While buying a commercial building is always a big investment, So, before making the purchase, all reports need to be audited properly.

A commercial building is a structure located on a parcel of real estate. All these buildings are intended to generate profit, either from rental income or capital gains.

The new technology has launched a new platform that has been designed to streamline building for commercial building reports for the operations and maintenance of the way the building owners manage their properties.

The report helps make life easier for property managers by bringing the owners, contractors, vendors, and other service providers all under one roof.

The property owners might be able to submit the request to the contractors to get the routine or repair maintenance. With the help of the tools, the duplication

of the data entry is reduced, and the information for doing the easy reviews is also shared.

There are some property owners who do use drones to make the inspections of the areas of the building where it does checking along the top of the roof or getting the siding to see if the repair is needed to be done.

The asset managers had several options for hiring the building inspector. The first option is an architect or engineer. All these individuals do possess varied backgrounds in the building trades, Demographic Reports, maintenance, facilities management, and similar subjects. But the architects and engineers may charge you a premium for their specialized knowledge and services.

Commercial building inspectors need to review many documents at the time of the inspection procedure. They might review the appraisals, citations, building plans, construction permits, certificates of occupancy, floor plans, safety system records, surveys, and maintenance records. All these records do reveal the true cost of owning the building and with the help of the investor determine the value of the property.

The inspector’s findings would be compiled in the final Property Condition Report (PCR). It would include the written evidence of the observations, also the photos for clarification. It would also include any recommendations by the inspector on how to request follow-up testing by the specialist or conduct the corrective action. In most cases, there will be a cost estimate for future replacements and repairs.
