PARKING INFORMATION
If you paid for garage parking, you should have received a parking decal. Please place the decal in a clearly visible place on the front windshield The same fob that opens your front door will work as an all-access fob throughout the building including the garage. Open parking is available in all spaces not labeled with a reserved wall sign or cone No parking is allowed in the loading dock without management approval. Please email pointe14@gables.com for any future reservation needs.
UTILITIES
• You should already have opened an account with Virginia Dominion Power and established liability insurance. If there is a delay in establishing the Dominion (electric account) in your name before you moved in there may be an overlap of billing.
• An overlap in charges will result in a bill back of the actual days of usage after move-in as well as a service billing charge of $25.00 per utility. Please refer to the lease’s Utility addendum for more information.
• You will receive a monthly bill for water/sewer and trash which will be outlined on your resident portal. Expect this to start 1-2 months after move-in.
• Cable, internet, and phone can be acquired through Xfinity or Verizon. We are happy to provide you with an account representative for each service provider.
RECYCLING, TRASH & COMMON AREA INFORMATION

Boxes need to be broken down and taken down to the “Box Recycling” room located next to the electric car charges on the “M” Level parking garage. You may also leave broken down boxes on your floor’s chute room but be mindful not to put too many that would block use for others. There should be no items left in the hallway or loading dock after moving. You will need to dispose of bulk items by contacting a local hauler, we do not provide bulk item disposal service.
Items left in the common areas or hallways unattended will be promptly removed and disposed of. This includes, but is not limited to shoes, umbrellas, bikes, and strollers. Door mats are not permitted in corridors.

FOOD DELIVERIES
For your safety, we do not allow deliveries up onto the residential floors. Residents must come down to pick up their food deliveries. For both 1351 and 1353’s buildings, food deliveries will be left on the wall rack located in the mail room area of the 1351 building (behind the concierge area).
PET SPA AND BIKE STORAGE
The pet spa is on Level 1 in the parking garage near the 1353 elevator bank. You will also find bike storage there as well as in Level 1 in the parking garage closest to 1351 elevator bank. PACKAGES
Residents must sign up for Parcel Pending to receive packages. It is a $30/year subscription fee. You will receive the Parcel Pending link on your move-in date.

Where are the recycling centers?
We pride ourselves on green initiatives to care for the environment. Gables Pointe 14 has recycling areas located on each floor for disposal of newspapers, plastics, and glass. Thank you for helping us take care of the earth.
What do I do with my move in boxes?
It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the box station in the loading dock. There is a blue cart with a Box Swap sign attached.
How does my key fob work?
Your key fob opens your apartment door, the front entry, and all amenities. You should place the fob flat on the fob black fob reader, wait for it to turn green, then proceed to open the door.
Where are the mailboxes located?
The mailboxes for your apartment home are located just past the concierge desk on 3rd floor of Building B or 1351.

Do you have resident activities or events?
Yes, keep up to date on all of our community gatherings though our email blasts and Facebook posts.
Can I have a party at the pool?
Our relaxing pool area is available for all residents and 2 guest per apartment to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.
Where is the best place for me to park?
If you have parking on your lease, you can park in the garage. If not, there is street parking available.
Conveniences
How do I pay rent online?
We have made paying your rent easy by setting you up with your personal online account to the Gables Resident App. You will go to gables.com and click on the Resident Login key in the upper right-hand corner. Select the link to set up your account. This is a great way to stay connected to your management team from anywhere in the world.
How do I reserve the freight elevator?
Please contact our Leasing office by phone or email and our team will walk you through the reservation process.
How do I get a hold of the concierge? What can he/she help me with?
To reach the concierge, please call 703-465-1414.
Where can I access WI-FI in the building?
All common areas are Wi-Fi accessible for your use and convenience.
Do you have a courtesy officer onsite and how do I get a hold of them?
Gables Pointe 14 does not have a courtesy officer. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Where can my guests park?
Guest parking is available for $10/day.
Where do my movers park?
In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in the loading dock. Overnight parking for moving trucks is not permitted.
How does my guest access the garage?
First add guest parking with concierge. Then buzz concierge from garage and they will open.
Where does the delivery person come in or do I have to meet them?
All deliveries should come through the front lobby entrance.
How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas unless reserved.
How do I let friends in the gate?
You cannot let friends into the garage. This is done at our front desk concierge. Your guests will contact you via the call box at the front entrance. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the doors will open.
Maintenance
How do I submit service requests?
We want placing a service request for work needed in your apartment home easy, you may place your service request through our Gables Resident App.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact the office at 703-465-1414. The answering service will direct you to page maintenance and leave a descriptive message. The answering service will then dispatch your service emergency to the on-call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?
Emergency maintenance problems that will be dispatched to the on-call service technician include:
1.No electricity throughout the apartment
2.No water.
3.No air conditioning on a day of extreme heat (80+ degrees).
4.Water entering the apartment.
5.Possibility of fire.
6.Impeded plumbing in an apartment with only one bathroom.
7.No heat.
8.Non-functioning or malfunctioning smoke detector.
9.Gas leak (also call the gas company).
10.Running water that cannot be shut off.
11.Malfunctioning door or window locks.

Do you have a dog park?
Gables Pointe 14 does not have a dog park.
Where is the best place to walk my pet?
The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets.
Do you have a dog wash area?
Yes, the dog wash area is located on the first floor of the garage.
Do you host Yappy Hours?
You are not the only resident that likes to mingle… Your pet has the opportunity to socialize during our Yappy Hours, held periodically during the year. Treat your dog to a night out!
Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

Winter weather is fast approaching — or has already arrived — in many parts of the country. With it comes winter storms like blizzards, snow squalls and ice storms. Storms can last several hours or a few days, leading to power and heat loss. They can also vary in strength and severity, depending on where in the U.S. you’re located.
Keep Your Belongings and Your Home Safe

• Never use an oven to heat your home
• Keep anything that can burn at least three feet from any heat source like fireplaces, wood stoves, radiators, space heaters or candles
• Turn space heaters off when you leave a room or go to bed

• Plug only one heat-producing appliance (e.g., space heater) into an electrical outlet at a time
• Plug in electronics that use the appropriate voltage for your power strip
• Never use an extension cord with a heat-producing appliance

How do I file a claim?
If you’re a Renters Insurance policyholder, one thing that will help you before you need to file a claim is to take photos or videos of your home and your belongings to document what you own. If there’s damage or something is stolen, these photos and videos may help you if you file a claim.
And be sure to:

If you need to file a liability claim because of damage you caused from fire, smoke, water* or an explosion:
Call us at 1-800-358-0600 with your policy number ready to start your claim
Get a fire or incident report from the appropriate authorities if needed
Share receipts or documentation of any additional living expenses if your home isn’t safe to stay at
If we need to do an inspection, we’ll work with you to find the best time and method, which may be a video walk-through on your phone. From there, your claims adjuster will contact you and keep you updated with any next steps.
Something happen to your personal belongings?
With Renters Insurance, we’ll help you get things back to normal if your belongings are damaged in case of:

Create a list of belongings that were damaged or stolen
Show proof that you own the belongings that were damaged or stolen (like receipts, pictures, videos or credit card statements)
Attach a fire, incident or theft report from the appropriate authorities (fire department, police, technicians in cases of power surges, etc.)
From there, we’ll help cover the cost of your damaged belongings by giving you money for what your things are currently worth. As you replace your belongings, send us the receipts so we can cover the difference.

How to Set Up AutoPay on Rent Cafe
We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE
Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
