On behalf of The Home Builders Association of Washington County, it is my honor to welcome all exhibitors and attendees to the 40th annual Home Show. As an organization that has been advocating for local small businesses and promoting the trades in the tri-state area since 1969, we are proud of the connections and relationships that have been made between the building and associated industries and the public who utilize their goods and services.

The HBA believes that connecting with each other in person is extremely important when determining who you want to do business with. Our members possess a strong work ethic and excellence of character that shines, and there is no better way for our attendees to understand that than looking them in the eye and shaking their hand.

We also believe that any event worth attending should be practical, productive, as well as entertaining. We have added

many things for all to enjoy such as live music both days, wine tasting, and many more food options. We sincerely hope you enjoy the show, bring a friend, and find the things that you need to improve your home. Don’t forget to vote for your favorite booth for the coveted “Best in Show” award!

The HBAWC is a non-profit organization that has been supporting those in the home building, home improvement, and related industries for over 50 years. Our Board of Directors is made up of professionals who volunteer their time to support, promote, and grow the building and associated industries in our area. On behalf of the Home Builders Association of Washington County, it is my pleasure to welcome you to the 2025 Home Show.

As a long time Board Member of the Home Builders Association of Washington County and the Home Show Committee Chairman, it is once again my distinct pleasure to welcome you to the 40th annual Home Show this year on  March 1st and 2nd at Hagerstown Community College in the ARCC.

Now more than ever it is important to trust the people you are doing business with. The hard-working home builders, remodelers, tradespeople, and those in associated fields in Washington County are the backbone of our community and are excited to meet you and discuss the goals you have for your home

and help bring them to fruittion to match your dreams.

As Sales Coordinator at Oliver Homes, Inc., I am frequently asked, “What does it cost to build a new home?” “What are the steps to building a new Home?” “How does the process work to build a new home?” I am very consistent in my answers; there is a logical process to building a new home.

The first step is to discuss the lot that the home will be built on. Oliver Homes can assist a client in finding a lot to build on. Some clients already own their lot; others are gifted the lot by family. There are many considerations in buying a lot; among them is the feasibility for the

desired home to be built. Oliver Homes can guide a client in the process of putting a lot under contract.

The second step is to determine the style and design of the home. Oliver Homes offers one stories, two stories, split foyers, cape cods and split levels. Oliver Homes offers many prepriced plans, but we are very flexible and can alter a plan we have or design a plan for you. “Custom” does not mean additional cost. We are going to price the house

as designed. There is no additional charge for customizing a plan.

The third step is to consider the site improvements or site cost. Oliver Homes will perform a site visit and provide a site-cost estimate for “Free”. This consists of a visit to the lot to determine all costs associated with building a particular home on a particular lot. The site cost includes: excavation; well; septic; driveway; utility connections for electric, cable and phone; storm

water management; driveway apron and grading.

The fourth step is to estimate the cost of building permits and county fees. We take care of the entire process, which includes applications, designs, fees and engineered plans to be submitted.

The fifth step is a discussion of construction financing. Some clients elect to obtain a construction loan. Oliver Homes is very accustomed to dealing with construction loans. However, we also offer the ability for Oliver Homes to finance the purchase of the lot and fund the construction of the home. This allows the buyer to consider many types of loans to purchase their new home. Oliver Homes is able to work with many types of loans.

ny, building new homes in 6 counties and 3 states. Several employees have worked for the company over 25 years, and we are very experienced in new home construction.

Maximize Your Kitchen Storage

WITH CABINET ORGANIZERS

A well-organized kitchen can transform cluttered spaces into functional areas, allowing you to find what you need quickly. ROLL-OUT SHELVES

allow for easy access to items without digging through stacks. Swing out shelves can be utilized in blind corner cabinets to gain access to otherwise forgotten storage space.

DRAWER ORGANIZERS

Keep utensils, cutlery, and kitchen tools neatly arranged with drawer organizers. These dividers come in various sizes and materials, allowing you to customize your storage based on your needs. A diagonal cooking utensil divider is great for storing long-handled tools in the center sections and the small odds and ends like an egg slicer or apple-corer in the corners.

DEEP DRAWERS

Deep drawers are great for storing pots, pans or food storage containers. They can come in 2 and 3 drawer configurations. By adding a peg system, you can even store your everyday dishes.

UNDER-SINK ORGANIZERS

The area under your sink is often underutilized. The need for updating the look of old dingy concrete has increased as homeowners need more living space. The economical choice of coating the concrete vs. replacing it has become very popular. Finding a long lasting guaranteed product can be a problem. I would like to help educate you on what you should look for so you can ask the right questions to find the solution and value that fit your needs.

First, find a licensed, insured and reputable company. Ask all contractors for proof of insurance and for their MHIC (Maryland Home Improvement Commission) Licence Number.

What are the reasons for coating your concrete?

• To update or improve the look of old or stained concrete. Concrete garages, sidewalks, porches, basements, patios and carports can all be coated.

• Coating extends the life of the concrete by protecting it. Concrete surfaces are subject to a variety of stress on a daily basis. Sun damage; snow and salt damage; pitting and surface delamination; freeze/thaw expansion; and power washing all can damage your concrete.

• A properly prepared and coated surface is chemical, salt and oil resistant. Using normal household cleaners like Simple Green will keep the surface looking great for years.

• With the choice of color options and textures, coating can transform your entire space. Cracks can be mended, pits filled, and oils removed by properly grinding the surface for better adhesion. In basement settings, the floor will stay cleaner. In the event of a flood, it will be easier to clean in addition to saving you money compared to carpet or laminate replacement and maybe mold issues.

DIY vs. a professional?

Homeowners can only do interior surfaces using the available epoxies at the big box stores. These brands of coatings are typically watered down versions of 2 part epoxies. They offer no way for surface prep other than cleaning the surface. They do not last, are easily damaged, and fade in sunlight. They are not for exterior surfaces and will be slippery.

Professionals prepare the area by using a diamond grinder to profile the surface and mending existing cracks. Profiling allows the coatings to get a strong bite into the surface making them extremely strong against peeling.

Why a polyurea and not an epoxy?

Renew It All uses a reputable, long standing polyurea and polyaspartic system to do our customer’s floors.

Polyurea base coats adhere to the concrete profile better than epoxies and the cross linking technology allows them to be more flexible and impact resistant. The colored flakes are vinyl and our polyaspartic top coat bonds to make a system that is 4X harder than epoxies. Our system allows (in most cases) for a 1 day install period that is usable in 24 hours. Best of all they are low VOC (Volatile Organic Compounds) and low odor. Polyureas can also be installed year round when temperatures are above 25 degrees F.

Epoxies are thinner and typically need several coats. They can have a very strong odor and can be overwhelming when used inside. They can also take several days to dry and cannot be applied in cold temperatures.

HOW TO COPE WITH DEER EATING YOUR treasure landscape

The doe worked her way along my mother’s flower bed; first she munched on the rose blossoms, then she nibbled on the day lilies. She finished up her meal by the Rose of Sharon with a game of subtraction that was both cute and infuriating.

No one wants their landscape suddenly transformed into nutrition. So, if the deer are snacking on your flowers, what can you do? Take lessons in photography? Get a hunting license? Here are three non-violent tips to help you cope with deer.

DEER SPRAYS

Spray these products on your plants to make them smell bad to deer. The downside? You will need to apply them repeatedly, so start with a brand that does not wash off in the rain. I like Bobbex—it is organic, and it lasts long.

DEER FENCES

Fences aren’t like deer sprays—you don’t have to apply them every month, but they are a significant investment. They should be 8 ft. tall to keep Bambi from leaping over the top.

Even if you choose not to fence, you should still protect young trees in the fall, because every fall, male deer mark their territory by rubbing trees with their antlers. The wounds that these gentlemen inflict could kill your tree. Make a ring of wire fence that is 3 or 4 ft high around the trunk of the tree.

DEER-RESISTANT PLANTS

Many gardeners have stories like this: “The nursery thought my weigela was deer resistant, but my deer thought it was bedtime snack!” So, how can you know that a plant is truly deer-resistant?

Deer hate plants with hairy leaves, such as lamb’s ear. Aromatic leaves repel deer also, so use plants such as lavender, ornamental onion, and boxwood. You cannot always know deer resistance by appearances, so check a dependable deer-resistance list; my favorite is Rutgers University’s.

Of course, people try other tactics to ward off deer; some work better than others. You could join the ranks of those who hang chunks of Irish Spring soap on their shrubbery. A few people use motion-activated sprinklers to scare the deer away. And some people claim you can hide the scent of deer favorites such as hydrangea by surrounding them with something pungent like chives or ornamental onions. In the end it is up to you –your creativity against the deer’s hunger. I hope you win!

• You will need to allow 3 to 5 months from the initial phone call to the builder to the time of

signing a contract and starting the permit process. A great custom builder will have a contract for you to sign that will be extremely detailed with all building materials, estimated start and completion dates and one that is legal in your State and County.

• The building process usually takes 8 to 11 months.

BUDGET:

• Lastly and maybe most importantly is your budget. We all know that with Inflation, all materials have gone up in price.
