Property Q&A with Johan Hugo and Janice Hicks of Rawson Properties Franschhoek ■ Why invest in Franschhoek property? Franschhoek is one of the last “pretty” villages left in South Africa and it is situated within the ‘Golden Triangle’ of the Cape Winelands. It is also the Culinary Capital of South Africa with easy access to the airport, a great climate and a cosmopolitan vibe. There are few better places to invest! ■ Has the Franschhoek property market recovered after the financial crisis? Yes definitely! During the recession (2010) Franschhoek was at a low with 66 freehold properties sold in the year yielding approximately R114 510 000 – last year it grew to 101 properties being sold with a yield of R227 654 000. ■ When buying as an investment, what’s better – commercial or residential? In our opinion residential, simply because there is a larger selection across the board to choose from whereas commercial properties are limited. ■ Is land-reform a concern? What about Zimbabwe-style land grabs? No, because our constitution guarantees land rights and an overwhelming majority is needed to change the constitution, thus making it highly unlikely. ■ What are property rates and taxes like? What about levies? Generally on a par with the rest of the country but they can vary depending on what an estate has to offer. ■ What are the most popular types of property in Franschhoek? Generally there are 3 types i.e. the Lock up & Go, Security/Wine/Olive Estates and Lifestyle Estates (smallholdings). ■ How long do Franschhoek properties take to sell?

It all depends on whether the asking price is market related or not. Usually properties take between 3 – 8 months to sell, however having said that properties have been known to change hands over a 24 hour period! ■ Should buyers be concerned about safety and security? Yes, we should all be concerned about security; however the village has a number of security measures in place - including cameras at the entrances to the village and patrols by municipal law enforcement officials. Common sense measures will keep anyone safe. When in doubt simply ask a friendly local. Are the rolling electricity black outs a concern? Yes, they are a concern to all living in South Africa. We have had them before and survived but hopefully with two new power stations under construction the future is looking brighter. In the meantime we manage the best we can with ingenuity and good humour – mostly! ■ The Cape is popular in summer when it’s hot. What are winters like? As locals we find the weather great in winter. We have our fair share of clear and crisp yet warm sunny days sometimes with snow on the mountains - but we do get our winter rainfall which is so necessary to fill up our dams so we enjoy those days with a glass of wine around a roaring log fire. It’s the best of both worlds!! ■ Franschhoek has many tourist attractions like wine farms, restaurants, galleries, the wine tram, etc. What about more mundane amenities like supermarkets and sport clubs? We have our local supermarkets, and medical facilities (doctors, dentists & emergency medical service) which are good, however we also have the benefit of both Paarl and Stellenbosch only being about 30min away and both offer excellent private and state hospitals. Sport clubs in the area include tennis, rugby, cricket, cycling and lawn bowls. ■ Is the Franschhoek Wine Tram a good tourism draw card? The tram is a great draw card and they have great plans for the future so we expect they will continue to attract locals and tourists alike. ■ What type of people live in Franschhoek? The Franschhoek community displays all the diversity that SA is famous for. The Franschhoek lifestyle attracts both younger professional and retired people. Some commute to Cape Town a few days a week or work in Gauteng and spend weekend and holidays in Franschhoek. The area is a haven for artistic types, from chefs & winemakers to painters and potters. Many Europeans own summer houses in the area and the town takes on a very cosmopolitan vibe during summer.
