s the summer winds down, we trade in our beach towels for school supplies and watch as baseball prepares to wrap up. Football is on the horizon soon, and hopefully, we can count on some cooler weather as autumn approaches. But regardless of the season, we must be forever thankful for the excellent business environment that Fort Bend County provides to residents, customers and fellow business owners. W

hen I was 12 years old, my Paw Paw Joe looked at me across the lunch table and said, “April, it’s time for you to go to work.” Mustering up as much enthusiasm as a 12 year old could, I followed the man, self-named General Joe to work. I worked with him that Sunday and every Sunday until the day he died. In the summertime, we worked 6 days a week in the heat of his dry cleaners in Biloxi, MS. You see, to this day, my Paw Paw Joe owned the only dry cleaners I’ve known that was open 6 am to 8 pm during the week, 6 am to 6 pm on Saturday, and noon to 6 pm on Sunday. General Joe’s dry cleaners was just outside Keesler Gate 7, which until Hurricane Katrina swept through, was the largest training base for the United States Air Force. The men and women training there had to show up for inspections 7 am Monday with perfectly pressed uniforms, and General Joe was not going to let them down. No one else

wanted to work Sunday, so every week after church and an early lunch at my parents’ house, General Joe and I went to work. I was working with him the summer that he got sick, and I didn’t even know it. General Joe was still waking up every morning at 5 am and going to work. I was in college when the Leukemia and his treatments got the best of him. He could no longer go to work, so my parents took over the business. That summer when I was working there, General Joe would still pop in on his good days and boss us around. Those were the best days. Sundays when he felt good, he’d come sit with me and we’d work. I wish I’d been able to make a retirement plan for General Joe. I might have been the only person that hard-headed, hard-working man would have trusted to do it. But, my Paw Paw Joe never got to retire. It’s hard to find someone that you can trust to go to work for you and your family. It’s hard to shift through all of the “information” out there and find what’s

everal years ago I went on a vacation and left my car in a giant airport parking lot. When I arrived back in town and finally made it to my car I saw that someone had backed into my bumper causing a lot of damage. Not only did I have to pay a hefty bill to park in the lot, but I also had to pay to repair the damage! I wasn’t happy. I looked into using a car service for my next airport trip and had trouble finding one in Sugar Land, forcing me to use a service out of Houston, which was very expensive. Memorial Hermann Sienna Plantation CCC create healthcare neighborhoods

T

he rapid growth of the Sienna Plantation area has stimulated the need for access to high-quality healthcare throughout Missouri City. Memorial Hermann is answering that need with a new multimillion-dollar facility inside the HEB shopping center on Highway 6 and Sienna Parkway. Could Fort Bend be Millennial generation’s next destination? By Subhrata Barot For The Star

T

here are roughly 80 million Millennials or Generation Y individuals in America today and about 24 percent of them live in the Greater Houston area. Naturally, their presence is impacting the housing market in Fort Bend County – both in sales and home design. “We are trying to provide the housing stock that the young Millennial wants and feels comfortable with,” said Sugar Land Mayor James Thompson in an interview with The Star in May. “Young people also like the outdoors – that is why we are developing parks and hike and bike trails. That’s the future of our city.” A recent brief issued by Bloomberg titled “Second-Tier Cities: A Millennial Migration” highlights Houston as a “secondary primary

metro” and reported that the city added 100,000 jobs in 2014. With high cost of living in places like New York, Los Angeles and San Francisco, it’s no surprise that these 18-34-yearolds are coming to the Greater Houston area in droves. A large number of Millennials enjoy living in urban communities such as Houston, while they are young and single. But as members of that generation marry and start families, Fort Bend County is one of the next logical destinations for them. In some cases, they’ve already arrived. Barbara Montgomery, a realtor with Gary Greene, Better Homes and Gardens has been in the real estate business for 23 years. She said Millennials are a welcome addition to the community and know what they want in a home. “Millennials know what they want and are very tech savvy,” Montgomery said. “Before buying, they research everything about home

ithin the next two years, western Fort Bend County residents in the Grand Parkway/Harlem Road area won’t have to travel north to Katy or east to Sugar Land for their shopping needs. Houston-based Read King, a Commercial Real Estate and Development Company, is developing 130-acre Water View Town Center at the Northwest Corner of Grand Parkway / Harlem. “It’s an opportunity for residents to have all goods and services close to their home,” said Jeff Read, Read King managing partner said. Read King broke ground on the project, which is expected to include big box retail, restaurants, a health club and entertainment, in March, and retail shops will begin opening in the first quarter of 2016. It’s expected to be completed during the first quarter of 2017.

Read said he can’t reveal the names of any of the retailers until later this year, but noted that it will be a “single story” retail development, as opposed to the more vertical La Centerra in Cinco Ranch. Read King recently completed a comparable mixed use retail development on the northeast side of Houston, close to the Summer Creek neighborhood. Two hundred and seventy luxury apartments are being built, and there will be about 600 when the development is complete. Read King is negotiating with some hotels, but they probably wouldn’t be built until 2017 — after the retail element is complete. The Town Center is nearby several large communities, including Aliana, which is one of the fastest growing areas in the U.S. Other nearby developments include Waterside Estates, Water View and Harvest Green. “All of the growth here is driven by the Grand Parkway,” Read said. buying on various real estate websites and also find homes online that interest them.” The 2014 National Association of Realtors report on home buying generational trends states that Gen Y is most likely among generations to look online for information about the home buying process. Also, 26 percent of Gen Y individuals used a mobile device during their home search. Realtor Christi Borden of Gary Greene, Better Homes and Gardens said that many Millennials who are moving to Fort Bend County grew up in the area and are coming back. She also added that the idea of a master planned community draw them to the area. Montgomery also added that compared to generations before, Millennials have additional educational pursuits, more student debt, and a variety of career opportunities. She also added that statistically, they wait longer to get married than previous generations. This results in Millennials waiting longer to purchase homes. But when they do purchase homes, it is for a variety of reasons. “Millennials want to be close to where they can go to shop, eat, walk around and do different things at one time,” Montgomery said. “They also want the ‘newer.’” She added that one of the main reasons Millennials pick Fort Bend County as their home is because of exemplary school districts. Both the Washington Post and the U.S. News & World Report have recognized Fort Bend ISD schools in their annual rankings. With the rise of Millennials in Fort Bend County, property types are also changing. Thompson said that two loft-type properties are now available in Sugar Land for lease. Sueba USA-constructed Telfair Lofts and Imperial Lofts are both actively leasing units. There is no telling whether or not Millennials will stay here for the long run, despite the area providing stellar school districts, newer property types and amenities. But Montgomery said that should Millennials choose not to settle here, the housing market would continue to make strides even without them. She said Fort Bend County has much to offer to everyone of every age and culture. “You have to keep re-inventing yourself,” Thompson added. “And I think that’s what we as a city try to do – we try to reinvent ourselves to be up to date with the population we want to live here today.”

The Missouri City Police Officers Association Police invitational Golf Scramble

he Missouri City Police Officers Association Police Invitational Golf Scramble will be held on September 11, at the Quail Valley Golf Club. In remembrance of that fateful day, the tournament will recognize First Responders, past and present, for service to their community. This theme throughout the tournament will include presentation of colors by the MCPD honor guard, the National Anthem sung by a local celebrity, a unique golf ball drop on the 18th green and a display of first responder vehicles from Missouri City and Fort Bend. In addition to the standard 4-person scramble there will be a special tournament flight for first responders where separate and

Design contract approved for Highway 6 expansion

Expansion of State Highway 6 from Brooks Street to Lexington Boulevard.

S

ugar Land City Council approved a $500,000 design contract with Brown & Gay Engineering for the expansion of State Highway 6 from Brooks Street to Lexington Boulevard. The project marks the third and final phase of the Highway 6 expansion in Sugar Land. There is no completion date set at this time.

The completed corridor will include four lanes in each direction. The approved contract includes roadway design; drainage improvements; utility relocation; traffic signal, signage and pavement markings; landscaping; a cost estimate for construction; and a detailed construction schedule. Completion of the design is expected next year. “State Highway 6 is a major arterial road for Sugar Land and provides connectivity throughout Fort Bend County,” said City Engineer Chris Steubing. “The project is intended to address operational and geometric deficiencies and relieve traffic congestion along the corridor.” The current configuration of the roadway does not adequately support the existing or future traffic volumes. As

additional activity centers are developed in Sugar Land (i.e., festival site, Smart Financial Centre, etc.), more motorists will travel through the area. Providing connectivity between attractions such as Sugar Land Town Square, Constellation Field and others is important as Sugar Land continues to emerge as a destination location for tourists. The project will help support Sugar Land’s expanding sales tax base and improve mobility for residents. The projected construction and rightof-way cost are estimated at $7.6 million. The City has applied for federal funding that will cover 80 percent of the project’s cost. The remaining 20 percent would come from local funding, with 50 percent of that funding earmarked in Fort Bend County’s 2013 mobility bond package.

eedville ISD named as finalist for an America’s Farmers Grow Rural Education grant In the Fort Bend County area, Needville Independent School District has been announced as a finalist in this year’s America’s Farmers Grow Rural Education program, sponsored by the Monsanto Fund. Needville Independent School District is among the top districts in Texas in the running for grants of $10,000 and $25,000. Earlier this year, farmers nominated their local public school districts to apply for Grow Rural Education grants. Once nominated, school districts were eligible to complete applications requesting funding for a specific math or science project that will enhance curriculum in their district. This year’s applications were again very competitive. A panel of math and science educators evaluated all of the applications and selected the strongest submissions as finalists. “Making it to this stage of the process is a great accomplishment that requires a lot of time and effort,” said Michelle Insco, Monsanto Fund program officer. “There is still more to do before we announce our winning school districts, but this year’s finalists submitted impressive applications. The Monsanto Fund is grateful for their focus on improving math and science opportunities for their students.” Next, finalist applications will be reviewed by

the Grow Rural Education Farmer Advisory Council. The Advisory Council, made up of farmers from across the U.S., will select this year’s winners, who will be announced in early August. Last year, Grow Rural Education awarded $110,000 in public school districts across Texas to improve math and science curriculum. issouri City is expected to build a $21.5 million Houston Community College (HCC) campus on Texas Parkway by January 2017. The design phase on the 70,000 square foot campus is expected to be completed by October, and Construction by December 2016. The move-in phase will begin in January 2017. The construction manager is Turner Construction Company. However, construction can’t begin on the project until HCC and Missouri City work out all of the details on the project, said Fritz Guthrie, Director of Communications for HCC. Missouri City’s city council approved a Specific Use Permit on first reading, which provides the location next to City Hall. The Missouri City government, along with Fort Bend County, Johnson Development and HCC have been working to bring a campus to Texas Parkway in an effort to revitalize what was once the city’s primary corridor. HCC is currently phasing out a campus in Sienna Plantation due to low enrollment.

For the new campus, the majority of it will be paid for by HCC, including funds from the sale of the Sienna Plantation campus. The city and Municipal Utility District are expected to assist with some infrastructure needs. But the project received a $1.2 million grant from the George Foundation, a Fort Bend-based non-governmental organization. “We’re proud to support opportunities for expanding education to Fort Bend County residents,” said Quynh-Anh T. McMahan, Grant Officer for the George Foundation. The Missouri City campus is expected to include a Center for Entrepreneurship, Technology and Health (CETH). The new facility will include classrooms, lab space, exhibition space, a student lounge, administration and faculty offices, conference rooms, multipurpose rooms, security and facilities maintenance areas. A traffic city on the area near the campus is expected to begin within the month. “We feel confident enrollment will be on target with our projections,” Guthrie said. “The major factor in building at this location is to ensure that the campus is easy for students to access,” Guthrie said. “The Missouri City campus, like all of the HCC campuses, is being built and programmed to meet the needs of the community.” August 2015 H Fort Bend / Katy Business Journal

Sugar Creek Country Club announces opening of renovated Golf Course and Clubhouse facilities

ugar Creek Country Club has announced opening dates of its renovated Jones nine-hole course and member dining areas. Sugar Creek Country Club has partnered with Jeffrey D. Blume Limited, a reputable Houston based golf course architecture firm, for the renovation of its three nine-hole golf courses. Renovation began with the Trent nine-hole course in 2013 and continued with the Jones nine-hole course in 2014. Renovations included the re-grading and re-grassing of all tees, fairways, and greens complexes, bunker renovations, improved drainage, enhanced water features and significant tree work. “In conjunction with the work done on the Trent nine last year, the upgrades to the Jones nine, particularly the bunkers, enhance the overall aesthetics of the golf course at Sugar Creek,” said Jeffrey Blume. “These renovations, coupled with the vision and commitment of the members

and staff will once again place Sugar Creek at the top of the Houston area’s country club market.” The Jones course opened Friday, March 27 with a grand opening tournament for its members. The three nine-hole golf courses will remain open this year with renovations to the Robert ninehole course scheduled to begin early 2016. Sugar Creek also hired NEOS Architects, a boutique architecture and interior design firm headquartered in Houston, to lead the renovation of its clubhouse facilities. The Clubhouse Master Plan included a complete remodel of the member dining room, relocation and expansion of the member bar and grill, addition of a casual snack bar with pool-side dining service and a complete upgrade of the kitchen service areas. Both men’s and ladies’ locker rooms were also remodeled and updated. New clubhouse amenities opened in May with added services and revamped menus in each of the venues.

Missouri City’s Township Square is on the rise By Michael Sudhalter msudhalter@fortbendstar.com

T

ownship Square, located in Missouri City near the intersection of FM 1092 and Texas Hwy. 6, is the oldest shopping center in the city. But until a few months ago, the 65,340 square foot shopping center on 1.5 acres of land had only about half of its store occupied. The property owners brought in Houstonbased Tarantino Properties Inc. to improve that, and today, it has an occupancy rate of 75 percent. According to Peggy Rougeou, Tarantino’s Director of Commercial Leasing, Township Square will be at, or close to, 100 percent occupancy by the end of the year. “We’re actively out there looking to market the property and to get new blood in that center,” Rougeou said. “The owner hired us to bring it to its full potential.” Recently, Township Square has added Brandani’s Restaurant, The Fish Place, Vino & Vinyl and a Century 21 office. “We’re looking for Mom & Pop businesses

that are in the area that have a dream—it helps if the business is already operating,” Rougeou said. One example is The Fish Place, which previously operated on FM 1960 in northern Harris County. The Fish Place joins longtime restaurants Hickory Barn Inn and Black Eyed Pea. Rougeou said the lunch crowd in Missouri City can support those restaurants, and that Tarantino would like to add a pizza parlor to round out the dining options. A new hair salon is on the way, too.

Rougeou said Tarantino works with individual businesses to meet their needs, depending on the type of business. “We will build it out for them and give them the necessary look that they need,” Rougeou said. There will be more improvements to the overall shopping center, according to Tarantino representatives. The ownership plans to re-landscape the property and add new signage. They’re also considering adding L.E.D. lighting.

New shopping center, Aloft Hotel coming to Sugar Land in 2017

T

he historic structures of the former Imperial Sugar refinery will soon be restored and brought back to life as the signature features of Imperial Market, an upscale shopping, dining, entertainment and cultural destination which incorporates a high-end boutique hotel, Class A office space, the Fort Bend Children’s Discovery Center and Sugar Land Heritage Foundation Museum, along with luxury, multi-family residences. Construction of the 777,500-square-foot project at U.S. 90 and Highway 6 will begin in late 2015 with a grand opening slated for spring 2017. Imperial Market is being developed by partners Geoffrey Jones and James Murnane, founders of Imperial Market Development, LLC. The project’s plans, subject to approval by the City of Sugar Land’s Planning & Zoning Department, have been warmly embraced by city leaders.

“The City of Sugar Land enthusiastically supports the project,” notes Sugar Land Mayor James Thompson. “It’s a real game changer for the city and Fort Bend County.” Situated along the banks of Oyster Creek within the 720-acre Imperial master-planned community, Imperial Market will encompass 269,600 square feet of upscale retail space and restaurants, some of which will be located in Imperial’s historic Three-Bay Warehouse which is ideal for larger retail merchants and smaller tenants alike. The historic, eight-story Char House, built in 1925, will be transformed into a luxury, 120room Aloft Hotel where varying floor heights, large windows and the iconic building’s steel and brick structure make it ideal for a boutique hotel experience unlike any other in the Houston area. An adjacent building with 10,000 square feet of conference / meeting space with a fitness center will also be built. The project design calls for the restoration and relocation of Imperial’s iconic twin

smokestacks that will serve as the focal point of the project’s central green space, a 30,000-square-foot linear park with interactive pop-up fountains and other unique architectural features. Imperial Market will also include 86,400 square feet of Class A office space over first-floor retail and 275 luxury-style, multi-family residences to be developed by Sueba USA, one of the nation’s premier multi-family residential developers. In addition, the site will feature the new home of the Fort Bend Children’s Discovery Center (part of the acclaimed Children’s Museum of Houston) and the Sugar Land Heritage Society Museum, which are expected to attract 150,000 visitors per year. A practicing dentist for 13 years, Dr. Osina-Felinski graduated from Texas A&M University and the University of Texas Dental School in Houston. “When you’re in first job out of dental school, you’re trying to figure out who you are as a doctor,” Dr Osina-Felinski said. “I worked in Houston for a couple of years, and the patients were in a hurry. dentist since the 1970s, and she gradually bought his practice as he planned his retirement. The practice moved to its current location in 2009, and and Dr. Huselton retired in 2014. Last year,Dr. Osina-Felinski hired a partner, Dr. Hanna Conklin—a fellow graduate of UT Dental School in San Antonio and Texas A&M. The practice has a 12-person staff, all of whom are women— something unique in the dental field. The two dentists share the same office. “We bounce things off each other all day long,” Conklin said. “When I came for the interview, I felt at home. It was a perfect match. Not only do I work as a dentist, but I am listening, handholding, and even crying with our patients.” One day, Conklin had a big smile on her face after a patient told her, “I really need to give you a hug.”

AccessHealth is awarded Youth in Philanthropy grant AccessHealth has been awarded a generous $1,500 grant from The George Foundation’s Youth in Philanthropy (YIP) program. A team of dedicated YIP students volunteered their time, talents and energy for the benefit of AccessHealth patients last December. Their efforts helped to create an inviting atmosphere for patients at AccessHealth’s Richmond, Stafford and Missouri City clinics. Based on their volunteer experience, YIP members recommended AccessHealth for the grant at the YIP Investment in Youth Luncheon in April. The George Foundation Trustees gave their final approval for the award in May, and AccessHealth received the funds last month. “We are so honored to have been awarded this grant, particularly because of the caliber of the YIP students,” said Cindy Reaves,

Christ church school earns money by recycling drink pouches Christ Church School Reaches First Level in TerraCycle® and Capri Sun® Contest Christ Church School students earn money and prizes for their school by collecting and recycling the drink pouches used in the lunchroom and at home. Christ Church School has just reached the first level of TerraCycle and Capri Sun’s Drink Pouch Brigade® milestone contest by collecting more than 10,000 drink pouches. The students have earned nearly $700 for their school by collecting the drink pouches. The Drink Pouch Brigade® is a free recycling program that rewards people for collecting and sending their waste to TerraCycle® to be recycled or upcycled. Since 2007, Drink Pouch Brigade participants have kept almost 235 million drink pouches out of landfills and raised more than $4.5 million for charity. With the milestone program, in addition to the money earned for each piece of waste collected, participants can win prizes made from recycled drink pouches, such as storage bins, a playground and other fun rewards. “The milestone program is meant to inspire individuals and organizations to collect more waste while receiving prizes for their achievements,” said Tom Szaky, CEO of TerraCycle. “It is rewarding to see the students and administration get so involved in making this work. It’s an incredible achievement to have kept so many pouches out of the waste stream.” Thousands of other schools and organizations across the United States participate in the Drink Pouch Brigade. Memorial Hermann Sugar Land Hospital named one of the Best Memorial Hermann Sugar Land Hospital is being recognized as one of the 100 great community hospitals in the United States by Becker’s Hospital Review. This is the fourth year Memorial Hermann Sugar Land has earned this distinction. “We’re honored to be considered one of the great community hospitals in the country,” says Greg Haralson, Sr. Vice President, CEO, Memorial Hermann Sugar Land Hospital. “Our team takes great pride in providing high quality care to our patients while playing an active role outside our walls in the community we serve.” The hospitals featured on the list of 100 great community hospitals have fewer than 550 beds. Memorial Hermann Sugar Land is currently undergoing a $93 million expansion that will add a new 100,000 square foot medical plaza and a 155,000 square foot patient tower. LCHS Technology team earns National title Lamar Consolidated High School is home to the 2015 National High School Champions for Scientific and Technical Visualization. The squad, made up of Saman Ahmed, Abby Myers, Victoria Nelson and Mason Rodriguez, were among the more than 6,500 students competing at the National Technology Students Association Conference in Grapevine. Scientific and Technical Visualization competitors must develop a visualization focusing on a subject or topic from one or more of the following areas: science, technology, engineering or mathematics. All 50 states, along with the countries of Germany and Turkey, were represented at the competition. In all, four Lamar Consolidated High teams finished in the top 10 at Nationals, with two George Ranch High School groups also earning placing in the first 10. The Lamar Consolidated High team of Dustin Anhaiser, Denalex Orawkue, Abir Shukla and Jonathan Tomaiko finished second in Software Development. Texana is the new Hub intellectual & developmental Hub service for 12 county area Texana Center has been to serve as an Intellectual & Developmental Hub Service for a 12 county area. Texana Center will contract with the Department of Aging and Disability Services to serve as one of eight regional HUB’s in Texas and will provide a medical, psychiatric and behavioral support team to serve a 12 county region. This region includes; Harris County MHMRA, Tri-County Services (Liberty, Montgomery and Walker) and the Gulf Coast Center (Galveston and Brazoria) in addition to the six counties that Texana Center already serves. Beth Duncan has been appointed as Manager of this new HUB service which is designed to provide education, technical assistance, and case/peer review. Texana will be responsible for; education activities include developing, coordinating, and

presenting; in person training, webinars, videos, and other correspondence focused on increasing the expertise of Local Intellectual & Developmental Authorities in the 12 Beth Ducan county region. Texana will also provide technical assistance, case and peer review include best practice and evidence –based services information/consultation. Texana Center was selected to provide this service because of the experience and expertise that the center has developed through the wide array of services offered for adults and children with intellectual and developmental disabilities and behavior issues. Sugar Land increases Homestead exemption Sugar Land City Council recently approved an 8 percent residential homestead exemption, effective Jan. 1, 2015. The measure was intended to help offset rising residential property appraisals set by the Fort Bend Central Appraisal District. The City has no control over appraisals. The increased exemption represents an estimated citywide savings to residents of $229,000 or $11 per year on the average home value of $350,000. The savings are based on the City’s current tax rate of 31.595 cents. “We remain most proud of the fact that we are consistently able to successfully deliver major projects and quality-of-life improvements while having one of the lowest tax rates in the state of Texas,” said City Manager Allen Bogard. “It is this emphasis on value for tax dollars that may just be our greatest accomplishment of all.” In 2007, the homestead exemption was increased from 1 to 5 percent and then to 7 percent in 2008 in response to rising appraisals. There is a minimum exemption of $5,000 per homeowner. In evaluating any recommended change to the homestead exemption, the City’s long term financial health is the top priority. The City has made significant strides in

the last few years toward diversifying revenues between sales tax and property tax collections. The City has recognized that over reliance on sales tax to fund governmental operations should be avoided since sales tax can be a volatile and elastic revenue stream. The fiscal year 2015-16 budget and fiveyear forecast are being prepared with conservative estimates in tax revenues -- based on a flat tax rate and 3 percent growth in values -- with voter-approved increases in the tax rate anticipated in fiscal year 2017 and fiscal year 2019 to support bond projects. The use of the homestead exemption to manage residential tax bill growth allows the City Council to target the tax breaks to homeowners in the City while maintaining revenue streams from commercial properties that would be lost if the tax rate were adjusted. Additional value growth over the estimates provides an opportunity to offset the tax rate increase needed to implement the bond projects or an option to accelerate other projects in the CIP. “By increasing the homestead exemption, the City Council can target tax relief to homeowners who have seen significant increases in valuation from the Central Appraisal District during the last two years,” said Bogard.

The Sugar Land location is the first one in the Houston area, but Active Rx is hoping to build 25 more in Greater Houston over the next five years. In Fort Bend County, they’re considering adding one in Rosenberg. Among the attendees were Managing Director Gavin Reichman and Paul Reilly, Active Rx’s CEO, who traveled to Sugar Land from the company’s Massachusetts headquarters. “We can all make a choice about how we age,” Reilly said. “We don’t know if our program can add years to their life, but we do know it can add life to their years.”

Missouri City resident Ted Karnezis continues Old Hickory Inn’s success By Michael Sudhalter msudhalter@fortbendstar.com

sk Old Hickory Inn Barbecue co-owner Ted Karnezis about the secret to the restaurant’s success, and there’s no secret recipe. “It’s about great food, awesome customers and a great community,” said Karnezis, a Missouri City resident who owns the restaurant with his father, Thomas. The Karnezis Family owns three Old Hickory Inn locations, plus a Greek restaurant — Alexander The Great— in the Galleria area. Thomas bought the first Old Hickory Inn in the 1970s, and then expanded to Missouri City’s Township Square in 1989. The Missouri City location, 3334 FM 1092, Suite 400, has served multiple generations of the same family over the past 26 years. “We’ve had the main crew in place for more than a decade,” Ted said. “My guys have known each customer for a decade.” In addition to being one of the busiest lunch and dinner locations in Missouri City, Old Hickory Inn also offers room for private parties and catering services. “We sell more brisket than anything,” Ted said. “We also sell a ton of potatoes, baby back ribs and gyros.”

Ted, the oldest of three sons, grew up in the Old Hickory Inn restaurants and began working in them as a teenager. He was a member of the first graduating class at Elkins High in 1996, and went on to earn degrees in Marketing and Management from Texas Tech. Shortly after returning from Lubbock, Ted knew his future was in the family business. “I definitely enjoyed the restaurant from a young age—I like being able to work in a job where I’m not stuck behind a desk. I enjoy being partners with my dad. We’re family—and friends.” Ted is currently renovating the kitchen, so his 10-member staff will have more space. The excellent menu will remain intact, and everything—including the dressings — are made in-house. As part of updating the dining area, Ted was able to secure signed Houston Oilers jerseys from Warren Moon and Bruce Matthews. Matthews and his family, Missouri City residents, have regularly visited the restaurant. Township Square continues to grow, and the new management group, Tarantino, has said they’d like to have the shopping center at capacity. Ted supports more business in the shopping center, which opened in 1985. “I want the place to be full,” Ted said. “I

don’t mind more restaurants. I want this place to be occupied.” Ted said he’s a community businessman who will purchase from other Missouri City businesses whenever possible. Many of the designs in the restaurant were done by Leonetti Graphics. When Vino & Vinyl moved into Township Square earlier this year, Ted visited V&V owner Paul Killingsworth and bought a couple of bottles of wine. “If I spend money, I’m going to do it at other local businesses,” Ted said. Around holiday time, Old Hickory Inn sells a lot of turkeys to its customers. They also make sack meals that they donate to the less fortunate.
