Promoting Malta as a preferred lifestyle as well as a sound property investment location continued to be vital to our strategy and we proudly attended a number of international exhibitions and seminars.

“Commercial real estate is very particular,” Rita explains, while adding that this is an exciting time to specialise in the commercial sector. “Unlike with residential property, you don’t tend to ‘fall in love’ with a commercial property – it usually comes down to something far more clinical: number crunching! A commercial property has to hit the right note on a variety of factors, and to make sense from a business perspective. If your business won’t thrive in the property, then there is no point considering it.” Finding the right commercial property is especially important when you consider that rent or mortgage payments are usually the secondhighest outlay for a service based company – second only to employee wages. “This makes it ever more important to find a property that will work well for the company, whether you’re buying or renting.” Rita explains that – like much of the real estate sector at the moment – demand is far outweighing supply, so companies are having to think ahead when it comes to their property needs. “Some businesses are choosing to think two or even three years ahead, and to buy or rent on plan, because there is so little on the market at the moment. But we hope that will change in the years to come, as more develop-


ers focus on the kind of high-end commercial properties that are required by the market.” And it seems like lots of different types of commercial properties are in demand across the board. “Top of the list is definitely offices,” Rita says. “We get countless requests for really nice office space, that is built and maintained to a very high standard.
