I am pleased to present Gables Residential’s 2023 Corporate Citizenship Report covering highlights and results from our ongoing commitment to provide sustainable communities that offer an exceptional resident experience.

Our focus on the environment, corporate governance, our associates and our residents is again benchmarked by our annual GRESB results. For calendar year 2022, we are very proud to report that we achieved a 5 Star Rating for our standing investments and a 4 Star Rating for our development program, placing Gables at the highest levels among peer companies. We continue to follow proven strategies and research additional potential activities that are consistent with our sustainability and value creation objectives.

This report provides you with an opportunity to learn more about our programs for the Environment, our Engagement with associates, residents and community members, and our Stewardship of resources. These programs are designed around the idea of “Living Well” – at our apartment homes, in our communities and at our workplaces. Here are just a few highlights of our 2023 accomplishments about which you can read in the following pages:

Resilience — convened a Resilience Working Group to help prepare for a lower carbon economy and to better protect our assets from extreme weather events and climate change.

Net Zero — created a Net Zero Roadmap to guide actions toward success in achieving our commitment to Net Zero by 2050.

Building Certification — achieved 86% of our portfolio of communities having at least one design and construction or operational green building certification.

Renewable Energy — placed into service the solar array at Gables Vinings Village and completed the solar project at Gables Union Market; both will provide power to common areas. Also, preparing to start operating large solar arrays at two communities in southern California in 2024 that combined will provide nearly 1.4 million kWh per year.

New Website — launched a new website with a more intuitive interface and greater engagement opportunities for prospective and current residents, investors and the community at large.

Supply Chain Management — worked more closely with qualifying vendors to support inclusion and better vendor management practices.

Environmental Management System Resilience at Work

Our Environmental Management System (EMS) applies the Plan-Do-Check-Act approach and is aligned with ISO-14001, providing the structure and flexibility to make iterative adjustments while staying focused on long-term goals.

Gables assesses climate-related physical, social and transition risks in alignment with guidance from the Task Force on Climaterelated Financial Disclosure (TCFD). This multifaceted approach to environmental risk management supports efforts to minimize risk exposure and identify opportunities for enhanced performance.

Gables evaluates and addresses portfolio-wide physical, social and transition risks and opportunities. We review current policies, create new ones and establish initiatives to be prepared for a lower carbon economy and to be protected from extreme weather events and chronic climate shifts. In 2023, Gables convened a Resilience Working Group—comprised of members from Fund Management, Asset Management, Facilities, Operations and our Sustainability team—to update assessments and resources that will guide future efforts. This group worked on the following initiatives in 2023:

Conducted a portfolio-wide resilience desktop assessment that provided insights to be used in our upcoming gap analysis. This will inform policy updates and provide suggestions for further mitigation measures.

Redeveloped our annual onsite inspection assessment to include additional criteria focused on climate-related resilience and identification of strategic renovation projects. Through enhanced inspections, we strive to improve on measures such as flood prevention, storm preparedness, energy and water management, emergency preparedness, and occupant safety.

Implemented a climate risk dashboard that identifies acute and chronic climate-related physical and transition risks across new developments and our existing portfolio. Gables will use this to help develop resilience plans and mitigation measures.

Net Zero Commitment

In supporting our commitment to reaching net zero emissions by 2050, Gables formed a Net Zero Working Group comprised of senior leadership from Development, Asset Management, Facilities Management and the Sustainability team. In 2023, the working group created a strategic, cohesive plan that will guide our decarbonization actions over the coming years. This Net Zero Roadmap identifies the key business initiatives and projected timelines for actions, and it will function as a living document that is continually reviewed, assessed and revised as new technologies emerge and business priorities adjust.

Green Building Certifications

Gables pursues green building certifications to meet our internal requirements for new developments and showcase the operations and living environments of stabilized communities. New developments must, at minimum, receive Fitwel certification and at least one third-party green building certification that meets Gables internal development standards.

Environmental Performance

Emissions

Goal: Reduce portfolio-wide greenhouse gas emissions by 20% by 2030 compared to a 2019 baseline.

As of year-end 2023, Gables reduced CO2 emissions by 13.87% and is ahead of our target. Over 50% of Gables communities had reached or exceeded our 2030 emissions goal. Our ongoing focus on energy efficiency and operational best practices has resulted in continual progress toward reducing scope 1 and scope 2 emissions from ownercontrolled operations.

Goal: Reduce portfolio-wide energy usage by 20% by 2030 compared to a 2019 baseline.

Through 2023, Gables reduced energy use by 9.53%, with 69% of Gables communities meeting and exceeding the 2023 milestone and 38% meeting and surpassing the 2030 goal. We maintain steady progress by investing in system upgrades and closely monitoring performance across our communities. Enhancing our communities’ lighting, building controls and sensors has contributed to improved energy performance, appearance, comfort and utility expense management. We also utilize a third-party utility management dashboard to support monthly reporting and drive our onsite teams’ efforts to optimize operations.

Our commitment to community performance and resident wellbeing necessitates rigorous data tracking, transparent progress reporting and iterative improvements that put us on the path to achieving our targets.

Water

Goal: Reduce portfolio-wide water consumption by 10% by 2030 compared to the 2019 baseline.

Aided by plumbing fixture upgrades and enhanced usage reporting and management, Gables reduced our water consumption in 2023 by more than 10 million gallons compared to the previous year. We implemented a thirdparty management dashboard that enabled monthly reporting and improved feedback protocols with our onsite teams. Using water-audit results, Gables also developed a portfolio-wide plan to further scale up retrofit efforts and establish a budget to reduce water consumption by 2030.

Waste

Goal: Increase the apartment-home-level recycling rate by 10% by 2030 compared to a 2019 baseline.

Gables measures recycling performance based on pounds of material per apartment home per year. In 2023, recycling collections were 4.79% higher than baseline. We remain ahead of our milestone target towards achieving our 2030 goal, despite 2023’s performance dropping slightly compared to the year prior due to adjustments in recycling collections at a few communities. Resident engagement and education are areas of focus as Gables remains committed to increasing waste diversion and reducing contamination.

The water and waste data coverage represents the whole site, including landlord-controlled and tenant-controlled areas.The performance data is collected by a third-party consultant and undergoes third-party assurance. Renewable Energy Goal

In 2023, Gables purchased sufficient U.S. based, green-E certified renewable energy credits (RECs) to cover 81% of all common area electricity consumption across our portfolio.

Gables continues to pursue solar energy projects at our communities where financially and logistically practical. This supports efforts to improve operations, enhance community resiliency and reduce emissions intensity.

Two California communities recently installed PV solar systems atop new carport structures. At both communities, the solar systems are designed to cover approximately 65% of their respective community’s total electricity consumption, including common areas, apartment homes and EV charging stations.

Gables Villa Rosa in Dallas, Texas, is undergoing a significant, multiyear renovation project that in 2023 delivered a fully redesigned common area and converted approximately 16,000 square feet of retail space into 16 unique apartment homes. The ongoing renovation will impact remaining apartment homes, enabling this iconic community in Uptown Dallas to honor its history while offering amenities and design that meet today’s resident lifestyles.

Recycled content was prioritized in flooring and material selection

Gables Day

Gables is driven to make positive contributions to the neighborhoods we serve and to the multifamily industry to which we belong. Highlighting our commitment to excellence and service, Gables received a Community Impact Award at the 2023 Multifamily Innovation Summit .

Supply Chain Management

Our Sustainability Advisory Council (SAC) continues to be a primary driving force for company-wide environmental action. Fitwel is a leading certification system dedicated to building health for all. Our commitment to developing and maintaining healthy communities supports the status of our fund manager, Clarion Partners, as a Fitwel Champion. By the end of 2023, Gables had eight Fitwel-certified communities.

ENERGY STAR

ENERGY STAR is administered by the Environmental Protection Agency and stands as the government-backed symbol for energy efficiency. In addition to prioritizing ENERGY STAR rated appliances and certifying eligible communities with the ENERGY STAR label, Gables leverages ENERGY STAR Portfolio Manager to track our communities’ GHG emissions and utility data, including energy, water and waste information.

Verdani Partners is a full-service ESG consulting firm focused on accelerating sustainability in the built environment. The firm provides extensive services to our fund manager, Clarion Partners, and supports the production of our annual Corporate Citizenship Report.

In January 2022, our fund manager, Clarion Partners, signed on as a supporter of the TCFD, joining organizations from around the world in demonstrating our commitment to building a more resilient financial system and safeguarding against climate risk through better disclosures. Clarion’s framework for our climate-related risk disclosures is shaped by the TCFD recommendations.

UNITED NATIONS-SUPPORTED PRINCIPLES FOR RESPONSIBLE INVESTMENT

Our fund manager, Clarion Partners, reports annually on its ESG practices to the UNsupported Principles for Responsible Investment® (PRI). Our Gables portfolio and operations are integrated into Clarion’s reporting, which serves as a public-facing demonstration of the company’s commitment to responsible investing.

Data & Reporting Methodology

Recognizing the critical role quality data plays in driving performance improvement, Gables collects and assesses community-level data on energy, greenhouse gas emissions, water and waste. We utilize ENERGY STAR Portfolio Manager to manage data and sync with Measurabl’s Data Management System. After passing through our quality control process and receiving third-party verification from ISOS Group, Inc., the data is included in annual benchmarking and reporting initiatives, such as our GRESB submission and Corporate Citizenship Report.

Gables Board of Directors is responsible for overseeing all business operations, including assessing climate-related risks and opportunities. The Board receives updates and reports from the Sustainability Advisory Council (SAC) regarding potential risks and opportunities and assesses the materiality of climate-related physical and transition risks. The SAC is comprised of senior leadership across all company departments to ensure a balanced perspective when advancing environmental action and evaluating potential climate-related risks.

Gables management takes an active role in assessing and managing climate-related risks and opportunities. In addition to the SAC (described in 1a), Gables maintains focused working groups that aim to drive business success by concentrating on specific sustainability efforts and initiatives. The Net Zero Working Group established a roadmap that will guide our decarbonization efforts across the organization in a way that accounts for climate-related opportunities and supports business success. The Resilience Working Group conducts climate risk assessments, the results of which are used to identify risks and opportunities to inform mitigation measures, policies and procedures. For all new developments, the Development team reviews a climate-related risk report and proposes mitigation measures for the project. This reporting is included in the investment memorandum approved by the Investment Committee.

The TCFD’s guidelines on climate-related financial disclosures revolve around four fundamental aspects of corporate operations: governance, strategy, risk management, and metrics and targets. This report outlines the recommended disclosures for each of these core elements.

Gables identifies and assesses climate-related transition and physical risks for existing assets utilizing the desktop portfolio-wide risk assessment and a third-party climate-risk screening tool (described in 2a).

Gables updated an annual on-site asset inspection, including climate-related risk areas. The results of the assessments and inspection reports are reviewed by operations leadership and asset management and will be used to inform capital expenditures. Gables tracks benchmarking and building energy performance standards to manage transition risks. Building energy, emissions, water and waste performance is tracked, and audits are scheduled for properties to identify improvement opportunities and cost savings and inform capital planning. The Development team and their consultants review risk-screening reports during due diligence for new developments, and mitigation measures are recommended. These measures are evaluated and incorporated into the project design and investment memo.

Our process for managing climate-related risks includes the following: a) Conducting asset-level risk assessments for the portfolio (refer to 3a); b) Reviewing and revising procedures and policies following assessments; c) Developing budgets and implementation plans for mitigation measures identified for existing assets during the assessment process.

Climate-related risks are evaluated at the asset level for the portfolio. In 2022, a Regional Risk Assessment covered physical climate risks, including billion-dollar weather events, climate disasters, wildfire risk, water supply risk, sea-level rise, flood risk and social risks. In 2023, Gables completed a desktop portfolio-wide climate risk assessment for existing properties. The assessment addressed factors including physical site and building conditions, resilient power and backup systems and capacity, emergency resources, health and safety, emergency planning, compliance with transition risk policy, energy sources, transportation, and insurance coverage. This assessment will be conducted every three years. The assessment’s results and our third-party climate risk screening tool implemented in 2023 will be used in a portfolio-wide gap analysis to identify procedures, policies and measures needed to reduce short-, medium- and long-term climate risk. The results of the analysis will be used to support annual, 5-year budget planning and Net Zero action plans.

Gables continually focuses on ways to drive business success while incorporating our sustainability principles. The SAC, Net Zero Working Group and Resilience Working Group consider our climate-related transition and physical risks and opportunities when developing company-wide programs and initiatives. Our Environmental Management System (EMS) is aligned with IS0-14001, providing a tailored framework supporting our operations, financial planning and development efforts. Finally, Gables takes a proactive approach to enhancing our company's resilience to physical climate hazards. We prioritize adequate insurance coverage for our communities and portfolios, maintain well-coordinated Emergency Response Plans and educate our associates to quickly mobilize and deploy resources in anticipation of an extreme weather event or other potential disturbance.

Our strategy for climate-related risks is focused on evaluating and addressing transition and physical risks and opportunities for the portfolio. This includes review of current policies and creation of new policies and initiatives related to transitioning to a lower carbon economy and protecting assets from extreme weather events and chronic shifts in climate patterns. The strategy is adjusted over time to accommodate new goals, resources and information. In 2021, Gables adopted 2030 goals: reduce portfolio energy use and GHG emissions; and increase use of renewable energy. Gables also committed to ULI Greenprint Net Zero by 2050, in alignment with RCP 2.6. Gables developed a decarbonization roadmap in 2023 to meet this commitment. Gables is pursuing solar projects across the portfolio where feasible. All new developments are required to conduct feasibility studies for onsite renewable energy systems. In 2020, Gables incorporated resilience action items into our alignment with adopted UN Sustainable Development Goals and began reporting climate-related disclosures according to the Task Force on Climate-related Financial Disclosures (TCFD) recommendations. Gables also engaged a third-party consultant to conduct a high-level assessment of the portfolio’s climate risk. A Regional Risk Assessment conducted in 2022 covered additional categories for physical climate risk and added social risk. In 2023, a desktop asset-level climate-related transition and physical risk assessment was conducted for the portfolio, and a new climate risk screening and reporting tool was implemented. These resources confirmed the portfolio’s known climate risks and will be used to inform our ongoing assessment of policies and procedures and capital planning.

Our integrated process for identifying, assessing and managing transition risks is outlined in our EMS, TCFD Index and standard operating procedures. Gables adopted sustainability goals for 2030 and committed to ULI Greenprint Net Zero by 2050. The Net Zero Road Map was completed in 2023. 2030 Energy and GHG emissions goals include implementation plans with budget implications quantified and included in corporate financial planning. We evaluate the portfolio’s energy and GHG emissions performance annually to prioritize capital investments for energy efficiency measures in assets with energy and cost savings opportunities. Funds to cover these investments are earmarked in long-term budget plans. Gables utilizes a third-party energy procurement consultant to negotiate competitive energy rates and long-term contracts where available, resulting in optimized expenses for energy costs and minimizing the impacts of unexpected changes in energy costs. New development standards include best practices requirements and processes to identify and assess climate risk and incorporate measures to mitigate and manage those risks in the project design. Gables utilizes the risk results and scores from the regional risk assessment, desktop climate risk assessment, and the third-party risk screening tool to assess climate-related risks and opportunities. Please refer to the assessment resources in 2a for a description. Gables utilizes like-for-like metrics to assess greenhouse gas emissions, energy consumption, water usage and recycling rate. Additionally, Gables tracks the percentage of common-area electricity consumption covered by renewable energy credits (RECs). Gables also pursues green building certifications for all new developments and operational and ENERGY STAR certifications for existing communities to demonstrate our commitment to asset-level performance.

Gables has 2030 targets to reduce energy consumption, lower greenhouse gas emissions, decrease water usage, improve waste diversion and expand renewable energy generation. In October 2021, Gables committed to the Urban Land Institute (ULI) Greenprint Center for Building Performance Net Zero Goal to reduce Scope 1 and 2 owner-controlled GHG emissions to net zero by 2050.

The Global Reporting Initiative (GRI) is an international nonprofit organization that provides universally recognized standards for reporting on an organization’s environmental, social and governance impact. GRI offers reporting principles, standard disclosures and an implementation manual to facilitate the preparation of sustainability reports.

Developed through collaborative input from multiple stakeholders, GRI has become the world’s most widely adopted standard for sustainability reporting. Thousands of organizations, including the top 250 corporations globally, report annually. This widespread adoption enables governments, businesses and individuals to make decisions based on consistent reporting of environmental, social, economic and governance information.
