Enjoy Summer on a New Front Porch Outdoor living spaces are one of the most popular design trends of the past few years in both new home construction and remodeling, and it’s a trend that looks like it’s going to be around for many years to come. Judges for the 2012 Best in American Living Awards, an annual National Association of Home Builders competition, noted outdoor spaces as an essential design trend that has expanded to homes nationwide and is at the top of many home buyer and renters’ must-have lists. Whether you’re remodeling to make your home bettersuited to your family’s current lifestyle or to spruce it up to be more attractive to potential buyers, adding a front porch can be a great option. Here are some considerations you should think about when planning your new front porch, whether you plan to construct it yourself or hire an experienced contractor: Size The porch is an accessory, so it shouldn’t overwhelm the main structure of the house. It should, however, be large enough to look like part of your home instead of an afterthought. Think about what you want to use your porch for. If you envision dining al fresco with your family during the warm weather months, you’ll want a porch that’s at least eight to 10 feet deep to accommodate a good-sized table and chairs. Six feet or so should be sufficient if you just want to place a loveseat or a couple of chairs outside. Location If your home has the flexibility, what side of your home your porch is on can also be an important factor. A south-facing porch will take advantage of the sun’s heat, but could also get uncomfortable during the summer in hot climates. If the idea of cocktails at sunset is appealing, place your porch facing west. Early risers may want maximum light to read the paper and sip coffee with eastern exposure. Don’t forget about accessing the porch from the home, and what design impact that may have on the interior rooms. For example, you may want to install French or sliding glass doors from the living room or kitchen to create an entrance to the porch. Features In order to ensure aesthetic continuity, try to use the same materials to build your porch as are used in the home,
especially the exterior surfaces. This includes coordinating millwork and other design motifs so that your new porch integrates smoothly with the rest of your home. Also take into account other factors that could affect your enjoyment of your new porch. Consider installing screens if you live in an insect-friendly area, or glass windows so you can extend the days of the year you can use the porch in cooler climates. If you plan to use the porch during the night hours, make sure you install either sufficient lighting or outlets for lamps. A ceiling fan is a good idea to make the space more comfortable in warm temperatures. Before you know it, you and your family can begin to relax and enjoy the summer season from the comfort of your new porch—or have an attractive feature to offer to would-be buyers. Insurance Tip If you ever need to file a claim, an inventory will make it easier and ensure that you are compensated for virtually everything. For your belongings inventory, list every item in your home, attic and garage, when you bought it, its original cost and its estimated value. It also helps to have photographs or a videotape of your possessions. Have a couple of sets of the photos or videos made. Keep one copy in a fireproof safe at home or a safety deposit box. Marking your items with a personal identification number such as your social security number will make reclaiming any stolen items easier. It’s also a good idea to check with your insurance agent or company for a home inventory guide or advice on how to best organize your list if you should ever need to file a claim with them. It’s important to be aware that only one out of every three home owners has proper insurance coverage. Take some time today to make sure you are one of them.

The Modern Land Development Paradigm By Dan Beardslee, Erlandsen & Associates
Most folks would be surprised to find out that land developers these days are no longer into the cut-‘em-up, sell-‘em, and move on mode of operation. The old way of doing development was to maximize density, spend as little as possible on infrastructure, sell the lots and get out. Nowadays, however, that kind of developer is a dinosaur. The smart developers now understand that buyers are a lot more sophisticated and the developer is at a distinct disadvantage if not aware of all the modern nuances that affect buyers’ decisions. The modern developer understands such concepts as sustainability, open space, and the need for buyers to have more than just a lot on a big street. Whatever you call it – smart development, new-urbanism, sustainable development, compact villages – it’s just plain good business to incorporate modern ideas into development proposals.
water is available, if a fire truck doesn’t get there quickly, it doesn’t do much good. There are better ways of providing fire protection. One of the current trends is to have fire sprinklers installed in residences. Many manufacturers now make systems that are quite inexpensive, and very attractive. The result is that when a fire starts, it is immediately snuffed out and the whole house doesn’t catch on fire, and a fire truck doesn’t pour thousands of gallons of water on the building, ruining everything in the process. Also, water systems and landscaping features are now being designed to minimize the need for outside watering, while still providing beautiful landscapes. Xeriscaping is one technique. Google that.
Even government agencies are getting on board, although as you might expect, very, very slowly. So what kind of things are we talking about here? What constitutes sustainable development, for instance? Roads In the old days, civil engineers and traffic engineers controlled road construction. The result was big wide roads with lots of impermeable surfaces – the argument being that these roads were somehow safer and moved traffic better. The modern thinking is pretty much just the opposite. These big wide roads are being replaced with narrower roads with much less impervious surface. The effects are that this diminishes storm water runoff and these narrow roads also are much more attractive, and when coupled with traffic calming features such as traffic circles, they become much safer than big wide roads that encourage speeding. These are neighborhood roads that people enjoy living along. Water Systems In days past, water systems were installed not only to serve the domestic needs of the residents, but also to provide fire protection. While water systems still have a function in providing fire protection, the development and planning community has come to realize that no matter how much

Sewer Systems Many projects are working on self-contained sewer systems. Modern technology has allowed us to move away from pumping water to a house, flushing it down the toilet, then pumping it to a sewer plant, treating it and dumping it in a river or the ocean. Self contained systems treat the waste water on site and the product they produce is called “Class A Reclaimed Water” which is so clean one can drink it right out of the plant. The water is then used for irrigation or injected back into the ground. The only thing keeping us from then reusing this water is a cultural revulsion to using water coming out of a sewer treatment facility. These are just a few of the ways progressive and smart developers are managing projects. Using this kind of thinking is just smart business.

Avoid Lien Problems Before the work begins, ask your contractor for the legally required disclosure statement that advises consumers about lien releases. If any supplier of materials, worker or subcontractor is not paid, a lien may be filed against your property to force you to pay. You could pay twice for the same work. Or worse, an unpaid lien could lead to foreclosure on your home. (For remodeling projects, liens can only be filed for the amount left unpaid to the general contractor.) If you receive a “notice of intent� to file a lien on your property, ask your general contractor to provide you with lien release documents from the supplier or subcontractor who has sent this notice. The contractor is required to provide you with more information about lien release documents if you request it. If you have requested lien release documents, avoid making final payment until you have received a lien release from suppliers and subcontractors.

Building a Home is Best Left to the Professionals Some homeowners believe that they can experience financial savings by acting as their own general contractor and expeditor. Instinctively, it might make sense that there could be a cost savings by the homeowner taking on these job responsibilities directly. However, in most instances, the homeowner doesn’t experience any costs savings (in many cases it costs more in time and money). The homeowner also experiences greater stress, accepts greater liabilities, and spends more time than anticipated overseeing the project. Homebuilding is very complex due to changing technologies and building practices. Professional homebuilders recognize that the home works as a system. If one part of the system is not constructed properly it affects the entire home. The same holds true with the type of materials being used. They must work together appropriately or the home will not perform properly and will likely not be as desirable on the resale market. You will want a dedicated crew constructing your home – addressing every detail from excavation to finishing touches. It is best to utilize someone who is familiar with the products, building codes, and the subcontractors supplying the labor. A home is most often the largest investment people make which is why it should be entrusted to a professional. The following are areas where a professional builder can save you money: Purchasing Discounts – Professional builders are often able to negotiate lower material and labor cost based on the volume of business that they provide to their suppliers and subcontractors. Small setbacks can turn into much larger issues if they are not handled quickly, and contractors will spend much of their day smoothing out any wrinkles that arise. Update Your Home Safely with a Lead-Safe Certified Renovator You’ve made the decision to finally remodel the outdated kitchen and living room of your home. But if you live in a house built before 1978, a new federal law regulating the removal of lead paint will affect your home remodeling project. In 1978, the use of lead paint was officially banned from residential construction. Before that, however, lead paint was used in more than 38 million homes, according to the U.S. Environmental Protection Agency (EPA). Today, contractors hired to do renovation, repair and painting projects that will involve at least 6 square feet of lead-based paint in homes built before 1978 must be EPA Lead-Safe certified and must follow specific work practices to prevent lead contamination. Of course, 6 square feet is smaller than the average window – which means that pretty much every remodeling job will have to comply with this new requirement. The Dangers of Lead Paint For young children, lead poisoning can cause learning disabilities, hearing loss and behavior problems. In adults, lead poisoning can lead to hypertension and high blood pressure. Pregnant women run the risk of passing the poison on to their unborn child. It is important that you find a remodeler who is trained in lead-safe work practices rather than try to do the work yourself. Not only that, but it’s the law: Contractors working in pre-1978 homes must be lead-paint certified and must follow these lead-safe practices whether or not there are children in the home – unless the home owner can certify that the house is lead-paint free.
What are Lead-Safe Work Practices? EPA has a free brochure on its website (www.leadfreekids. org) called “Renovate Right” that provides guidance to home owners and contractors about remodeling safely to minimize lead dust exposure. EPA Lead-Safe Certified Renovators have been equipped to use lead test kits, educate consumers about the dangers of lead, and use prescribed lead-safe work practices. Your certified contractor should also give you this brochure to familiarize you with specific work practices, including these procedures: 1. Containing the work area so that dust and debris do not escape. Warning signs will be posted to keep visitors away from the area and heavy-duty plastic and tape are used to seal off doors and heating and cooling system vents and to cover the floors and any furniture that cannot be moved. 2. Minimizing dust. There is no way to eliminate it, but some paint removal methods create less dust than others. For example, using water to mist areas before sanding or scraping and prying and pulling apart components can reduce dust. It’s also prohibited to use open flame burning or torching; sanding, grinding, planing, needle gunning, or blasting with power tools and equipment not equipped with a shroud and high efficiency particulate air (HEPA) filter vacuum attachment; or using a heat gun at temperatures greater than 1100°F. 3. Cleaning up thoroughly. When all the work is done, and before taking down any plastic that isolates the work area from the rest of the home, the area will be cleaned with a HEPA vacuum to remove dust and debris on all surfaces, followed by wet mopping with plenty of water. Boomers Don’t Have to Budge if They Remodel Right Baby boomers — people born in the post-World War II years between 1946 and 1964 — are entering or nearing retirement age. And research shows that Americans have a strong preference to remain in their current residence for as long as possible as they grow older, meaning they will need to remodel or adapt their homes to meet their changing abilities and circumstances. This is called agingin-place.
Very simply, “getting around” is the key to making a house compatible to the needs of the aging-in-place occupant.
Aging-in-place is generally defined as living in one’s home safely, comfortably and independently, regardless of age, income or level of mobility. It can be an agonizing decision to have to choose whether to move or stay put. Older Americans have always been the least inclined to move, compared to home owners of any other age group. Research from the National Association of Home Builders (NAHB) found that more than 50 percent of those ages 55 or older have lived in their homes longer than 10 years. Many older home owners would prefer to stay close to friends and family, value the community that they have been a part of for many years and don’t want to start over someplace new. Also, some may have to stay where they presently live because of financial concerns and limitations imposed by living on fixed incomes. Very simply, “getting around” is the key to making a house compatible to the needs of the aging-in-place occupant. Remodelers report that the most common projects for their aging-in-place clients are making more accessible accommodations, installing brighter lighting, widening doors and hallways, adding railings or grab bars to prevent falls, changing floor coverings to add traction and eliminate slippery surfaces, and installing ease-of-reach and bend systems. Home builders and remodelers are ready for this large population that will seek their services to help them live conveniently and safely in the home and community where they feel most comfortable. To address the unique demands of the burgeoning agingin-place market, NAHB Remodelers, in collaboration with the NAHB Research Center, the NAHB Seniors Housing Council and AARP, developed the Certified Aging-in-Place Specialists (CAPS) program. This designation program equips remodelers with the marketing, technical and
customer service skills required to help home owners, regardless of age, maintain their independence and increase security in their present homes. CAPS remodelers and builders have been trained in the unique needs of the older adult population, agingin-place home modifications, and common remodeling expenditures and projects. They have been taught the strategies and techniques for designing and building aesthetically enriching, barrier-free living environments, and given the resources needed to provide comprehensive and practical aging-in-place solutions. Finally, CAPS graduates pledge to uphold a code of ethics and are required to maintain their designation by attending continuing education programs and participating in community service.

Fall Landscaping Tips to Prepare for Winter There is no better time to take stock of your lawn and landscaping needs than during the shorter days and crisp temperatures that herald the beginning of fall. Not only can it help you have a great-looking lawn next spring, but it can save you money on your utility bills during the winter. Assess Your Lawn Fall is a great time for new grass seed to take root, especially in cooler climates. Even with meticulous care, lawns can thin out and lose color due to excessive thatch buildup, hard or compacted soils, or periods of high temperature, high humidity, or drought. Compacted soils slowly reduce the amount of oxygen contained in the soil, delaying the penetration of water and nutrients and impeding the lawn growth.
Energy-Saving Planting Fall is also the best season for planting trees, shrubs and perennials. Plants planted in the fall benefit from cooler air temperatures, not to mention soil temperatures still warm enough to support good root growth. After a winter of dormancy, fall-planted trees and shrubs practically shoot out of the soil the following spring. Plant deciduous trees that lose their leaves during the winter in front of windows that receive significant amounts of sunlight. This helps block solar heat in the summer and lets it in during the winter when you need it most, which could help reduce your heating and air conditioning costs.
Aerating and over-seeding is an effective treatment to control thatch, reduce compaction, fill in bare spots and revitalize growth. It also reduces water runoff, increases the lawn’s drought tolerance and improves its overall health.
A six-foot to eight-foot deciduous tree will begin shading your windows the first year and your roof, depending on the species, within 5-10 years. In regions with year-round sun and no significant winter, planting evergreen trees or shrubs limits sunlight entering your home and serves as a windbreak.
Lawn aeration allows air, moisture and fertilizer to penetrate down to the root zone. It involves removing small soil plugs or cores typically 1/2 to 3/4 inch in diameter from the lawn. Lawns composed of cool-season grasses such as Kentucky bluegrass are best aerified in the fall, when there is less heat stress and danger of invasion by weedy annuals. On the other hand, warm-season grasses are best aerified in late spring and summer, when they are actively growing.
Winter sunlight is a welcome heat source, but the wind that can accompany it can reduce its positive effects. A natural windbreak will reduce or redirect wind speed. Evergreen trees and shrubs planted on the side of your house that receives winds will help reduce the wind effect. Teaming evergreen trees and an earth berm, a natural or man-made wall, will direct wind over your house. Additionally, in snowy climates like ours, windbreaks will help keep snow away from your home’s foundation.
Consider also reseeding your lawn in areas where the grass has gotten sparse. First, rake leaves and debris off your lawn so the seeds can penetrate the soil. Then fertilize your lawn one last time with a high nitrogen fertilizer to encourage root growth. Make sure you get a lawn fertilizer that is labeled “winterizing.”

What You Should Know About Hiring a Remodeler With the ongoing challenging economy, many families are choosing to remodel their homes to fit their changing needs, rather than selling their home and buying another one. Your home is likely your largest investment, and even simple remodels can cost hundreds or thousands of dollars, so you want to make sure you find a contractor you can trust.

Here are some important considerations to ensure you make the right decisions when you find, evaluate and hire a remodeler.
• Do they carry insurance that protects you from claims arising from property damage or job site injuries? Ask for a copy of the insurance certificates.
The best place to start is the directory in the back section of this publication. A professional remodeler will uphold the highest professional and ethical standards in the industry. In addition to utilizing the NCHBA for sourcing professional contractors, you should also ask for referrals from friends, family, neighbors, co-workers, and others who have had remodeling work done. Or, ask local independent trade contractors, building materials suppliers, architects, engineers, home inspectors, lenders and insurance professionals for recommendations.
• What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise?
There are also websites where consumers leave comments about their experience with local businesses, but be careful about these sources of information; you have no way of knowing who left the comment or if they were honest. Once you have a list of potential home remodelers for your project, do research to verify that they are appropriately registered, bonded and insured, and have a good business track record. Look them up on the Department of Labor & Industry website at www.lni.wa.gov. Verify that
When you begin meeting with remodelers, you want to find out information such as: • How long they have been in business in North Central Washington? Can they provide references from customers and suppliers they work with?
• Do they arrange for the building permit? (The person who obtains the permit is the contractor of record and therefore liable for the work) • Do they provide a written estimate before beginning the work, and a detailed contract that spells out the work that will and will not be performed, protects both of you, provides a fair payment schedule contract and complies with local, state, and federal laws? • Do they offer a warranty? What is covered under the warranty and for how long? Be An Informed Consumer What is required by law? In Washington, all contractors who perform work or who advertise or submit bids in this state must be registered with the Department of Labor & Industries (L&I), post a bond and carry general liability insurance coverage. • A general contractor must maintain a $12,000 bond. A specialty contractor, such as a painter, must maintain a $6,000 bond. An electrical contractor must maintain a $4,000 bond. Dissatisfied consumers may pursue restitution by taking civil action in Superior Court against a contractor’s bond. • All registered contractors must carry general liability insurance coverage in the amount of $50,000 property damage and $200,000 public liability or $250,000 combined single limit. (Note: This requirement does not pertain to electrical contractors. Telecommunications contractors must carry $170,000 in general liability insurance.) • A contractor must have a current business license, and if the contractor has employees, he or she must have workers’ compensation coverage.
• A contractor must provide a “Notice to Customerâ€? disclosure statement to you for any residential project with a projected cost of $1,000 or more, and any commercial project of $1,000 to $60,000. Except for the licensing of electricians and certification of plumbers, there isn’t a competency test to become a contractor in Washington State. 12 Tips to Remember 1. Make sure your contractor is properly registered. 2. Be wary of contractors who ask you to pick up the building permit. 3. Plan your project carefully, including detailed plans, if necessary. 4. Try to get at least three written bids on each job. 5. Ask contractors for references. 6. Ask what inconveniences might arise. 7. Obtain a written contract. 8. Make sure you understand the terms before you sign anything. 9. Be cautious about paying for work not yet completed. 10. Put all change orders in writing. 11. Make frequent inspections and consult your local building department. 12. Avoid making final payment until you have received a lien release from suppliers and subcontractors.

Study: 84% of Renters Plan to Buy A poll by TD Bank revealed that owning a home is still very much a part of the American Dream. According to the survey of more than 1,300 consumers, 84% of the younger renting generation (age 18 to 34) intend to purchase a home. More than half of those polled responded that homeownership played a vital role in their definition of the American Dream. First-time homebuyers are more likely to cite the American Dream as a primary motivation for purchasing a home, the poll found.

The Latest New Home Design Trends Each year at the National Association of Home Buildersâ&#x20AC;&#x2122; International Buildersâ&#x20AC;&#x2122; Show, the Best in American Living Awards (BALA) provide recognition to builders and design professionals who have accomplished outstanding design achievements. Awards are given in all sectors of the residential housing industry, including singlefamily production, custom, rental, affordable, interiors, remodeling, community and international. The BALA awards spotlight the latest design trends, and are often a sign of what will become popular in new residential construction around the country. Here are a few of the top trends home buyers can expect to soon see in new home designs, if they arenâ&#x20AC;&#x2122;t already: Classic yet Contemporary Homes that are hot sellers on the market right now are those that successfully blend old styles with new. Timeless and elegant spaces are created by blending modern and traditional elements such as crown molding with fewer or less fancy pieces. Elevations are clean and simple and interiors are fresh and light, not ornate and heavy like the formerly-popular elements such as ornamental columns, complex crown molding and cabinetry with additional applied decorative pieces. Multigenerational Living Given the increasing cultural diversity in America as well as the state of the economy during the past few years, many families are all living under one roof. To save money, young adults are living at home after they graduate school, and retired parents are sharing homes with their grown children and their families. Single-family home designs accommodate multigenerational households, such as homes with two master suites, often with at least one located on the ground floor to be more accessible. Cost Effective Designs Rectangular home designs are more cost effective, so new homes no longer have the â&#x20AC;&#x153;exploding houseâ&#x20AC;? look with multiple, odd roof lines or the unnecessary interior volumes they create. But home designs can still be visually stimulating with creative and innovative modifications that reduce construction and system costs to the home owner. For example, mixing materials such as metal, wood and stone in the façade give a home a modern look.
The Family Triangle Open floor plans is a trend that isnâ&#x20AC;&#x2122;t new, but has expanded. Ground-floor focused, open floor plan living spaces used to be specific to certain regions and generations, but now it is desired by all buyer profiles across the country. Many designs eliminate the living room and add a flex space or den adjacent to the kitchen or family room to allow for privacy when needed, and still accommodate flexibility for many different uses. Kitchen Entertaining with a View The kitchen remains one of the most important rooms in the house. Yet kitchens are still a modest size as the average overall square footage of new homes has decreased in the past few years. So designers are incorporating creative storage solutions to both suit the home ownersâ&#x20AC;&#x2122; unique needs and to allow more windows above the countertops rather than cabinets to retain a feeling of open, light space. Green Design Elements that Consumers Understand and Want The most recent BALA entries reflect the fact that home buyers now expect a certain level of green design in their new homes that provide both comfort and cost savings. Green technologies such as tankless water heaters and highly efficient HVAC systems that directly impact and reduce operating costs are commonly installed in new construction.
