ENERGY PERFORMANCE
CERTIFICATE
When selling your home you will need to provide an energy performance certificate (EPC). A qualified energy assessor will need to visit your home to look at how efficient your property is, a report is then created to give buyers an overall idea of running costs and what improvements can be made for them to save money. Just as a reminder EPC’s do last for 10 years.

SERVICES Making sure your finances are in place is one of the first steps you should organise when thinking of moving home. Our mortgage advisor Jay is able to offer you and buyers for your home free mortgage advice with access to all of the UK lenders making sure you can get the best possible product available to you at the time. BOOK AN APPOINTMENT FOR MARKETING TO BE COMPLETED Please contact us to book in your appointment for us to come out and get your property on the market. This appointment will consist of taking photos, creating a floorplan, video tour and completing our sales contract.
1 2 OBTAIN A FREE VALUATION One of our experienced valuers will meet with you at your property to discuss all aspects of the marketing process and provide you with our opinion of the value of your home and what Hawksbys do differently.
ORGANISE YOUR FINANCES Make sure you have checked with your current lender or independent financial adviser to discuss what you can borrow based on what your property may sell for.

5 IT’S ALL IN THE DATABASE
RECEIVING AN OFFER
When your property goes live, we will be working hard to match potential buyers within our database along with dealing with any further enquiries through the property portals. Feedback will be given after each viewing and when necessary further follow ups will be provided. Some buyers may come back for a second viewing and this is when we should get excited...
Once we have received an offer we will financially qualify the buyers to ensure they are in a position to proceed and where necessary we will speak with their selling agent to clarify their chain. The offer will be reported to you providing as much information as possible to enable you to make an informed decision.
6 SALES PROGRESSION When a sale has been agreed you will be passed over to our sales progression team who will be chasing the solicitors and buyers for an update throughout the transaction. If you have any further questions regarding your sale or purchase you are more than welcome to come and discuss any issues you may have in the office with us.

MARKETING & VIEWINGS You will need to contact our lettings team to begin marketing your home, we will take professional photos and create a floorplan. The property will then be launched to the 4 main property domains Rightmove, Zoopla, On The Market & Prime Location. Once marketing commences we will carry out accompanied viewings and give you any feedback we have.

INSPECTIONS
FINDING SUITABLE TENANT
On move in day the tenant will be asked to meet us at the office to go through all the contracts, inventory, tradesmen contacts and hand over the keys etc. The property is inspected on a quarterly basis throughout the tenancy and the report will be sent to the landlord.
Once we think a suitable tenant has been found we will give you a call to discuss their situation, if you’re happy then we can start our referencing process.
5 REFERENCE CHECKS We use a professional tenant referencing company that carry out all the necessary checks to make sure we find the best tenant for your home. In depth credit checks will be carried out along with proof of income, landlord reference (if applicable) and check for any CCJ’s.
TENANT MOVE IN & QUARTERLY
6 INVENTORY, CONTRACTS, UTILITY SET UP Once the referencing is passed we will then organise a move in date with the tenant and then begin a full inventory. Our inventories are in depth with date stamped photographs. Usually an initial 6 month contract would be agreed and in place ready for signing.
