This is an old saying dating back to the 1600s, but its original use has been lost to history. Over the centuries, it has become synonymous with making a good first impression. This phrase has application in today’s real estate market as well. By now you have heard how robust the real estate market is across the country. Homes are selling quickly with multiple offers. Some buyers get discouraged when their offer is not accepted and others go to great lengths to outbid competition. While common sense suggests the highest priced offer should win the day, our experience has shown that is not always true. We have encountered several instances where a lower all-cash offer beats a higher priced offer with a financing or home sale contingency. Obviously, the all-cash offer is attractive because there are fewer contingencies; in essence, it is more of a “sure thing”. Here are a few ways that you can “put your best foot forward”: Offer the highest price you are willing to pay. This seems almost too obvious, but some buyers want to test the seller’s reaction and maybe get a better deal. Up until this past year, that was a reasonable thing to do, but not today. You will most likely get only one chance to capture the seller’s attention. Come in too low, and you probably won't get a second chance. Offer larger than usual earnest money. This technique makes you look like a very strong and committed buyer without changing the purchase price.
The Bar Association recommends earnest money of at least 5% of the purchase price. If you are able, why not make it 10% of the purchase price. Eventually that deposit is applied to your down payment, and it could be the one difference between you and other competing buyers. Write a “clean” offer. It is not uncommon for a buyer to ask a seller to include some item of personal property and/or ask them to pay for a home warranty. While both of these items are still available, I propose that an offer without these items will help the seller focus on the merits of your offer. Bring a mortgage loan pre-approval letter. We are trying to convince the seller that your offer is solid and that it will close on time. Not all mortgage pre-approval letters are created equal. Make sure you get your letter from a respected local lender. All too often, we see mortgage pre-approval letters from internet lenders who have not verified credit, employment, debt, etc. These letters are not reliable and sometimes lead to unanticipated surprises and delays. A letter from a respected local lender gives the seller and their broker confidence in your offer. WHY WAITING TO BUY A HOME COULD COST YOU A SMALL FORTUNE Two Questions Buyers and Sellers Should Be Asking Themselves Many people are sitting on the fence trying to decide if now’s the time to buy a home. Some are renters who have a strong desire to become homeowners but are unsure if buying right now makes sense. Others may be homeowners who are realizing that their current home no longer fits their changing needs. To determine if they should buy now or wait another year, they both need to ask two simple questions: 1. Do I think home values will be higher a year from now? 2. Do I think mortgage rates will be higher a year from now? Let’s shed some light on the answers to these questions. Where will home prices be a year from now? If you average the most recent projections from the major industry forecasters, the expectation is home prices will increase by 7.7%. Let’s take a house that’s valued today at $325,000 as an example. If the buyer makes a 10% down payment ($32,500), they’ll end up borrowing $292,500 for their mortgage.

Applying the projected rate of home price appreciation, that same house will cost $350,025 next year. With a 10% down payment ($35,003), they’d then have to borrow $315,022. Therefore, as a result of rising home prices alone, a prospective buyer will have to put down an additional $2,503 and borrow an additional $22,523 just for waiting a year to make their move. Where will mortgage rates be a year from now? Today, mortgage rates are hovering around 3%. However, most experts believe they’ll rise as the economy continues to recover. Any increase in the mortgage rate will also increase a purchaser’s cost. Here are the forecasts for the first quarter of 2022 from four major entities: - Freddie Mac – 3.5% - Fannie Mae – 3.5% - National Association of Realtors – 3.5% - Mortgage Bankers Association – 3.9% The projections average out to 3.6% among these four forecasts, a jump up from where they are today. What does it mean to you if home values and mortgage rates increase? A buyer will pay a lot more in mortgage payments each month if both of these variables increase. Assuming a buyer purchases a $325,000 home this year with a 30-year fixed-rate loan at 3% after making a 10% down payment, their monthly principal and interest payment would be $1,233. That same home one year from now could be $350,025, and the mortgage rate could be 3.6% (based on the industry forecasts mentioned above). That monthly principal and interest payment, after putting down 10%, totals $1,432. The difference in the monthly mortgage payment would be $199. That’s $2,388 more per year and $71,640 over the life of the loan. Add to that the approximately $25,000 a house with a similar value would build in home equity this year as a result of home price appreciation, and the total net worth increase a purchaser could gain by buying this year is nearly $100,000. That’s a small fortune. When asking if they should buy a home, many potential buyers think of the nonfinancial benefits of owning a home. BEER BATTERED GRILLED CHEESE SANDWICHES PRESENTED BY KATHY HEEREN-ELLIS At our house we always have sandwich fixings for quick meal or snack before heading out to a game or appointment. My family prefers warm, gooey sandwiches! Melty cheese, smoky bacon and beer-battered bread make this grilled cheese the ultimate comfort food. This can easily be doubled for four servings!
INGREDIENTS
PREP 20MIN TOTAL 25 MIN SERVINGS 2
4 SLICES Rustic, White Bread 2 SLICES Provolone Cheese (3/4 oz each) 2 SLICES Cheddar Cheese (3/4 oz each) 1 Egg 3/4 CUP Pale Ale Beer 1/4 CUP All Purpose Flour 1/4 TEASPOON Chipotle Chili Powder 1 TABLESPOON Butter
DIRECTIONS In 12-inch nonstick skillet, cook bacon until crisp; drain on paper towel. On 2 of the bread slices, place 1 slice provolone cheese, 3 slices bacon and 1 slice Cheddar cheese on each. Top with remaining bread slices. Heat griddle or skillet over medium-high heat or to 375°F. In shallow bowl, beat egg, beer, flour and chili powder with fork until smooth. Dip each sandwich into batter, giving it a few seconds on each side to absorb the batter; drain excess batter back into bowl. Melt butter on hot griddle. Place sandwiches on griddle. Cook 3 to 4 minutes on each side until golden brown.

Originally named the Illinois Cottage, the organization’s journey began in 1918 as a resource to provide care and protection for young women and unwed mothers during World War I. Incorporated and renamed the Children’s Convalescent Home in 1927, services were provided to convalescing children and adults. From 1940-1960, programs were expanded to meet the needs of neglected, dependent, and abused children. Goldie B. Floberg Center, as we know it, began in 1970, when the home was renamed and moved to Rockton as a crisis intervention program for abused and neglected children. Over the years, the focus transformed to provide services to children and youth with developmental disabilities. In 1989, services were further expanded to provide employment and vocational training opportunities to adults with disabilities living in supervised community placements. Today, Goldie B. Floberg Center continues their mission: “to empower and enrich the lives of all people served”, by partnering with the community, the individuals they serve, and their families. The caring staff at Goldie B. Floberg Center truly consider their work a privilege. How to Get Your House Ready to Sell Not sure how to get your house ready to sell? Fortunately, there are steps you can take before putting your home on the market maximize your sales price. From cleaning and staging to repainting and depersonalizing, here are things to do before you sell your home. 1. Contact a Gambino Agent. A Gambino Agent will give you a market analysis on your home to determine the sales price and present ideas on how to maximize your sales price and get your home ready to show. 2. Buy more light bulbs. Go ahead and stock up on light bulbs. When showing your house to potential buyers, all light fixtures and lamps will need to be turned on. For this reason, it’s important that all lights in your home have working light bulbs and all in the same color hue (warm vs. cool). 3. Give your house a deep clean. First impressions mean a lot. So don’t let foul smells, dirty floors or dusty surfaces make a bad one on a potential buyer. Before listing your home (and throughout the selling process), give your home a deep clean. This means cleaning toilets, wiping down surfaces, mopping floors, cleaning rugs and scrubbing bathrooms. Consider calling in the professionals (think: Stanley Steamer and a housekeeper) to ensure that your place is in pristine condition. 4. Declutter the home. Decluttering and organizing your space will go a long way in appealing to potential buyers. When a home is clutter-free, buyers are able to focus on the actual home instead of on the junk, knick knacks and overflowing closets. Make sure anything and everything that needs to be fixed (think: locks, hardware, leaky faucets, running toilets, cracks in the walls, broken appliances, squeaky doors, etc) has been taken care of before listing a home. Otherwise, buyers may think your home hasn’t been well taken care of, which can be a turn-off for many. 6. Paint the walls. Now’s the time to re-paint your home. Start by painting over those bright orange and green walls with neutral colors. Stick to whites, light grays, light beiges, and “greige” wall colors. These shades will make your home appear bigger, brighter and more welcoming. 7. Stage your home. According to multiple studies, staging a home really can help it sell faster and for more money.
