Buying a home is the most important purchase you will ever make.
If you are in the market for a new home, you may realize house hunting can be a daunting task.
There are several factors to consider when attempting to find your dream home. Staying focused and organized will help make your search a lot easier.
It’s important to not fall in love with a home solely based on its aesthetic appeal. Here are some things you should consider before signing on the dotted line.
SET PRIORITIES AND STAY ORGANIZED
Setting priorities before looking at homes should be at the top of your list. If you are purchasing a home with your spouse, make sure you are both on the same page.
Make a list of your "must haves" or requirements that you can’t live without. Be realistic and start with a list of the top three or five.
On average when house hunting, people view 3-5 homes before making a selection. Creating a comparison chart can be very helpful.
It’s a great way to keep track of each home you want to consider and document their features.
It also makes things a lot easier not to get confused or forget about which house has what.
Take notes on things that are important such as: ➢ Landscaping ➢ Interior lighting ➢ Condition of the roof ➢ Storage space, etc
LET IT ALL SOAK IN
Once you have narrowed it down to a few choices, do at least two walk throughs.
The excitement of seeing a home you like for the first time can cloud your judgment.
It can make you blind to potential damage or other hidden problems with the home. Walk back and forth throughout the house several times while taking notes.
Pretend you are a home inspector and make sure everything is functioning properly. Measure your existing furniture and take a measuring tape to your potential new home.
Making sure that the new living space will accommodate your furniture can save thousands of dollars in the long run.
Sketch a floor plan. Don’t worry. It doesn’t have to be perfect. But you’ll be able to refer to it later and figure out where certain items will be placed.
It also will help you decide if this truly is the right house for you. Take photos and videos with your smartphone.
It’s easy to forget what you saw especially when you have viewed several homes. Taking pictures and videos will help give you the full picture of what your potential new home looks like.
DON'T BE AFRAID TO BE NOSEY
With your Realtors permission, open cupboards and closets to make sure there is sufficient storage space for you.
If there are area rugs, lift them up. Oftentimes people will try to hide damage or imperfections with rugs or furniture.
Focus on the trim, floors, ceilings, sinks, windows and roof.
Don't be afraid to ask the Realtor a million questions if necessary.
This is going to be your home‌make sure to get what you want.
