Editor’s Preview Private education…an important choice Michael Sudhalter Editor
T
he most important decision in a parent’s life is finding the right education for their student. Luckily for Fort Bend County parents, there are all kinds of options, and private school is one of them. Our county is home to more than 50 private schools, covering all ages from daycare to high schools. Making any kind of life, whether it’s choosing a school or anything else, requires a quality banking and finance plan. Knowing the right place for loans and financial advice is a critical component of ensuring success. This month’s edition of the Fort Bend Business Journal focuses on well-being, whether financial, educational or health/quality of life as shown in our cover story about Super SlowZone, a new, unique Sugar Land that maximizes strength with minimal time. When it comes to working out, it’s about quality over quantity, and owners Ken & Sheryl Roche have found the right combination to benefit busy professionals and senior citizens. And speaking of health, September is Prostate Cancer Awareness Month. With over 233,000 new cases this year, using medical research and technology will be key to preventing the disease. Early detection is key, as well as finding quality treatment. Keep your health and well-being in mind as the temperatures cool and our focus shifts on fall activities, from the fun and sun of the summer. Sincerely,

McElvy tapped to lead Business Journal Staff Report fort bend star
C
arter Publications Inc., owners of the Fort Bend Star, Fort Bend Business/Katy Journal and Star Video have tapped a new management team, effective immediately. Jonathan McElvy, who has worked in newspapers across the Houston metro area for more than eight years, has been named publisher of The Star and Fort Bend/Katy Business Journal, according to Michael Fredrickson, president of Carter Publications Inc. “I have gotten to know Jonathan over the past year, and we’ve had a lot of conversations about The Star and Fort Bend Business/Katy Journal and my desire to see it grow,” Fredrickson said. “It’s important to me, and it’s important to the legacy my mother left, that we do everything possible to give our readers a strong,
community newspaper, and I believe Jonathan can help us get there.” McElvy was formerly vice president of content for Houston Community Newspapers from 2006-2012. In JONATHAN McELVY Publisher July 2012, he purchased The Leader newspaper, which covers the Heights, Garden Oaks and Oak Forest areas of Houston. He will continue to own and operate The Leader while taking over management duties for Carter Publications Inc. “For almost 37 years, I know The Star has been a fixture in this community. In taking this position with Carter Publications, my job is to come in and reinvigorate the role we play in the lives of our readers,” McElvy said. “Cosmetically, I think you’ll see a lot of initial changes, and we hope those are for the better. But where I really hope our readers see the greatest
improvement is in the stories we write and the product we deliver to you every week.” In one of his first moves with Carter Publications, McElvy has named Michael Sudhalter as the new editor. Sudhalter, who has covered Fort Bend County during his tenure with the Sugar Land Sun, most recently served as editor of The Leader. “Michael Sudhalter is going to do a lot of great things with the content of this newspaper,” McElvy said. “I have known and worked with Michael for more than five years, and he is a young man who understands the responsibility of editing a local newspaper. His stories will be fresh, and his priority will be to create a weekly newspaper and daily website that reflect the great things happening in Sugar Land, Missouri City, Stafford and all of the wonderful neighborhoods within our distribution area.” Sudhalter says he looks forward to the challenge of re-energizing The Star and the Fort Bend/Katy Business Journal.

Rice & Gardner Consultants, Inc: Lowering energy costs for building owners
W
By Betsy Dolan
ith all of the rapid growth in the Houston metropolitan area, it might appear as though new buildings go up overnight. The reality is that today’s buildings are incredibly complex with intricate HVAC, lighting, plumbing and other systems that may not always work as efficiently as they should once construction is finished. Rice & Gardner Consultants, Inc., is a Houston engineering firm that provides a variety of services for building owners to ensure that their building systems, whether new or existing, achieve maximum functionality and energy savings while increasing the comfort and satisfaction of their tenants.
system can function more efficiently which can then lead to significant energy savings for the building owner and increased satisfaction for the tenants. Rice & Gardner Consultants were part of the team that helped Boeing earn LEED Gold Certification at their Houston headquarters. The retrocommissioning process on the existing 388,000 square foot building reJim Rice & Kevin Gardner sulted in a dramatic overall reduction in energy costs including 2.2 million kilowatt hour reduction; 22% potable water reduction and an Energy Star rating of 79.

Boeing Pasadena, Texas
Mechanical, Electrical, Plumbing Engineering (MEP) Have you ever driven by a building and noticed the parking lot lights are on in the middle of the day? Or perhaps you work in a large office building where it is freezing in the summer and hot in the winter? Rice & Gardner Consultants can offer mechanical, electrical and plumbing engineering solutions to common system malfunctions in both new construction and renovation projects. By using “energy modeling”, Rice and Gardner Consultants can simulate the energy use of a building over an entire year, allowing building owners to see where improvements can be made to reduce energy costs. When the Houston Independent School District decided that it wasn’t cost efficient to repair and renovate two of their aging elementary schools, they hired Rice & Gardner Consultants to handle the MEP engineering contract documents for a new 84,000 square foot elementary school. Rice & Gardner Consultants will ensure the design incorporates the highest standards of energy efficiency and sustainable design while working to achieve the district’s goal of a Leadership in Energy & Environmental Design (LEED) certification.
Building Commissioning & Retro-Commissioning
Rice & Gardner Consultants have two objectives when they are hired as Project Managers: safety and meeting the owner’s project goals. Rice & Gardner’s professional staff has extensive experience managing every facet of major construction projects--from establishing designs and preparing schedules to maintaining a budget and representing the owner’s wishes during meetings with designers, sub-contractors, government entities and utility representatives. The Houston Independent School District hired Rice and Gardner as one of their project managers for a massive capital program that involved $115 million in renovations at 29 campuses and $300 million new construction for 13 campuses. Rice & Gardner was responsible for the coordination of architectural, engineering and construction at several of the facilities and ensured that the projects were completed on time and on budget. The push for “green building” or sustainable design has more building owners than ever before looking for ways to protect the environment with more efficient systems and less waste. Building commissioning and retro-commissioning are cost effective ways to make sure new and existing building systems are functioning at optimum performance levels. The new bakery will be located at 3344 Highway 6. “We are excited to open a locally owned, whole grain bakery in town,” says Thirunageswaram, who goes by “Vijai” and lives in the area with his wife, Aruna. “We are excited for our new journey to become entrepreneurs and local business owners while providing high quality products for our friends and neighbors.” Great Harvest bakeries grind premium Montana wheat berries using a classic stone

mill into whole-wheat flour daily to ensure freshness and flavor. It’s the fresh-ground flour that gives Great Harvest bread its rich taste, nutrients and density. The bread also does not contain preservatives, additives or dough conditioners. “With a love of food and community, this bakery will be a neighborhood gathering place for people to enjoy fresh whole grain bread, made-to-order sandwiches, and delicious handcrafted sweets,” adds Aruna. “We fell in love with Great Harvest bread when we first laid hands on them while visiting cousins in Columbus, Ohio. We immediately decided that we should bring this wonderful awesome tasting bread to our community.” The opening day menu will include delicious bread like Honey Whole Wheat, a signature bread crafted from five simple ingredients: water, honey, salt, fresh yeast, and wheat flour. Other tasty creations will include a rotating selection of specialty breads like Cinnamon Chip, White, Cheddar Garlic, Cranberry Orange, and Dakota along with a variety of scones, cookies, and muffins. Cookie options include Oatmeal Raisin, Oatmeal Chocolate Chip and Snickerdoodle; scone options include Berry Cream Cheese and Maple Oat. An add-on menu features other items such as pancake mix, trail mix, dog treats, Groovy Granola, Nine Grain hot cereal, and Nine Grain hot cereal. “Our goal is to create a fun and inviting atmosphere, and offer customers fresh, great tasting and healthy foods,” says Vijai. “We expect to offer outdoor café seating so customers can enjoy our products. This will be a great spot for lunch!” September 2014 H Fort Bend / Katy Business Journal
A sandwich menu, including Big Sky Chicken Salad, Baja Chipotle Turkey, Chimichurri Roast Beef, Ham and Swiss and Three Seed Hummus Veggie options, will be available throughout the day. The bakery’s oven and kneading tables will be visible from the café seating area, and free wireless Internet access will be available. Catering orders for offices or events will also be an option. Originally founded in 1976 in Great Falls, Mont., Great Harvest has more than 200 bakeries located throughout the nation including Alaska and Hawaii. All bakeries are individually owned and operated, and no two are alike. Great Harvest is known for handcrafted breads made with freshly ground whole wheat purchased from family-owned farms. The neighborhood bakeries create an array of legendary fresh-baked breads and sweets, as well as specialty items during the holidays. Great Harvest mills its whole wheat daily. The fresh flour is used within two days to guarantee the best taste and nutritional value. The bakery will be open Monday through Friday from 6:30 a.m. to 6:30 p.m. and on Saturday from 7 a.m. to 5 p.m. For more information, visit www. Fort Bend Master-Planned communities turn to the sky TO CREATE NEW MARKETING VIDEOS
T
he developer of Sienna Plantation, Riverstone and Cross Creek Ranch is taking technology to new heights to present prospective homebuyers with the neighborhoods and amenities found in these Fort Bend master-planned communities. The Johnson Development Corp. recently contracted with Camera Wings Aerial Photography of Austin to fly an eight-pound, cameramounted device known as a quad-copter over the three Fort Bend communities to capture video footage from 65-200 feet in the air. The resulting footage provides prospective homebuyers with an impactful, aerial view of the three communities, all ranked among the nation’s top-sellers for 2013. The aerial videos can be found on each community’s website – www.siennaplantation. com, www.crosscreektexas.com and www.riverstone.com. The view from up to 200 feet in the air provides the viewer with a completely different experience unlike ground photography or photos taken from a lift, according to
Robert Youens of Camera Wings Aerial Photography. “The footage sets a certain mood that’s really quite powerful,” says Youens, whose firm shoots aerial videos around the world for CBRE, Stream Realty and other real estate organizations. MASTER-PLANNED, continued on page 12

The rising and falling tides of investing
T
he phrase “rising tides lift all boats” is perhaps no more true of anything than it is of today’s investment markets. The S&P 500, which represents the 500 largest stocks in the US, is now up more than 215 percent from its market bottom in 2009. For comparison, during the previous market run from 2003 through 2007, large stocks were “only” up about 100 percent. Not to be outdone, small US stocks are up more than 240 percent. Even bonds have joined the action, generating returns of 5 percent per year during the last five years. More recently, we’ve noticed a trend developing in investor behavior: complacency. Investors have been lulled to sleep by the persistently positive returns of the last halfdecade. The VIX, an index that measures the
volatility of the S&P 500, is now at its lowest point since 2007, reflecting a market that sees very few problems on the horizon. Margin debt, or debt investors take out to buy stocks and other securities, is now at an all-time high. But despite the lessons of history, investors seem to think that now is the time to be aggressive. We all hate to miss out on an opportunity, so asking questions like “am I being too conservative” is natural in today’s market. But rest assured, tides fall as much as they rise. You should carefully review your portfolio to make sure you are prepared for lower future returns. Those who don’t adjust their portfolios for lower future returns will wish they had when the market turns down. Rare Denim Lounge gives customers rock star apparel By Michael Sudhalter
H
ave you ever wanted to look like a rock star? Rare Denim Lounge, a store that opened last November in the First Colony Mall, gives people the opportunity to have the look and vibe of a rock star, regardless of whether they can sing at all. “We have certain brands that we market, and we cater to customers from 16 years old to the early 40s,” said Rare Denim Lounge owner Karim Kara, a Sugar Land resident. “We’re on the rock and roll edge of denim and bling.” Miss Me is Rare Denim’s top brand, and they also carry Rock Revival, Rebel Spirit, MEK, Silver, Laguna Beach, Bigstar, Affliction, G Star, Robin’s Jeans and more. Rare Denim is one of the best kept secrets at the First Colony Mall. It’s located adjacent to Dillard’s and often goes unnoticed by mall shoppers. Once customers find it, Kara said, they usually make it a point to return. “They come specifically for those brands. We sell high-end, better denim” said Kara, who plans to add more clothing brands and more

The ultra-quiet quad copter carries the highest-resolution video/still camera on the market with the entire remote-controlled device valued at up to $80,000, he adds. Rosenberg Railroad Museum’s breaks ground on new Garden Railroad
Rosenberg Railroad Museum’s docents look on: Chris Craven, Robert Littles and Sung Zhao.
BOARD MEMBERS: Bob Vogelsang, Sollie Davis, Joyce Bartos, HAGG president Chuck Blumentritt, Mayor Vincent Morales, Board Member Russell Straw, President of The Central Fort Bend Chamber Shanta Kuhl, Rosenberg Railroad Museum’s Executive Director Ratha Liladrie and Board Member Jim Vollmar.
T
he Garden Railroad project has been a dream of the Rosenberg Railroad Museum for many years and the Museum is very close to making that dream a reality. Through tireless efforts of the volunteers, staff and the Board of Directors, the Museum has raised enough funds to break ground for Phase I of the project. When it is complete, the Garden Railroad will be a depiction of Historic Rosenberg and the surrounding areas of Richmond and beyond, complete with a Brazos River water feature, loops, tunnels, bridges, trestles and miniature buildings. The Rosenberg Railroad Museum has been in existence for 12 years and had nearly 12,000 visitors last year alone. The Museum’s collection includes a fully refurbished private rail car, a red caboose, a replica of the Rosenberg Train Depot that houses train artifacts and the original Rosenberg Switch Tower. In addition, the Education Station
14
features a model train layout in HO scale and hosts summer programs that teach model railroading, art, photography and badge workshops for Boy Scouts and Girl Scouts. The Garden Railroad will be a tremendous asset to the Museum and will attract more visitors, in turn funding the Museum’s educational programs. RRM is fortunate to have the guidance and support of Houston area “G” Gaugers who are generously donating their time and expertise to keep the project “on track.” The ground breaking ceremony was held on recently on Museum grounds. The Museum was joined by Rosenberg Mayor Vincent Morales, Shanta Kuhl from the Central Fort Bend Chamber Alliance and Board Members Bob Vogelsang, Sollie Davis, Joyce Bartos, Russell Straw and Jim Vollmar, with an appearance by BNSF and Kansas City Southern trains appropriately passing by during the ceremony.

new lease has been executed with Chambers Street Properties, the owner of DNV GL’s Katy office, to expand its existing facilities to accommodate all Houston area staff in one single location. The maximum capacity of the expanded facility will increase to 700 people, compared to the current maximum occupancy of 350. Work will begin immediately on a two-story building adding 47,500 square feet of office space to the existing 89,750 square feet. The construction project will be completed by June 2015. Duke Realty, led locally by David Hudson, will act as development manager. DNV GL was the first tenant in this area five years ago, which is now flourishing with development projects. Making room for growth In addition to its organic growth, DNV and GL Noble Denton have merged to form DNV GL, which employs 16,000 employees globally, and 1850 employees in the US. The headquarters for its North and South America operations are in Katy, Texas. ”We are very happy with our location, and our existing building that was

completed in 2009, so we will actually replicate the existing facilities,” says Peter Bjerager who is responsible for DNV GL’s operations in the US. Attractive employers need attractive offices “We were voted one of Houston’s best employers last year, and we believe that our facilities should reflect how we care about our employees. We are hiring, and our location here in Katy is certainly a positive factor, combined with the opportunity to develop competence through working on some of the industry’s most challenging projects together with our experts,” says Peter Bjerager. Lance LaCour, President and CEO of the Katy Area Economic Development Council, says “DNV GL’s expansion complements the overall business growth in the region. As the world’s biggest classification society and a top contributor to fulfilling the intense need for more technical and highly skilled experts in the Energy Corridor, it makes sense for DNV GL to double the size of its headquarters in Katy.” LaCour continues, “The expansion will move DNV GL’s rank from 25th to 16th among top-level employers in the Katy area, promote September 2014 H Fort Bend / Katy Business Journal
opportunities within these industries and accommodate the fast-growing number of companies flocking to our area.” DNV GL’s Katy offices are open, with flexible work spaces, coffee bars, a spacious lunch room, quiet rooms, wellness rooms, videoconferencing and meeting rooms. ”Like with the existing facilities, LEED certification at the Gold level for both the core and shell building and the interior finish will ensure we maintain our commitment to an environmentally sensitive and progressive facility, and to a work environment that is clean, comfortable and productive,” Peter Bjerager says. Andy Iversen, Sheryl Crutchfield and Audrey Ausburn of Jackson Cooksey assisted DNV GL with the transaction, negotiating the financial deal terms with Chambers Street and bringing together a highly qualified team of professionals to bring the expansion needs from idea to action. The Jackson Cooksey team has represented DNV GL on numerous domestic projects over the past eight years, as well as projects in Canada. Jackson Cooksey is a 33 year old, Texas based firm that specializes solely in representing the end users of commercial real estate.

or some Houstonians, the Astros’ lone World Series appearance nine years ago seems like ancient history. But Fort Bend County native and author Mike Vance, a Dulles High alum who now lives in Houston, decided to dig way deeper into the city’s baseball heritage. Vance, 55, wrote “Houston Baseball: The Early Years, 1861-1961, which debuted in April. It is available at Barnes & Nobles and on Amazon.com. Vance is a member of the Society for American Baseball Research (SABR), and some of the members of the Houston chapter (officially named The Larry Dierker Chapter) helped with writing and research. The book is Vance’s fourth, and he’s currently collaborating with John Lomax on a “Houston Murders Story,” a book about
famous murders in the city, that will come out in next month. Vance said the 368-page baseball history book took three years to research and write. His previous books were on the Houston Oilers, a comedy trio band that he started and “Houston Sporting History: 1900-1950. A former standup comedian, Vance has always been a big fan of baseball and history. He wanted to tell the little-known stories of baseball before a Major League franchise arrived in 1962. “There are a lot of stories about guys who were baseball heroes at the time,” Vance said. The book highlights the Houston Buffaloes, a minor league franchise that existed during various stints from 1888 to 1961. The Buffs spent most of that time as a St. Louis Cardinals affiliate. The book also briefly addresses that the Cardinals may have moved to Houston in

ort Bend County is filled with busy people who are dedicated to their families, careers and recreation. Due to ongoing responsibilities and the rush of daily life, squeezing in an hour or more for exercise can be very difficult. For many it is the thing that often just doesn’t get done. “But that doesn’t have to be the case”, says Ken and Sheryl Roche, the new owners of SuperSlow Zone in Sugar Land, just south of Southwest Freeway and State Highway 6. With just 20 minutes once or twice per week you can strengthen your muscles and stay fit for life. SuperSlow Zone provides a personalized strength building regimen for its clients with one-on-one instruction from an Accredited, Certified Instructor that can be done in the clothes you are wearing for the day. They are open weekdays from 7am to 7 p.m, and 8 a.m. to noon on Saturdays. Sessions are scheduled by appointment only and performed in a semi-private studio setting.
“It’s an ideal situation for many people”, says Ken. People become clients of SuperSlow Zone for a variety of reasons. All clients take advantage of the time efficiency. It is a full-body workout in 20 minutes without the hassle of changing clothes, showering, etc. You can just quickly move on to your next activity. Some clients are exercise enthusiasts and want a professional service to help them achieve better results in less time. Often, our clients have been injured by other types of exercise, had surgery, have medical or health limitations and many have not exercised in a while or ever! They rely on the safety and effectiveness of the SuperSlow Zone method, medical grade equipment and highly educated, certified instructors. Others are attracted by the calm of the semiprivate environment. With everyone, we clarify their goals and make progress visible with periodic check-ins and state of the art reports. SuperSlow Zone is not a gym. The typical gym environment is big, loud, and full of people that workout a lot. “Many of our clients have either tried that or looked at it and decided it just won’t work for them,” Sheryl said. “In some cases, the membership is paid for and just goes unused.” Sheryl is the lead instructor at SuperSlow Zone with a background in college athletics from Texas A&M and a lifetime of training. “I was fascinated by the SuperSlow Zone approach because it puts together a number of important things that set it apart,” she said. “The exercise equipment is medical grade. You only find this in very unique places. The top grade machines are designed

They have to know what they are doing to guide technique, craft the exercise regimen, adjust for physical or health limitations, and help optimize the results.” This is why even after the initial, very rigorous certification, SuperSlow Zone instructors are required to take annual continuing education development courses in topics like shoulder rehab, the impacts of strength training on blood pressure, and many more. the effectiveness have followed in subsequent years. The central idea is that the muscle groups are fatigued by bringing them to momentary failure but done so slowly to avoid the forces that occur on joints with traditional lifting techniques. If done effectively, the muscles must then be allowed to recover for a period of time, typically 2-3 days so that the muscle fiber can rebuild. This tells the body, “make more muscle.” In addition to busy professionals, seniors have benefited significantly from SuperSlow Zone workouts. Senior clients have improved strength sharing results such as reduced dependence on walkers, improved blood pressure and lower cholesterol. They also talk about the program just helping with everyday tasks from picking up their grandchildren to bringing the groceries in the house. Sugar Land solid waste, recycling program bags state award The Texas Public Works Association (TPWA) selected the City of Sugar Land to receive a Sustainability Practices Award for achievements in solid waste and recycling. The award recognizes individuals, teams or organizations that have made outstanding contributions to promote sustainability in public works. Sugar Land was recognized for an ongoing public education campaign to make residents aware of solid waste and recycling services intended to reduce waste sent to landfills. Sugar Land’s enhanced solid waste and recycling program was implemented several years ago with the goal to increase services and reduce the amount of solid waste sent to landfills. At that time, just 10 percent of waste was being diverted from landfills. The enhanced solid waste and recycling program now includes automated collections of garbage and recycling, a bulky waste program and increased recycling services such as a green waste recycling program. The city designed an education and marketing campaign to ensure residents are aware of the program. The campaign included both traditional and modern advertising including
videos, education events, news releases, mailers, etc. The City of Sugar Land has also made use of social media and developed an informative smart phone app to better educate residents. Through the education campaign and a partnership with Republic Services, the city
was able to provide the enhanced services at a savings to taxpayers of $800,000 annually and diverted more than 36 percent of solid waste from landfills in 2013. To learn more about Sugar Land’s solid waste and recycling services, visit www.sugarlandtx.gov/solidwaste.

Dr. Keeling-Johnson, who opened Houston Southwest Colon & Rectal Clinic at 1400 Creek Way Drive, Suite 100, in Sugar Land in July, recently acquired an Anal Manometry Machine that can diagnose patients dealing with pelvic disorders or chronic constipation. The test is performed to evaluate patients with constipation or incontinence of the bowel. A small pressure catheter the size of a thermometer is inserted into the rectum to measure the pressure of the sphincter muscle and the neural reflexes that are needed for normal bowel movements. She’s also able to perform an endoscopic ultrasound, which combines endoscopy and ultrasound in order to obtain images and

information about the digestive tract and the surrounding tissue and organs. Patients can receive both tests, without ever leaving Sugar Land, thanks to Dr. Keeling-Johnson. Colon and rectal health is very important as colon cancer was the second-leading cancer-related death in the U.S. last year. Dr. Keeling-Johnson, a Nashville, Tenn.
native, comes to Sugar Land from Mesa, Ariz. where she worked for a Colon & Rectal practice for two years. She moved back to the area after marrying her husband, a Geologist for Shell. “I love Sugar Land – it’s very welcoming to businesses, and physicians in particular,” Keeling-Johnson said. “A lot of patients found me through their insurance company. I’m building relationships with the community and picking up referrals. If we do good work, patients will come.” Dr. Keeling-Johnson, who graduated from the University of Tennessee Medical School in Memphis, wanted to be a doctor from a young age. She suffered from Graves Disease as a youth and had to visit the doctor once a week until she was 12. In her free time, Dr. Keeling-Johnson enjoys traveling and watching professional cycling. Her office is filled with scenic photos that her husband took throughout their travels together. The photos, and the overall atmosphere of the office, help patients relax.
