In this report you will find market trends for the Luxury Market defined as homes sold $600K+ as well as homes sold over $1MM in order to provide you with the most updated information so that you can make the most informed decisions as you evaluate your real estate options. THE LUXURY MARKET - VERMONT & NEW HAMPSHIRE The Luxury Market - defined as $600K+ and $1MM+ residential properties - was very strong in Vermont and New Hampshire during 2019. Total properties sold increased +13% for homes $600k+ and was up +14% for homes over $1MM+ in Vermont and New Hampshire combined during the Q1 - Q4 2019 time period. Additionally, the Average Sale Price increased slightly by +1% for $600K+ properties and +3% for $1MM+ properties. Lastly, Average Days on Market decreased for $600K+ properties by -7% and -13% for $1MM+ properties sold. Vermont reflected a strong luxury market with the number of properties sold $600K+ increasing +24%, however, the average sale price decreased -5%. For $1MM+ properties in Vermont the number of properties sold $600K+ increased +3%, but the average sale price was down -4%. New Hampshire also exhibited a strong luxury market with the number of properties sold $600K+ reflecting a +10% increase with the average sale pricing also increasing +4%. For $1MM+ properties, the number of properties sold increased +18% and the average selling price increased +6%. Pricing appropriately in this type of marketplace is critical and many sellers have had to adjust their pricing expectations from buyers in order to be competitive. The economy remains strong and we expect that to continue into 2020 leading up to the election. Although mortgage rates increased last year, they are still at relatively low levels. The lack of Inventory remains an issue and has resulted in driving prices up. Overall, we expect the market in 2020 to continue the trends from 2019 and continue to grow.
