Why invest in Brisbane?

A GROWING POPULATION

Queensland’s population is expected to grow substantially in the coming decade, growing from the current 5.4M up to 8.27M by 2046.2

In 2022, Queensland saw an increase of 114,446 persons over 12 months which, reflected a population growth of 22%, compared to a slower national growth average of just 1.6% for the same period.2

A STRONG ECONOMY WITH STRONG EMPLOYMENT

Brisbane’s economy is predicted to grow to be worth over $217 billion by 2031.

With a strong economy comes plenty of employment opportunities with more than 371,000 jobs to be created in Brisbane by 2046.3

Hamilton Reach provides easy access to major employment hubs including the Brisbane CBD, the Brisbane Domestic and International Airports and Australia Trade Coast.

Situated right next to Hamilton Reach, Australia TradeCoast (ATC) is one of the fastest growing trade and industry regions in Australia. Including Brisbane Airport and Port of Brisbane, ATC is expected to create 18,700 additional jobs over 25 years to 2041, equating to a growth rate of 2% per annum.4

NORTHSHORE

Northshore is rich in history and home to Brisbane’s first working wharves.

Northshore is three times larger than the Brisbane CBD with 2.5km of waterfront.

Around 20% or 12ha of State-owned land at Northshore will be public open space.5

Northshore has become home to more than 2000 people, expected to grow to 15,000 by 2025.5

There will be employment for up to 15,000 within Northshore by 2025.5

Hamilton Reach has a proven rental market with average rents (as at June 2022) being:

- 1 bedroom - $600 per week

- 2 bedroom - $820 per week

- 3 bedroom - $950 per week (based on market data)

Vacancy rates for rental properties in the suburb of Hamilton are currently 0.9%.6 In 2023, Brisbane experienced an annual change in median apartment rents of 13.9% well above Sydney at 11.7% and Melbourne at 10.8%.7

Brisbane is set to benefit from $23 billion in infrastructure pipeline, including hospitals, Olympics and transport.

Northshore Hamilton will undergo a spectacular transformation to become the main Athletes’ Village for the Brisbane 2032 Olympic and Paralympic Games – further cementing its reputation as Brisbane’s riverfront lifestyle precinct.
