DESIGN THIS MIX USE RESIDENTIAL COMPLEX IS DESIGNED AROUND THE ARTIST COMMUNITY BY PROVIDING ARTIST SHOPS, LARGE FACADES ALONG THE 7 TRAIN LINE FOR GRAFFITI, AS WELL AS GALLERIES TO SHOWCASE ART AND SCULPTURE. THE PRECAST STONE CASCADES UPWARDS TO FORM THE NORTH AND SOUTH TOWER, BOTH OF WHICH ARE ORIENTED PERFECTLY TO CAPTURE THE BEST VIEWS OF THE CITY, WHILE LEAVING A PLAYFUL MARK ON THE LIC SKYLINE.

DESIGN THE DESIGN INTENT IS TO CREATE VISUAL AND SPATIAL INTERACTION BETWEEN THE STREET AND RESIDENTS WHILE PROVIDING VARIOUS STREET VIEW ANGLES AND OUTDOOR SPACE FOR THE APARTMENTS. THE PARABOLIC ARCH IS USED AS THE DOMINANT ELEMENT, ESTABLISHING A STRONG VISUAL PRESENCE OVER A NARROW BUILDING FOOTPRINT. THE UNDERGROUND RETAIL SPACE HARVESTS DAYLIGHT WHERE POSSIBLE THROUGH LIGHT-WELLS AND GLASS FLOORS IN THE LOBBY. FLUID ARCH & MIRRORED HALF-ARCH CONFIGURATIONS SERVE AS THE FUNDAMENTAL DESIGN MODULES OF THE UNDULATING FACADES.

THE GROUND LEVEL IS SPLIT INTO A STREET-FACING RETAIL LOBBY AND A RECESSED RESIDENTIAL LOBBY, WELCOMING VISITORS AND TENANTS THROUGH A TALL, GLAZED ARCADE.

RESIDENTIAL LAYOUTS FEATURE UNIQUE OPTIONS SUCH AS FLOATING SPACES THAT CAN BE CONFIGURED IN VARIOUS WAYS. ONE EXAMPLE IS THE FLOATING VANITY ROOM, WHICH ALSO SERVES AS BUILT-IN FURNITURE AND A WINE CELLAR, DEPENDING ON THE SPACE IT IS FACING. THIS CONCEPT ALLOWS FOR A CIRCULAR FLOW AND OPENNESS BETWEEN THE LIVING AND READING SPACES.

PROJECT INVOLVEMENT (THE J ASSOCIATES): LEAD BUILDING PLAN AND EXTERIOR DESIGNER, QAQC

DESIGN: LOCATED IN A QUAINT SECTION OF NORTH WILLIAMSBURG, ON N11th, THIS BUILDING HOUSES 54 APARTMENT UNITS WITH FULL AMENITIES, RECREATION SPACES AND ROOF. A SMALL COMMERCIAL SPACE IS PROVIDED AT GROUND FLOOR. THE THREE-TOWER MASSES ARE CLAD IN LIGHT-TONE ROMAN BRICK, WITH FENESTRATION CONSISTING OF ALTERNATING PAIRS OF FIXED AND TILT/TURN WINDOWS. THE VOID TERRACES AREAS ARE CLAD IN DARK ALUMINUM PANEL, TO HIGHLIGHT THE BRICK MASSES, PRODUCING A SOPHISTICATED, YET PLAYFUL EXTERIOR.

PROJECT INVOLVEMENT (THE J ASSOCIATES): LEAD DESIGNER

DESIGN: THE 344 UNIT RESIDENTIAL COMPLEX IS BASED ON QUALITY-HOUSING ENVELOPE REQUIREMENTS, AND MIXES MARKET-RATE APARTMENTS WITH INDEPENDENT SENIOR LIVING UNITS, AND INCORPORATES PLENTY OF AMENITIES FOR EVERYONE TO SHARE. THE BUILDING HAS A DOUBLE OPEN COURTYARD FOOTPRINT, AND RESEMBLES AN 'E', FRONTING TWO WIDE STREETS (LINDEN BOULEVARD AND ELDERT LANE). EXTERIOR WALLS OF THE COURTYARD ARE ORIENTED TO ENHANCE VISUAL AND SPATIAL CONNECTION TO THE SURROUNDING SITE AND ADJACENT BUILDINGS, AND CREATE PLAYFUL VIEWS FROM APARTMENTS, A MOVE INSPIRED BY OLD MEANDERING STREETS. THE CHALLENGES OF THIS PROJECT ARE TO MAXIMIZE THE NET RENTABLE AREA, PROVIDE ALL REQUIRED PFASH ELEMENTS, AND INCREASE MARKETABILITY OF THE APARTMENTS, WHILE KEEPING CONSTRUCTION COSTS DOWN, AND WITHOUT SACRIFICING QUALITY. THIS APPROACH HAS BEEN APPROVED BY HPD AND IS IN THE PROCESS OF FURTHER DEVELOPMENT.

DESIGN: CONTEXTUAL MASSING AND COLORATION: SITUATED BETWEEN PROSPECT HEIGHTS AND CROWN HEIGHTS, THE BRICK-CLAD APARTMENT BUILDING IS A COMBINATION OF LIGHT AND DARK GREYS, VARYING FROM STACK-BOND TO RUNNING-BOND AND MINIMALIST BRICK DETAILS. THIS APPROACH BLENDS WELL WITH SURROUNDING OLD AND NEW BUILDINGS AROUND THE INTERSECTION. AFTER COMMISSIONING THE EXTERIOR DESIGN TO ANOTHER FIRM, THE CLIENT OPTED FOR OUR NEW IN-HOUSE SERVICES.

IT FEATURES A BENT WALNUT SEAT AND BACK, UPHOLSTERED WITH VELVETY TAUPE FABRIC, 'FLOATING' SLIGHTLY ABOVE CONTOURED SOLID WALNUT BASE. THE LOUNGE SEAT IS ASSEMBLED WITH COPPER & BRASS HARDWARE AND CAN BE SHIPPED IN A SINGLE COMPACT BOX.
