The perfect way to educate children

his is the way school would be in a perfect world. A one-to-one student-teacher ratio, flexible hours, tutoring and homework help are all a part of what makes Fusion Academy Sugar Land unique and successful. A semester ranges in price from $12,500 to $18,750 – about one and a half times what the state spends in a year to educate a child. A single class is $3,125 per semester. On the other hand, you get what you pay for. This is an education that is far superior to anything public schools can provide. Because of the flexibility of the program, it can also be used to supplement a public education, giving the student the best of both worlds. Here are two points I find people planning for retirement may not have discussed with their financial professional. The first thing to consider is that you should plan for a longer life. According to the Society of Actuaries, of couples who are 65, there is a 75 percent chance that one of them will live to age 85. With that in mind, it makes sense for someone in their 60s to plan for 20, 25, or even more years of retirement income. These numbers are an

average for men and women. According to the Center for Disease Control and Prevention, women tend to live 5-6 years longer; therefore, women should actually consider 30 years of April R. With people, on average, living longer, they need to be smarter about how they use their retirement income – paying close attention to distribution, liquidity of assets and taxes. Second, since we are living longer, it’s important to have a plan for long term care, nursing homes or home healthcare. The average cost of long-term care in Texas is currently $5,000-$6,000 per month. We have clients paying $10,000 a month for

assistance at home so we understand that it’s no small cost to consider. It’s also important to understand Medicare pays for acute care, not long-term residency. Medicaid, on the other hand, will kick in for long-term care, but only after you’ve “spent down” your assets. There are asset-based options for long-term care and home healthcare coverage where you still keep the money in the family. You should be sure to discuss all options with a financial professional and have a plan in place. These are just a couple items on our checklist to consider so stay tuned as I cover more items next month. You can already begin to see why retirement planning is a puzzle for most people. he Fort Bend County Fair Association received top honors for its marketing and communication efforts. The awards were announced during the Ray Cammack Shows – Award of Excellence for Marketing and Communication competition for superior efforts in event marketing and management at the Texas Association of Fairs and Events (TAFE) convention and trade show on Jan. 7. The Fort Bend County Fair competed with other large market fairs and events with attendance ranging from 100,000 to 250,000. The fair received 12 awards for its hard work, including three first place honors. Many of the board members attended the convention including 2017 Fort Bend County Fair President Ernest Lawson. “Being honored for our hard-work and recognized by our peers, it is humbling. So many fairs do a great job for the youth and their communities, so to be acknowledged among these talented associations it is quite an achievement,” Lawson said.

Post Oak Bancshares buying The State Bank of Texas

ost Oak Bancshares, Inc. announced Friday that it will acquire Houston-based The State Bank of Texas. According to the terms of the agreement, Post Oak Bancshares, Inc. ($1.128 billion in total assets as of Dec. 31) will acquire all of the outstanding stock of The State Bank of Texas in a stock and cash transaction. The State Bank of Texas opened in 1982 and operates locations in Houston and Stafford. As of Dec. 31, The State Bank of Texas had total assets of $173 million, $84 million in total loans and $157 million in deposits. Under the terms of the agreement, which has been unanimously approved by the boards of directors of both companies, Post Oak Bancshares will issue shares of its common stock and cash for all outstanding shares of The State Bank of Texas common stock, subject to certain conditions and potential adjustments. Fort Bend sees booming industrial growth

nown for its wealth of topselling master-planned communities, high-performing schools and family-friendly ambiance, Fort Bend County also is witnessing a growing industrial base, with several business parks under active development totaling more than 500 acres. Several parcels have already sold within the Rosenberg Business Park, a 184-acre, shovelready site near the intersection of Interstate 69 and FM 2218. The business park — Rosenberg’s largest — is the culmination of a public-private partnership fostered by then Rosenberg mayor and now Precinct 1 County Commissioner Vincent Morales Jr., between the City of Rosenberg and Fuller Realty Partners. The goal was to provide a readily available space near major thoroughfares that could be easily customized to fit the needs of industrial and manufacturing companies.

“Sites can be configured from three acres to 30 acres, said Randall Malik, economic development director for the City of Rosenberg. “Utilities are in place, off-site detention is provided and there is no MUD tax. Combined with a favorable Fort Bend business climate and a location less than half a mile from the new Texas State Technical College, the Rosenberg Business Park offers an attractive package.” More than 40 acres have been sold in the deed-restricted park, with additional tracts expected to close soon. Location also is key to the development of Park 8-Ninety, a 129-acre park at the border of Fort Bend and Harris counties. “This location has access to U.S. 90 and Beltway 8, but what also attracted us in addition to its outstanding highway access is the property’s location in Fort Bend County, Missouri City and the utility district,” said Jeremy Garner, principal with Trammel Crow Company, which is developing the site.

TexPharma to bring up to 500 jobs to Fort Bend

he Fort Bend County Commissioners Court has approved a tax abatement to bring TexPharma into the Rosenberg Business Park, a move that could bring up to 500 new jobs to Fort Bend County. The company is consolidating operations in multiple locations to one facility in Rosenberg that will house production and bottling of nutraceutical and pharmaceutical vitamins, dietary supplements and other items. Space, highway access and a location removed from the city center drew TexPharma to the new business park, said Al Pirani, manager of one of the facilities being consolidated. Pirani said he expects Phase 1 construction to begin soon on a 210,000-square-foot building, with the center possibly opening in 2017. TexPharma will start with 80 employees in Rosenberg and hopes to see the number grow to approximately 500. TexPharma’s capital investment for the 19.1-acre complex is projected at $21 million. The county’s move to approve a 60 percent tax abatement for seven years mirrors a similar

gesture made by the City of Rosenberg late last year. “This will have a tremendous impact on our economy,” said Randall Malik, economic development director for Rosenberg. “These employees will be working here, probably living nearby and spending locally.” Rosenberg Business Park, a shovelready,184-acre site near the intersection of Interstate 69 and FM 2218. TexPharma is the third company to purchase land within the Rosenberg Business Park, but will be the first to start construction. It is also the largest tenant within the park so far, Malik said.

One of Houston’s largest industrial developers, Trammel Crow’s appreciation for Fort Bend’s potential business park market began in late 2006 with the purchase of the Willowisp Country Club along Fondren Road just south of U.S. 90. “We predicted the industrial market moving in that direction,” Garner said. “We saw demand expanding south of the beltway. We were probably a little ahead of the curve, but were willing to carry the Willowisp property for seven to 10 years.” Trammel Crow transformed the 169-acre Willowisp property into Lakeview Business Park, first building three speculative facilities encompassing 240,000 square feet in 2009. All three buildings are now owner-occupied and more than 1.1 million square feet has been developed at Lakeview Business Park. Only 7.4 acres remain. “Even with the Great Recession, we were able to stay on schedule with this project,” Garner said. When the opportunity came in 2014 to purchase land for another project in the same relative area, Trammel Crow didn’t hesitate. “We have had excellent cooperation from Missouri City, Fort Bend County, the Fort Bend Economic Development Council and WCID #2,” Garner said. “This property had a lot of problems. Through creative problemsolving and cooperation, we developed a plan beneficial to all parties.” The site was two feet below base elevation, rendering it not viable. Trammel Crow offered to excavate land in nearby Buffalo Run Park to create a lake and used the fill to raise the business park above base elevation. “The lake is a permanent amenity, plus it serves as a stormwater retention pond when needed,” Garner said. “This is an excellent example of public-private partnership.” The three buildings of Park 8-Ninety’s first phase opened this summer. More than 28 percent of the 439,704 available square feet has been leased. “We are ahead of schedule on this project,” Garner said. “We are seeing strong interest from healthcare-related companies since you can get from the business park to the Medical Center in 13 minutes. Our first tenant is a large medical and lab supply company.” Another redevelopment project is bringing an additional 351,960 square feet of industrial space to Fort Bend. in late 2016 at the site of a former Texas Instruments campus at West Airport Boulevard and Murphy Road. The project’s three buildings offer substantial flexibility, says Matteson Hamilton, managing director for the industrial division of Stream Realty, which is handling leasing of the project. “You can have anywhere from 9,000 to 165,000 square feet under one roof,” he said. “Plus, we offer rear-load, cross-dock and front-

load capabilities. This project casts a wide net.” Interest has been strong in the project, which is central to Southwest Houston. “We are seeing strong leasing activity,” Hamilton said. “You typically don’t see much pre-leasing opportunity in the Houston industrial market. The Fort Bend Economic Development Council has developed a video showcasing industrial development in the county.

When this occurs in the arteries of the heart, it can lead to a heart attack.” One of the most troubling aspects of high cholesterol is that it often presents no symptoms, meaning it’s crucial to have your cholesterol checked by your doctor regularly. The Centers for Disease Control and Prevention recommends adults have their cholesterol checked every five years. High blood pressure – One-third of U.S. adults have high blood pressure, a condition

that can have potentially life-threatening consequences. “High blood pressure has been called the silent killer,” Adrogue said. “It is a kind of background threat to your health when you have it. eff Hammel has joined OakBend Medical Center as the hospital’s Chief Financial Officer. Jeff brings over 20 years of broad financial and operational experience in the healthcare industry to OakBend. He holds an MBA from Indiana University’s Kelley School of Business, as well as a BS in accounting from Indiana University Bloomington and obtained his C.P.A. certification in the state of Ohio. In his most recent role as Chief Financial Officer of Cell Medica, Hammel managed global financial operations and helped to raise over $100 million in private investment, as well as served as company secretary and compliance officer for the biotechnology company. Hammel began his career as an auditor with KPMG followed by financial management roles of increasing responsibility in corporate life sciences and is an active member of Financial Executives

Citizen volunteers needed to provide leadership for water plan

ntegrated Water Resource Plan Citizen Task Force applications will be accepted through Feb. 19. The task force will assist with the identification of options related to the supply and demand of water for the city of Sugar Land. “An Integrated Water Resource Plan takes water supply planning beyond the traditional approach of cost-yield analysis and incorporates social and environmental aspects of water resource management,” said Water Resources Manager Katie Clayton, P.E. “This project is intended to identify policies, programs and capital improvements to ensure adequate water supplies and responsible management of those supplies for Sugar Land. An integral part of this effort is community involvement and consensus building.” The citizen task force will be asked to provide leadership for a community dialogue and education process regarding water-related

issues. Other tasks will include facilitating feedback on water supply projects, programs or contracts. The Sugar Land City Council is expected to appoint the task force in March. Those considered will include residents of Sugar Land and its extra-territorial jurisdiction. The task force will meet once per month for 12 months. Construction starts on Oyster Creek Animal Hospital

onstruction began in December on Oyster Creek Animal Hospital, a new veterinary hospital serving the residents of Sugar Land and Fort Bend County. “We are excited to bring our brand of high-tech, high-touch, complete veterinary care to Sugar Land,” said Dr. Darren Williams, owner of the hospital. “We will be able to provide state-of-the art veterinary medicine, in addition to routine care and luxury boarding. We look forward to serving the pets of Sugar Land for years to come.” The 6500-square-foot hospital will boast an open, airy reception lobby, separate entrances for dogs and cats to help reduce their stress, and exterior design elements that will blend with its Telfair neighborhood. Slated to open its doors in September, Oyster Creek Animal Hospital is located at the corner of University and New Territory boulevards, at 1218 Museum Square Dr.

Johnson Development gives trees a new home in Veranda

s Johnson Development readies its newest master-planned community for homes and families, the developer is giving new life to decades-old trees that might otherwise be sacrificed. Crews have already moved 13 trees — all pecans — to make way for a needed detention pond in the Richmond community. Eight of these trees have been replanted in the median of Williams Way Boulevard, while five were moved to a staging area. The developer expects to relocate up to 30 trees. “Relocating the trees has several benefits,” said Trey Reichert, vice president and general manager of Veranda. “Most importantly is that we are able to save trees that we would normally have to cut down in order to develop the surrounding area. But it also gives the community an instantly mature landscape that you would typically only find in established developments.”

The relocation process started in August, when landscape architect Clark Condon and Environmental Design identified trees that were healthy. The trees were then pruned at the roots with the root ball being wrapped, watered and fertilized as needed for several months before being transplanted. The final step before being dug up was to prune the branches. “We’ve done similar relocation programs in other Johnson Development communities, but the project in Veranda was easier because we didn’t have to cross any power lines,” Reichert said. “The trees were able to stay upright and only moved a short distance.” The trees — most of which were about 10 to 15 inches in diameter — were moved using a 168-inch tree spade. In addition to the median, trees will be planted along other major roadways in the community. “In typical community landscaping, you would purchase a 3- to 4-inch oak tree that is maybe 15 to 20 feet tall,” Reichert said.

“These trees are three to four times larger. It definitely makes a statement.” Veranda is a 590-acre community located near the northwest corner of Williams Way Boulevard and U.S. 59. It will offer up to 2,500 homes, with the first homes expected to begin construction in early 2017. Veranda is Johnson Development’s seventh Fort Bend community, joining Cross Creek Ranch, Harvest Green, Imperial, Jordan Ranch, Sienna Plantation and Riverstone, the state’s top-selling masterplanned community. Other current Houston projects of Johnson Development Corp. include Edgewater, Fall Creek, Grand Central Park, Harmony, Tuscan Lakes, Willow Creek Farms and Woodforest. usion Academy is a private middle and high school, but don’t be quick to envision uniforms and lecture halls. At Fusion, classes are one-to-one: just one student and one teacher per classroom. Students may enroll at any time of the year, and take classes at a time of day that works best for them, which appeals to students who have demanding schedules outside of school because of sports or artistic involvement. Each campus is unique but has a similar “vibe” and culture as the original Solana Beach campus. Each also includes a state-of-the-art recording studio and mixed-media art studio for students to express their creativity, and two Homework Café spaces, one silent and one social, where students complete their homework before leaving for the day. Some students enroll full time, while others utilize Fusion’s tutoring and mentoring services. Their tutors are their teachers who are passionate about and have mastered their subject matter. Families also turn to Fusion to support their homeschooling efforts by taking classes for credit like world languages and lab sciences. From algebra to yoga and everything in between, Fusion offers over 250 middle and high school courses, all of which meet state standards. Classes are available at three levels: essential, college prep, and honors. Fusion teachers have also created classes for students if there is something students would like to learn that isn’t available in their catalog, while still adhering to state standards.
