Fox Granny Flats
Great things come in small packages
More space. More inspiration.
Imagine creating extra space around your home, without the mess of a renovation. From family retreats to creative studio spaces or to simply bring your loved ones a little bit closer to home – the only limit is your imagination.
As more West Australians discover the benefits of ancillary dwellings, Fox Granny Flats has been building a reputation for high quality, technical innovation and unbeatable value for money since 2013.
Great things come in small packages.
The term ‘granny flat’ can now mean almost any new selfcontained expansion to your existing home. But that’s just the beginning. We’ve built our company to make sure that every stage of the process is there to give you the best experience in your new build.
This is your journey, and we’re here to make it as easy as possible for you.
Produced for you, with you.
Our granny flats are produced using a variety of building methods, from panel EPS or stud frame, to concrete floors and durable steel frame.
We manufacture your buildings offsite in our custom factory, with over 40,000m2 of manufacturing space and using local WA supply chains to minimise delays.
We’re ready to help you with all your granny flat needs.
Feel free to visit our Display Den at 13 Boom Street in Gnangara, where you can walk through some of our designs and chat with one of our team about your new home.
Our Process
Step Two: Design
Step One: Discover
First, you’ll connect with our expert Fox Granny Flats team to discuss your requirements and design options, including the specifics of your block.
Step SIx: Install
If you’re located within four hours of the metro area, we can also offer installation onsite. We will liaise with your transport company, if required, and deliver your new home to your site once the relevant site works have been completed.
Once you’ve decided on a floorplan, we’ll lock in the design and specs, along with any customisations and upgrades you may require. The quote and approvals will be locked in at this point, with a $7,000 fee required to start preliminary works.
Step Three: Plan
We’ll handle all building approvals and contracts. Please note that building approvals can take up to 90 days.
Step Seven:
Moving In
The big moment! We’ll help you with any advice you might need to enjoy your new home, and look forward to seeing you move in!
Step Four: Fabricate
Step Five: Transport
We will liaise with your transport company and deliver your new home to your site or property. If you will be doing the installation yourself, we can liaise with you or your team to make sure everything is easy to deliver.
The actual construction of your granny flat will only take a matter of weeks (not months!), depending on supply. This process happens in an undercover environment at our Gnangara manufacturing facility, which helps us avoid weather delays. We can liaise with your builder at this time, and help guide you through the process of certification. Because the manufacturing is off-site, you can start with site works immediately.
