Design • Architect presents initial concept and budget estimate in response to clients brief. • Conceptual design and brief can be revised when necessary to keep project on budget • Design is developed with 1:100 drawings • Clients meet with Interior Designer to design cabinetry and select inclusions and fittings • Construction Manager inspects site to establish construction challenges and technologies •In house Estimators collate information to prepare preliminary project estimate •Design and/or estimate is revised to ensure project is on budget

Verrierdale Residence

The clients brief was for a “modern Queensland vernacularâ€? which is environmentally sustainable. The house is orientated to the north maximising the beneďŹ t of the winter sun, prevailing breezes, as well as embracing the view of the natural setting. The architecture is a combination of simple contemporary skillion roofs, wrapping blade walls, generous wrap around decks; ideal for outdoor sub tropical living.

St Lucia Residence

This contemporary urban home has skillions roofs which slope in opposite directions to create a double height summer room on the north east corner overlooking the pool. The front galvanised steel portal frame encloses the upper level deck which overlooks views to the distant south east.

Mt Alford Residence

This elevated weekend retreat is designed as a linear pavilion. It captures the north easterly aspect as well as capturing elevated views of breathtaking distant mountains. To encourage movement of breezes through the building this one room width design maximises airow.

Coorparoo Residence

This contemporary home is conceived as two pavilions either side of a central stair void containing full height louvres and either end to promote natural light and maintain thermal comfort throughout the entire house. The subtle steps in the oor between the structures to manage the cross slope on the site and to create a dynamic spatial relationship between the spaces.

Anstead Residence

This large acreage home is articulated as a series of skillion roof pavilions with landscaped courtyards. Shallow single room pavilions facing north capture the prevailing breezes and natural light. Raised skillion roofs over the central living and dining area have high level louvres to promote cross ventilation.

Boonah Residence

This Contemporary weekend retreat is sited on top of a spur with 360 o views of natural bush and distant mountain ranges. The design is conceived as two linear pavilions separated by an outdoor covered room. The raised central louvered summer room enhances a private zone between the owners area and the guest wing for visitors and family. Blade walls to the main living area provides bays which accommodate roll down blinds for sun and hail protection.

Living

With a large void to the Living area and summer room, the centre of the home is open to garden views and natural light. The entire entertaining area from the kitchen and dining through to the outdoor living and media room join together and allow for everyone to relax beside the pool and still be connected to all that’s happening inside.

The void over the open plan living and dining area allows natural light to ood the interior and induce cross ventilation through the house. Full height and horizontal windows and louvers allow the house to engage with the outdoors without compromising privacy.

Contemporary

This design concept explores an affordable way of designing a sustainable and contemporary house on a standard 650sqm suburban block. The four bedrooms are stacked on the upper level over the garage, media and guest rooms. This ensures that the living pavilion has a raking ceiling which extends through the high light windows to the north east facing summer room. The open plan living, dining and kitchen space ows seamlessly through stacker doors to the summer room and landscaped garden. North facing void allows natural light to ood into the middle of the home whilst the louvres capture prevailing breezes. Contemporary skillion roof forms are manipulated to allow winter sun to penetrate the house whilst managing the hot summer sun through the use of overhangs and

sunhoods. Combinations of standard materials such as brick and light weight claddings are used in an innovative manner to create an economical and minimal

aesthetic.

This large two storey summer room ows out from an open plan living area demonstrating a design ability to extract usable private and intelligent living spaces even on small lots.

While this home is suited to a narrow lot, the design offers a great sense of space inside and out. The entry opens to a two storey void over a polished concrete interior, bringing plenty of natural light into the centre of the home and views to the adjacent pool without compromising privacy from adjoining neighbours. The northern Summer Room also offers a two storey space with the main bedroom above overlooking rear views. This plan offers four bedrooms and a study, with a separate media room on the lower level.

Civic Steel interiors are underpinned by clear and efficient plans which respond to clients’ spatial requirements in the most rational and cost effective manner. Designs strive to minimise circulation passages in favour of compact, free flowing open plan spaces. Operable walls allow rooms to open up and be used communally or be closed to create more private spaces such as media and family rooms. The designs are always environmentally sustainable by allowing winter sun to warm the space whilst excluding the hot summer sun. Square set cornices and raking ceilings, along with clean lines, creates modern contemporary interiors which are suited to a relaxed lifestyle.

Double storey volumes are used to provides a visual connection between levels and allowing natural light to flood the interior.

This design provides an open shower and allows natural light into wet areas whilst still maintaining privacy,

This house demonstrates the intelligent integration and design of a pool and a contemporary home. The open plan living area, main bedroom, and the outdoor summer room all enjoy the views of the pool and the landscaped garden. Vertical panels of louvres opposite the open tread stair case ensure that when circulating through the home you enjoy framed views over the pool. This collaborative approach at Civic Steel Homes between architects, estimators and builders ensures that the process of building a home inclusive of pools and landscaping can be achieved within a prescribed budget.

This home is open to maximum natural light and breezes with a central focus around a void to the entry and living area. Designed for easy living, this home combines the main bedroom and living areas all on the lower level. Guests reside upstairs and a large study retreat overlooks the void to the pool below. With long views across the pool and garden you can fully enjoy your own Sanctuary with luxury outdoor living to the north.

Challenging Sites

The design solution at SpringďŹ eld Lakes

Our challenge was to design a three bedroom, two living space home on a small 362m2 block with a 3m fall from
