Kokolakis Contracting Inc., Tarpon Springs DETAILS: Tampa International Airport has started construction on the first of a three-phase development plan to improve the airport’s 3,300-acre campus and increase its capacity. The $953 million project, combined with the two subsequent phases, will eventually allow the airport to accommodate up to 35 million passengers each year, more than double its current number of passengers. The first phase of the project focuses on the airport’s immediate need to decongest the curbsides, roads and main terminal. The development calls for creating a 2.6 million-square-foot consolidated rental center facility near the entrance to the airport, a 1.4-mile automated people mover and expansion of the main terminal. The later two phases will follow as passenger demand dictates. Phase two calls for relocating a hotel, office building and air-traffic control tower. The $1.3 billion phase three will create a new airside terminal D, an international curbside, security checkpoint at an expanded main terminal and expansion of airside terminal C.

2.Wyndham Grand Resort SITE: 100 Coronado Drive, Clearwater ESTIMATED CONSTRUCTION VALUE: $98 million START DATE: December 2014 ESTIMATED COMPLETION DATE: January 2017 OWNER AND CITY OF HEADQUARTERS: Dr. Kiran Patel (K & P Clearwater Estate LLC), Clearwater GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Moss & Associates LLC, Fort Lauderdale DETAILS: Dr. Kiran Patel, a cardiologist, philanthropist and the founder of Tampa-based WellCare, is developing the Wyndham Grand Resort as a 15-story beachfront complex with 345 hotel rooms and 105 vacation ownership rooms (similar to timeshares). The 718,210-squarefoot development is being built with two interconnected towers on the north end of the Beach Walk. An open breezeway leads from the valet drop-off out to the gulf. There are separate lobbies for the hotel guests and unit owners. Amenities include a spa and

fitness center, restaurant, swimming pool and deck and a parking garage. The project will also have an about 10,000-squarefoot main ballroom, six meeting rooms and a boardroom, all with individual outdoor terraces. The project will make heavy use of floor-to-ceiling glass walls — including in its fitness center, spa and public areas — and glass railings on all balconies to emphasize its beach views. Coral Gables-based Nichols Brosch Wurst Wolfe & Associates Inc. is the architect for the project.

Units will range from studios to one and two bedrooms. W. Allen Morris, chairman and CEO of The Allen Morris Co., says the main driver behind the project is the strong demand for multifamily space in downtown St. Petersburg.
Community amenities will include a rooftop swimming pool and spa, fitness center, outdoor grilling area and private dining and meeting areas with bay views. The Hermitage will also offer bicycle-oriented storage and a service center. The Hermitage is also exploring a possible joint venture with the Moran Arts Center that would create an art gallery in the building’s lobby. Island, 500 Harbour Island is being developed as a 21-story high-rise containing 235 upscale apartment units. The project is the first high-rise apartment building ever constructed on Harbour Island, and the first development in the area in more than a decade. Its amenities will include an on-site spa, elevated swimming pool, various social areas and an amenity deck featuring a private dog park. Pre-leasing is scheduled to begin in the second quarter of 2016.
The Richman Group of Florida Inc., an affiliate of The Greenwich, Conn.-based Richman Group Real Estate Co., will create the project as a five-story building with a parking garage and four courtyards. The 15- to 16-month development schedule has been broken up into three phases, starting with 116 units, adding another 50 and then the final 185 units.
Amenities include a fenced dog park and an 11,000-square-foot, two-level clubhouse with a fitness center, yoga/spin studio and pet spa. The project is located north of Jeff Vinik’s proposed $1.1 billion redevelopment of downtown Tampa and is along the new Selmon Greenway bike path. Humphreys & Partners Architects LP designed the project.

totaling 420,000 square feet. The project will be built in two phases and is designed to allow the firm to grow by another 1,200 employees. The first phase will create a 261,000-square-foot, fourstory building. It will connect to a parking garage via an elevated pedestrian walkway on the third floor. Amenities will include a fitness center, cafeteria, health clinic and training facilities. Gensler in Tampa is the building architect, and DLR is the interior architect. To prevent any potential sinkhole issues on the site, the project includes pumping grout into the loose soil before the foundation is built.

The four-story building with a two-story lobby and three courtyards is being constructed in three phases over about 16
months. It will feature 28 studio, 129 one-bedroom, 118 two-bedroom and 25 three-bedroom units. Apartments will range in size from 574 square feet up to 1,628 square feet. The development will include a swimming pool and spa, shaded picnic areas with outdoor grills and a 24-hour fitness center with a yoga and spin studio. For pet owners, Grady Square will have access to parks and trails, a fenced pet walk and private pet spa. The project will include the use of a restricted access garage with bicycle storage. Its lobby will also contain a coffee bar. Humphreys & Partners Architects LP of Maitland designed the development.

DETAILS: Last year, Highwoods Properties signed a long-term build-to-suit lease with Laser Spine Institute to create a new headquarters and ambulatory surgery center for the company. Highwoods is developing a 176,000-square-foot, six-story building with structured parking in Tampa’s Westshore area. The building will be situated on four acres in Avion Park. DETAILS: IQ is being developed as a student housing community to appeal primarily to University of South Florida (USF) students. It will have a total of 183 units and 656 beds. The project will feature two five-story buildings separated by a parking garage. The first building will contain several amenities, including a fitness center, study rooms and a gaming area. Each of the buildings will have a central courtyard. The first
building’s courtyard will have a saline swimming pool and a covered grill area. While, the second building’s courtyard is designed in an Italian-garden style and will house a bocce ball court. The community is being built on the site of the former Sunset Square apartments directly across the street from the USF campus. The developer decided to demolish that 100-unit community, which it considered to
be too small and antiquated for its location. Because of its age, Sunset Square also contained asbestos, which had to be carefully managed during the demolition. The project also makes use of about 150 special reinforced concrete cylindrical tiles, as an alternative to grouting or steel pilings, to protect the foundation from damage caused by most geotechnical movement.

DETAILS: As part of a $380 million project to improve 11 miles of the Veterans Expressway, the state has hired Prince Contracting to expand and resurface the expressway along a three-mile corridor from the Sugarwood mainline toll plaza to Van Dyke Road. The project calls for expanding the roadway from four to eight lanes. At completion, the roadway will have three northbound and three southbound lanes and an additional express lane in each direction. It will also make various ramp and local street improvements. The work is primarily being done to increase the roadway’s capacity. The project was designed using displacement piles to minimize its impact on existing structures. The development also was designed to widen the roadway to the east, which the contractor says will reduce the project’s construction costs and minimize the overall square footage of wall-feet needed for the project.

75, to commuters. To construct the concrete 50foot wide bridge, Johnson Brothers Corp. is building a temporary bridge for a crane next to the bridge site. The bridge project will require 17 piers, two end bents and long concrete beams. The bridge will also include a sidewalk on its west side. The project includes a variety of improvements to Fort Hamer and Upper Manatee River roads. The roadways will be widened in areas to 24 feet, new turn lanes are being created at various intersections and paved 4-foot bike lanes are also being added. The roadway will eventually be extended to connect Parrish to Fruitville Road. URS, of San Francisco, designed the project.

Units will range in size from one bedroom with 900 square feet of living space up to three bedrooms with 1,500 square feet. Community features include a remote-access entry gate, 24hour health club, tanning studio, cyber café, clubroom with a kitchen and saltwater swimming pool with spa. In addition, it will also have a putting green, lighted tennis court, pet park and grooming area, car care center, horseshoe pit and walking trails along the adjacent wetlands. The developer’s affiliated company, Cedarwood Architecture Inc., designed the project.

Apartments will range in size from studios with 572 square feet up to two-bedroom units with dens and 1,329 square feet of total living space. Rental rates are expected to range from about $1,000 to $2,000 a month. The more than 8,000 square feet of interior amenity space includes a clubroom, fitness facility with a private exercise studio,
private dining/party room, lobby and leasing offices. The developer says it is hopeful that the new downtown residents, jobs and income created by the project serve as catalysts to attract new businesses and vitality to the economically troubled area. Because it covers the entire property, the development will include a large underground stormwater vault that will collect and treat storm water using a sand filter bed.
5.Sarasota Museum of Art SITE: 1000 S. Smith Construction Inc., Sarasota DETAILS: The Ringling College of Art and Design is converting the historic Sarasota High School Building into Sarasota’s first art museum devoted to modern and contemporary art. The project is designed to create nearly 60,000
square feet of exhibition space, a 110-seat auditorium, sculpture court, an indoor and outdoor café, classrooms and studios and meeting spaces. One of the more important goals of the construction was to preserve the architectural integrity of the gothic-style high school building, while also giving it an extensive facelift. This renovation includes a installing a new roof, tuck-pointing the brick, repairing and replacing the decorative terra cotta, replacing the windows and overall weatherproofing. On the interior the existing terrazzo flooring will be restored and new mechanical, air conditioning, plumbing, electrical and other mechanical infrastructure will be put in place.

DETAILS: To accommodate the growing number of students at its Bradenton campus, IMG Academy is developing a new Academic Center and Campus Center. The Academic Center is 72,000 square feet and features nearly 70 classrooms, art studios, science labs and computer labs. It also contains two large rooms and 12 smaller rooms devoted to the IMG Academy Learning Resource Center, which is being used to help
DETAILS: Infinity Longboat Key is an 11-unit residential condominium development in a fourstory building, over a level of parking. Units will range in size from 3,300 square feet to 5,500 square feet. Prices for the units start at $2.98 million. The waterfront project will feature private enclosed garages with two parking spaces for most of the units and three-car garages for the penthouses. It will also have a swimming pool, elevator access to each unit, an electronic guest entry system and service hallways for trash disposal and automated recycling chutes. Crossgate Partners, which has owned the site since before the
students develop academic skills and strategies and to address any learning issues. The Academic Center includes an 85-foot-tall open-air entrance that looks across to IMG Academy Stadium. The IMG Academy Campus Center will be the focal point for all student activity outside of academics and sport. The 35,000-square-foot center will house the bookstore, health services, guest services and multiple dining options for student-athletes, guests and others. The upper floor of the building will house a lounge and several multipurpose rooms. Fawley Bryant of Sarasota designed both of the projects.

living. The remaining building will house many of the project’s common areas and amenities, including a large chapel, salon, exploration center for activities and dining facilities. The development is affiliated with and being built on land owned by Church of Hope. James Taylor, chief operating officer of Omega Communities, says the church has volunteered to minister to community and will receive a percentage of the profits from the community through a lease agreement with the facility’s owner, Omega Communities. The community will be run as a rental without requiring a large entrance fee. Fountains of Hope comes after Omega Communities’ development of the similar The Springs at South Biscayne project in North Port.

DETAILS: Kalea Bay is a collection of five high-rise condominium buildings planned for a 480-acre gated community on Kalea Bay. The entire project will have 582 units and is expected to take a decade to complete. The first building, Tower 100, will be 22 stories high and contain 120 residential units. It will include a rooftop swimming pool and fitness room. The larger community will feature a nearly 25,000-squarefoot clubhouse with a full-service restaurant and an outdoor bar. The clubhouse will wrap around three swimming pools. Lars W. Young Inc. of Naples and WDG Architecture of Dallas designed the project. Soave Real Estate purchased the land located along the Gulf of Mexico and a nature preserve more than 12 years ago. The community is being designed so that all the units will have direct gulf and preserve views. Finished units with appliances are being listed for sale from $1.27 million to more than $2.6 million. Units will range in size from 3,755 square feet to 3,921 square feet.

Phase IV calls for the development of what the developer calls Grand Place. The project also includes installing a 72-inch storm drain adjacent to an existing lake and constructing a haul road to access construction areas without using the main road. The clubhouses will provide residents three new restaurants and a quick-serve café, a theater, auditorium, library, lounge, fitness center, pro shop and arts and craft room. The redeveloped property will be operated as a continuing-care retirement community and is the only one in Collier County with a golf course. Entrance fees for the independent living apartments will range from $592,600 to $1.4 million. Stofft Cooney Architects of Naples designed the project.

DETAILS: Cheney Brothers is building its third distribution facility in Florida. The new 345,000-square-foot storage facility in Charlotte County will have 35-foot-high ceilings. A little more than half of the building is refrigerated with portions of it cooled to as low as 5 degrees below zero. The remainder of the building will be ambient storage. The building structure, windows and roofing were all chosen and designed to be more hurricane resistant than required by the building code, according to Rob Humpel of Florida Premier Contractors. OWNER AND CITY OF HEADQUARTERS: state of Florida, Tallahassee GENERAL CONTRACTOR AND CITY OF HEADQUARTERS: Guymann Construction of Florida Inc., Cape Coral DETAILS: This transportation project calls for widening U.S. 41 from four to six lanes between Enterprise Drive and Salford Boulevard. This will be done through a combination of inside and outside widening of the existing pave-
ment. New sidewalks will also be constructed on both sides of the road along with new stormwater ponds. Other improvements that are planned include new mast-arm traffic signals at Enterprise Drive, Toledo Blade Boulevard and Cranberry Boulevard and utility work. The Florida Department of Transportation has also agreed to perform water, wastewater and reclaimed water work for Charlotte County in conjunction with the roadwork. To minimize its impact on the area, the project will shift existing traffic to outside temporary pavement so the inside widening work can be completed. Along with reducing overall congestion, the expansion will also allow for increased capacity during a hurricane evacuation.

The 125,983-square-foot hotel will also include 3,600 square feet of meeting space, an indoor/outdoor bar and a swimming pool on a 20,000-square-foot deck. The development will also
include 79,360 square feet of structured parking. The 4.2-acre property previously housed a 15,173-squarefoot Joe’s Crab Shack waterfront restaurant and the Docks on Fifth marina. Finfrock Development owns 27 of the 62 existing marina boat slips, which it plans to offer as an amenity to hotel guests. Finfrock Development says it is using a special process, called soil mixing, to shore up the ground and soil with concrete to avoid the need for pilings while also saving on construction costs. The Hyatt House project will also be the first project using the new DualDeck Building System developed by Finfrock. The precast/prestressed concrete system has utilities cast into the concrete floors and walls to reduce site disruption and construction time.
