Oh… and there’s lots of movement in the real estate industry, too! And we’re unpacking it all in this issue of The Peer Review

Our Sales, New Projects and Property Management teams are back to preview this season in real estate –and reflect on the one that was. In both English and Mandarin.

We’re also highlighting our good friends (and cover stars) at Baker Bleu, who went from humble beginnings to a total takeover of Australia’s baking industry.

Then, we catch up with Nicole Zo from Sage White and Blake Montgomery from Delta by Design, to tell you how to take your home from drab to fab with just a few simple styling tips. Our friend, Lea-Anne Mills from Delicate Days, will help you with the first step: decluttering!

The McKinnon Hotel is your classic neighbourhood pub and sports bar. Think sleek, modern interiors, plenty of outdoor seating, and a solid selection of local brews on tap. What more could you want?

If you’re feeling peckish, you’ll find a range of pub classics on offer – from burgers and schnitzel to fish and chips – all made with locally sourced, seasonal produce (obviously).

Pop down to watch the footy or enjoy a spot of live music or comedy if that’s more your thing. The friendly staff will make you feel right at home.

If you’re on the hunt for a cosy neighbourhood coffee shop, look no further than Mr Burch.

Step through the vintage shopfront, and you’ll be welcomed by the eponymous Mr Burch himself. Or rather, a mannequin version of the dapper old gentleman, complete with a rose in his pocket and a pipe in his hand.

Elster Creek Trail

An attractive linear park connecting McKinnon with Brighton East, the Elster Creek Trail is popular with walkers, runners and cyclists alike.

Start at the Elwood Canal, pop on a podcast and meander past lush green borders for the perfect leisurely stroll.

This route is great for dog walkers, too. The track itself is onleash only, but there’s an off-leash area at Allnutt Park, where the trail ends. It’ll be your furry friend’s favourite new jaunt!

Looking for a space for the kids to get creative?

Then head down to the Bumblebee Arts Centre, the vibrant music and arts centre where imagination takes flight.

McKinnon Reserve is a great local facility for dog walkers and sports enthusiasts. But it’s the fabulous playground that makes it a hit with kids across the suburb.

Inside Baker Bleu’s recipe for success

When Mike and Mia Russell first met our very own Phillip and Jacob Kingston, it was from behind the till at their humble bakery in Elsternwick.

And with the buttery, toasty aroma of freshly baked bread filling the air, it didn’t take long for the Kingstons – and the wider community – to realise they were onto something special.

Now, 8 years on and 3 (and a half) locations later, we caught up with Mike to hear all about Baker Bleu’s rise to success. Spoiler alert: it took more than yeast!

What’s in a name: Building a baking business

It all started when Mike was halfway through that age-old trajectory: school, university, marketing degree, you know the drill.

But as he explains, he wasn’t feeling particularly motivated by it all: ‘I wanted to start a business,’ Mike recalls. ‘And I wanted it to be hands-on.’

So, Mike started baking. ‘I became obsessed with it,’ he shares. ‘I loved the idea of starting a bakery. It’s unglamorous work, but that’s what drew me to it.’

Mia was working at Commonwealth Bank at the time, meaning she was the perfect brains behind the business’s banking.

Before long, all that was left to do was choose a name.

‘My family’s always loved opposites,’ Mike explains. ‘If you’re tall, they call you small. If you have red hair, they call you blue.’

That’s right, Mike – affectionally known as ‘blue’ in his family – indeed has red hair! So why the unusual spelling?

‘The spelling of Bleu is a bit of a homage to the French baking tradition. It’s also fun to hear people pronounce our name as “Baker Bleugh”,’ Mike laughs.

Humble beginnings: Getting off the ground

If you look at each of Baker Bleu’s locations today, you’ll find they have a few things in common. And they’re the same things Mike and Mia were looking for from day dot.

‘For our first store, we wanted to be around schools. Because schools equal families and families eat bread,’ Mike says. ‘We needed somewhere with good parking and good surrounding businesses – like a coffee shop.’

So, they knew they’d hit the jackpot when they found a place on Glen Eira Road, just down from Caulfield Grammar and next to Glover’s Station

‘But it wasn’t easy,’ Mike shares. ‘Starting a business from scratch is one of the most nerve-wracking things you can do because everyone’s a critic and everyone’s got an opinion.

‘And we were just 2 people standing behind a bench in front of a bread rack!’

For a long time, Mike and Mia worked 14-hour days and 7-day weeks. But it paid off.

‘If we ever had any leftovers, we would walk up and down Glen Eira Road handing loaves out for free. Soon enough, people got to know us, they told their friends, and away we went.’

Slowly but surely: Baker Bleu’s rise to success

It wasn’t long before Baker Bleu became the talk of the town.

‘We became synonymous with an amazing loaf of bread. And we made them day in, day out,’ Mike says.

As demand grew, Mike, Mia and their community knew they were destined for better things.

‘People were asking us to offer cakes, sandwiches, coffee and so on. And while we appreciated the feedback, we wanted to stay true to ourselves and not rush into anything,’ he explains. ‘So, we took on their advice in our own time.’

But as their small Elsternwick shop gained popularity, it rapidly began to outgrow its space. That’s when loyal customers, our very own Phillip and Jacob Kingston, stepped in to let the Russells know they had the perfect spot waiting for them – in Caulfield North!

Just days later, Baker Bleu secured the iconic Hawthorn Road shop we all know and love. The larger space allowed Mike and Mia to expand their offerings, starting with pastries. Once they opened their next location in Sydney, it was sandwiches, pizzas and coffee galore.

‘We’re evolving slowly and thoughtfully,’ Mike shares. ‘Whenever we do something, we want it to be the absolute best it can be. And the foundation is always the bread.’

The partnership with the Kingstons proved invaluable beyond the bakery. The following year, Mike and Mia turned to Jacob to help them purchase their new home –cementing a well-baked relationship.

If you asked Mike and Mia, Baker Bleu would be nowhere without the support of their community.

Far and wide: The Baker Bleu expansion process

With thriving businesses in Double Bay, Hawksburn and Caulfield North, many small business owners may be wondering how Mike and Mia made these strategic location decisions.

And they’re all too happy to share.

‘We ask ourselves a few questions before locking in any new location,’ Mike shares. ‘How can we offer our product in a new market? How can we offer it at its highest quality? Who are we actually selling to? And finally, is it a good deal?’

Because, if you asked Mike and Mia, they’d love to open many more stores, much faster than they currently are. But if they don’t like the answer to one of the questions above, the deal’s off.

‘Baker Bleu is built from an uncompromising pursuit of quality,’ Mike shares. ‘So when we grow, we never cut corners on the quality of our ingredients, our costs or our processes.

‘Whenever you shop at Baker Bleu – wherever you shop –you’ll get the best products possible.’

The secret ingredients: Working smarter (and harder)

So, what goes into creating a successful bakery? Well, it’s just that.

‘We always source the best ingredients we can,’ Mike says. ‘Our flour and grain are all 100% Australian. And when

it comes to our processes, we use all the same methods people used thousands of years ago to bake the best bread – including long fermentation,’ Mike shares.

‘But where possible, we also complement our process with technology to speed up the timeline,’ he continues.

Sourdough tanks, digital programming, automated proving cabinets – Baker Bleu has implemented it all to save time for its staff, without compromising what works.

‘This way, everything falls within a working day – so our staff can come back the next day and do it all again.’

You get what you give: Supporting local businesses

If you asked Mike and Mia, Baker Bleu would be nowhere without the support of their community.

‘The success of any business is embedded in the people that live and work around it,’ Mike states. ‘So, we respect all the businesses we coexist in the neighbourhoods with. It’s why we get up in the morning – so we can grow together.’

Baker Bleu’s respect and gratitude also extend to customers, because they’ve never forgotten where they came from.

‘I’m still always so humbled whenever there’s a big queue outside the bakery on Easter or Christmas,’ Mike says. ‘I like to go down the line with a paper and pen to take and deliver people’s coffee orders.

‘I feel like that’s the least I could do if someone’s going to queue up on Christmas to buy my bread!’

The world’s their oyster: What’s next for Baker Bleu?

Looking to the future, the sky is the limit for this little bakery that could.

‘We’re opening up a new, greener store in Cremorne this December – which has more optimised baking technology – and we’re keen to open up even more stores after that,’ Mike shares. ‘One of our points of difference at Baker Bleu is that we bake our pastries and pizzas onsite. Our products aren’t coming from a warehouse far away.

‘However, finding locations to accommodate that does slow down the expansion process. So stay tuned!’

Whatever comes next, it won’t be just anything. ‘If it’s not good, we won’t do it,’ Mike states. ‘We put our utmost into everything we do, so if any business decision isn’t going to be amazing, we’ll have to rethink it. We want to do a good job. For them.’

How to declutter, pack and move house like a pro

Moving is widely considered one of life’s most stressful experiences. The sorting. The packing. The struggle to declutter, only to be sidetracked by old baby clothes and forgotten keepsakes. It can feel overwhelming.

But it doesn’t have to. According to Lea-Anne Mills, Director of moving company Delicate Days, a few simple strategies can revolutionise the process.

We outline her top tips to make each stage of the move feel efficient, seamless and (almost) stress-free.

With comprehensive checklists and well-thought-out timelines in place, you can ensure that everything goes off without a hitch on moving day.

1. Declutter before you depart

‘The number one reason people stay in a home longer than planned is that they’re overwhelmed by the thought of sorting through all their accumulated possessions,’ says Lea-Anne.

Decluttering may be emotional and time-consuming, but it will also feel cathartic – and it’s key to making your move quicker and more efficient. Don’t be tempted to skip this step, and definitely don’t wait until you’re unpacking at the other end to decide what to toss!

Lea-Anne’s top tips:

Set specific goals

Break down the decluttering process into small, manageable chunks: one room or category (clothes, books, kitchen appliances, etc.) per week. This will prevent you from feeling overwhelmed.

Use the ‘4-box method’

Sort everything into 4 piles: keep, donate, sell, recycle/ throw out. Better still, use physical boxes or bins for each category. A visual aid can really streamline the sorting process.

Digitise documents

Scan important documents and get rid of the hard copies to reduce physical clutter (and create secure digital backups in the process).

Take photos of sentimental items

If the nostalgic keepsakes are starting to pile up, try taking photos of items you’re reluctant to part with. That way, you can keep the memory without holding on to bulky objects that’ll take up space in your new cupboards.

Remember the ‘one-year rule’

If you haven’t used something in the past year, ask yourself whether you really need to keep it.

This goes for seasonal items like holiday decorations and winter clothes, too. If you didn’t use them last season, consider giving them a new home – somewhere they’ll definitely be used, or the bin!

Check expiry dates

Always check the ‘use-by’ dates of medication, cosmetics and pantry items.

Get rid of anything out of date and combine things you have more than one of (there’s no need to keep 4 bottles of balsamic vinegar – even if they were lovely gifts at the time!).

Box it up

‘It’s never too early to start packing,’ says Lea-Anne. ‘Experience has taught me that it always takes longer than you think.’

So get your packing materials ready, and start making your way through the house methodically.

Pack room by room

Focus on one room at a time.

This will help you keep track of where you’re at, and if you keep boxes together during the move, it will be easier to unpack them directly into the corresponding room at your new place.

Use the right kind of boxes

Tea chest boxes are large and sturdy, ideal for kitchenware, linens and clothes. Wine boxes, on the other hand, are perfect for protecting fragile items.

Remember: small or odd-shaped boxes won’t stack easily – and we’d all rather spend hours playing Tetris on the computer than in the moving van.

Use clothes and linens to protect breakables

Wrap mirrors, framed pictures and other fragile items in towels and sheets, and use socks to cushion the corners.

Not only is it less wasteful, but it’ll also save you a few bucks on bubble wrap.

Opt for packing paper to wrap crockery and glassware. It’s thicker and cleaner than newspaper, which can leave an inky residue.

Label boxes using colour codes

Don’t forget to mark each box with its contents and the room it’s destined for (especially if you’re hiring movers).

But, to help movers identify where each box should go even quicker, different coloured labels or stickers for different rooms go a long way.

3. Ready, set, move

Proper planning and preparation are key to orchestrating a seamless move.

With comprehensive checklists and well-thought-out timelines in place, you can ensure that everything goes off without a hitch on moving day.

Make a moving checklist

List tasks that need to be completed before, during and after the move (spreadsheets can be useful here).

Writing everything out will help you think through the process and ensure nothing is forgotten.

Separate your daily essentials

Make a list of the things you use daily – and will therefore need on moving day. Think car keys, phone charger, iPad, glasses, medication, inventory checklists and keys to your new home.

Store these in a bag or container in a specific place for easy access on the big day.

Take inventory

Create an inventory list and check items off as they are loaded onto the moving van to ensure nothing is left behind.

Protect floors and walls

During the move, use moving blankets or plastic sheeting to prevent damage to your floors and walls – in your new and old homes!

Ensure a relaxing first night in your new home

Even with the best-laid plans, moving day is going to be tiring.

So put clean sheets, towels and a set of pyjamas in a separate bag so they are easily located when you get to your new place.

Prioritise key rooms

Start by unpacking essential rooms like the kitchen, bathroom and bedroom. Having these areas functional will make settling in much easier.

Plan your layout before you unpack

Before you unpack anything, plan the layout of each room. Consider the placement of furniture and storage solutions to optimise space and functionality.

Set up one room at a time

Focus on completely unpacking one room before you tackle the next. This will give you a sense of accomplishment and help keep the stress in check.

Establish smart storage spaces

Before fully unpacking, set up storage solutions like shelving, cupboards, drawers and closet organisers. Having neat spaces to pack things away will prevent clutter from accumulating.

Think of your new home as a blank slate. This is your chance to ensure all your belongings have a designated space – so start as you mean to go on!

Jeremy Rosens, Leon Gouzenfiter, Leor Samuel and Gary Peer offer their latest takes on southeast Melbourne’s property market.

What’s happening in the market right now?

JEREMY:

JEREMY : In my opinion, we’re seeing the definition of a balanced market right now – decent clearance rates and high volume. Over the last month, our clearance rates have consistently exceeded 75%, with a lot of volume coming back due to the influx of investors selling out of the market.

LEOR: Earlier this year, we saw some of those investors wanting to sell. But with the talk of interest rates potentially going down next year, those investors are deciding to hang on a little longer.

LEON: And the auctions have been so exciting! Which tells me there’s a real depth of interest out there. That’s a bit different to Q2 when people were waiting for prices to keep coming down. We’ve definitely reached the bottom of the trough in that regard.

And on the way back up, we’re conscious that Melbourne now has only the 6th highest median house price in Australia compared to other capital cities. This means that people from interstate are looking at Melbourne with more interest now. So watch this space!

GARY:

GARY: August and September were the busiest and best months in our corporate office, so Q3 started with a bang.

And with our clearance rates being the strongest now as they have been all year – and about 20% up from the state average – we expect that trajectory to continue.

What properties are in the hottest demand?

GARY: Quality, established homes are still transacting really well – aided by the increased building costs putting people off land. Apartment sales have seen better days, so investors haven’t been as enthusiastic about them. But the good news? It’s opened the door for first-home buyers to jump in.

LEON : For Bentleigh, larger family homes in the McKinnon Secondary College zone – especially those sitting between $1.5 million and $2.5 million – have been competitive.

LEOR: Our strongest properties have been quality 2-bedroom homes with large outdoor areas, particularly those with courtyards. Owner-occupiers who’ve been stretching a bit to find modern apartments have been particularly fond of villa units.

JEREMY: The top end of the market is transacting – albeit a little more slowly than before. But you can always count on turnkey family homes to perform in great Bayside locations.

What have been this quarter’s standout sales?

LEON: We sold 245 Tucker Road, McKinnon at auction with 7 bidders – which was obviously a great day for everyone involved! We were also particularly proud of the result for 2 brand new townhouses at 38A and 38B Paloma Street, Bentleigh East, which sold for $1,870,000 and $1,750,000, respectively.

JEREMY : One of my favourites was 16/21 Marine Parade, St Kilda, which sold at a great auction with 3 bidders for $810,000. Another was 1/315 Orrong Road, St Kilda East. It sold for a whopping $1,500,000, which was incredibly exciting to see!

GARY: We broke the suburb record for a single home this quarter when 6-8 Lockhart Street, Caulfield sold at auction with multiple bidders. Another highlight came out of 13 Marara Road, Caulfield South, which sold at auction with 5 bidders in front of a massive crowd.

LEOR: An undeniable standout for me was 6 Barkly Street, Hughesdale, which sold at a 3-bidder auction for $2,120,000. We were also rapt with the result at 9 Reserve Avenue, Carnegie, when it sold before auction for $2,015,000.

What are your predictions for the coming months?

GARY: To be frank? It’ll be so busy, I’ve joked with my family that I might not see them until December! We’re heading into the busiest time of year full steam ahead –listings are up 15% from this time last year. And with plenty of public holidays sprinkled throughout spring, our weekdays will be more auction-heavy than usual.

JEREMY: With the volume back, we’re predicting that if interest rates move at all, we’ll see more buyers and investors return to the market. In any case, we feel this year will run deep into December – and we already have one eye on 2025!

LEON: JEREMY: LEON:

LEON: If the springboard of Q3 is anything to go by, we’re feeling good for Q4. And that’s mainly thanks to the spring market which is known for its higher clearance rates. One thing to look out for? Some iconic Gary Peer twilight auctions in your street. Trust us, you won’t want to miss them!

What advice do you have for people entering this new financial year?

LEOR: If you’re finance-ready and good to go, it’s a great opportunity to buy in the upcoming months. We feel that the talk of interest rate cuts coming later in 2024 or early next year will stimulate the market. So you may be better off getting in early!

LEON: And if you’re looking at your property portfolio, have a 3- to 5-year plan rather than a 12-month one. While you’re at it, you should re-evaluate whether your portfolio is returnbased or whether there’s potential for capital growth.

GARY: Obviously, I’m a big believer in property. I’ve never thought of it as a ‘risky’ investment. But I understand that, in the short term, if people are buying properties in buoyant times and selling them in less buoyant times, they’re at risk. That’s why I think in the long-term, property is a great strategy for people to accumulate ‘forced’ savings – which will only grow over time.

JEREMY: If you’re looking at entering the market as an investor, take a broader, long-term approach. For decades, real estate has been the best storer of wealth in the long term.

And invest in tried and tested locations. I’ve never been one to subscribe to the supposed experts, predicting the next corridor of growth. Bayside and the inner city have always performed well, and I think we’ll see price growth all over Melbourne moving forward.

So take advantage of the high stock levels; 12 months will have passed before you know it, and with rates potentially on the way down, you need to strike while the iron is hot.

Property Management update

As we hurtle towards the end of the calendar year, we have one piece of advice for you: don’t believe the hype. Get the facts from your trusted property management team.

Moving towards the end of the year, the rental market has shown signs of stabilising across Melbourne. And while the market remains healthy, we’ve noticed a slight increase in vacancy rates and average days on market.

But compared to the frenzy of earlier this year, the current landscape is much more stable. It’s safe to say we’ve settled into a more traditional, seasonal pattern.

One of the key changes we’ve seen is in rent increases –which have slowed significantly. And that’s largely because many properties are reaching their limits, especially in certain segments of the market.

Properties in the St Kilda and Caulfield areas, particularly 2-bedroom apartments, are remaining on the market for longer as renters choose to stay put unless they’re faced with substantial rent increases or a necessity to move.

So, to stay competitive, rental providers should ensure their properties are well-maintained and presented. Improvements like installing air conditioning can go a long way in attracting tenants. Because, as expectations rise, energy-efficient, quality heating and cooling are being seen as essentials – not luxuries.

Looking ahead, we’re anticipating a quieter period until activity picks up again in the lead-up to Christmas. The market is actually looking similar to how it did prepandemic – which suggests that the volatility of recent years is also stabilising.

On the legislative front, some potential changes are on the horizon.

In short: proposed updates to minimum standards are possibly coming into effect in 2025. But that’s all we’ll say on that for now, until the new minimum standards are finalised and published. Rest assured, as soon as they’re officially announced, we’ll let you know. (Heads up, you may want to pay particular attention to our notes on air conditioning above!)

Let’s rewind 14 years… how did you get into property management?

After working in sales for 3 years, my boss asked if I’d be open to transitioning into property management to help the business grow. They saw potential for improvement in the department, and I was excited to take on the challenge.

By applying the business skills I’d learned, we built a stronger team, expanded our portfolios and brought in new properties. It was a great opportunity to contribute to the company’s success and create a more stable, thriving rent roll.

But even before your career began, you were no stranger to real estate, right?

That’s right. I come from a real estate family, which has helped me immeasurably in learning the ins and outs of the industry.

When I began my career, I was able to deal with all the common real estate issues with ease – because I grew up around it!

What do you love most about working at Gary Peer?

I joined Gary Peer nearly 8 years ago when my previous workplace was sold. It actually came at a good time – that place just didn’t fit me anymore. So when a friend suggested I speak to Leor Samuel at Gary Peer, I rang him without hesitation. He offered me a job, and I haven’t looked back!

I’ve never worked with better leaders or a more supportive team. Everyone’s always willing to help, offer advice or have a chat. It truly is like a family.

How would you describe your approach to property management?

One word? Transparent.

I always ensure my client knows what’s going on, however big or small the issue may be. I like to think of them as my boss. If there are any problems, my client is the

As we move further into the financial year, the team is feeling positive and excited about the range of opportunities on offer for our clients.

Last quarter, we saw a lot of movement in the downsizer market across several key projects.

Caulfield North performed particularly well, with downsizers appreciating its proximity to essential amenities. We also saw strong interest in Seymour & Blanche and Olive Green, both of which attracted consistent attention from buyers looking to downsize.

They also both received solid interest as they moved through the construction phase. Looking ahead, the team is optimistic about what the market holds. Although first- and second-home buyers have been quieter due to interest rates and affordability, we anticipate a potential shift. If rates drop over the next 6 months, it could bring these buyers back into the market.

Meanwhile, the downsizer market continues to thrive. Largely because these buyers aren’t as influenced by economic fluctuations. They’re often not dependent on borrowing, which means they can make confident purchasing decisions regardless of rate changes.

In other news, we are excited to report that we also have some new launches in the pipeline.

A luxury apartment development in Kew is coming soon, and we’re also preparing to launch a series of townhouses in Caulfield. On top of that, we have completed apartments in Caulfield South that are available now for those seeking a more immediate move-in option.

Asian market update

The first quarter of the new financial year in Melbourne’s Asian property market began with a bang. And with plenty of sales –and celebrations, thanks to the Mid-Autumn Festival – there’s a lot to report.

So we sat down with Kevin Huang, Dizzy Wang and Gary Peer to hear all the highlights from July, August and September. And for a sneak peek into the next few months!

What was the highlight of the last quarter?

DIZZY :

DIZZY : Most of our buyers are looking for houses to live in right now. So any sale involving a turnkey home is attracting a lot of attention – and keeping me occupied!

We celebrated the Mid-Autumn Festival last quarter. What does the holiday mean to you?

KEVIN:

KEVIN : The Chinese Mid-Autumn Festival is a wonderful opportunity for family reunions, so it was beautiful to see so many people taking the chance to travel back to China during the Australian school holidays. Especially considering family, togetherness and reunion are pertinent themes of the festival.

DIZZY :

DIZZY : I’m very grateful for all the people who celebrated the Chinese Mid-Autumn Festival because it’s always such a special time to spend with family and friends. It’s something many of the people close to me look forward to every year – for more than just the mooncakes!

What are your market predictions for the coming months?

DIZZY :

DIZZY : The last quarter showed us how the vendors and buyers are starting to understand the current market. So, as soon as interest rates go down, we expect the market will pick up even more.

DIZZY : We had a great quarter, so it’s hard to pick only one highlight! But if I absolutely had to, it would be the successful auction at 36 Tourello Avenue, Hawthorn East. That was a proud moment.

KEVIN : GARY

KEVIN:

KEVIN : We also had 7 bidders for an older-style renovated property on a main road in a highly sought-after school zone. With such strong competition, the property sold well above the vendor’s reserve price – which was incredibly exciting to see.

GARY : Last quarter was our best of the year – so it’s safe to say this financial year got off to a great start!

What’s been keeping you busy in the last 3 months?

KEVIN :

KEVIN : Last quarter, I focused my efforts on buyer engagement. I tried to improve my communication with buyers, effectively guiding them toward properties within our stock. Because the demand for well-priced, turnkey homes is always strong. :

KEVIN : Despite the interest rates, we expect more listings during the high-selling season. This increase in available properties may offer buyers more options, but it’s safe to say that competitively priced homes in sought-after locations will continue to draw the most interest.

9 ways to make buyers fall in love with your home

Selling your home can come with a flood of advice. But if there’s one piece you should take? It’s that first impressions matter.

That’s why investing in professional home styling is paramount to making your property feel like home – for any potential buyer who walks through the door.

We spoke with top stylists Nicole Zo from Sage White and Blake Montgomery from Delta by Design to discover how your home’s style can take your listing from ‘for sale’ to ‘sold’!

1. Match your home’s style to its quirks

A visually striking home has the power to create an emotional response in potential buyers. And the best way to create a visually striking home? Flaunt what you’ve got!

‘Effective home styling highlights your home’s best features,’ Blake says. ‘It can increase the perceived value and speed up the sale.’

Your home’s style should match the architecture, target market and current design trends.

For example, a modern, minimalist approach might suit a contemporary home, while a cosy, traditional style could enhance a period property.

‘The surrounding environment also influences styling,’ Nicole adds. ‘Coastal homes might need a beachy feel, while suburban townhouses could benefit from a sleek vibe.’

You don’t need to reinvent the wheel. You just need to strut your stuff!

2. Have them at hello

When a buyer visits your property for the first time, the entrance is the first thing they see. And it sets the tone for the rest of the home.

‘A large mirror or bold artwork can create a striking focal point,’ Nicole says. ‘And introducing plants or flowers can bring life and freshness to the space.’

She also recommends selecting a colour scheme that ties into the rest of the home’s design. But when in doubt, take Blake’s advice – and lean hard into neutrals.

‘Neutral colours appeal to a broader audience. They also make spaces feel larger and more inviting,’ he advises.

A well-designed entryway creates a warm and welcoming atmosphere. So, trust us, you don’t want to ignore it.

3. Turn your living room into the ultimate cosy retreat

The living room is where buyers imagine themselves most at home. So, here, you should focus on comfort and entertainment.

‘It’s usually the first interior space people want to see,’ Nicole says. ‘It’s where they envision themselves relaxing, so creating an emotional connection is critical.’

‘It’s also where they’ll imagine themselves entertaining,’ Blake adds. ‘Which means you want it to look spacious, well-lit and – of course – stylish.’

So, arrange your furniture to be inviting yet functional, and add pops of colour with cushions and throws.

To bring the room together, add plants for warmth and texture and a stylish rug or artwork to bring the wow.

4. Replace kitchen clutter with props

Often considered the heart of the home, a kitchen can significantly elevate a property’s appeal.

‘A clean, decluttered kitchen always creates a positive first impression,’ Blake says.

Nicole agrees.

‘You want to limit the number of items on display and opt for high-quality, attractive pieces like marble cutting boards, artisanal bowls and sleek appliances,’ she shares.

Materials like brushed metal, ceramic or wood can enhance the aesthetic, while updated cabinet handles or light fixtures add a modern touch.

‘Use open shelving or glass-front cabinets to display beautiful dishware, cookbooks or curated collections for a cosier feel,’ Nicole continues.

And for a pop of colour? If you ask Blake, you can’t beat the classics. So place a vase of flowers or a bowl of fruit on the benchtop for a touch of life.

5. Make your bedroom a plush paradise

What better place to show off your home’s serenity than in the bedroom?

‘The main bedroom is a private sanctuary,’ Blake says. ‘A well-styled space exudes comfort and luxury, providing a restful and inviting atmosphere.’

He suggests using high-quality bedding in neutral tones for a serene feel, and adding layered lighting with bedside lamps, overhead fixtures or elegant wall sconces to enhance the ambience.

For Nicole, layered textures go a long way as well.

‘Mixing different textures like soft throws, woven rugs and smooth surfaces adds depth and interest to a space,’ she advises.

It’s all about creating a space that puts people to sleep – in a good way!

6. Hide personal items and family photos

One crucial aspect of home design when selling is to avoid over-personalisation.

‘While personal items can make a home feel cozy, too many can prevent buyers from envisioning themselves in the space,’ Nicole warns.

So, to create a welcoming atmosphere, depersonalise the space by removing photos and sticking to neutral décor.

‘Your best bet is to keep your home minimalistic so the focus stays on its best features,’ Blake affirms.

It’s a simple move you won’t regret.

Let there be light!

We probably don’t need to tell you this, but a dark space can feel intimidating – and could ultimately drive potential buyers away.

‘It’s really important to ensure all your rooms are well-lit, with either natural light or appropriate artificial lighting,’ Blake shares.

And don’t be afraid to mix and match!

‘I like to use a combination of ambient, task and accent lighting to create a warm, inviting atmosphere,’ Nicole says.

The other bright side of a well-lit room? Your potential buyers can actually see it.

It’s really important to ensure all your rooms are well-lit, with either natural light or appropriate artificial lighting.

8. Stay consistent with your style

Another styling faux pas is overwhelming people with too many competing colours and styles.

‘Not everything has to match,’ Nicole reassures. ‘But there should be a unifying element – whether that’s a colour, material or overall aesthetic – that ties everything together.

‘I often pull colour from artwork, textiles or a key piece of furniture and use it in varying shades and tones throughout the space to create harmony.’

‘A consistent colour palette creates balance in the space,’ Blake agrees.

And, if you asked us, it’s nicer on the eyes!

9. Hire a professional stylist

Styling a home can be time-consuming and stressful, but you don’t have to do it alone.

Stylists like Blake and Nicole understand market trends and buyer preferences. They also have access to a wide range of high-quality furniture and décor, which can significantly improve the presentation of your home.

‘Hiring a professional stylist brings expertise, experience and an objective perspective to the table,’ Blake says. And the best part? They are passionate about what they do and know how to get results.

‘A stylist just knows how to highlight a property’s strengths and downplay its weaknesses,’ Nicole says. ‘That’s why hiring one often leads to better results than DIY efforts.’

Meet Daniel Peer

Growing up, many of us walked home from school.

Not many of us would walk home each day with a local friend whose parents owned a cake shop en route. And even fewer of us would then continue our journey – after devouring the day’s delightful treat – to our own parents’ business to work a shift of filing and shredding.

But Partner and Licensed Estate Agent Daniel Peer is not like many of us. We sat down with him to find out why.

From playtime to property: Growing up in real estate

Daniel’s family needs no introduction. (We’re sure you’ve heard of his dad, Gary, by now…)

But to say his upbringing was unconventional would be an understatement.

‘I grew up with my dad, my mum Hana, my sister Nina, and the fifth member of the family – Gary Peer & Associates,’ Daniel laughs. ‘So, already at 7 years old, I was involved in the business in one way or another.’

But for Daniel, unconventional wasn’t a bad thing. It was quite the opposite.

‘I loved being around the business. Back then, our Orrong Road office was minuscule compared to the size it is now. But it had such a fun, warm, buzzing atmosphere that it was one of my favourite places to be.’

Because for Daniel, as long as he’s around family and friends, he’s happy.

The school of life: Words from the wise

Daniel’s family bonds are unbreakable. In fact, some of his most pivotal life advice came from his grandparents.

Both sets of Daniel’s grandparents fled Europe and arrived as struggling immigrants in the 1930s/1940s, separated from their families.

‘Even through their trauma, my grandparents remained positive, determined and upbeat,’ Daniel shares. ‘They moved to Australia, not speaking a word of English, and all built a happy and prosperous life for themselves and their families.’

The one piece of advice they made sure trickled down through the generations? Be proud of who you are and where you come from – and never lose perspective.

‘Some of my favourite memories come from spending time in my grandparents’ living rooms, eating heavy food and watching inappropriate TV,’ Daniel says with a smile.

‘When I was 8 years old, my granddad and I watched Borat together,’ Daniel remembers. ‘He was sitting with a glass of cognac, I sat next to him with a box of chocolates. I didn’t understand the movie at all, so I just laughed whenever he laughed.

‘It ended up becoming my favourite film.’

Ultimately, being able to work with the people I love will always be my favourite part of the job.

Learning outside the box: Daniel’s educational journey

For Daniel, school was not a natural strength.

‘I was never much of a student,’ he recalls. ‘Having ADHD, my behaviour was often misunderstood by teachers. I was hyperactive, overstimulated and disengaged, and for most of my schooling career, nothing seemed to get through to me.’

So, he changed tack.

‘Because of my poor behaviour at school, I became known as being the “stupid chubby kid”,’ Daniel remembers. ‘But when I got to Year 11, I began to channel my energy towards my studies for the first time in my life.

‘I certainly worked differently from my peers, but I ended up getting a Year 12 score I was really proud of. And I continue to channel my hyperactive tendencies toward something positive to this day. Whether it be for work or health.’

Legacy labours: Choosing real estate back

It’s no secret that the real estate life chose Daniel. But, throughout his business degree at Monash University, Daniel chose real estate back.

‘My dad actually tried to talk me out of real estate,’ Daniel recalls. ‘He wanted me to enjoy my younger years and not to have to work 24/7.’

But Daniel always knew he would jump into the real estate game as soon as he could.

‘Okay,’ Gary had said. ‘But if you want to contribute to our business, you need to understand it, and all of its components.’

So Daniel began the long climb up the ladder, stopping at every rung along the way.

Earning his stripes: Daniel’s career progression

After working hard for a full decade to earn the respect of his colleagues and clients, Daniel is now a Licensed Estate Agent and Partner.

‘I started in reception,’ Daniel begins. ‘Once I understood our office processes, how the keys needed to be handled and how our rental systems ran, I started getting to know our renters.

‘Once I understood our renters, I got to know our landlords as a Leasing Agent,’ he continues. ‘Then I got to know our business a bit better as a Business Development Assistant, then Business Development Manager… until I got to sales!’

And thanks to this solid, thorough foundation, Daniel hit the ground running.

‘I started independently, then built my game up,’ he explains. ‘But ultimately, I discovered that nothing was more important than understanding the many intricacies, processes and dynamics of our business. And having an ambitious and capable team to support you.

‘Those two things are non-negotiable for any dynamic sales agent.’

Success leaves clues: Heralding top sales and accolades

After 9 years on the job, Daniel has plenty to be proud of. But there are a few honours, in particular, that tell the tale of his hard work.

For starters, Daniel was listed as #25 in The Herald Sun’s ‘Young Guns’ – a list of Victoria’s top 50 real estate agents under the age of 35.

But the achievement that made all our jaws hit the floor?

When Daniel achieved the number 2 spot in The Herald Sun’s ‘Top 30 Under 30’ list. This list accredits agents based on the number of millions sold in real estate over a given financial year.

However, the recognition within Gary Peer has meant just as much to Daniel.

‘I was promoted to Partner last year,’ Daniel shares. ‘It was a really special moment for me, especially as I got to look around at the other partners and revel in that moment with them.’

So, how does he do it all? If you ask Daniel, it comes down to 3 main things.

‘Having an elite team behind me who can keep up with the pace – and who are also great people – is incredibly important,’ he explains. ‘These achievements belong just as much to Anna, Arlene, Romy and Bernard as they do to me.

‘But it’s also about finding and retaining a consistent love for the real estate game, and putting in the hours and making the calls. Still to this day, I often find myself being the one to lock up the office and turn on the alarm most nights!’

Like father like son: Working with Gary

How is working with family? If you asked Gary and Daniel, they wouldn’t have it any other way.

‘My dad leads by example and has always been a role model to me,’ Daniel shares. ‘He’s taught me countless lessons and principles that have shaped who I am today at work and in life.

‘Seeing Dad succeed makes me immeasurably proud. And I know the feeling is mutual,’ he continues.

A big believer in working with family – and friends who become family – Daniel has no shortage of loved ones at the office.

‘The Kingstons, Phillip and Jacob, are like family to me,’ Daniel smiles. ‘I’ve known them since I was born. They’ve always been there for me, they’ve been present all my personal and professional life.

‘Ultimately, being able to work with the people I love will always be my favourite part of the job.’

Keep on keeping on: What’s next for Daniel?

Having already achieved so much so young, what might Daniel do next?

Well, he’s just gonna keep sprinting!

‘My approach in life and work is the same: just go with it,’ Daniel shares. ‘We’re in a volatile industry, you can never plan too precisely. But if you focus on your own growth, ask for support and uplift the people around you, you can’t go wrong.’

And a holiday or two doesn’t hurt!

7 trends to transform your green space into a paradise

Spring is the perfect time of year to revamp your garden. Because with warmer days, more hours and moisture-rich soil, it’s the prime season for fresh plantings and bold landscape upgrades.

So, we’ve rounded up the hottest gardening trends for 2024 – whether it’s vertical planters or smart tech –to turn your outdoor space into a stunning oasis.

1. Get the best of both worlds with edible plants

There’s nothing quite like homegrown fruits and vegetables. From planting your first seeds to serving a meal for your family, it’s a truly wholesome experience.

Growing your own produce fills your table with fresh, healthy food – while also adding to your garden’s aesthetic.

For an abundant crop, try growing veggies like lettuce, spinach, radishes, carrots, peas, broccoli, beets and cabbage. They’ll be ready by the end of summer if planted early.

Fruits such as strawberries, raspberries and blueberries thrive in early spring and often yield fruit before the season’s over. And herbs like basil, coriander, parsley, chives, rosemary, thyme and oregano also flourish at this time of year.

Adopting eco-friendly practices supports biodiversity, reduces waste and prevents soil erosion. And it’s been a hot trend among gardeners in 2024.

Start by embracing native plants like Kangaroo paw, Bottlebrush, Banksia and Grevillea. These hardy species don’t need much water and fertiliser – and adapt well to local conditions. You can find most of them at local nurseries and specialty gardening centres.

For water conservation? Consider installing rain gardens and permeable paving.

Rain gardens capture and filter runoff, letting it soak into the ground instead of flowing into stormwater drains. Permeable paving, like permeable concrete or porous asphalt, also absorbs water.

You’ll need to select a spot in your garden where rainwater – and, ideally, sunlight – naturally collects, and choose native plants that tolerate water. Soon enough, you’ll be on your way to creating a beautiful, eco-friendly garden that saves gallons of water each year.

Catching disco fever in style

This quarter, the Gary Peer Social Club decided to dust off the sequin jumpsuits, polish the platforms and hit the dance floor for a funky trip back in time!

Led by the Social Club Chairperson, Amanda Davenport, the Gary Peer disco night was an absolute hit.

And with 2 more exciting social club events already in the pipeline for 2025, we can’t wait to see what the social club has up its (bell) sleeves next.

Calling all sellers!

Our Seller Information Evenings have become a signature event at Gary Peer, bringing together past and present sellers to connect and chat about the sales process.

Last quarter’s event was no different, with a lively atmosphere, delicious food and drinks and plenty of expert advice.

We covered the latest market updates and provided helpful tips for every stage of an auction campaign – from preparation to post-sale. Plus, we got to catch up with our clients-turned-friends. What more could you ask for?

Shining a spotlight on our terrific team

At Gary Peer, our monthly team nights are all about celebrating our team’s hard work and success. And last quarter, there was plenty to celebrate.

We recognised some outstanding performers, with Daniel Peer taking home the Sales Excellence Award for June, and Joel Ser claiming it for July and August. Vanessa McGlynn earned the Coach’s Award and Liam Elbaum received the Sales Associate Award.

In our Property Management team, we recognised Zoe Swinnerton, Amey Shinde and Angela Skarlatos as Property Managers of the Month. And, in the spirit of teamwork making the dream work, we celebrated our Team Members of the Month: Aimee Sandler, Anna Polycarpou and Jacqueline Huang.

Last but not least, we also celebrated Benjamin Rothschild’s 20 year anniversary at Gary Peer. It’s a huge milestone, and we couldn’t have asked Ben for a better 2 decades.

If you stepped into our Balaclava office during last quarter’s Father’s Day celebrations, that’s exactly what you’d have found – the men of Gary Peer coming together to have a laugh.

David Thomson took home the crown (and a bottle of whiskey) for his witty one-liners. However, murmurs of a rematch are already circulating. So, we’ll see who gets the last laugh –literally – next year!
