This well-known phrase first originated in the play The Merchant of Venice, by William Shakespeare written about 1596. The meaning is pretty straightforward; just because something glitters, or looks attractive, doesn’t mean that it is actually Avaluable.fewyears ago, a new real estate business model burst on the market promising to revolutionize the way homes are sold. A couple of the most prolific names were Zillow and OpenDoor. The proposal was that these firms would simply buy your house at a fair price (at least fair to them!) and there were no repairs or fees to pay. You simply sign the agreement and receive your check. While that looked really attractive in the beginning, in reality, it was not. The collective term for this model is Last“ibuying”.week the Federal Trade Commission took action to stop OpenDoor from “Cheating potential home sellers with misleading claims.” www. FTC.gov/news-events. OpenDoor was fined $62 million dollars for their past practices. It seems that unsuspecting home sellers actually received thousands less than what their homes were worth.

Perhaps the most important thing to remember is that this all happened during a period of unprecedented price increases all across the country! If this business model is not sustainable during the best of times, it is certainly doomed to fail when we return to a more normal market.

Last fall, real estate behemoth, Zillow announced that it was suspending it’s Zillow Offers program which purported to simply buy your house without the usual hassles and costs. It is reported that when Zillow suspended its program, it was sitting on 7,000 homes that it had purchased, and when they were sold, they were taking huge losses. In Phoenix, 93% of Zillow owned listings were sold for less than what they paid initially, not to mention the property taxes, insurance, utilities, and maintenance costs.

here is no doubt about the fact the housing market is slowing from the frenzy we saw the past two years. But what does that mean for you if you’re thinking of selling your house?

While home prices are still appreciating in most markets and experts say that will continue, they’re climbing at a slower pace because rising mortgage rates are creating less buyer demand. Because of this, there are more homes on the market. And in a shift like this one, the way you price your home matters more than ever.

The price you set for your house sends a message to potential buyers. If you price it too high, you run the risk of deterring Whenbuyers.that happens, you may have to lower the price to try to reignite interest in your house when it sits on the market for a while. But be aware that a price drop can be seen as a red flag for some buyers who will wonder what that means about the home or if in fact it’s still overpriced. Some sellers aren’t adjusting their expectations to today’s market, and realtor.com explains the impact that’s having: “. . . the share of listings with a price cut was nearly double its year ago level even as it remains well below pre-pandemic levels.”

During the pandemic, sellers could price their homes higher because demand was so high, and supply was so low. This year, things are shifting, and that means your approach to pricing your house needs to shift too. Because we’re seeing less buyer demand, sellers have to recognize this is a different market than it was during the pandemic. Here’s what’s at stake if you don’t.

SMOTHERED SKILLET BEEF BURRITOS Presented by Kathy Heeren-Ellis

12-inch ovenproof skillet, heat oil over medium-high heat. Add beef and onion; cook 6 to 8 minutes, stirring occasionally, until brown. Drain, and return mixture to skillet. Stir in taco seasoning mix and water. Cook over medium heat 2 to 3 minutes longer or until thickened. Transfer to medium bowl. Clean out skillet; spray with cooking spray. Place tortillas on work surface. Divide refried beans, rice and beef mixture among centers of tortillas in 4-inch long strip. Evenly top with 1 cup of the cheese. Roll up into burritos, and place seam side down in skillet. Bake 25 minutes. Drizzle with enchilada sauce; sprinkle with remaining 1 cup cheese. Bake 8 to 10 minutes longer or until cheese is melted and burritos are heated through (165°F). Serve with cilantro and lime wedges.
