchased existing food processing facility in Cambridge City, Indiana from 70,000 square feet to over 400,000 square feet. The food processing facility will house several state-of-the-art food preparation technologies, but the centerpiece of the facility is its Sous-Vide operations. SousVide is a method of cooking that
uses hot water or steam to cook meats and vegetables while they are vacuum sealed in plastic. This process technology required the removal and re-plumbing of the entire existing manufacturing floor to accommodate water lines and drains and complement the design of the new expansion. The project involves a 330,000 square foot building expansion, and the renovation of an existing adjacent

subcontracted to place all of the concrete slabs. There were three major obstacles to address in pouring these concrete floors. First, with the extensive plumbing running throughout the floors, potential for reflective cracking along the pipe placements was a concern. Second, this state-of-the-art food processing facility needed to eliminate the majority contraction joints where bacteria is prone to grow. Third, the vast majority of the slab sloped to 390 floor drains that were depressed approximately two inches. In order to overcome the first two challenges, CTS Cement’s System-K Shrinkage-Compensating Fiber Reinforced Concrete (System K) floors were recommended. A System-K mix design uses Type K shrinkage- compensating cement that is designed to counteract the drying shrinkage cracking common
with ordinary portland cement. Type K is an expansive, hydraulic cement that effectively utilizes the restraints within the concrete (i.e., reinforcement, piping, etc.) and the controlled expansion of the Type K cement to offset the strains caused by drying shrinkage, keeping the concrete in compression throughout the service life of the floor. concrete in compression, drying shrinkage cracking is minimized or eliminated, and curled slab edges can be prevented. Type K shrinkagecompensating cement is used in conjunction with reinforcing K-Fibers that permit the elimination of conventional secondary reinforcing steel in the floor slab design. The nearly 400 drains created a challenge for efficiently placing the slab so that water traveled to the depressed drains. Most any concrete contractor would just default to manual screeding methods to accomplish such a slab. But TWC is not your ordinary contractor and Vice President Anthony DeCarlo had higher aspirations. He called in Myron Hillock, Sales Director at Somero Enterprises Inc.® to discuss his options. “Anthony was looking to place the slab with as few construction joints as possible, maximize productivity and deliver far superior floor quality” recalls Hillock. The complexity of hundreds of drains
on 20 foot centers is tremendous. The two inch fall then rise every 10 feet to each drain meant a traditional laser transmitter could not be used nor could TWC’s existing Laser Screed® machines because the heads were too wide as were several other screeds considered. 3D technology was the obvious alternative but GPS based systems would not work since the pours are indoors with a roof overhead thus obstructing any view of the sky; hence a total station based 3D system was needed. After much consideration the obvious screed choice was a Somero S-840 Laser Screed® machine equipped with the Somero 3-D Profiler System®. The S-840 offered the proper screed head width and was also equipped with a 3D blade to fine-grade the sub-base to accurately control concrete thickness and yield. To insure the 3D profile truly represented the “As Built” conditions, every slab corner and
each drain was physically plotted. Then the high ridges were added midway between each row of drains. From this profile, concrete thickness was subtracted with a minor adjustment for compaction and the Somero S-840 accurately fine-graded the dirt sub-grade. Prior to each concrete pour, the S-840 Laser Screed® head was attached, 3D profile elevation returned to its original height and the slab was to ready for place and finishing. The CTS and IMI QC/QA teams worked together to produce a mix design that required no control joints in slab pours up to 150 feet by 150 feet. IMI worked with TWC to keep the mix workable and set times in line with project schedules requirements without impacting the performance of the System-K Concrete floors. Floor construction started in October 2014 and was completed in April 2015. Over 5,000 cubic yards of System K was placed. The System-K

design allowed the slab consultant, CRT Concrete Consulting, and the contractor, TWC Concrete Services, to eliminate the conventional temperature and shrinkage steel throughout the slabs. The only steel required was two #4 bars at the perimeter of each pour and around columns or other penetrations. The Somero 3D laser screed worked well in assuring the concrete properly tapered to the depressed drains. In fact, the computerized system identified a location where a floor drain was inadvertently covered in concrete. The concrete finishing crew was pleased with the mix workability and indicated no noticeable difference between System-K finishing and conventional concrete finishing.
Each placement was followed by a seven day wet-curing process to ensure maximum long-term performance. Another 1,000 yards worth of System K Concrete was placed on the upper decks of the facility. The mix design was modified with a high range water reducer so that it could be delivered with a six inch slump while maintaining performance. Sugar Creek is very pleased to have a high performance floor with minimal construction and control joints. Furthermore, the floor is free of cracking and curling associated with other slab systems. The success of this project has resulted in other Sugar Creek project being constructed with System K concrete.

CONCRETE HOMES: The Next Trend in Residential Construction?
For one foundation and wall contractor, developing awareness and acceptability for fully encapsulated residential concrete structures is achievable.
L
ance Anderson is the owner of Lance Anderson Construction Inc. (Yankton, South Dakota) and maintains a passion for precision with every foundation and wall he constructs. On average, he and his crew place 115 foundations a year, but now he is setting his sights on making concrete homes an acceptable form of residential construction vs. traditional wood frame built homes. Like his father before him, Anderson is a civil engineer, a skill set he says has helped him be a successful contractor. The business was started in 1978 by his parents, Wayne and MaryLou Anderson. After spending three years working for the Los Angeles Public Works department Lance found a reason to return to his roots in South Dakota. “At the time, my wife was pregnant and my dad lost several members of his crew,” he says. “I came back to South Dakota in 1992 to try and help my dad with the business.” Anderson helped the business flourish and in 2006 he and his wife Lisa, purchased the business from his parents. Lisa manages the bookkeeping, vehicle movements,
bonding and licensing, among numerous other front office business functions. The contractor performs work in three states – South Dakota, Nebraska and Iowa. As a leader, Anderson is present on every jobsite during the placement of footings and walls. He says this year, he is approaching 2,800 foundation placements since his return to the business in 1992. While other contractors of his ilk have focused on diversifying their business, Anderson says he has no interest in expanding beyond footings and walls. “I want to pour walls and be the best at it,” he says. “We’re very

successful right now, and I think contractors that specialize in fewer products seem to be the best. For us, its footings and walls. I have the advantage of being able to choose who I want to work for and what jobs I want to do.”

FOUNDATION/WALLS opportunity with building concrete housing and storm shelters. “Throughout the country, you see the devastation that occurs after a hurricane or tornado destroys neighborhoods and towns,” he explains. “And every time a weather disaster occurs I always think this would be so easy – rebuild these areas with concrete housing.” One of the key events that propelled Anderson’s interest in concrete housing and shelters occurred in 2008, when a tornado ripped through the Little Sioux Scout Ranch in Iowa. The tornado killed four Boy Scouts and injured 48 others. “I know the people who run the Lewis and Clark Boy Scout Camp in Yankton, South Dakota and I thought to myself, with so many scouts who use the camp, there has to be a need for some shelters,” Anderson explains. “When they approached me about their need for emergency shelters should a tornado occur, we sat down and came up with a solution. Let’s face it, we live in South Dakota, and tornados do come through here.” The leadership at the scout camp determined how many shelters they needed and asked Anderson to help layout and build two shelters. The shelters themselves are multipurpose, serving as shower facilities and storage units.

“I always wanted to build a solely encapsulated concrete structure,” Anderson says. “I built the two structures at the Boy Scout Camp and thought, a concrete house is the same principle of construction. I have a lot of years of thinking into it.” As such, Anderson is now constructing a prototype concrete home “I’m building it as a model home for others to see what can be done. I’ve designed it the same way as the storm structures and when it’s completed, it will be a fully encapsulated home in concrete.”

In the meantime, Lance will continue to do what he has done for the last 10 years and run his business successfully. He says he would like to transition to building the concrete cabins. “There are a lot of state parks in South Dakota which also include wood-built cabins,” he explains. “Over the years, those cabins receive damage and I’d like to propose to
replace them with concrete cabins that could serve as tornado shelters. It’s a win-win for everybody.” Ed. Note: Lance Anderson was awarded 2015 Contractor of the Year by the Concrete Foundations Association.
Anderson constructed a pull-away roof using a simple truss design. If a storm should occur and blow away the roof, the structure will still have its concrete roof and remain viable.
BENEFITS OF CONCRETE HOMES Lance cites numerous benefits to a concrete home including reduced insurance costs due to their resistance to fire, hurricane force winds, pest infestations, mold issues, radon issues, and theft protection. Concrete homes are also more energy efficient, sound proof and the time of construction can be greatly reduced. “Concrete homes can be built in areas where hurricanes and tornados are a regular occurrence. You could leave this house somewhere and after a major storm, it will still be in its place,” he explains. “If we were to take all the damage that insurance companies cover and combine them together, owners will find a concrete house won’t have the same issues as a traditional house.” Anderson says there is a sustainable reason for concrete homes in the market, even if the concept hasn’t quite yet caught on. “It would be unfortunate, but we’ll have to see a tornado level a town in order for consumers to take notice. If you have a half a dozen of these houses on a city block and they are the only structures left standing, I guarantee people would start to realize the benefits of a concrete home and start asking questions. In a case like that scenario, the people inside the house would be safe and the house would still be standing.”

Building concrete residential units competitive to wood construction.
I
n the U.S. many community building codes for apartments and condominiums require parking garages to be constructed with concrete while the residential units above them can be built with wood. This is also the case in Kansas City, Missouri where Arnold Development, Kansas City, is building “The 122 Delaware Apartments,” a 276 unit apartment complex. When the six story development is complete in 2017 it will have a tiered floor appearance with four floors of apartments in one area, five floors in another, and six floors in a third location—all over two floors of parking garage. The $50 million dollar center-of-city development is designed to attract both young and old to live in the heart of the city. The flat concrete roofs of the apartment structures
will pitch to drains by using tapered insulation covered with a membrane roofing material. Featured on top of that will be unit paver walkways and gardens. What is different about this project is that the entire construction is structurally reinforced cast-in-place concrete. The owner’s goal is to build a long life structure—a minimum 100 year service life with only regular maintenance—with high energy efficiency.
CONCRETE BENEFITS FOR RESIDENTIAL CONSTRUCTION Although structural concrete isn’t used too much for low-rise residential living units, there are many good reasons why it should be. Here are some of its advantages. Long life. Given good engineering, concrete mix designs, and proper placement techniques,
concrete structures can last a very long time. Owners are beginning to include specified service lives exceeding 100 years and longer in their construction documents. Energy efficiency. Concrete is a very slow conductor of heat energy (or the lack of it) and for that reason it can store energy and release it slowly, providing very even temperatures while saving on heating and cooling costs. It eliminates air movement too, provided that openings are properly sealed. Insulation can easily be added on the inside, outside, or in the middle of walls. Storm and fire resistance. Concrete is about the only building material that can resist maximum wind forces from tornadoes, straightline winds, and hurricanes. It’s also the building material that should be used to build structures in high fire risk areas.

Sound transmission. For apartments and condominiums built with concrete walls and decks very little sound from surrounding units is transmitted. They are very quiet. Resistant to mold, termites, and rodent intrusion. There isn’t anything organic in concrete to support mold, fungus, or bacteria growth. Termites can’t tunnel in it and rodents can’t chew holes in order to gain entrance. • The wood industry promotes that it is green because not much energy is needed to harvest trees from a renewable crop. But it’s the long life of a structure and how much energy is needed
to maintain it that really counts and this is where concrete performs well. Also, almost all concrete today replaces 20 percent or more of its portland cement with pozzolans such as fly ash and slag— products requiring no energy to make. • The cost of a structure is usually compared to wood construction. For concrete cost is mostly related to forming systems and crew efficiency. Arnold Development thinks their project can match the cost of wood due to their choice of forming system, training for workers, and repetitive forming operations that increases efficiently.

BUILDING THE GARAGE COMPLEX James Rogers, the Project Superintendent for HarenLaughlin, Lenexa, Kansas, the general contractor for the project, says they used MEVA Imperial Formwork for the wall construction in the two floors of the parking structure at the recommendation of the concrete contractor. The walls on the first level are 12 inches thick while those for the second level are 16 inches thick in order to accommodate the walls for the residential units. Plywood panels were used to form the decks, with an Ellis 4x4 wood post system used for shoring. Western Forms supplied forms for the columns needed in the garage.

BUILDING THE RESIDENTIAL UNITS The decision to use the Western Forms system for the living units was made by the developer. The aluminum wall forms include “ledger forms” which connect the inside wall forms to the aluminum deck forms, allowing contractors to form walls and decks (ceilings) in one operation and place concrete for both in one placement. It’s usual to place concrete for
one entire floor level of a residence at one time. Ron Ward, president of Western Forms, Kansas City, Missouri, says each floor is divided into “L” shapes. An L is a cluster of approximately fifteen apartments facing a center courtyard. Workers can form all the units in one L at a time and cast them with concrete. The exterior walls and ceilings of each apartment are concrete; the interior walls for each unit are steel studs and drywall. Given the anticipated long life of the building the developer thought it best to provide for easy remodeling inside the units. Concrete beams can easily be included into the deck panel system and they occur when needed for longer spans, as are columns. The decision was made to place insulation for the exterior walls in the center of the wall forms using the Thermomass system of ridged polystyrene foam panels positioned in the center of the wall form, held in position by special fiberglass ties. A finished wall includes a six inch reinforced concrete wythe on the inside, a six inch thick insulation panel in the center, and an exterior four inch thick reinforced concrete wythe, making up a total wall thickness of 16 inches— matching the second floor parking level walls that are also 16 inches thick. The decks are six inches thick. The financial success of a project like this depends a lot on how efficient the construction of the apartment walls and floors are. Rogers says they sent a forming crew to a warehouse off-site to train how to achieve optimum cycle times with the Western Forms. They set up a 70 foot long mock-up wall that included columns, decks and beams. This was done twice, the second time being much faster. He thinks the repetitive nature of the formwork, performed dozens of times on this project, is what will enable their concrete work to meet or

beat the cost of installing wood conventional wood frame construction. The exterior walls for the apartment complex will be finished with thin-set brick and stone that will add little weight to the structure.
CONCRETE 122 Delaware will use approximately 25,000 cubic yards of concrete. Self-consolidating concrete (SCC) with a spread of about 24 inches is being used for all the walls in the structure to ensure good consolidation around rebar, produce fewer bug-holes, and to flow under window ledges as long as 10 feet. Rogers says they considered using SCC early on because they were concerned about tight wall profiles and the need for consolidation. Specified concrete compressive strength for parking deck walls and apartment walls is 5000 psi, for columns is 8000 psi, and for all decks and floors is 5000 psi.
THE DEVELOPERS WISH Arnold Development decided to use the “integrated project delivery” (IPD) process for managing construction. The developer and contractors included in the IPD also are integrating and using Lean Construction Practices to assist in planning and scheduling throughout the project. With this method of construction the owner makes decisions about the sub-contractors for the project—contractors they know and trust—and then hires the general contractor, giving them their list of preferred subs. The owner also decides on the type of structure they want so the decision to build concrete apartment units was their choice, one that stands in contrast to the more usual structural wood choice that local codes allow. Early budget planning put overall costs to be competitive with wood frame construction and hopefully that will turn out to be the case by

the time the project is finished in late summer of 2017. The developer plans to own the development so the reduced maintenance costs of the structure and energy savings are important to them.

he plaza of the new Las Vegas Arena (T Mobile Arena) owned by MGM Resorts, Las Vegas, Nevada has 149,472 square feet of decorative concrete pavement, 3,425 contact square feet of walls. TB Penick & Sons, San Diego, California installed the work. Andrew Weber, Penick’s Senior Project Manager, said that his company is well known in the industry for quality decorative work. “We also have a trained workforce large enough to meet the three month time deadline requirement for this job,” he added.
PROJECT DESCRIPTION Dan Schaaf, Associate Principal of Populous, Kansas City, Missouri says his firm was the architect for the project. “We wanted our design to complement the look and character
of the local landscape, creating transition from the desert to “The Strip.” He added that there was a city park under construction adjacent to the plaza and they wanted to complement the design and worked hand-in-hand with the architect for that project. The pavement in the arena consists of concrete panels in three different colors. Schaaf says the ones they chose were meant to match the colors of the natural sandstone and dessert landscape of the area. “In the end we wanted our design to complement the local landscape,” he added. The color shift between the panels is meant to be subtle, further reflecting the character of the desert. The panels join at common form lines and have random shapes. There are numerous planters and planter walls around the perimeters of the

plaza as well as trees with grates in walking areas. The central portion of the plaza is a large, open expanse that allows the arena to be used for special events. The native sandstone boulders placed around the perimeter of the plaza also provide security for the area.

formed and cast separately, limiting their placements to about 4000 square feet per day at best. Their crew size for the project was as many as thirty people and work days often included overtime. Weber added that work in the two months prior to the opening averaged 65 hour weeks.

While many projects allow workers to start placing concrete at one end of a project and then work their way to the other end, one day’s concrete placement on this job often occurred in areas over a large expanse. Also, it’s easier to place just one color of concrete per day but they often needed to place more than one color. Setting forms was the greatest challenge Penick faced because there were many angles for every panel, none being a right angle and there were hundreds of these panels to accurately locate in the plaza. Matching locations on plans was critical and Penick wisely decided to utilize a surveying company to do that work. They placed pins at all the corners for each panel, speeding up the form-setting process.

WORKING AROUND THE SCHEDULE According to Rigo Macias, Penick’s superintendent for the project, the very tight schedule turned out to be one of the greatest challenges for Penick. Work began in December of 2016 and was completed at the beginning of April, shortly before the opening of the arena. This was barely enough time to complete the work, especially when coordination with other trades and planter wall construction added to the complexity. Each panel in the plaza had to be

INSTALLING THE WORK Macias says that on days when ambient temperatures were higher, they increased concrete setting times by ordering concrete with retarding admixtures. On colder days they ordered concrete batched with hot water to reduce initial setting time. Almost all concrete for the project was pumped and this meant

coordinating placements to minimize changing the location of the pump or cleaning it in order to place a different colored concrete. Once placed, workers floated the concrete and finished it two or three times by hand, depending on conditions. Macias adds that when the concrete was at the right stage of hardness, workers sprayed a low profile exposed aggregate retarder on the surface, covered the work, and left it overnight. The following day workers scrubbed the concrete with water, using buffing machines to remove a thin layer of paste, exposing only the sand in the mix. The effluent was picked up with a wet-vacuum, being careful not to get the sub-grade wet around the slab. This process produced a light non-reflective sand finish. When the work was sufficiently dry the final step involved the application of a penetrating sealer which left the surface without a sheen.
HOW IT ALL TURNED OUT The city owned park adjacent to the plaza was constructed at the same time. Even though this pavement was constructed with granite pavers, the colors and texture of the plaza pavement are complementary and create the feeling the two areas were designed by the same architect. Schaaf says the owner wanted the project to be LEED certified so the three colors, along with the surface texture, had to meet solar reflectance test requirements. Often time’s colored pavement has a whitish cast due to a thin calcium carbonate (efflorescence) film buildup that occurs during the curing process, especially when sealers which coat the surface aren’t applied. But the efflorescence on this project will quickly wear away as walking traffic and rain wear it off, enriching the color appearance. Everyone connected with the project is delighted with the result.

Machine-Mounted Dowel-Pin Drills Full-depth repair can be a full-on challenge.
A
lso known as road and highway “patchwork,” full-depth repair involves cutting out and replacing damaged sections of concrete. When these “patches” are many and far apart, dowel pin drilling can be time-consuming and costly — unless you have the right solution. Dowel-pin drill manufacturers offer machine-mounted options to help make the drilling component of full-depth repair as efficient as
possible. Machine-mounted drills can be attached to tracked or wheeled excavators, backhoes, skid steers or other types of equipment to form self-contained and highly mobile drilling solutions. What are the unique benefits of machine-mounted dowel pin drills? What factors should you consider when selecting them? Following is a guide to machine-mounted drills from Minnich Manufacturing, a manufacturer of dowel pin drills, concrete vibrators and vibrator monitoring solutions.
BENEFITS OF MACHINEMOUNTED DRILLS Concrete dowel pin drilling is an integral part of road and highway construction projects. For these jobs to stay on time and under budget, the dowel-pin drilling component must move along efficiently and safely. Machine-mounted drills powered by an air compressor are ideal for full-depth repair jobs with relatively long distances between areas to be drilled.

HOW TO SELECT A MACHINEMOUNTED DRILL

Contractors who use dowel pin drills have extremely difficult jobs. Combine tight timelines with the

(This eliminates the need for a secondary vehicle to tow the compressor.) When the patch has been drilled, the operator can drive the host vehicle through traffic and move to the next patch. The carrier already has the construction lights integrated, and everything is contained on the unit and can be moved quickly to the next patch — creating an efficient workflow on the job site. The boom of the carrier can allow the unit to be placed on all four sides of the patch without moving, which enables contractors to finish the drilling, pour the new slab and re-open roads to traffic in a shorter period of time. Drill manufacturers also offer units that mount to a skid steer to drill vertical holes. Where there are several patches to be pulled, this pneumatically powered unit allows the operator to drive the skid steer down the road and drill two vertical holes where the slab pins need to be inserted to pull the bad slab. This is much quicker than hand-drilling these holes and does not damage the grade like total demolition and removal of the bad slab.

silica rule compliance date is scheduled for June 23, 2017. You should continue to plan ahead and, if choosing to pursue the Table 1 alternative for compliance, obtain a dust collection system for your machine-mounted drill that meets Table 1 requirements. Table 1 states that, for tasks performed outdoors only, dowel pin drill operators can comply by using a shroud around the drill bit with a dust collection system. The dust collector must have a filter with 99 percent or greater efficiency and a filtercleaning mechanism. According to the Table 1 section on dowel drilling, workers must also use a respirator with an assigned protection factor (APF) of at least 10. The Minnich dust collection system, featuring Venturi-style suction and manual or automatic purge control, meets the requirements for dowel pin drills found in Table 1 when used with an appropriate filter. The filters supplied with the Minnich dust collection system comply with OSHA’s 99 percent filter efficiency requirement.

Tolerances
Misplaced or misaligned anchor bolts are a common field problem. ut-of-position anchor bolts occur when the measured deviation or variation from the specified location or alignment exceeds the specified construction tolerance. To avoid schedule delays and costs associated with out-ofposition anchor bolts, you must understand what tolerances your work will be judged by and take the necessary actions to position, align and secure the anchor bolts.

The concrete and steel industries both provide anchor bolt tolerances. Unfortunately, the tolerances are not compatible. Tolerances provided by the American Institute of Steel Construction (AISC) are more restrictive than anchor bolt tolerances provided by the American Concrete Institute (ACI). For the steel erector, Division 5 of the specifications references AISC 303 “Code of Standard Practice for Steel Buildings and Bridges” while Division 3 of the specifications for the concrete contractor typically references ACI 117 “Specifications for Tolerances for Concrete Construction and Materials”.(1, 2) Even though the architect/engineer should clarify and resolve these tolerance differences, concrete contractors sometimes become involved in construction disputes because of the non-compatible tolerances. As shown in Table 1 and Figure 1,

AISC tolerances place limits on the variation between centers of any two bolts in a group (Item 1), centerlines of bolt groups(Item 2, 4), and centers of anchor bolt group from column lines (Item 5). ACI 117 only specifies elevation (Item 3) and a location tolerance for the centerline of individual anchor bolts (Item 6). As shown for (Item 7), AISC has a very strict or zero plump tolerance for bolts whereas ACI does not specify a plumb tolerance. The only compatible tolerance between AISC and ACI is the top elevation of the bolts (Item 3). AISC’s tolerances combined with oversize holes in the base plates ensure the steel structure
can be easily erected without modifying the structure. For anchor bolts to satisfy both AISC and ACI’s tolerances, Suprenant and Malisch claim anchor bolts must be located within ± 1/16 inch of their specified location.(3) A tolerance of ± 1/16 inch is neither realistic nor achievable. Therefore, it is critical for concrete contractors to understand what tolerance applies to the concrete work – AISC or ACI tolerances? AISC recommends that Division 3 of the specifications require anchor bolts to be set in accordance with the AISC 303 “Code of Standard Practice”.(4) Even using plywood or steel templates to position,

align and secure anchor bolts, it is highly unlikely the concrete contractor can satisfy the AISC tolerances shown in Table 1. AISC’s tolerances are too restrictive for standard anchor-bolt placement techniques. Using AISC’s recommended oversize base plate holes and ACI’s anchor bolt tolerances should allow for easy erection of the steel structure without modifying the structure for 1, 1-1/4, 1-1/2, 1-3/4, 2 and 2-1/2 inches diameter bolts. However, that may not be the case for 3/4 and 7/8 inch diameter bolts.(3) As shown in Table 2, AISC’s recommended oversize-hole diameters for 3/4 and 7/8 inch bolts are too small as compared to oversize hole sizes suggested by ACI.(3,5) Concrete contractors seldom control the size of the base plate holes. So, don’t rely on oversize holes to mitigate out-of-position anchor bolts. Always take care when positioning, aligning and securing anchor bolts
regardless of the bolt size but extra care may be required for 3/4 and 7/8 inch diameter bolts.

WHERE AND HOW TO MEASURE Adding to the complexity of anchor bolt tolerances is the difficulty in accurately measuring the location of individual and groups of anchor bolts. It is standard practice to layout the location of anchor bolts along the top of the concrete. However, anchor bolts locations are commonly verified by measuring to the top of the bolt. If the anchor bolt

engineer. Be sure templates are stiff enough not to deflect and securely attach templates to the formwork. After installing, recheck the location and alignment of the anchor bolts.
MITIGATING MISPLACED OR MISALIGNED ANCHOR BOLTS is not perfectly plumb, the location of the top of the bolt will not be the same as along the concrete. For a bolt tilt of five-degrees and a six inch bolt projection, the difference between bolt location as measured from the top of the bolt and top of the concrete can be as much as 1/2 inch.(3) As shown in Table 1, tolerances are measured from centers of anchor bolts (individual or groups) and centerlines of bolts. Using these measuring points require estimating the centers which introduce more measuring errors and uncertainties. Also, the accuracy of the anchor bolt location depends on the accuracy of the measuring tape and the layout or reference lines. Too improve layout accuracy, make a plan on where and how to measure and double check your layouts.
HOW TO POSITION, ALIGN AND SECURE ANCHOR BOLTS Use one or two anchor bolt templates securely attached to the formwork to position, align and secure
anchor bolts. Dennis Purinton with Purinton Builders, Inc. located in East Granby, Conn. makes plywood anchor bolt templates in the shop as shown in Photo 2. Purinton says it is just important to mark the template alignment relative to the foundation as measuring and drilling the bolt holes in the correct location. For a template to work correctly, use two nuts per bolt with the template sandwiched in between. For tall bolt projections and to minimize anchor bolt variations from plumb, use two templates. The bottom template should be located close to the concrete and the top template located near the top of the anchor bolts. Similar to a single template, use two nuts per bolt per template. If necessary, reposition steel reinforcement that interferes with anchor bolt location or alignment. If the reinforcement cannot be repositioned or will not meet tolerances after repositioning, contact the architect/
Of course, the type of repair depends on how much the anchor bolt or group of bolts are out of position or how much an individual bolt is out of plumb. Below are some repair options for different conditions: a) For anchor bolts misplaced by less than one bolt diameter, field cutting to enlarge or slot the corresponding holes in the steel base plate is the best option. b) For anchor bolts misplaced by more than one bolt diameter, consider cutting off the misplaced bolts, drill new holes in the correct location, and set new anchor bolts with epoxy.

Drilling new holes can be difficult due to existing steel reinforcement and reinforcement should not be cut unless approved by the architect/ engineer. In lieu of drilling new holes and epoxying new anchor bolts, consider welding a new bolt to the side of the projecting bolt stub.(6) c) Depending on the situation, it may be possible to cut off the base plate from the column and install a new base plate that accommodates the misplaced anchor bolts. d) For misaligned or bent anchor bolts (Photo 3) that will not allow the base plate to fit over the bolts, consider bending the bolts into position. Chip away concrete to allow for an “S” bend and cold bend the bolt. Typically, only Grade 36 bolts should be cold bent and the bend should be limited to 45-degrees or less. Bolt diameters up to about one inch can be cold bent and bolts exceeding one inch can be heated as directed by the architect/
engineer to make bending easier. After bending, bolts should be inspected for cracks. If needed, bolts can be load tested to verify tensile strength. All methods for relocating, realignment anchor bolts or base plate modifications require the approval of the architect/engineer. The Code of Federal Regulations, 29-CFR Chapter XVII, Section 1926.755 (B) for column erection stability, states: a) Anchor rods (anchor bolts) shall not be repaired, replaced, or field modified without the approval of the project structural engineer of record. b) Prior to the erection of a column, the controlling contractor shall provide written notification to the steel erector if there has been any repair, replacement or modification of the anchor rods (anchor bolts) of that column. In closing, be sure to understand what anchor bolt tolerances apply to your job, use either single or double
templates with double nuts to position, align and secure the anchor bolts. Before placing concrete, recheck the anchor bolts for proper location and alignment. References

Rationalizing the Standard Hook in a Residential Footing This column deals with a comparison of the minimum requirements set forth by the International Residential Code (IRC) and the referenced standard document, ACI 33214 Requirements for Residential Concrete.
Q
uestion: Do you know if it states in the IRC code that a “J”-bar must be poured in the footing if the wall requires vertical reinforcing. I have a meeting with an inspector tomorrow to discuss code walls. We both want to come up with an agreement as to what should be common in our area as we make further progress on a better understanding of the latest codes one step at a time. The conversation to this point with the inspector has been positive, permitting us to pour a 10 foot wall with nine feet of fill where we plan on running vertical #5’s at 20 inches on center. Do I need a “J”-bar every 20 inches as well? This will set the stage for a better dialogue and better turnaround for our inspections.

NSWER: First, let me applaud you for the continued effort toward maintaining such healthy discussions. The everchanging code provisions derived from a more specific and intentional investigation of prescriptive residential design applications means that code departments do need to interface with construction and design professionals more regularly. This type of dialogue is precisely the purpose behind the creation of the Residential Foundation Certification Program produced and maintained by the Concrete Foundations Association and the American Concrete Institute. Minimum requirements in a general building code, make interpretation a true challenge across such a diverse industry with vastly different geographic regions, building typologies, soil and climatic conditions, etc. Therefore, the more a contractor can work to recognize the specificity of these design requirements to their region, the better informed and prepared they will be to collaborate with code departments.

The IRC 20151 states that a footing is to continuously support all exterior walls. Therefore, the footing is to react to or carry the vertical gravity loads of the supported structure to the unexcavated grade or soil condition. The purpose of the footing is to ensure the sufficient transfer of these vertical forces. The IRC also states that a foundation wall is not to be backfilled until such time that it is supported at the base by the basement slab and at the top by the floor framing. While the foundation wall carries vertical load from the framing above to the footing, it is not the intended purpose for which design is considered. The foundation wall separates the abovegrade living space from the footing by incorporating below-grade living space. Thus, retaining the exterior soil condition in an unbalanced state is its primary function as a simply-supported beam. Therefore, the two are

treated independent of each other except for the vertical load relationship where the footing carries the exterior wall condition, which is also the foundation wall when below-grade space is configured. While this is no apparent revelation, it is important to understand the basics so that the application of the requirements is more direct. In Seismic categories of D0, D1 or D2, however, a detailing requirement does require a vertical connection between the foundation wall and the footing every four feet on center with a standard hook in the footing. This condition requirement is shown graphically then between the two seismic conditions in Figure 2. ACI 332-142 takes this condition to a more specific or direct level. Due to the timing of the typical backfill operation desired ahead of a basement slab installation, the base of the foundation wall is often laterally unsupported. Therefore, this code requires either a continuous keyway or a dowel to be used between the footing and foundation wall. Either of these conditions provides the mechanical base connection necessary for the foundation wall to act as a simply-supported beam to resist the lateral forces of the soil conditions. wall connection and vertical steel in the foundation wall when required. ACI 332 states that a footing to foundation wall joint using a dowel must include a dowel extending at least 36db into the wall and a minimum of six inches into the footing at a maximum spacing of 24 inches on center along the footing. Many concrete foundation walls in both the IRC and ACI 332 do not require vertical steel for their function as a simply-supported beam resisting the lateral soil pressures. The standard hook detail referenced in the IRC would only be applicable to you if your seismic category is D0 or higher and the ACI 332 dowel option, should you propose it, does not require a hook, although it is detailed at 24 inches on center minimum.

roject management starts a project and closes a project. A Project Manager is in charge of implementing, planning and completing a project that has a specific goal with specific requirements. Project managers are responsible for the profit of the job and sometimes bid the work. Project management for concrete polishing is more challenging than other trades because of the inconsistencies within concrete, the lack of skilled labor compared to other trades such as a painter and variances in expectations of
the owner, architect and general contractor. No two slabs are the same. There are various mix designs, color variations from one truck to the next, means and methods for finishing the slab, environment conditions, curing variables, and timing of finishing, pour sizes, equipment and man power used to finish the slab. All of these variables in combination result in a different substrate that needs to be polished. The finished product from one job to the next is different. A project manager for polished concrete needs to be able to convey and teach this information in an understandable way and be able to be organized and track how and when this information was said. They need to be able to work under conditions when one trade is supposed to provide the substrate to be polished based on plans and specifications that the concrete polisher based his pricing on. What are the tools needed for Project Managers in commercial concrete polishing?: • Mission Statement • Organization • A degree in Psychology • Leadership • Communication • Documentation • Prioritizing
MISSION STATEMENT Every company should have a Mission Statement. A Project Manager should also have their own “Mission Statement” that represents their position and their unique, individual self. It can be as straightforward as: “Communication and implementation is my end game.” Or it can be more detailed as: “I dedicate my time to show that I will keep the lines of communication always open and constantly deliver the necessary information needed to properly start and end a project.” Making your own Mission Statement reinforces your confidence in your role as a Project Manager and gives you a direction to follow.
ORGANIZATION How do you keep everything organized? What happens when challenges or conflicts come your way? What, how, when and why do you document and communicate? What should come first? Keeping all your projects, documents, conversations organized can be very challenging. There isn’t a right way or wrong way to be organized. An individual needs to find their right way or system that fits their needs, however, once you find that way, you need to

stick with it. Whether you make file folders for your individual projects or scan everything for folders into a server; your time needs to be devoted to being organized. With concrete polishing, you are most likely a subcontractor to a general contractor. Trying to avoid any and all conflicts that sooner or later will arise, organization is critical. You will want to be able to locate your scope or old email conversations to back yourself up. Being organized will always help you in every situation you encounter. Organization is one of the hardest requirements of
managing projects. There is so much more needed to stay organized than just keeping project folders or old email conversations. As a Project Manager, you have to pay attention to the details. You have to know the project and requirements in and out. Know the scope and the plans. You need to know all that is needed to bring the project to completion. Organization will also be helpful with keeping track of the many odds and ends, including, production numbers, duration times, change orders, completion of work to be billed, conversations and job costing
numbers. It is common you will manage more than one project at a time. Some project managers will be starting two to three projects while still closing out two to three others. Organization will make the difference in success.
PSYCHOLOGY AND LEADERSHIP One would think a degree in Psychology should be a requirement in project management. When do you lead? When do you let go? When do you discipline? There are many personalities and you’ll have to handle people

differently according to how they may react to ensure conflicts can be resolved in a functional and timely manner. A person’s reaction can make a situation defuse or go increasingly worse. Knowing the person and being able to read the person you are dealing with is a major component to solving conflicts. Knowing and understanding behaviors of an individual will help in resolving conflicts and challenges. You may have to be forceful with some general contractors when dealing with a change order situation or you may have to deliver the news in a softer manner depending on their personality. Understanding behaviors is also helpful when dealing with crew members. When working with employees you must be a leader. You cannot be in the field or on a project 100 percent of the time. You put your trust in your crew members to work together and to follow the step-bystep process while all having different personalities, experiences, roles and responsibilities. This can be very challenging. Knowing who to pair with who and how to talk and handle an individual when a conflict arises helps to defuse the situation. It also helps the individual feel you are on their side and you are there to help them, not to hinder. You must treat every situation as “it matters.” There are other challenges when it comes to employees as well. You need to address work load and discipline. There may be times when the work load is on overload and you’ll need to spread people thin. When there is little work, you may need to decide whether or not to keep people, give them hours to work or to send them home until more work is awarded. Knowing the situations of the employees, how they perform and how they will react will help make these challenging decisions. There are times in this line of work where loyal employees are hard to come by. You will get the occasional no show employees and excuses
like, “My alarm didn’t go off” or “I don’t have gas to get to work.” This may cause a delay on your job and you need to communicate this to the General Contractor. This is where discipline comes in. How lenient are you and when do you “crack the whip?” You must be fair, but you can deliver your message differently depending on the employees’ personality and number of defenses. When considering the employees’ feelings, you also must remember, other employees are watching how you discipline one from another. These are the many challenges in managing a workforce in concrete polishing.
COMMUNICATION AND DOCUMENTATION Communication is vitally important. In order to communicate information, you must document the information first. So how, when and what do you document and communicate? ANYTHING and EVERYTHING; always cover yourself! Here are examples of things you should be documenting: • All conversation between you and others • Any delays • Extra work done or requested • Damages by other trades • Change orders • Schedules • Duration times • Materials needed • Any other problems A daily report submitted every work day is how and when this information is communicated. These
reports will document everything listed. Don’t forget to take pictures of the days work as well. The foreman in the field on the jobsite will create the report and will send it to the Project Manager to review. The Project Manager will go through the report, determine if the General Contractor needs to be contacted to discuss and communicate any problems and will possibly send the report to the general contractor as well. This is where communication fits in. Everything listed above in documentation is communicated to the Project Manager from the foreman. If there is a conflict, the Project Manager will then communicate to the General Contractor. Another crucial part to the project is duration timing. A General Contractor will always be asking, “How long will this concrete polishing process take you?” The length of process is sometimes hard to predict not knowing what challenges the concrete slab may present. It is always necessary and a requirement to keep

the General Contractor in the loop of your schedule and duration timings on the project; as well as any delays. One of the most important requirements to a General Contractor is communication. Although project management has a lot to do with paperwork and numbers, that is not the only tasks required. Project managers need to have a complete overall understanding of the specifications, plans and scope of work. They need to do a scope review with the General Contractor prior to mobilizing onto the jobsite, review the contract, know the exact requirements of project, know the expectations of the architect, owner and General Contractor and manage and understand the specific safety requirements of the job. Project managers schedule
the job, keep track of production numbers and understand budget limits. As a subcontractor, we are paid to provide a product per the plans and specifications. A Project Manager must know and follow these specs and plans to produce the product being paid for. When a General Contractor asks you to do a task not being paid for, a Project Manager must recognize this and communicate the added work is not in our scope and there will be an additional charge in the form of a “change order.” Working conditions, temporary facilities or the size of the concrete polished area given at a time can cause conflicts. These should all be listed in the contract and scope of work. Performing a review with the General Contractor in a scope meeting ensures everyone has the same understanding. This reduces conflicts at the start of a
project. During a scope review meeting all requirements and expectations are reviewed. All meetings should be documented and a summary sent to all parties. The ultimate goal is to make an owner happy, but if expectations are not managed by both the General Contractor and the Project Manager this can be a disaster. There are many variables that can affect polished concrete: concrete cracks, different colored placements, varying aggregate exposure at different locations, etc. It is a project manager’s responsibility to explain these variables to the General Contractor so they can explain them to the owner.
PRIORITIZING Accept your job schedule will always be changing. The following are variables that cause delays on jobs: • Change orders • Other trades • Weather

• Lack of employees • Equipment failure • Need of materials • Curing compound • Glue removal • Area not fully turned over • Cleaning up behind other trades Whatever the variable may be, your schedule will be changing. So how do you stay on schedule or close to it? You manage your crews daily. You solve the crews’ needs, problems and conflicts and communicate to the General Contractor what is going on so there are zero surprises. I have come to find that as long as you stay on top of the schedule and communicate to the General Contractor any changes, they are more likely to partner with you then send demands. This turns out to be an easier working environment for all. Delays do not only affect a General Contractor, they affect you as a Project Manager too
because you are not reaching your budgets. There is a limit for everything and when durations are pushed to longer times, the budget is getting smaller and smaller. Not only is the Project Manager managing the schedule and the durations, but they are managing the overall budget of the job. They have to ask: • “Do I push this job out another week to avoid overtime?” OR • “Do I have guys work an extra one to two hours a day and go into overtime to get done this week?” And after asking yourself these questions see what this does to a job’s budget and duration times. You have to manage budget with managing schedules all while still meeting the General Contractors’ requirements of duration, scope, specifications and plans. Being a Project Manager requires a direction, attention to details,
working effectively with the workforce and maintaining relationships with the general contractors and other subcontractors. Attention to all of these items will reduce the risks and increase the success of your project. The feeling of accomplishment by all and sustaining good relationships will produce future work. No two projects are alike. Just when you think you finally have the role down, the requirements for a different project, General Contractor, specification or scope change on you. Ed. An Owner’s Consultant’s Viewpoint on Polished
Concrete Maintenance Providing your customer with a good maintenance plan will ensure polished concrete floors remain a long lasting flooring option. by David Stephenson
M
aintenance is the driving factor for growth in the polished concrete industry. I deal with maintenance issues almost daily. I am regularly frustrated by manufacturers and janitorial contractors alike. I have sat through classes and read countless articles that give different opinions about how to maintain polished concrete. As an independent consultant, I generally act as the owners rep. In this capacity, we write specifications, manage projects and write maintenance programs for retailers and one off construction projects. Since I started consulting six years ago, my view has changed significantly. Let me take you through this issue from an owner’s perspective. The maintenance for polished concrete is simple. Basically, you sweep it regularly, scrub it on a schedule with appropriate cleaners and burnish it a few times a year. This sounds simple right. In some cases, providing this information as part of the construction process works. This is true when the project is small and the end user is
the person who hires the contractor to polish the floors. In the vast majority of projects that is not the case. What I see in the field, especially with larger retailers, is that most janitorial contracts are outsourced. This is true for retailers especially. Between the polished concrete installer and the nightly janitorial there are multiple layers of separation. You remember the game “Telephone” when you were a kid? The story is started by one person and retold to new people. It changes by the time it goes through several people. Maintenance for polished concrete is like that as well. A polished concrete contractor places the floor and provides the General Contractor with their version of maintenance info which is usually obtained from a manufacturer. The General Contractor shares it with the Architect, who shares it with a Project Manager for the customer/owner. This Project Manager shares it with his boss in the construction division who then sits in a meeting and shares it with the operations group. An Operations Manager shares it with a Maintenance Manager, who gets it to a regional maintenance PM. This PM then shares it with their prime janitorial contractor who then meets with and shares it with the owner of the small janitorial company who is in charge of maintenance at the store. This manager then shares the information with a crew leader who takes care of the store overnight. If you have not been keeping track that is eleven degrees of separation between the installer and the person actually taking care of the floor. You
can imagine how much the requirements change from one end of this string to the other. I was on one project recently where the information going in was “use a good polished concrete cleaner,” but the information the crew actually taking care of the floor received was: “Only use hot water and a black stripping pad.” I literally watched this process change over four days from one layer to the next.
COMMON MISPERCEPTIONS I see several common denominators that are regularly misinterpreted or modified that have a significant impact on the life of the polished concrete floors. First, the soap being used changes. The best cleaners for polished concrete are made by construction chemical companies in the polished concrete industry. Construction chemical companies are not generally known to janitorial contractors. They have their own set of manufacturers. Most of these janitorial chemical manufacturers don’t specifically make a soap for polished concrete floors though. This means that good cleaning chemicals are harder to find or buy for a janitorial contractor who does not know these industry specific companies. The chemicals are not sold at most janitorial supply houses so getting the right cleaner is the first obstacle. Companies that act as distributors and have a knowledge of polished concrete chemicals really help in this area. Companies like Jon Don and Deco Prep have really stepped in

to the role of supplier, but that is an extremely small piece of the market. What generally happens is that a well-meaning chemical sales representative who services the janitorial contractor does not want to lose revenue on cleaning chemicals or pads, so he tries to find a compatible cleaner in his existing arsenal. Sometimes these work, but more often they do not.
POLISHED CONCRETE CLEANERS I can go through project after project where an amazing array of cleaners is used. I have everything from water on one end of the spectrum to a cleaner that is made up of boric acid and alcohol on the other end. Good polished concrete cleaners lift the dirt without leaving a residue or etching the surface. The best cleaners have some densifier and stain protection built in. These help the floor get stronger and more stain resistant over time. As you can imagine we have tried dozens of cleaners. The four manufacturers that I like the most (in no particular order) are Prosoco, RetroPlate, AmeriPolish and Concrete Polishing Solutions. Until recently these chemicals were offered either in gallon bottles or five gallon pails. The measurement of the cleaner was left up to the janitorial contractor working overnight on the projects. I recently taught a maintenance class at an industry convention. In my class I showed two manufacturers (Prosoco and RetroPlate) that package their cleaner in pre-measured single doses ready to go into a scrubber or mop bucket. The janitorial contractors I have talked to love this idea because they believe this will ensure they get the correct amount of cleaner onto the floor. I look at projects every week that have grease buildup or have prematurely low gloss. While these conditions frustrate the owner, the responsible contractor is sometimes best served when the floor does not perform well. The janitorial contractors are not happy when the owner
moves from a VCT floor to a polished concrete floor. The labor hours goes down significantly, a lot less chemical is used so they lose their markup on the chemicals and because they are buying less product, they lose some of their bulk discounts. Additionally the twice annually strip and wax is gone, so that is a big hit right there. Consequently, it is better for a janitorial contractor if
polished concrete does not become the standard. There is not a lot of incentive to follow a maintenance program closely. This is especially true when the janitorial contract has been in place for a long period.
MAINTENANCE There are a few things that I recommend to help combat poor maintenance.

First, provide written instructions to the general contractor and the end user that are very specific. Second, assist the owner in finding a supplier for appropriate products. This is imperative. I will always recommend that the owner purchase all chemicals and supply them to their janitorial staff. This takes the opportunity away from the contractor to change products. Third, I show the customer how to measure gloss, and give them an average range the polishing will decrease each year if the floor is maintained correctly. The customer can then direct their janitorial contractor to measure gloss regularly and provide written updates. This keeps everyone engaged in understanding the gloss and identifying potential problems early on. When the simple process for maintaining floors is followed, the
project stays in good shape for a long time. I recently visited a facility where I polished the concrete as a contractor almost 14 years ago. They have been following the maintenance instructions I gave them at that time. The gloss is still in the 50’s even though the floor has high traffic. Unfortunately, this type of project is the exception rather than the rule. I have said some version of the following statement in every class and every article over the years. Maintenance is an issue that every manufacturer, distributor and installer must address. The industry needs to get together and provide a solution that is similar from one manufacturer to the next. Manufacturers need to accept that their regular customers are not the best distributors of janitorial chemicals. Think about this, polished concrete is supposed

to be a long-lasting flooring type. If, because of poor maintenance, this proves not to be the case, how long do you think the current growth of the industry will last? Installing a polished concrete floor without a good maintenance plan is like building a car without providing maintenance schedules or manuals. Very soon, parts will start to wear out and the car will break down. The industry cannot afford to have the car break down just as we are building good momentum. Please provide every customer with a good maintenance plan and think about ways the owner can insure that the work is being done correctly. Ed. THE LAST PLACEMENT: BACK TO BASICS

I
f there is ever a time to get more leads and sales it is now. But really, when is it not the right time to get more leads and sales? Yet, in this currently tough market there are still many success stories being experienced among contractors. Why? There are a host of reasons but much is due to the fact that the successful contractors are practicing the basics of selling. Let me share one area of basics that could radically and positively impact your sales. There are five points of contact that you must make with a prospect if you have any serious hope to landing them as a customer. Each contact point is critical in and of itself and when put together simply separate you from your competition. The 5-Point Customer Contact Model Point #1 - Initial Call/Contact Point #2 - Follow-up/Schedule Point #3 - Pre-Meeting Confirmation Point #4 - Sales Meeting Point #5 - Sales Meeting Follow-Up/ Thank You POINT #1 - Initial Call/Contact This point represents any manner in which you get the lead. This might be through the prospect calling your office, receiving your direct mail piece, getting your name from your website, a referral, or seeing your trucks or signs. This first contact may be spent getting info on
the prospect and their need and include setting up a sales visit. POINT #2 - Follow-up/Schedule Mostly likely you set up a "site visit" to your prospect's property. This second contact point is then sending an e-mail or "hard mail" thank you note confirming the upcoming meeting. However, depending on what you spoke about during Point #1, you should also include some piece of literature about your company, past successes - something about the effort they are desiring from your company. You should use this second point of contact to further their image of you as a true professional consultant who is a resource of information. Point #3 - Pre-Meeting Confirmation If you have more than two days between Point #1 and Point #4 you need to call the prospect to confirm "We are meeting tomorrow at 4 p.m." Too many contractors and estimators continue to make "rookie" mistakes by not confirming their appointments only to arrive at the scheduled time and find the prospect has forgot the meeting. On this call it is also important to remind the prospect of anything that you may have asked him or her to do for your meeting. Point #4 - Sales Meeting This is the actual meeting with the prospect. By now you should have all the needed sales information, measuring tools, samples, etc. appropriate for your effort. The better prepared you are for this meeting the more confident you will come across, and the more alert you will be to any sudden "audible" you may need
to call. If you like to do a quick measurement and then provide an estimate on the same visit be sure that your printer is ready and that you have ink in the cartridge. Point #5 - Sales Meeting Follow-Up and "Thank You" This is a great and fifth opportunity to make contact with the prospect. After every meeting you should always send a "Thank You" message. If you are meeting again in less than three days then you might not do this, but if you are coming back for a second, third, or even fourth meeting then send a message of thanks. This is another opportunity to forward additional information that might have been requested or would add to the prospect's decision to use your company for their construction needs. Over just the past six months I have spent time with no less than three hundred sales people in construction. When I inquired to their habits many of the sales people admitted that they are not practicing the basics to selling. The high-performance sales people are working the basics every day. Listen to the professional baseball hitter who is experiencing a hitting slump. Good hitters will tell you they often went back to the basics to regain their groove. You too can get in the groove by going back to the basics of selling. Good luck and good selling! Ed.
